Base Camp Family Campground is owned and operated by the Baker Family. Josh Baker first lived in Southern Colorado in the early 90's as a child, but his family moved away after a short time. His desire to move back here as an adult prompted him to start bringing his own family to Colorado for vacations. They purchased land in the valley in 2014 and moved to Colorado in 2020. They are using all they've learned from years of RV adventures, to continue the park's mission of providing a clean, affordable, spacious, well-run camping facility, and to be a centrally located "base camp" and hub of information for everything this unique area has to offer.
You'll be camping in the shadows of 14,000 ft. mountain peaks, in the largest high-desert alpine valley in the world, that is sprinkled with free-flowing artesian wells, hot springs and wet lands. Daily summer temperatures average 65 degrees, and it will get down into the 50's at night. That's perfect camping weather!
For native American tribes, including the Utes, Apache, Navajos, and others, this valley is considered the source of life, a place where humans and spirit enter and leave this world. The valley was considered so sacred, that no war would be waged here.

As if all of the mountains, deserts, hot springs, and sacred ground weren't enough, The San Luis Valley is also known as a UFO hot spot! UFO sightings have been reported as far back as the 1600's.

The Rabbit Hole Ranch offers beautiful night skies with little to no light pollution and unobstructed views of the majestic Blanca Massif. The Great Sand Dunes and Zapata Falls is just a (gorgeous) 35 minute drive.
Camping here at the Rabbit Hole Ranch is primitive and dispersed (no numbered sites) and there 30 acres available for you to use. Just follow the signs to the designated area and pick out a spot you like.
Some spots have fire rings, some don’t. We are working on getting more, but in the meantime you’re welcome to bring your own. Or feel free to dig out a little hole. It works great and is easy to extinguish when you fill it back in and bury it. Please do not bury any trash.
Typically, you will experience a rare kind of solitude and silence that feels…. other-worldly, with incredible sunrises and sunsets filling the enormous skies.
On holidays, however, expect it to be busy.
Our only dog, Boudicca, is a working dog and she is more than happy to help keep you and your pets safe. Please help make her job easier by not leaving any food or trash in or around tents. Her name is Boudicca (BOO duh kuh) and she lost her two besties last year, so she needs extra love and treats!
Please keep your pets on leash or under control until you’re comfortably certain they get along with our dog. And please report any issues promptly.
Quiet time begins at 10:00 pm.
Note: Holidays still offer the excellent location and spectacular views, but are likely to be less quiet and far more busy. We typically do not strictly enforce quiet time during holidays.

The property will be marked with painted sticks, spaced about 30ft apart from one another. You will need to access the property by turning onto Highway 150, then left onto 3rd St. Next, take the first right onto Ash St, then the first right onto 4th St. Go down the road and locate our property on the left side of the road. The approximate coordinates for the front of our lot are 37.4932, -105.6076. We recommend using Google Maps to get there. Apple Maps does not do as well with coordinates.
Feel free to take your vehicle off the driveway, just be mindful of our land! There will also be a fire pit for your convenience, but do not leave any trash or food after you leave. Please make sure to put out all fires completely.
Even though this is primarily a Tent site, RVs and Campers are welcome. However, there is no electricity or any water hookups on the property, but the views and privacy make up for it!

I was lucky to be able explore this zone as a kid and I feel fortunate that I can share Mono Loco Flats with others.
Set up camp and enjoy sweeping views of Mount Blanca and the surrounding Sangre De Cristo mountain range. This 15 acre camp is situated just off highway 160 for easy access, approximately 25 minutes from The Great Sand Dunes National park and Zapata Falls. Mono Loco Flats is an excellent home base for exploring the San Luis Valley. Sangre de Cristo Creek is a short hike or drive to the south. Fort Garland is a 10-minute drive.
All three sites provide 360 panoramic views with epic sunrise and sunset views of Mount Blanca. Wild horses and prong horned antelope may wander the Mesa as you enjoy your camp. The natural beauty of these three campsites is worth protecting so please if you pack it in, pack it out. This is a dry camp with no toilet or garbage facilities. Please treat this land with respect so that future campers may enjoy the land free of rubbish. All three campsites are accessible with any type of vehicle, and the long driveway and turnaround can accommodate any trailer or RV up to 20'. So please come and enjoy the Sangre De Cristo mountains at Mono Loco Flats:)

