Voted 3rd in Vermont by Hip Camp 2022 6 Sites are on Sunrise Farms 75 acre Conservation land with 50 mile view for Sites 1 and 2. Very quiet area with lots of wildlife and ponds and disc golf. Very quiet with great swimming and lots of hikes right from your sites. 2 of the Brookside Sites (Wishbone Left and Right) are close by (2.7 miles) where we have another 1/2 mile of river frontage and can handle bigger groups as Conservation land on Sunrise Farm only allows 4 campers per site. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($11) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Port a Potties are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive. Always WISE to arrive When LIGHT out as we do not live at the site and are not able to show guests to their sites as a result.

Our homestead is a judicious 20-acre mixture of meadow, woodland, orchard, gardens, and wild and cultivated berry patches. Lots of opportunities to interact with wildlife (and my livestock dogs, haha), explore the woods and sit in the peace of wild things. Surplus eggs and extra seasonal produce (grown, foraged) for sale when available. A very rewarding and strenuous hike leads you down into a beautiful secluded brook, with waterfalls and swimming holes. An absolutely magical spot you will most likely get to soak in in complete solitude. Other great hiking throughout our woods and nearby in Jamaica and Townshend state parks. With the main house built in 1860 this property has seen many uses such as a farm, retail Christmas store, church, rental cabins, and a gravel quarry among other things. I now try to keep the back acreage by the brook and pond as natural as possible for habitat, as well as you the campers! Learn more about this land: Most will have cell service at the site or there is a free public Wi-Fi in Wilmington center. Private yet convenient to Downtown Wilmington, VT. Located between the Harriman reservoir and Lake Raponda, both great for boating, fishing and swimming. As well as the Deerfield River across the street, which runs through town. There is a public hiking trail that goes through the property. It goes from the Fairview ave. boat launch in Wilmington, all the way up to West Dover. You can access this at the back of the site. The site is only a minutes drive from downtown Wilmington, or you can hike/bike there on the trail (approx 15 min). In Wilmington there is plenty of shopping, gifts, coffee, restaurants, gas, liquor store. I also have dry, split firewood available as an extra for $5. Please don't bring your own unless it is prepackaged from shaws or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...

Welcome to Minor Deviation Farmstead! Site Details: 1 -- We have two sites. Silver Birch which can accommodate a 4 person tent (or 2 small 2 person tents) and Pine Grove which can accommodate a 2 person tent. Groups of 6 will need to divide up between the two sites, which are a short walk down a mulched path through the woods.2 -- Fires - All fires must be conducted in the firepit, regardless of which site is being used. Our Story:We are an up and coming homestead, run by two engineers, that are slowly starting our off grid life in southern Vermont. The name comes from our career paths (A Civil Engineer and a Mechanical Engineer) that are choosing to deviate (albeit minorly) from the social norms, and creating a magical place to people to re-engage with nature. Our property features a mix of deciduous trees and large beautiful old growth coniferous tree's that spoke to our souls. There is a small creek that runs through the property and old stone walls that make you ponder about the farm that was once here. The Area: We are within 20 minutes of 3 Mountains for downhill skiing, XC Skiing, and Snow shoeing. We are 5 minutes from The Ledges, a great place to enjoy a sunset over the lake. 10 Minutes from Downtown Wilmington and 5 Minutes from Bear Naked Brewing and Vermont Distillers. At our homestead, you will experience the tranquility of rural Vermont living alongside our charming menagerie of chickens, goats, playful kittens, and the ever-friendly border collie, Stevie - your new best friend. Chow down on a fresh farm-made pizza made in our own pizza oven that is delivered right to your site (with advance notice and subject to availability), explore the woods, sing to the goats, watch the birds, gaze at the stars, or explore the wonders of Southern Vermont. We offer a unique getaway where you can unwind and reconnect with nature. Join us in this idyllic setting where we live and work. The space: A great camping experience in Southern Vermont! Our property is secluded and quiet. Your campsite (max 4 people and 2 cars) setup includes exclusive access to an outhouse, a lean-to shelter, two fire pits, Adirondack camping chairs, and two hammocks. Our site is not vehicle accessible. We do provide a cart for you to carry your things down to the campsite (about 200 feet away down a slight downward slope). While you may catch glimpses of us gardening or swimming in the distance, rest assured that you'll have plenty of privacy and space to enjoy the surroundings. Situated as the only house on our dirt road, you'll be serenaded by the soothing sounds of peepers, birds, and goats, with no traffic noise to disturb the peace. On clear nights, marvel at the breathtaking starlit sky, a perfect backdrop for stargazing. Don't miss out on the stunning view of the beautiful pond located right next to the campsite. There is no running water at the site but we provide you with a clean 5 gallon jug with spigot filled with fresh water from the well. You can use to this to drink from, wash hands, and use to cook. This can be re-filled up at our house if needed. If you love animals and being outdoors, then this is the place for you! Our dog will bark on arrival but she's very sweet and will politely ask for a belly rub. Guest access: You have plenty of space surrounding your site to relax and enjoy. We will respect your privacy during your stay. We also ask that you respect ours. Our house, surrounding gardens, greenhouses, and front lawn are private and not for guest use. The goat fence is electric so please don't touch it. Although we can turn it off for you if you'd like to pet the goats! Other things to note: Firewood, kindling, and matches are available at your site. Firewood bundles are $5 each. We can provide a tent upon request. Our 6 person tent (sleeps 4 comfortably) is available for rent. Campers are encouraged to bring good clothing and footwear to protect them from the elements (mosquitos, ticks, the sun, etc.) Please do not leave food out after bedtime as not to attract bears. Service is limited in southern Vermont. Please plug address into gps before entering Townshend. You can use our WiFi when on the property. Pets are not allowed on the property. Sorry! About

Despite its name, Jamaica State Park is not located on the island in the Caribbean. Damn! It’s actually on the eastern edge of Vermont’s Green Mountain National Forest. Sweet! Spanning 772 acres on a bend of the West River, it’s about a half-mile from the center of the town of Jamaica (ah, now it makes sense). And though it’s most known for its paddling pastimes, Jamaica offers a host of other activities including hiking, fishing and camping. Scattered about the park you'll find tent, RV, and lean-to sites.

Just outside the campground there are some stunning sights. If you’re willing to wander due north, the West River Trail eventually branches off toward the must-see Hamilton Falls. The falls are a breathtaking geological feature, definitely snapshot- (or at least selfie) worthy. Following the trail south, you’ll come upon The Dumplings. Again, don’t be confused. These dumplings are actually glacial erratics (AKA large boulders) in the river. They’re a favorite playground for whitewater boaters and a scenic view for the rest of us!

When to go

The ideal time to visit Jamaica State Park is during the summer months, from late May to early September, when the weather is warm and the park is fully accessible. Winter brings a quiet beauty, but be prepared for cold temperatures and limited access due to snow.
