About the property
Located on a 66-acre plot just five miles from the Shenandoah River, our property offers amazing access to hiking and the outdoors while also keeping civilization within striking distance. Bear Chase Brewery is just a half mile walk across the street, and we are 15 miles from Purcellville.
The land and lodge used to be the summer home of a trained opera singer, whose singing could be heard throughout the mountain.
Your Host lives onsite in the stone house that also acts as a hostel for hikers on the Appalachian Trail. Built in the 1930's all from locally sourced hand-hammered stone, the house is open every night from 5pm - 9pm.
Note that we offer several campsites relatively close to each other, so you should expect to see and hear other campers on the property during your stay.
About the listing
Pitch your tent in a forested area just a short walk up from where you’ll park your car. Enjoy unbeatable proximity to hiking and panoramic views while still having basic amenities that ensure a comfortable stay.
You’ll have access to a composting pit toilet, and can access potable water from the tap in the lodge. That’s also where you can access hot showers. As noted above, we host Appalachian Trail thru hikers on the property, so you may see them hanging around or sleeping in the bunkhouse near the shared facilities. so please be respectful of hours when you come in for a shower.

For meals, we have picnic tables, and you are encouraged to cook over the fire pits that accompany each site. Please practice Leave No Trace practices during your stay, as the property has raccoons and other critters who will be drawn to any food scraps that are left behind.
Pets are allowed! Please keep them on leash during your stay.

Situated at the foot of the Blue Ridge Mountains and bordering the Jefferson National Forest, Thunder BRidge has scenic, large, private tent sites and cabins in the woods for those who want to experience camping at its finest. Many of the sites border Elk Creek. Our RV sites are large, flat and at the edge of the forest in a well kept open green space.
Our 100 acres was originally a camp built by the Civilian Conservation Corp in the "30s and early '40s, then a boys' juvenile detention center and Big Brothers'/Big Sisters' camp, which closed in 2009. The tent sites and cabins are in the forest, away from the buildings out front, but you're free to walk around and check out the historic site. Most of the buildings out front are artist studios (currently for 16 artists). We like to share the camp with others and watch it come back to life.
All within a short driving distance are the Natural Bridge, wineries, breweries, Natural Bridge Zoo, Safari Park, Dinosaur Kingdom, Appalachian Trail, Blue Ridge Parkway, James River, historic Lexington, Devil's Marbleyard, Glenwood Horse Trail, swimming holes, etc. We have river access 2 miles up the road if you'd like to fish or put your kayak or canoe in. Truly, there is something nearby for everyone. We'd be happy to give you recommendations of things to see and do. If you are a star gazer you won't be disappointed by our dark sky.
We want to share our property with those who want to stay for more than one night, so we do not accept inquiries of single night stays. We also don't offer longterm rentals as we focus on short term camping.

26 Minutes upriver of Claytor Lake State Park. There is a zoo in nearby Ft. Chiswell.
Each site has full hook ups. No tents are allowed due to lack of toilet facilities.

This is an active 55-acre horse farm. About 2/3rds of the property is developed with barns and fenced pastures and the other third is largely undeveloped areas with a loop driveway where most of the camp sites are located. There is a large white house at the far end of the property. The restroom for campers to use is located there. To one side of the driveway, on the way to the house there is a beautiful large swimming pond, complete with beach and gazebo.
The property is unique in that you can hardly see another house from anywhere on the property and yet we are only 2 miles from Barracks Rd. Shopping Center, and 4 miles from the University of Virginia.

Old Rag Mountain and Whiteoak Canyon are only about 15 minutes away, putting some of Shenandoah National Park’s most beautiful hiking practically in our backyard. You'll also find wineries, breweries, orchards, canoeing, fishing, and miles of beautiful Virginia countryside nearby.
Or you may decide you don't want to leave the ranch at all.
Spend a warm afternoon swimming in our cool, spring-fed pond, try your hand at fishing, wander the property, or simply sit back and enjoy the mountain views. When evening arrives, build a fire, settle into your chair, and look up—the dark skies here can put on quite a show.
Big Dipper Ranch is close enough to Etlan and the surrounding area for necessities and local adventures, but far enough away to feel like you've truly escaped.

Come take a load off at this forested Richmond retreat overlooking Reedy Creek. Set up a tent, car camp, or bring your small trailer to one of two sites on a unique property backed up to 20+ acres of woods. Imagine a hidden gem where you can relax to the sounds of rushing water and chirping birds, but can walk or bike to coffee shops, breweries, restaurants, parks or the river. If you are coming into Richmond for a Brown's Island event we are a five minute Uber to an access point using the Potterfield walking bridge (it's a beautiful walk across the James River to the island).
Each campsite includes 3 level spots to pitch tents (see dimensions below), and a connected space to park one car, van or small trailer. The large parking space can be used as a fourth tent footprint if needed. There are additional parking spaces. Each site has a fire pit (with firewood on site), a grate to grill over the fire, a picnic table, and a hammock. There is a shared outbuilding with a composting toilet, hand washing sink, outdoor shower (solar warmed), and space to change privately.

**Pricing is based on groups of up to four adults or two adults with children.
For groups of five to seven adults there is an additional charge of $10 person per day.
For groups of eight or more we suggest you reserve both sites and have the entire camp to yourselves.
Campsites W and E are about 80' apart. Both are around 100' to the creek. The spots can accommodate a total length (towing vehicle plus trailer) of up to 35 ft.
There is an outdoor spigot with potable water and hoses for clean up. The woodlands and creek adjacent to the campsites have trails that are accessible to the public. You and your furry friends are welcome to use these paths, but know that others may be using them too.
Richmond has so much to offer and we are just a hop, skip, and a jump to many wonderful attractions - kayak or sunbathe on the James River, walk or bike on trails around the city, rock climb, dine, imbibe.
PLEASE NOTE* These sites are on a private property with a house that is visible to campers, but we give our guests complete privacy and don't plan to interact unless you need something from us. While you are on a 2 acre property backed up to a 20 acre wooded area, we are still in the middle of the city and you will hear city sounds.