As the Scenic Passenger Train is heard in the distance you'll look up towards Mount Blanca and imagine your next adventure living among the wildflowers of this High Desert Mountain Hipcamp. After recovering from a wildfire, the ancient sage brushes that had previously made the land harsh and unwelcoming are nearly gone, replaced with an abundance of grasses and wildflowers if blessed with rains. Open Land as far as you can go to the East you'll follow the Coyote canyon to high mountain lookouts. There are old logging maintenance roads you could take advantage of, so Hike, Bike or Motor around the local area. Fort Garland and Blanca have a community center (pool), septic dump and water fill and can provide groceries. The Great Sand dunes are about 45 minutes away. The Sand Dunes swimming pool, fed by a very hot artisan well is about an hour away. Mountain Home Lake is also within 1/2 an hour or so for fishing/water sports with a nice boat ramp. Escape from light pollution like never before, a clear night sky will make the whole trip worthwhile! Lots of wild life and you will most likely see some deer, hear the coyotes, and count the different colors of the humming birds. You can book a train ride out of Alamosa, and visit the local historic towns. The views will make it hard to leave the campsite, but there are tons of experiences and things to do in the area so make sure to do some research before you arrive. The weather and wind can be unpredictable in the mountains, so be prepared. There are two entrances onto the property, one at the bottom and one at the top. You can avoid some wind by camping near Lewis-Smith Rd at the lowest part of the land. Also, the site can accommodate large trailers/RV's but just make sure to plan your entrance/exit carefully and don't go to far down the hills. Just choose a wise spot to park if in a big rig. There are some small tires around that you can use to sit on or if you dig a hole that you fill in before leaving you can make a temporary toilet. Make sure to haul out all your trash and leave the site cleaner than it was when you arrived and respect the land. If you do come across a mess from the previous camper and clean it up, just let us know and we will give you a refund for the night. Please feel free to contact us if you have any questions.

San Luis Valley is a region in south-central Colorado with a small portion overlapping into New Mexico. The valley is approximately 122 miles long and 74 miles wide, making it the largest alpine valley in the world. It extends from the Continental Divide on the northwest rim into New Mexico on the south.

History: this land was originally part of a large cattle ranch in the 1980s. The main ranch is still up and running but this parcel was used for many purposes over the years.

My property has 360 degree mountains views with the Sangre de Cristo Mountain Range as our back yard. Nearby you can find many different trail systems for all kinds of outdoor enthusiasts. From hiking to jeeping, ATV or dirt biking and equestrians - you can find it all!
You will be surrounded by BLM land, BACA land, and Wildlife Refuge just two miles away. Be sure to bring extra bug spray and protection needed against biting insects such as flies, gnats, and mosquitoes.
For those bringing your pets, they MUST be on a leash/lead at all times. While I do not have much cactus on my property, I do have an abundance of greasewood (Chico brush) which is very thorn-like if stepped on.
Accommodations for those with livestock or horses, just make sure you chat in advance your initial message.
Close to BLM, and National Forest as well as 3 hot springs within 20 miles and the Great Sand Dunes.

Your site is overlooking the Sangre de Christo mountain range. The land is Alpine desert with sagebrush and ground cactus and incredible star gazing. There are 2 great hiking trails within a couple miles. There are 3 hot springs within 30 minutes. The Great sand dunes national park is within 1hr. The San Luis valley offers, hiking, mountain biking, ATV trail, Horse back riding, kayaking, stand up paddle boarding, rafting, refuges for wildlife watching.
New for 2024, The flushable toilet and shower are now operational. The shower house is located in the center of the loop with sites 1,2,3 on the south side of the building. It has an on demand water heater, there is also a a flushable toilet located in the same space. An important note about the toilet, Do Not flush anything other than toilet paper please. DO NOT flush feminine hygiene products, napkins or hand wipes or anything other than toilet paper. These type of things plug and burn up the pump while pumping out the tank. This will cause the toilet to be unusable.
ATTENTION: THE SHOWER HOUSE AND TOILET WILL BE SHUTTING DOWN AND GETTING WINTERIZED OCTOBER 1ST UNTIL MAY 1ST.
No fireworks are permitted at any time.

