We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

The River's Edge

The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be.

We are a 15 acre farm on the shores of Swan Lake. There are plenty of campsites sites all around the property, accommodating tents, mid sized campers and RV's. No children under 16 please. Depending on how crowded we are, privacy varies, but on most weekends you can be out of site of other campers. Many campsites have fire-pits already, but you're welcome to make your own anywhere you'd like. While camping, you may be visited by over 100 friendly, free roaming FARM ANIMALS! You may feed them, but PLEASE dont let them eat plastic bags. Be sure to put all food away when you are done. We cannot offer reimbursement for tents damaged by animals. This is extremely rare, but it CAN happen. If you do not wish to put your tent at risk, please do not camp here. The farm was once an old bungalow colony and has some glass and metal still in the soil. Please wear shoes at all times. Firewood is available at several locations around the farm. There is a heated sink and shower in the back corner of our main camping area. Boats are available at our lakeside dock, at no charge. There is also a great mountain for hiking and a super secret swimming hole, both within a 10 minute drive. Also enjoy a child free visit, as we do not allow children under 16 years old. We are in the mountains with great climbing, next to a state park. The campsite is on top of a massive boulder that looks out over the grounds with tons of wildlife surrounding. On a dead end road in the middle of the woods with no other houses within sight. ***PLEASE NOTE: BATHROOMS ARE CLOSED FOR THE SEASON. A little bit about us. This is a small campground. We do have one Glamping site as well as well as a super luxurious pool house available. We rent small retro RV's as well, see our other listings!! There are 40 acres here to explore with small streams, wetlands and forests. We have 4 modern brand new bathrooms with a hot showers in a beautiful new bathhouse with a charging station for phones and tablets. Its pretty amazing!!!!! We do have sulfur water, its great for your skin but smells! Each site usually has a 2 chairs, a table , a grill and a fire ring..... We also offer 3 vintage campers for a unique glamping experience. It is $25/ person per night!Strict cancellation policy so if not sure, just book for 1 person to guaranty a space and settle up upon arrival when you know your actual plans and numbers ?So, we do weddings on some summer /fall weekends. You camp in a totally different part of the property and are no where near the wedding activity at all. Occasionally, the music is audible. We purchased the land in February of 2020 and have created our own off grid paradise full of chickens, flowers, bees and lots of different types of plants. We are NOT a commercial campground, we are a working farm that offers Agrotourism stays and experiences. Our hens and roosters play an important role in the sustainable agricultural practices we use on the farm. Our lovely ladies provide us with delicious and colorful eggs each day. Your breakfast at the farm can't get any fresher... sunny side up eggs dripping yolk onto fresh local bread, fresh melons and berries still warm from the sun, sweet honey and local milk in your coffee. A true farm to table meal is possible year round in our beautiful valley! Most weekends we offer a breakfast basket filled with goodies produced on our farm or by other local growers. The back of our property is also wooded. If you are quiet you are certain to see birds, squirrels, chipmunks, turkey and deer as you walk along the creek and explore the mossy rocks and tiny waterfalls. If you follow the marked bushwack trail you'll be guided over fallen trees and through breaks in historic stone walls, then across the creek and up the hill you will come out onto the O&W Rail Trail. This 27 mile trail is perfect for hiking, biking and strolling. In some segments it is smoothly paved and others it is gravel. From this trail you can access multiple parks, libraries and museums if you are looking for a long hike or ride. We are centrally located between Kingston, Kerhonkson, Woodstock and New Paltz and all are about a scenic 20 minutes drive. The NYS Thruway is less than 10 minutes away if you are traveling through. The Rondout Valley is home to multiple breweries, amazing restaurants, luxurious spas, places to kayak, fish, swim, rock climb... or you could spend your entire visit at the farm reading a good book and enjoying beautiful sunsets. PLEASE NOTE: -We are a working farm that uses sustainable organic methods. -There are bugs (ants, ticks, bees, mosquitos, etc) -We keep the grass at the campsites short but you will have long grass around you. That long grass is home to numerous kinds of birds that only live in that type of habitat. - Poison ivy is also possible when out in nature, we do NOT spray any chemicals on ANY of our land. -The sites are within earshot to the chicken coops, we DO have roosters and you WILL hear them. -There are wild animals around the farm. You should store away all food and garbage when you are not at the campsite. We would like to keep them cautious of humans and not a nuisance! -On holiday weekends we do have a minimum night stay.

We are a 15 acre farm on the shores of Swan Lake. There are plenty of campsites sites all around the property, accommodating tents, mid sized campers and RV's. No children under 16 please. Depending on how crowded we are, privacy varies, but on most weekends you can be out of site of other campers. Many campsites have fire-pits already, but you're welcome to make your own anywhere you'd like. While camping, you may be visited by over 100 friendly, free roaming FARM ANIMALS! You may feed them, but PLEASE dont let them eat plastic bags. Be sure to put all food away when you are done. We cannot offer reimbursement for tents damaged by animals. This is extremely rare, but it CAN happen. If you do not wish to put your tent at risk, please do not camp here. The farm was once an old bungalow colony and has some glass and metal still in the soil. Please wear shoes at all times. Firewood is available at several locations around the farm. There is a heated sink and shower in the back corner of our main camping area. Boats are available at our lakeside dock, at no charge. There is also a great mountain for hiking and a super secret swimming hole, both within a 10 minute drive. Also enjoy a child free visit, as we do not allow children under 16 years old. The River's Edge

The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be.

GREAT NEWS!!! As of April 5th, my long awaited 1st Glamping site is available for booking! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. We have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

We are located next to the Wallkill River which the campsite overlooks. We have 3 campsites available to choose from. Toilet available, campfires permitted, picnic table provided, pets welcome. Be advised we are a working farm so you will see woodpiles, machinery, such as tractors and other items sometimes hanging around.
