This is a special place. There are not many of these left in California that aren’t covered in trash and graffiti. Please treat it like it’s your parents backyard so the owners of this property will continue to allow a limited amount of people here to enjoy one for the greatest swimming holes and campsites in the region. This shaded piece of paradise has trout in the river, frogs on the river bank, and deer throughout the property. It’s incredibly scenic and peaceful. On a weekday you are likely to be the only one here. It’s truly amazing. The water is so clear you can snorkel in the swimming hole. Check out the gold mine right below site 2 and if you’re the adventurous type ask the owner and he will direct you to all kinds of interesting hikes up and down the river.

Terry’s ranch was beautiful! It was such a peaceful place to camp- the sounds of the river at night were great to fall asleep to. The river itself was so nice to float on and spend the day by the beach. Will definitely be going back!

Great campsite. Khamoors land was very unique and clean. Perfect place for anyone who wants in the need to get away to the mountains. Clean restrooms and showers. Amazing outdoor community kitchen and dishwashing station, with two fridges to keep food cold. I will definitely be back, highly recommended.

Absolutely great time at strange ranch! The property itself feels very private and relaxing with beautiful views and a great river to swim and explore. All the campsites we saw were very clean and well maintained. Terry does an amazing job communicating and really provided a lot of great information before we even arrived. We stayed at site #1 right above the river. You can expect great views, a picnic table, metal fire pit, wash basin with faucet, hose, portable toilet, and a short walk down the stairs to the river. Terry told us before arriving how sunny our site would be so we brought a 10x10 pop up canopy and we were good to go!

Words can’t quite capture how special this place is. The cabin we stayed in was spotless—immaculately clean—and clearly built with love and incredible attention to detail. Every morning, I woke up in awe, admiring the craftsmanship and the thoughtfulness that went into creating such a warm, magical space. The grounds are equally stunning—peaceful, beautifully maintained, and perfect for soaking in the natural beauty around you. And if you’re a hiker, runner, or mountain biker, this is a dream location. You can leave your car parked and hit the trails straight from your cabin door. Truly one of the best stays I’ve had. Beautiful campsite next to the river and owner Terry is awesome! Super nice and fun guy. Happy to teach about the land and help campers with any questions. Running water, clean bathroom and a sink for dishes? Yeah, Terry set it up. Pathway to river is super nice. Final steps are not perfect since they are natural rocks but with handles the water is still super accessible. Clean and clear water and a nice plan to float and swim.

Cabin 6 has two luxurious queen beds with heated bed pads, cozy bedding, stunning woodwork, electricity and even a heater for the cold nights.

Most relaxing place to unwind and let go. Outdoor redwood shower, outdoor kitchen, communal fire pit, dining room with hot water for showers , heating pad in beds, and friendly staff. Quiet and tranquil outdoor spaces. Many nice touches found throughout camp. The decorative plants , flowers , little nice flowers in bathrooms. The wooden tables and sectioned off areas with their own themes .

The Perch is a magical getaway! Stunning river views pair perfectly with a cozy tent adorned with fairy lights, creating an enchanting vibe. We visited in May when the weather was perfect, falling asleep to the sounds of the river and waking to the songs of birds and the river’s ecosystem! We loved the privacy and well-designed communal spaces, like the outdoor kitchen and bathroom (very nice and clean!). River access via a short hike was a fantastic perk. Best of all, Jo and Ro’s hospitality made our stay unforgettable!