Zapata Falls is a waterfall located in the San Luis Valley near the base of the Sangre de Cristo Mountains on Bureau of Land Management land adjacent to Rio Grande National Forest and south of Great Sand Dunes National Park and Preserve in Alamosa County, Colorado. The waterfall has a drop of about 30 feet.
Prices may vary on holiday weekends. Including Memorial Day weekend, Independence Day weekend and Labor Day weekend.
Mountain Road Disclosure:
The Sheep Mountain property it’s located in a mountainous area. There are 7 miles of dirt and mountainous roads from the highway to the property. Although the dirt roads are maintained there may be grooves and ruts in some areas due to weather. Please be advise that trucks and four-wheel vehicles will have a much easier time navigating these roads.
Other vehicles may need to slow down and take it easy through some potentially rough areas.
PROPERTY UPDATE:
DUE TO THE RECENT WIND STORM, SOME TREES WERE UPROOTED AND BLOWN OVER ON THE PROPERTY. TREES WERE REMOVE FROM THE ROAD AND CAMP SITES. SOME ARE STILL DOWN IN THE AREA. WE ARE WORKING WITH LOCAL CONTRACTORS TO HAVE THEM CUT DOWN FOR FIREWOOD AND MOVED OUT OF THE WAY.
THE DOWNED TREES DO NOT INTERFERE WITH THE ABILITY FOR YOU TO BRING YOUR RV OR TENT TO SETUP CAMP.

Base Camp Family Campground is owned and operated by the Baker Family. Josh Baker first lived in Southern Colorado in the early 90's as a child, but his family moved away after a short time. His desire to move back here as an adult prompted him to start bringing his own family to Colorado for vacations. They purchased land in the valley in 2014 and moved to Colorado in 2020. They are using all they've learned from years of RV adventures, to continue the park's mission of providing a clean, affordable, spacious, well-run camping facility, and to be a centrally located "base camp" and hub of information for everything this unique area has to offer.
You'll be camping in the shadows of 14,000 ft. mountain peaks, in the largest high-desert alpine valley in the world, that is sprinkled with free-flowing artesian wells, hot springs and wet lands. Daily summer temperatures average 65 degrees, and it will get down into the 50's at night. That's perfect camping weather!
For native American tribes, including the Utes, Apache, Navajos, and others, this valley is considered the source of life, a place where humans and spirit enter and leave this world. The valley was considered so sacred, that no war would be waged here.

The Rabbit Hole Ranch offers beautiful night skies with little to no light pollution and unobstructed views of the majestic Blanca Massif. The Great Sand Dunes and Zapata Falls is just a (gorgeous) 35 minute drive.
Camping here at the Rabbit Hole Ranch is primitive and dispersed (no numbered sites) and there 30 acres available for you to use. Just follow the signs to the designated area and pick out a spot you like.
Some spots have fire rings, some don’t. We are working on getting more, but in the meantime you’re welcome to bring your own. Or feel free to dig out a little hole. It works great and is easy to extinguish when you fill it back in and bury it. Please do not bury any trash.
Typically, you will experience a rare kind of solitude and silence that feels…. other-worldly, with incredible sunrises and sunsets filling the enormous skies.
On holidays, however, expect it to be busy.
Our only dog, Boudicca, is a working dog and she is more than happy to help keep you and your pets safe. Please help make her job easier by not leaving any food or trash in or around tents. Her name is Boudicca (BOO duh kuh) and she lost her two besties last year, so she needs extra love and treats!
Please keep your pets on leash or under control until you’re comfortably certain they get along with our dog. And please report any issues promptly.
Quiet time begins at 10:00 pm.
Note: Holidays still offer the excellent location and spectacular views, but are likely to be less quiet and far more busy. We typically do not strictly enforce quiet time during holidays.

The property will be marked with painted sticks, spaced about 30ft apart from one another. You will need to access the property by turning onto Highway 150, then left onto 3rd St. Next, take the first right onto Ash St, then the first right onto 4th St. Go down the road and locate our property on the left side of the road. The approximate coordinates for the front of our lot are 37.4932, -105.6076. We recommend using Google Maps to get there. Apple Maps does not do as well with coordinates.
Feel free to take your vehicle off the driveway, just be mindful of our land! There will also be a fire pit for your convenience, but do not leave any trash or food after you leave. Please make sure to put out all fires completely.

