Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

You'll find our amenities and activities puposefully sparse here. Upon booking, there are about 5 miles of dirt road on the property that you are welcome to explore on foot or by bicycle. Rustic is the theme here. There is no shower, no wifi, and no electricity available, but you will enjoy your own private spigot and the cellular service is acceptable. For any sites located south of Ballinger Wash, your vehicle length is limited to 22' and no more than 4' overhang from the rear axle, so you don't get stuck in the crossing and block access for others. Towing services are 1-3 hours away. Our Songdog Camps are sparsely scattered atop a 200 foot mesa that looks west over a valley offering stunning desert sunsets and amazing stargazing. These UPPER SITES are NOT OHV friendly, but any of our canyon bottom sites are a great base for your riding adventures up in Ballinger Canyon OHV. We'll be happy to recommend a site for you. **Forest Service law enforcement is actively ticketing unplated OHV on Ballinger Canyon Road. Be sure to know and abide by the laws.** Our friendly cancellation policies vary between 24 hours for simple campsites and 72 hours for our Glamp sites and Group sites. Be sure to check the Google for distance to Cuyama Valley, and your dates for availability and site descriptions. Late August Update: Join us this weekend for a Full Moon that should be epic. The river is at its 100% peak best summer quality. Very warm and PERFECT for lounging, floating, kayaking and snorkeling (20 ft visibility or better). A few details about our sites in the general camping area: Sites 1, 3, 8,9,10,11 have 13x20 shade sails, 2,4,5,6,7 have 10x13 shade sails that are also weatherproof. For larger groups, I recommend any of the sites with the larger shade sails as they have a bit more space than the others. Enjoy the nearly direct access to the CO Canal Historic Park and the kid friendly, serene stretch of the Potomac River we border. Choose from 11 similar sites available for your camping pleasure in our clover filled bottomland as well as our Hilltop sites for maximum privacy, exclusivity and star gazing potential. The surrounding old growth forest makes for a great hiking and biking as well as a very accessible and kid friendly cave to explore. All sites now have either 10x13 or 13x20 shade sails available to keep the afternoon sun at bay: recommended. We have two kayaks on site free of charge. We have some life vests, but if you have your own, bring those along. The river's main beach located between sites 7 and 8, is shaded/filtered sun all day long while our smaller beach at site 1 is sunny most of the day and affords some of the nicest river lounging via a rock ledge that spans 4wd or All Wheel Drive are recommended. If it's been relatively dry, single wheel cars are 100% fine. We have ways to mitigate most weather events. Be near the park, but feel that complete privacy. These sites are very spaced out from each other and are large. No need to cram together! On our property, you'll find frogs, turtles, oak trees, pine trees and stunning views of Yosemite. We have several campsites to choose from including RV camping, tent camping, and a glamping tent. Much of the ranch is open wilderness for you to explore, and it's not uncommon to see deer, frogs, turtles, quail, turkeys, or other countless species of birds. Diamond Gulch Camp is the perfect place to relax if you’re a photographer, artist, family or a group of friends looking for a place to camp near Yosemite. A small portion of the property was used as a gold mine years ago, and you may find remnants of old home sites if you go exploring. I posted a picture of the entrance of my property, hopefully this will help. Hurlys Hideaway is a very nice location located approximately 2 miles from the town of Tillamook. Very close to the beach Sand Lake various Rivers for fishing kayaking swimming Etc. Approximately 4 MI from Netarts Oceanside area, Netarts Bay, Cape Mears. A very nice location to be able to access all of these activities in Tillamook County. My land is Timber, some clearings, we'll see how this goes I'm just getting started. Also, I just learned that the transient tax for Tillamook Oregon is an additional 10% and I hate to do this but I'm going to have to raise my prices $5. If you are coming from Town, I'm 2 mi. from the hospital west on hwy. 131. Look for the purple Minnesota Vikings bus shack. I also put up a hipcamp sign just up my driveway a bit. If you are coming from the south on Fraiser road, turn right when you come to hwy. 131. I'm less than a quarter mile on your left. Also a heads up lately I've had a few people that are having a hard time booking and I learned from another camper if you're staying one night you actually have to select two days it includes the day you check out I just experienced that with another camper so just a bit information I don't know if hip camp changed something or what, but if you're staying one night select two days and it'll work.

