Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

Learn more about this land: A grassy meadow nestled between a forested ridge the Wallkill Valley Rail Trail, an open access walking and bike path. The Rosendale Rail Trail Cafe is just across the meadow from you and Rosendale trestle bridge is a short bike or walk away. We do have hot water showers and heated bathrooms in the Owlwood. Use our hand drawn map to find your way around the farm. Please drive extremely slowly while on the farm road, there and kids and critters everywhere and your car will thank you! Also, we encourage everyone to drive as little as possible while on the farm, why drive when you can walk and enjoy the land. If you want to sleep in a car or rv make sure to contact us so we can let you know where to car camp. No cars are allowed in Red Fox Meadow. The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. In our barn (now home to Gardiner Brewing Company) he had gravity fed water troughs for his cattle. Since then we have slowly switched from animals to tree fruit. As we are a working farm, you can see us driving pass with our tractors or maintaining the orchard around your campsite on occasion. You are welcome to ride your bikes, hike or jog where you will pass ponds and a working farm landscape. Please don’t pick our fruit. If you would like to enjoy the fruits of our labor please visit our farm store open year round on the premises where we sell cheeses, our fresh picked fruit and veggies, local meats, and our famous cider donuts along with other farm products. We also have a farm brewery open 3-7 in our old dairy barn for you to enjoy. Live music Saturdays and Sundays. Minnewaska State Park and Mohonk Reserve are only 10 minutes away. The rail trail is three minutes away. This trail gives you walking and biking access into New Paltz, where there is tons of restaurants and lots of shopping. This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

A great lil spot/getaway from the city to reconnect with nature! My pup Pigeon and I were warmly welcomed by both Robin and Shirley and felt safe as can be. After scouring the town for a camping chair (practically heckled out of Home Depot since it’s “off season”..lol) Shirley was kind enough to lend us one that had me cozied up to the fire in no time! Felt at ease throughout the night, albeit some road noise, overall very much enjoyed our little romp. Would recommend!

Molly was very responsive and a pleasant host. Due to a miscommunication we were not at the orchard site so I can’t comment on that, we were at a big open field site. There was plenty of room and Molly provided wood and water and stumps to sit on by the fire. We were very happy about the orchard popup there in the morning to get cider and apple donuts! Very fun stop on pur bike packing trip through Westchester.

Adele's property is nothing short of spectacular. The view from the overlook is gorgeous, and the recent addition of the Phoenicia town overlook is super cool! Her campsites are very well upkept. Her family was extremely inviting and friendly upon arrival. I cannot recommend staying at Adele's hipcamp enough! I will definitely be back!

Two latrines/outhouses are available for your convenience, ensuring a comfortable camping experience while maintaining the rustic atmosphere. Established in 1919 by a dedicated group of local campers, Camp Wyanokie has been a cherished destination for residents of Caldwell, Fairfield, North Caldwell, Roseland, and West Caldwell. In 1972, ownership was entrusted to these five towns, reinforcing the community's commitment to preserving this beautiful open space. With tax-free status granted in 1988, the operational costs remain minimal, allowing for continued enjoyment of this natural gem. The camp is managed by a Commission of appointed representatives from each town, alongside a Management Committee that includes trustees from the Camp

This family-owned campground is easily accessible from all directions in the tri-state area and is open year-round, making it the perfect destination for nature lovers and adventure seekers alike. Since its inception on July 4th, 1966, Harmony Ridge has evolved from a modest 10 campsites into a thriving community with over 200 sites. Campers can enjoy a variety of activities, including swimming, fishing, hiking, and gathering around campfires for storytelling and songs. Our amenities include a large pavilion, playgrounds, shuffleboard, bocce ball, volleyball, horseshoes, a swimming pool, a basketball court, and paddle boats. Recent additions like a hockey rink, baseball field, and gaga ball court enhance the camping experience for all ages. The Risdon family has been at the heart of Harmony Ridge since Ed and Dorin Ann Risdon purchased the land in 1963. Today, their legacy continues with Ed Jr. and Trevor managing the grounds, while Brittany and Sue oversee the office. The campground also hosts community events, including local baseball games and tractor pulls, fostering a sense of camaraderie among campers.
