The 160 acre ranch was homesteaded by my grandfather over 100 years ago. He was an engineer. **Please note that the GPS will take you 300 feet away from my property, please follow my clear instructions that are sent in your welcome email. There is signage that you can also follow. ** The plan was to use this property as summer grazing for his cattle. The cattle were wintered at the other ranch about 10 miles away, which was homesteaded by my great grandfather. Because my grandfather could survey, he made sure the property lines zigzaged up the valley so the small creek was in the middle to provide water for the animals. He chose well. It is a beautiful, quiet place with elk, deer and wild turkeys. There are tons of wild flowers in the summer. Columbines, the Colorado state flower, wild roses, paintbrushes and lots of wild chokecherries. With nice views of nearby mountains, open pastures, evergreen forests and aspen groves, it looks like it did 100 years ago. Plus, there are a couple of ponds for your dogs to cool off in. Since the first cattle, the ranch has also been home to goats, chickens, horses, and now more goats, alpacas and llamas. And of course the Great Pyrenees ranch dogs. I had a house built a few years ago and live on the property full time. The ranch is surrounded by Pike National Forest with the Colorado Trail connecting the property in a number of places. Some of the highest ranked mountain bike trails are nearby. There are lots of places on and off the property to hike, mountain bike and ride your horse. On a clear night you can see thousands of stars and hear coyotes howl. For a drone video of the ranch check out: YouTube's Midsummer 2020 Flyover. This is the official info. Basically, the weather is usually similar to the Denver area - just 10 degrees cooler. About 8 miles away is the small town of Bailey. It has just about everything you might need: small grocery store, coffee shops, gas, laundry, a dollar store, hardware store, camping and sports equipment, brew pub, winery, a few restaurants, potable water station and more.

During the summer there are concerts at the park on the weekends. We are approximately 2 miles from the Colorado Renaissance Festival located in Larkspur. Salida is considered the white-water rafting capitol of the US by some and has a whitewater park and surfing wave. Salida area is also home to a ton of hiking (14'ers anyone?) and mountain biking trails. The Royal Gorge is a quick 30 minute drive with restaurants and other fun near Canon City. The Sand Dunes are 90 minutes and Monarch Ski Area is 45, we have some of the best bird watching! Warbling Vireo, Western Wood-peewee, Cassin's Kingbird to name a few.

NEW FOR 2025 - two separate, professionally designed 18-hole disc golf courses with PDGA regulation baskets, and a Pro Shop with a free 9-hole putting course, which is great for those who have never played disc golf and want to try it out, (we have free loaner discs). Our Hipcamp guests get a 10% discount on player fees, their children play free. Portable toilets are only a short walk away from sites. We also have several cornhole toss games set up. Friendly, well-mannered dogs are welcome to enjoy YOUR campsite off leash, but please clean up after your dog. We are an ideal basecamp for hiking or biking trail enthusiasts,with direct access to the Little Scraggy Trail and Segment #3 of the Colorado Trail. Little Scraggy Trailhead is 3.5 miles away, with easy access for biking, hiking, or horseback riding on the many other trails of the Buffalo Creek area. You might prefer rock climbing Little Scraggy or fishing the gold-medal waters of the South Platte River canyon below Cheesman Dam and the waters near Deckers. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

The 160 acre ranch was homesteaded by my grandfather over 100 years ago. He was an engineer. **Please note that the GPS will take you 300 feet away from my property, please follow my clear instructions that are sent in your welcome email. There is signage that you can also follow. ** The plan was to use this property as summer grazing for his cattle. The cattle were wintered at the other ranch about 10 miles away, which was homesteaded by my great grandfather. Because my grandfather could survey, he made sure the property lines zigzaged up the valley so the small creek was in the middle to provide water for the animals. He chose well. It is a beautiful, quiet place with elk, deer and wild turkeys. There are tons of wild flowers in the summer. Columbines, the Colorado state flower, wild roses, paintbrushes and lots of wild chokecherries. With nice views of nearby mountains, open pastures, evergreen forests and aspen groves, it looks like it did 100 years ago. Plus, there are a couple of ponds for your dogs to cool off in. Since the first cattle, the ranch has also been home to goats, chickens, horses, and now more goats, alpacas and llamas. And of course the Great Pyrenees ranch dogs. I had a house built a few years ago and live on the property full time. The ranch is surrounded by Pike National Forest with the Colorado Trail connecting the property in a number of places. Some of the highest ranked mountain bike trails are nearby. There are lots of places on and off the property to hike, mountain bike and ride your horse. On a clear night you can see thousands of stars and hear coyotes howl. For a drone video of the ranch check out: YouTube's Midsummer 2020 Flyover. I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

