Townsend's son, Nick, foresaw a devastating development of conventional homes that would diminish the soul of this sacred land that held so much magic. So, Nick decided to move back to the homestead to create an example of what a healthy life for the land and its inhabitants looks like. HipCamp was the first step towards sharing and opening up the land to create an Intentional lifestyle. One in which we hope to share our way of being that brings awareness to the natural world we have fallen so far from. Working season by season, Caleb rebuilt the sites, added new infrastructure, re-established utilities, and designed a campground that honors the land’s roots while offering a comfortable, modern, and nature-forward experience for today’s guests. In July 2020, the property reopened under a new name: Four Acre Woods. Sweet Song Acres is 100+ acres of secluded forest nestled along the Little Sugar River, at the base of Perry Mountain. Located in rural Unity, NH and Charlestown, NH, just across the Vermont state line. Southernmost point, located in Charlestown is one of two campsites. The other is Shady Grove, located in Unity. The two sites, located in bordering towns share the same entrance and are connected by a 1/4 mile trail. Both are very large sites. Campers would drive to both sites down a trail so we highly recommend a vehicle with decent clearance and 4WD or AWD. Southernmost Point is a fully drive-in site. Shady Grove campers park above the site and the campsite is down a short path, just a few hundred feet or so. The property consists of varied terrain of rock ledges, lush moss, streams, and panoramic views at the summit. There are many options of local outdoor activities in the area or if you prefer, just sit and "listen to the river sing sweet songs to rock your soul".

Thank you for a great 2025 season, as our 6th season closes, we still maintain a few sites for late Fall/early Winter (tent & van/camper sites)! Enjoy the Vermont Countryside year round. Our farm is nestled along a country road between several other farms, mostly horses and a special needs/therapy farm, we are hobby farmers/homesteaders. We have three sites open anytime, during camping season (depending on weather), either all three tent camping sites or a mix of one or two for camper vans & small trailers (into late Fall/early Winter). The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. These buildings are found in what is considered the historic Center; shop for great local products at the Guilford Country Store, visit the charming Free Library, or even see some of the exhibits at the Historical Society Museum to learn more about the area and its history. Beyond the town center, venturing through the rest of Guilford will enable you to see the beautiful Vermont landscape.

Both downtown Bethlehem and Littleton are within a 15 minute drive, supplying many choices for food and shopping. Rainy and need more options? Take the beautiful 1 hour drive east on 302 to North Conway and visit the big outlet stores. If the weather is better, and you want a more scenic way there with hiking -- take the 25 minute drive down to Lincoln and travel the amazing Kancamangus Scenic Byway (Route 112). This is 35 miles through the White Mountains with no gas stations, so you might want to top off while in Lincoln. Thirty minutes east is the Mount Washington Cog Railway, and you will pass the historic Mount Washington Hotel on the way. Fifteen minutes south and you can be at Franconia Notch State Park.

The campground eventually closed in the 1990s and sat untouched for over 15 years—its trails, clearings, and old campsites slowly reclaimed by the woods. The land waited, quietly, for someone to bring it back to life. In the years that followed, Caleb, a longtime local operator on the island, took interest in the property. Recognizing both its history and its potential to offer people a deeper experience of Deer Isle’s natural beauty, he began the process of carefully restoring and reopening the land. Working season by season, Caleb rebuilt the sites, added new infrastructure, re-established utilities, and designed a campground that honors the land’s roots while offering a comfortable, modern, and nature-forward experience for today’s guests. In July 2020, the property reopened under a new name: Four Acre Woods. Sweet Song Acres is 100+ acres of secluded forest nestled along the Little Sugar River, at the base of Perry Mountain. Located in rural Unity, NH and Charlestown, NH, just across the Vermont state line. Southernmost point, located in Charlestown is one of two campsites. The other is Shady Grove, located in Unity. The two sites, located in bordering towns share the same entrance and are connected by a 1/4 mile trail. Both are very large sites. Campers would drive to both sites down a trail so we highly recommend a vehicle with decent clearance and 4WD or AWD. Southernmost Point is a fully drive-in site. Shady Grove campers park above the site and the campsite is down a short path, just a few hundred feet or so. The property consists of varied terrain of rock ledges, lush moss, streams, and panoramic views at the summit. There are many options of local outdoor activities in the area or if you prefer, just sit and "listen to the river sing sweet songs to rock your soul".

Thank you for a great 2025 season, as our 6th season closes, we still maintain a few sites for late Fall/early Winter (tent & van/camper sites)! Enjoy the Vermont Countryside year round. Our farm is nestled along a country road between several other farms, mostly horses and a special needs/therapy farm, we are hobby farmers/homesteaders. We have three sites open anytime, during camping season (depending on weather), either all three tent camping sites or a mix of one or two for camper vans & small trailers (into late Fall/early Winter). The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. These buildings are found in what is considered the historic Center; shop for great local products at the Guilford Country Store, visit the charming Free Library, or even see some of the exhibits at the Historical Society Museum to learn more about the area and its history. Beyond the town center, venturing through the rest of Guilford will enable you to see the beautiful Vermont landscape.

The spot is elevated nestled in among hardwood trees where you can pitch a tent or park a self-contained RV (No larger than 24'). Due to the switchback design of the driveway, a combination car/truck and towed camper configuration will not work. It's a two minute walk to the neighborhood association dock, 10 minute walk to the open ocean and rugged Maine coastline. East Boothbay is quiet, relaxing, and beautiful. Be sure to stop by East Boothbay General Store for delicious house made breakfast and lunch sandwiches, salads, pizza, a selection of beers and wine; eat in on the small porch or take away for a picnic. Walk or bike along the narrow quiet road to the ocean where waves are crashing on the rocks. Don't miss the gorgeous sunsets-simply spectacular. Or just relax at the site and enjoy the beauty of the nature that surrounds you where you might spot a deer or hear an owl hooting nearby. It's a short 10 minute drive to Boothbay Harbor for whale and puffin watches, great restaurants, sunset and reggae cruises, and sailing trips.