This private lake supports the fire protection efforts of the Mosquito Fire Protection District and the firefighters of this community. This land was home to the Miwok, then European and Chinese miners, then a cattle rancher. It was also home to a former nun who quit the dominican order to purchase this land for inner city kids to have a chance to ride, swim, hike and fish. We moved here in 2017 and purchased this land with the main goal to raise our large family here, but we have found that good things must be shared! There is NOTHING like being in the wilderness of this area for a good re-centering of the soul! We have found it to be a true blessing for our family, and we hope you can experience this blessing as we share this space with you. We feel certain you will not be disappointed with our beautiful river canyon. Our property is situated right on the middle fork cosumnes river. We have 2 sleeping cabins and several tent sites (can be rented separately). The cabins offer a rustic/minimalist type vibe - bring your own bedding/pillows to sleep on the comfy futon. A table and chairs are provided for the cabins. Tent sites each have a wood table (bring your camp chairs) and a fire pit when the season is open for burning. The swimming is awesome and the stars at night will put you into a state of awe! In the area there are many family owned wineries in the area, most of them offering free tasting! It’s a short drive to Tahoe and the Marshall gold discovery site as well as the historic hangtown Placerville. We are happy to make suggestions for local hiking areas, like the Devil's Slide "Gorge" only a 15 minute drive but like a trip to mini Yosemite. The Caldor Fire was VERY close to our property and a back burn was initiated nearby the cabins (litererally 200' away!). It is still as beautiful as ever but please know there are lots of slash piles. Falling trees and burned up stump holes are also a risk and it is presumed campers will be cautious and use at their own risk. We ask campers to use our property only for land use and river access, NO up or down river access is permitted AT ALL. Please don't hesitate to shoot us a message if you have any questions!

The 395 Ranch, Seclusion & Views!

This property lies at the base of the Sierra Mountains, approximately 9 miles north of Doyle, CA on the west side of US Route 395. Access to the ranch road is from US Route 395. Its elevation starts at 3800 feet and rises higher than 5,000 feet. The lower half is rolling high chaparral and the upper half is steep with forest land that was burned in the 2021 Dixie Fire. There are still plenty of live trees left. This ranch lies in Deer Hunting Zone X6b. Lassen National Forest is on the west boundary of this ranch, with a gate that allows access to the national forest. The 395 Ranch boasts incredible views for nearly 75 miles. The ground is primarily decomposed granite so mud never becomes a problem. Wind can be strong when weather systems approach. The campsites are very basic with no toilet facilities (at this time) but water is available for cooking and washing dishes. An outdoor enclosed shower is available as well. At this time (summer) the water is naturally warm from the pipe’s exposure to the sun and hot water from a flash heater will be available in the near future. Tents can be erected almost anywhere on the property, but campfires are strictly prohibited until the rainy/cold season. Water and an electric hookup is available next to the barn for RVs and travel trailers at an additional cost. Sewer service is not available. There is also an older but nice three-bedroom, one bath home that is also available for short term rentals. It is heated during the winter by two wood burning stoves and cooled comfortably during the summer with a swamp cooler. The rent for this house is based on the season, ranging from $169-$229 nightly plus extra fees for pets or more than three people. Visitors of the past have found hiking, looking for artifacts and rocks to be fun activities. It’s also been an amazing place for stargazing and using telescopes. Others simply enjoyed relaxing and enjoying the peace, quiet and views. High quality campfire wood is available for $12.00 a bundle.

The property hosts a diversity of plant and wildlife species that might be observed during your stay. Prehistoric and historic cultural resources can be observed along the river corridor. Please be aware that some wildlife species including rattlesnakes, bears, and mountain lions have been observed on the 117-acre property and could potentially be observed near the campsites. The Ranch's northern portion of the property supports a leased farming operation. No portions of the farming operations interfere with camping operations. Surrounded by towering trees in the heart of Redwood National Forest and just a few minutes from the Pacific Ocean, this is a true hidden gem on California’s North Coast. We offer a rustic, old-fashioned camping experience. It’s a mix of open field and scattered trees, with both RVs and tent campers on site. Neighbors will be nearby, but the vibe is quiet and relaxed—especially in the off-season, when you might have the place nearly to yourself. The Klamath River is just over the levee—a short walk from your site—with great access for fishing, swimming, or simply relaxing by the water. The river is world-famous for salmon and steelhead fishing (license required). August and September are peak fishing months, so expect a few early morning engines from folks heading out. We’re only 4 miles off Highway 101, far enough to enjoy peace and quiet without traffic noise. Wildlife is part of the experience here, so please stash your food at night to keep critters out of camp. Outdoor lovers will find plenty to explore nearby—hiking and biking trails, the Trees of Mystery, Jet Boat Tours, and, of course, miles of redwood forest to get lost in. A few things to note: Firewood available Cell service can be spotty, depending on your carrier. Free Wi-Fi is available and reaches most of the campground. Electric car charging is $10 per charge. Please arrange ahead of time—50 amp service is limited, and you’ll need your own adapters. Well-behaved pets are welcome. Kids and laughter are always welcome.
