Welcome to SLEEPY HOLLOW MANOR ESTATE, a family farm acting under the state government agricultural tourism reform allowing primary producers and livestock farms such as us on RU2 property to have visitors.
As part of this we have to follow some simple protocol! Unfortunately, we have had some issues with local council, we ask that you follow these simple rules extremely closely failure to do may cause us to reject your booking and may incur penalties to both of us as the landholders and also the camper.
1. STRICTLY No Caravans, RV's, Tents or any camping site is to be set up within 50 meters of the creek.
2. No more that 20 people camping on the property at one time - we must know your exact numbers.
3. Zero impact to the land and surrounds, treat it like you would a National Park.
4. ALL WASTE must be bagged and taken off site with you. The rubbish bins in the street are not ours. They belong to the people that live in the valley. You must be prepared to take all rubbish home with you.

We are "The Sleepy Hollow Manor Estate" located in the heart of the breathtaking Sleepy Hollow Valley which is hidden snugly between the small seaside town of Pottsville and the Tweed Valley.
Once you're here you feel all your worries and stress drift away as you unwind and relax in the Manor estate and its surrounds. A farm with a difference, with a small-scale ECO low impact primitive camping style.
Enjoy the peace and tranquility as you hear the birds or just sit watching the water trickle through the creeks and waterholes. We have array of wildlife on our estate and its surrounds.

Please be advised that we do not permit campers to arrive after hours, you need to arrive prior to 5.30 when the office is open in order to get the site allocation,
1. We are not permitting people to set up in the dark, it is totally black, no lighting in wilderness zone and far too difficult to locate your site, and it disturbs other campers.
2. If you have other campers coming make sure you book on the one booking otherwise you will not be placed together.
Our property is nestled in 2000 acres of totally private wilderness in the centre of the lush valley in the heart of the Blue Mountains

BEFORE YOU ARRIVE
PHONES: Phone reception is good, there is a Telstra exchange on the property.
ROADS: Roads around the sites are unsealed, but most normal cars and the average SUV handle it okay. The road down into the Megalong Valley is tar sealed, very scenic but winding.
ICE: Bring your own ice
WOOD: Timber for fires can be purchased at reception. We are an environmental biodiversity precinct so don’t permit damage to vegetation.
FIRES: Plenty of existing fire spots
SHOPS: The township of Blackheath is 15klm away up on the Gt Western Hwy, none in the Valley
SHADE: Plenty of shady areas
WATER: We are on town water
TOILETS there are 3 men's and 3 women's, plus 8 at reception, plus 3 in pioneer and 3 in corner paddock
SHOWERS: 3 gas hot water showers in men's, 3 in women's, plus 2 in Lodge
NOISE: Shutdown time for music is 10pm - no exceptions! but you can still enjoy the fires - quietly.
THINGS TO DO:
SCENIC RAILWAY 25 Klms away at Katoomba and 40 minutes travel time
BIKE and WALKING TRACKS: Plenty of bush tracks, plus walks up at Porters Pass and Blackheath
Dont forget to bring along some bread to feed the horses and donkeys - they love it
You are reminded to allow enough time to arrive for this property.prior to dark, which is 5.0 in winter.
It is difficult to find a wilderness campsite in the dark and disturbs other campers.
We are requiring ALL vehicles to get registered PRIOR to going up to the site, resulting from so many vehicles trespassing at the venue and causing nuisances for other campers
Please indicate the details of cars such as make, model , colour and rego number prior to arrival.
We must also remind campers that this is not a venue for noisy partying as we are a quiet wilderness environmental zone. We do not tolerate it and will remove offenders. Other campers treasure the peace and quiet.

We are a farm forestry property located in the middle of the north shore of Port Stephens. Two hours north of Hornsby. 1 hour north of Newcastle. We have GOOD mobile phone signal, Five hot showers and 8 clean flush toilets in our campground plus we have FREE WIFI in the communal area (dinning tables/chairs/fridges/pool table/TV...) for all the campers.
2 mins to South Pindimar beach, 9 minutes to Coles and bottle shop in Tea Gardens, 11 minutes to surf beach Bennett Beach 12 minutes to Jimmy's Beach in Hawks Nest
Pets are welcome please pick up after them. All dogs from now on must be on a leash at all times as you cannot predict what other campers's dog is going to be like. Any dog on the NSW dangerous dogs list is not welcome here.
Each site all has a fire pit free to use. Firewood is $25 per bag for 20kg of hardwood or BYO.
Hot showers and decent flush toilets, Good mobile phone signal and free wifi in the communal shed. Two Communal Fridges .There is lots of space for campers. We have 4 sites with shade, the rest without. We suggest you bring a decent quality gazebo or equivalent. If you choose a non-shady site and then it's sunny, it is beyond our control.
We are located on a dead end road, so very rare to have any traffic after 8pm.
PLEASE NOTE: 1) We ONLY ALLOW ONE camper trailer or ONE caravan per site. No limit on number of tents.
2) IF You Have more than 3 vehicles/site please contact host before booking.
3) Depending on the weather on the day, we may have to limit the number of vehicles that can be parked adjacent to your campsite.
4) NO check in after 9:00 pm. If you are a group larger than two people, the check in time is between midday and sunset. If you arrive after sunset make sure you have a torch. If in doubt call.
5) As the business name suggests (mountain) our property is on a hill. we are creating more level campsites. Shade trees are being planted. But they are slow to grow.
6) Please check weather report a minimum of 7 days before you arrive and CANCEL your booking if you are not sure.
7) We cannot control the wind, the sun, rain, or lack of rain.