This is a budget friendly place to camp. The hosts were helpful, and the bathrooms were actually quite clean. Old, but clean. Hwy noise is a bit of an issue, but does quiet down a bit after 8 pm or so. The river was very lovely, and my kids loved the suspension bridge. The camp sites are very close to each other though, so if you don’t like to be that close to people, you may want to look elsewhere. Overall, this was a great place I would go to again, but would stay in Corral 1 instead of 2. Corral 2 was difficult to get power and water since they were on the opposite side of our camper and had no tree shade like 1 did.

Stayed here in mid-October at the Boondock Tent Site, which is a large area of heavy gravel that is quite level on top of a little bit of hill. Given the exposure, we were subjected to some hellacious winds for the first day and a half, which isn't unusual in the mountains, but the flip side of that is some great views. The ranch has a large corral area nearby with the cutest cohort of goats, mini-donkeys, a horse, and two Great Pyrenese guard dogs, one of which roamed the property and was super sweet and friendly, but well trained enough to leave you alone if you told it too. We appreciated that the animals were kept in their own space, as we've stayed at other ranches where the animals ran amok through our campsite at all hours of the day and night pooping all over the place. This is much better! While we didn't use the common area a ton, there was a propane fire there and some cornhole games. Guffey Gorge was a nice hike. The town is tiny but charming, and Canon City isn't too much of a drive either. Generally speaking, we enjoyed our stay there and would definitely do so again.

Learn more about this land:This camp site is directly across the road from Eleven Mile Reservoir. With this site being around 3000 feet from the reservoir you will be able to enjoy all the amazing views and amenities the reservoir has to offer without the crowded camp grounds. You will need a park pass to access the reservoir but not to camp on the land. A 1/4 mile down the road is access to nation forest for going off road or get a parks pass and fish at one of the many amazing fisheries in the area like Eleven mile, Spinney and Eleven mile canyon. The south shore boat ramp is less than 4 miles away. This area does get windy so be careful setting up awnings and pop up tents or anything the wind likes to blow away. The site has a slight pitch but leveling out your camper should be relatively easy. No trees on the land to block your 360 degree mountain views.

The 160 acre ranch was homesteaded by my grandfather over 100 years ago. He was an engineer. **Please note that the GPS will take you 300 feet away from my property, please follow my clear instructions that are sent in your welcome email. There is signage that you can also follow. ** The plan was to use this property as summer grazing for his cattle. The cattle were wintered at the other ranch about 10 miles away, which was homesteaded by my great grandfather. Because my grandfather could survey, he made sure the property lines zigzaged up the valley so the small creek was in the middle to provide water for the animals. He chose well. It is a beautiful, quiet place with elk, deer and wild turkeys. There are tons of wild flowers in the summer. Columbines, the Colorado state flower, wild roses, paintbrushes and lots of wild chokecherries. With nice views of nearby mountains, open pastures, evergreen forests and aspen groves, it looks like it did 100 years ago. Plus, there are a couple of ponds for your dogs to cool off in. Since the first cattle, the ranch has also been home to goats, chickens, horses, and now more goats, alpacas and llamas. And of course the Great Pyrenees ranch dogs. I had a house built a few years ago and live on the property full time. The ranch is surrounded by Pike National Forest with the Colorado Trail connecting the property in a number of places. Some of the highest ranked mountain bike trails are nearby. There are lots of places on and off the property to hike, mountain bike and ride your horse.