This 15 acre camp is situated just off highway 160 for easy access, approximately 25 minutes from The Great Sand Dunes National park and Zapata Falls. Mono Loco Flats is an excellent home base for exploring the San Luis Valley. Sangre de Cristo Creek is a short hike or drive to the south. Fort Garland is a 10-minute drive.
All three sites provide 360 panoramic views with epic sunrise and sunset views of Mount Blanca. Wild horses and prong horned antelope may wander the Mesa as you enjoy your camp. The natural beauty of these three campsites is worth protecting so please if you pack it in, pack it out. This is a dry camp with no toilet or garbage facilities. Please treat this land with respect so that future campers may enjoy the land free of rubbish. All three campsites are accessible with any type of vehicle, and the long driveway and turnaround can accommodate any trailer or RV up to 20'. As the Scenic Passenger Train is heard in the distance you'll look up towards Mount Blanca and imagine your next adventure living among the wildflowers of this High Desert Mountain Hipcamp. After recovering from a wildfire, the ancient sage brushes that had previously made the land harsh and unwelcoming are nearly gone, replaced with an abundance of grasses and wildflowers if blessed with rains. Open Land as far as you can go to the East you'll follow the Coyote canyon to high mountain lookouts. There are old logging maintenance roads you could take advantage of, so Hike, Bike or Motor around the local area. Fort Garland and Blanca have a community center (pool), septic dump and water fill and can provide groceries. The Great Sand dunes are about 45 minutes away. The Sand Dunes swimming pool, fed by a very hot artisan well is about an hour away. Mountain Home Lake is also within 1/2 an hour or so for fishing/water sports with a nice boat ramp. Escape from light pollution like never before, a clear night sky will make the whole trip worthwhile! Lots of wild life and you will most likely see some deer, hear the coyotes, and count the different colors of the humming birds. You can book a train ride out of Alamosa, and visit the local historic towns. The views will make it hard to leave the campsite, but there are tons of experiences and things to do in the area so make sure to do some research before you arrive. The weather and wind can be unpredictable in the mountains, so be prepared. There are two entrances onto the property, one at the bottom and one at the top. You can avoid some wind by camping near Lewis-Smith Rd at the lowest part of the land. Also, the site can accommodate large trailers/RV's but just make sure to plan your entrance/exit carefully and don't go to far down the hills. Just choose a wise spot to park if in a big rig. There are some small tires around that you can use to sit on or if you dig a hole that you fill in before leaving you can make a temporary toilet. Make sure to haul out all your trash and leave the site cleaner than it was when you arrived and respect the land. If you do come across a mess from the previous camper and clean it up, just let us know and we will give you a refund for the night. Please feel free to contact us if you have any questions.

History: this land was originally part of a large cattle ranch in the 1980s. The main ranch is still up and running but this parcel was used for many purposes over the years.
In 2021, we were featured in USA Todays Ten Best for star gazing!
My property has 360 degree mountains views with the Sangre de Cristo Mountain Range as our back yard. Nearby you can find many different trail systems for all kinds of outdoor enthusiasts. From hiking to jeeping, ATV or dirt biking and equestrians - you can find it all!
You will be surrounded by BLM land, BACA land, and Wildlife Refuge just two miles away. Be sure to bring extra bug spray and protection needed against biting insects such as flies, gnats, and mosquitoes.
For those bringing your pets, they MUST be on a leash/lead at all times. While I do not have much cactus on my property, I do have an abundance of greasewood (Chico brush) which is very thorn-like if stepped on.
Accommodations for those with livestock or horses, just make sure you chat in advance your initial message.
Close to BLM, and National Forest as well as 3 hot springs within 20 miles and the Great Sand Dunes.