The ranch comprises 40 acres of lowland acreage designated for the camp, including a 5-acre lake.
The Cedar Grove sites 1, 2, and 3 are along the banks of Passage Creek located within a sparse, groomed Cedar grove. They are all a short walk (or drive) to the lake and beach amenities. Each site has varying access to the creek, so check out the site details. These sites are extra large and can accommodate multiple family groups, as well as, travel trailers of all sizes up to off-road motorcoaches in site 1. There are no hookups, so just boondocking. Pack it in, Pack it out. Generators are allowed but please be aware of the other sites and direct the noise away.
The Lakeside Mountain Stream site is very secluded, nestled between the mountains and the lake. It overlooks our 5-acre lake with mountain views in the background. It's on the opposite side of the lake from the Cedar Sites. This site has its own dock and is just a short walk down a mowed trail to a beautiful section of Passage Creek. An additional seasonal mountain stream can cascade behind the site and run under it to feed the lake when the conditions are right. It's a delicate site, so the accommodations and group size is strictly limited.

We’re only a few miles outside of Strasburg which offers great antique shops, dining, and a brewery with live music on weekends.

Only 15 minutes from the Swift Run Gap Entrance to the Shenandoah National Park our farm has a mountain feel.
Our 17 acre slice of heaven is tucked back off the county road and up against the little chapman mountain. Large white oaks and Tulip Poplar trees are the main attraction along with the Mayapples in spring and the fall colors are terrific.
The campsites are in the woods and around the field a good distance away from the house. There are walking trails and a pond and a hammock for relaxing, close to great hiking, summits and waterfalls, 50 minutes to Old Rag. Weekend Trip to Big Dipper Ranch camping - glamping
We had an absolutely wonderful stay at Big Dipper Ranch! The property is beautiful, peaceful, and the perfect place to escape and relax. The glamping accommodations were comfortable, thoughtfully designed, and had everything we needed for a truly special experience.
What really made our stay stand out was the incredible hospitality from our host, Jud. He was so welcoming, friendly, and accommodating from the moment we arrived. He made us feel right at home while also giving us the privacy to enjoy the property. His recommendations and attention to the little details made such a difference.
Between the beautiful scenery, peaceful pond, comfortable accommodations, and amazing night skies, Big Dipper Ranch is a truly special place. We loved our stay and would absolutely recommend it to anyone looking for a relaxing and memorable getaway . We can’t wait to come back!

Enjoyed the stay. Good value. Plenty of level places and a few tree lines to provide a bit of shade/windbreak and privacy. The map at check-in would benefit from a "you are here" indicator but it's generally pretty obvious where you can camp anyway.

Overall, I would definitely recommend camping at this Hipcamp! It is much more private than a typical campsite, and there is plenty of room for large groups. The fire pits are a nice touch, and we even had a few tree stumps and logs to sit on. This recent trip I was at Site 2, which I preferred to my previous stay which was at Site 7. Site 2 is located at the bottom of a hill so we had to carry our things, but it was a short walk. This site is also closest to the bathroom, which was really convenient. We were able to park our car next to the road and out of any mud. At Site 7 we had to drive through a bit of mud to get to the campsite and my car got stuck and had to be pushed out. The only major downside of this Hipcamp is that the grass is so long at all of the sites I've been to. It makes it a bit uncomfortable to walk through, especially after a rainy night. Fortunately, I haven't found any ticks yet!

We rented Michael’s property this past weekend and had a fantastic time. The place felt more secluded than it actually is, and the whole weekend was incredibly peaceful.
We spent most of our time around the fire pit cooking all our meals, enjoying the outdoors, and finally disconnecting—truly a much-needed reset.
Saturday evening brought rain showers, but the building made all the difference. We were able to stay dry and keep the good times going.
The location is convenient and the price is affordable, so we definitely plan to come back often.

Camping at Notaviva was wonderful. Watching the sunrise over the vineyard was amazing! The rows of lavender plants were an added treat. The tasting room was a magnificent setting to sip wine and admire the property. We were so glad we had the opportunity to meet Shannon who responded promptly to all communications. She was extremely accommodating and anticipated our needs. We will definitely return to this great getaway!

Beautiful and peaceful place to camp! We stayed right by the lake and the views were amazing, especially early in the morning with the mist over the water and the mountains in the background. The campsite had plenty of space for our tent and camping setup, and we really enjoyed sitting by the lake, having a campfire at night, and watching the stars. It felt quiet, private, and very relaxing. Definitely a great place to disconnect and enjoy nature. We would absolutely come back!

the space was so large and beautiful there was plenty of room to feel secluded. bathrooms were clean and accessible, and the animals were so cute to watch from my spot. was a great little overnight stop for me on my way through.

I had a splendid time. I used my rooftop tent and spent several days there from Sunday afternoon to Tuesday morning. It was very quiet and plenty of space away from other campers to solo camp during the week. They do bring out the mowers for land maintenance on Monday but that stuff doesn’t really bother me since I knew it’s a working ranch. It was lovely waking up to the mountain view and horses in the field. I would camp here again, but probably only on weekdays since it was such a quiet experience. Thanks!!
