Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

All lodging sites have heating for your comfort and are available year round! The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October. In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. Contact us to coordinate for larger group bookings. Please note that a significant portion of county tax/fees and cancellation or change fees may be avoided by booking the base amount of people (4) and at a much later date adding extra guests. Guests NOT occupying canvas tent (lodging) and bringing their own tents should not be paying an occupancy tax but there is no provision for this in the app. We do not want our guests paying taxes -- that benefit no one but useless bureaucracy! Extra guests may be added the week before booking. Just let us know your plans through the app!

New in July, 2026! A peaceful riverfront nature retreat on the pristine Upper Delaware River. Easy, private river access to swim, wade, fish, and hand launch your kayak or small boat. Guests enjoy eagle sightings, birdwatching, and a thriving wild trout population that draws anglers from all over the world. Campsites are nestled in a shaded grove of mature hardwood trees. The riverfront is a one minute walk down a trail to a gently sloping riverbank. The water is typically 1-3 ft deep near shore. Amenities: Each site has a large mulched area, picnic table and fire ring with cooking grate. There is a clean port-a-potty bathroom by the parking area, serviced every Friday. Firewood is available to purchase by the bundle in advance (see Extras) or on-site. Bring your own drinking water jugs. Garbage is pack in, pack out. Group sizes: 4 people per site. We consider exceptions for up to 6 if you have good HipCamp reviews or for additional kids in the same family. Send us a note. A full site buyout for up to 20 guests is also available. Well Behaved Dogs: At Site 5 Grouse Cove only. This is to keep the vibe tranquil and clean. Max 2 dogs. River safety: Typically calm and shallow near shore. Depth increases and current becomes stronger as you walk out toward mid-river. This is a river not a pool or lake. The river is not always safe for swimming after heavy rains and upstream water releases. Life jackets are strongly encouraged even for strong swimmers and are required by the National Park Service for kids. Swim at your own risk. No lifeguard. Boats: Canoes, kayaks, rafts, tubes, or inflatables - hand carry and launch right from camp. The walk to the waterfront is less than 2 minutes from parking down a stone trail. Trailered boats - launch at the nearby paved PA Fish and Boat Ramps (we are between Shehawken and Buckingham). Overnight parking for trailered boats is OK in our parking lot. About Your Hosts: We are two nature-loving families with a 10+ year connection to the area. Our vision is a friendly, peaceful, low-density campground where friendships are made for a lifetime. We're hosting campers who are passionate about enjoying, conserving, and improving this incredible ecosystem for future generations to enjoy. Wahl Dairy Farm has been a family run and owned small farm since 1921 when August Wahl moved their family to Callicoon. August was a butcher by trade, and the farm started as a family homestead, raising their own chickens and cows with the help of a few horses and of course August's father who was very handy and could make axe handles and wooden wheel spokes. The Wahl homestead became Wahl Dairy Farm in the 1940s when August started selling milk, two or four cans at a time, to the creamery. August's son, Vernon, took over the business and built it up; at one point about 100 cows were being milked! Vernon's son Ross took over the farm in 1995 and diversified it. Ross regularly raises chickens and pigs and grows pumpkins, in addition to the 40 or so milking cows currently on the farm (there are also calves and heifers). The farm is about 200 acres in total, including 15 acres of woods, 15 acres of "hunting" land (deer and rabbits roam free in the scrub), and close to 150 acres in production with pasture and hay. We never feed corn silage! We believe the corn gives the milk a more sour taste (you are what you eat!). We're proud that we've always been in grassland and committed to raising a mostly grass fed dairy herd, a quality not found in many diary farms today. We're excited to share this place with you! In addition there is excellent cell phone service on the farm! Great for digital nomads and everyone who needs to stay connected. The site is the second highest point in Sullivan County.