The 160 acre ranch was homesteaded by my grandfather over 100 years ago. He was an engineer. **Please note that the GPS will take you 300 feet away from my property, please follow my clear instructions that are sent in your welcome email. There is signage that you can also follow. ** The plan was to use this property as summer grazing for his cattle. The cattle were wintered at the other ranch about 10 miles away, which was homesteaded by my great grandfather. Because my grandfather could survey, he made sure the property lines zigzaged up the valley so the small creek was in the middle to provide water for the animals. He chose well. It is a beautiful, quiet place with elk, deer and wild turkeys. There are tons of wild flowers in the summer. Columbines, the Colorado state flower, wild roses, paintbrushes and lots of wild chokecherries. With nice views of nearby mountains, open pastures, evergreen forests and aspen groves, it looks like it did 100 years ago. Plus, there are a couple of ponds for your dogs to cool off in. Since the first cattle, the ranch has also been home to goats, chickens, horses, and now more goats, alpacas and llamas. And of course the Great Pyrenees ranch dogs. I had a house built a few years ago and live on the property full time. The ranch is surrounded by Pike National Forest with the Colorado Trail connecting the property in a number of places. Some of the highest ranked mountain bike trails are nearby. There are lots of places on and off the property to hike, mountain bike and ride your horse. On a clear night you can see thousands of stars and hear coyotes howl. For a drone video of the ranch check out: YouTube's Midsummer 2020 Flyover. I many ways we have a "private state park". Nice trails for hiking or biking. There is even a small "race track" in the bottom bowl near the creek. There are several direct access points to the creek for fishing or wading. We have miles of marked trails that are easy for everyone. Horseshoe Bend Main is a larger campground with four dispersed sites which a very spread out. This site has (3) 30 amp outlets for RV's. Porta potties are also provided. The Horseshoe Bend Creekside sites are designated spots that are on the West Panther creek bank. There are porta potties, but no electric or water.

On a better note, This property is a Native American homestead. We are located in Marblemount, WA along the Cascade river. Every site we have you can hear the river and walk to in less that 5 minutes. There is an amazing rocky beach along the river with the view of mountains all around. We are located 4 minutes from the town of Marblemount were there is 2 gas stations with some food and drink items, propane and a small hardware section year round. Marblemount has 3 restaurants open in the summer. The town also a post office. We are 15 minutes from the North Cascades National Park and an entrance to the Pacific Crest Trail. We offer fire wood ($5.00 a bundle), propane fire pits ($15.00 a night, please request ahead via messaging to Heather ) and in season vegetables (price varies depending). You can pay cash or Venmo on site. Please be aware that we have a Firework show for the 4th of July. We really appreciate your interest in our small homestead.

Welcome to our property! Please don’t remove any animals from the Ranch. We have guardian dogs that may come visit you. If they bother you please call us. Do not take them away from the Ranch. This is a very scenic property, that is rich with history. The Virginia Dale Stage Station is about three miles away and the overland trail has several branches going through here. We are a fifth generation cattle ranch. We are in Wyoming, on Highway 287 between Fort Collins, CO. and Laramie, Wyoming. We are still building out our property with a General store, and Western Themed Town coming soon. We have campsites for RV’s or Tents. We have an amazing 1000 acres to have your own hiking, wildlife, birdwatching, adventure. We have great hiking and wildlife viewing, marmots, pronghorn, antelope, deer, elk, and an occasional moose. Birds of every feather gather here so bring your binoculars. Hikes include balancing boulders and rock formations. Wonderful stargazing, our stars are so bright it seems like you can reach up and touch them. We are a working ranch and do have livestock. Don’t mess with the bull. Firewood, for $7.00 per bag. The bags make a great trash bag when empty! Do not bring your own firewood, as we don’t want more pine beetles and noxious weeds. Due to the high volume of people coming in separate vehicles, after two vehicles per site, its $10.00 per vehicle extra per night. We have portable outhouses available.

We just spent a wonderful weekend at this private campground about 30 minutes from Ocean City, MD, and it was exactly what we needed — a peaceful nature retreat with all the right comforts! The property perfectly balances rustic charm with modern conveniences. We loved having access to clean, well-maintained bathrooms and incredibly hot showers that felt like a luxury after a day outdoors. The owner was fantastic — super friendly, flexible, and genuinely helpful with anything we needed. It made our stay so much more enjoyable knowing we could reach out easily. What truly made this place special was the adorable animal crew that runs the property! The goats are absolute stars — so friendly and curious that they came right up to us for pets. The chickens and the very cute duck were just as charming, wandering around and adding so much personality to the grounds. We couldn’t stop smiling every time we saw them! The location is ideal too — close enough to enjoy a day at the beach in Ocean City or Assateague Island, then come back to relax by a fire while nature sings you to sleep. Whether you’re tent camping, in an RV, or staying in one of the mini cabins, this spot has something for everyone. Highly recommend for families, couples, or anyone looking to unplug and recharge. We’ll definitely be back!