Your site is overlooking the Sangre de Christo mountain range. The land is Alpine desert with sagebrush and ground cactus and incredible star gazing. There are 2 great hiking trails within a couple miles. There are 3 hot springs within 30 minutes. The Great sand dunes national park is within 1hr. The San Luis valley offers, hiking, mountain biking, ATV trail, Horse back riding, kayaking, stand up paddle boarding, rafting, refuges for wildlife watching.
New for 2024, The flushable toilet and shower are now operational. The shower house is located in the center of the loop with sites 1,2,3 on the south side of the building. It has an on demand water heater, there is also a a flushable toilet located in the same space. An important note about the toilet, Do Not flush anything other than toilet paper please. DO NOT flush feminine hygiene products, napkins or hand wipes or anything other than toilet paper. These type of things plug and burn up the pump while pumping out the tank. This will cause the toilet to be unusable.
ATTENTION: THE SHOWER HOUSE AND TOILET WILL BE SHUTTING DOWN AND GETTING WINTERIZED OCTOBER 1ST UNTIL MAY 1ST.
No fireworks are permitted at any time.

Bring your RV, camper, tent or truck and set up camp on one of our four designated camping spots on the property. There are many great level areas to choose from on your camping site.
Enjoy the night sky next to your fire pit and see every star in the sky with no lights to be seen.
If you need to run your generator... No problem. (You can run your generator from 8:00 am until 8:00 pm).
This quite very secluded mountain property is the perfect get-a-way form all the lights and noise from every day city living. This property is what real camping is all about.

Lathrop State Park is a Colorado state park located 3 miles west of Walsenburg. The state purchased the property in 1962 and opened Colorado's first state park here later that same year. It is named after Harold Lathrop, the first director of state parks

Great Sand Dunes National Park and Preserve is in southern Colorado. It’s known for huge dunes like the towering Star Dune, and for the seasonal Medano Creek and beach created at the base of the dunes. The backcountry Medano Pass Primitive Road winds through a canyon toward the Sangre de Cristo mountains. Trails lead to forests, wetlands and alpine lakes like Medano Lake, which is home to trout and tundra wildlife

Zapata Falls is a waterfall located in the San Luis Valley near the base of the Sangre de Cristo Mountains on Bureau of Land Management land adjacent to Rio Grande National Forest and south of Great Sand Dunes National Park and Preserve in Alamosa County, Colorado. The waterfall has a drop of about 30 feet.
Prices may vary on holiday weekends. Including Memorial Day weekend, Independence Day weekend and Labor Day weekend.
Mountain Road Disclosure:
The Sheep Mountain property it’s located in a mountainous area. There are 7 miles of dirt and mountainous roads from the highway to the property. Although the dirt roads are maintained there may be grooves and ruts in some areas due to weather. Please be advise that trucks and four-wheel vehicles will have a much easier time navigating these roads.
Other vehicles may need to slow down and take it easy through some potentially rough areas.
PROPERTY UPDATE:
DUE TO THE RECENT WIND STORM, SOME TREES WERE UPROOTED AND BLOWN OVER ON THE PROPERTY. TREES WERE REMOVE FROM THE ROAD AND CAMP SITES. SOME ARE STILL DOWN IN THE AREA. WE ARE WORKING WITH LOCAL CONTRACTORS TO HAVE THEM CUT DOWN FOR FIREWOOD AND MOVED OUT OF THE WAY.
THE DOWNED TREES DO NOT INTERFERE WITH THE ABILITY FOR YOU TO BRING YOUR RV OR TENT TO SETUP CAMP.
FEEL FREE TO GATHER THE DOWNED TREES AND BRANCHES TO USE FOR FIREWOOD.

What a lovely spot -- burbling creek and tall stands of trees for privacy. You can just see the tip of West Spanish Peak over the near ridge... the evening alpenglow is amazing. Access in/out is super easy and there are lots of woodchips down to minimize dirt/mud and keep the campervan clean. We'll be back!

We were glad to get out. It was easy to find and was pretty peaceful overall.
Unfortunately there was a burn ban so no fire but they had the set up for it.
John was helpful and nice would love to go back when we have more time and maybe when it warms up a bit. Was still a bit chilly at night.

This is a great location, about 30 minutes away from the sand dunes. It’s definitely big rough friendly, so it was overkill for me in my little van. The views were amazing and the facilities were immaculate - previously the nicest and cleanest I’ve ever experienced. I would definitely stay here again if needed.

The orchard site was perfect and secluded. I was car camping with my dog, and we had a cozy evening by the fire, under a sky lit up with stars. Having the toilet nearby was convenient, especially with how cold it was the night we were there. We walked over to watch the horses in the morning and enjoy the views. I would stay there again!