Kids will love the farm tour (4.00pm to 5.00pm daily, later in summer months) for the feeding of chickens, ducks, bunny rabbits, horse, donkeys, sheep and goats. It's an excellent area for mountain bike riding as well!
Kayaks/push bikes available for free.
Don't have a caravan, we have partnered up with Wrighty's Caravan Hire and Repairs. They offer family caravans delivered, setup ready for you to enjoy.
Pets allowed but you must have on lead when walking around the property near cattle. Note a maximum of 2 dogs per camp site.
Early check in available upon request. Free if you are staying more than 1 night. No check prior to 12pm.
Rules:
1. For the piece and quiet of other campers all check-ins must be before 5.30pm during the colder months. Check ins after 7pm may be turned away in busy times.
2. No Fireworks - this is very unsettling for our livestock
3. 9pm quiet time.
4. No drones in the camping area, for the privacy of other campers
5. Generators are allowed for short period of time but not permitted after 8pm.
6. Dogs on leads when walking around the farm - Limit of 2 dogs per camp site.

I have a small private property with grass campsites by a tidal outlet to Port Stephens harbour. We do not offer secluded camp sites away from other people on large acreage.
You can spend your days fishing, kayaking or enjoying Nelson Bay and surrounding areas and beaches which are only 15 minutes away. Guests have the use of a retreat shelter/fire place/BBQ area and wifi.
Campers must try to be self contained bringing their own water, toilet and shower. Sorry, no caravans over 20ft. Suite solo travellers, couples wanting a quiet weekend and LGBT friendly. We do have available tank, rain water for drinking, a toilet and hot shower, microwave and free wifi available for those who cannot be totally self contained. Yes there are mozzies because you are near water, so bring repellent.
Pets are welcome but must stay on a leash throughout your stay.

There are plenty of activities to try around town, from bushwalking, exploring the Rail Trail in Murwillumbah and downhill mountain biking at the Uki Mountain Bike Park (Less then 8Km from our property).
The property is just 5km from the beautiful village of Uki. Uki is a place where community spirit hums. Village markets every Saturday selling local foods and crafts. The Old buttery offers ‘the Uki Buttery Bazaar Market’ on the 3rd Sunday of every month.
Don’t forget to pop into the Uki Trading Post (Bastion Lane) for the Best coffee in Australia. The Mt Warning Hotel situated in Uki Village also offers all meals as takeaways and a complementary curtesy bus running from Friday 5PM through to Sunday. Stock up on supplies at the village General Store.
Pet welcome on leash and under control. Campfires are permitted within local regulations.
We do have a bathtub’s on 3 sites that can be heated with fire.

We’re pet-friendly! Please note, however, that we are a working farm with ongoing activities and resident animals, including livestock and farm dogs, so all pets must be kept under control at all times. Aggressive, disruptive, or potentially dangerous dogs of any type are not allowed — especially restricted breeds (e.g. Pit Bulls, Bull Mastiffs). Only friendly dogs are permitted, and we reserve the right to ask you to leave if your dog is deemed unsafe or aggressive upon arrival. If you have any doubts, please message us prior to booking.
Also, please ensure kids are supervised at all times, particularly around the river. Lifejackets are recommended.
During your time here, visit the local farm gates in Tumut, Batlow, Tumbarumba, and Adelong for their delicious high-country produce. There are also some beautiful swimming spots and walks to discover in the region, as well as good facilities in town, including the local swimming pool and shopping centre. Enjoy a local brew and bite to eat at the Tumut brewery. Bahwidgee is just 3km from the Tumut town centre - so close you could ride in, or even walk.

Beautiful property, nestled in the Colo Valley, next to the pristine Colo River. We have cleared grassy paddocks, some shady areas, and access to the Colo River, one of the most pristine rivers in NSW.
Our river access is normally shallow, well-suited to young families or those who just want to lay back and enjoy a refreshing dip. Amazing sunrises, sunsets, and stargazing are provided free of charge along with bird watching, local wildlife, and horses in surrounding paddocks.
We offer limited sites to comply with NSW Camping legislation and Hipcamp guidelines and to enable campers to experience the Colo as it should be, listening to the beautiful wildlife and really appreciating the outdoors. Sites are large with varying distance between each to enable you to enjoy the camping experience in your own space.
Both paddock sites and limited river spots are available. If planning to stay with friends and you wish to share a site only 1 booking is required, the sites are large, some up to 30m x 30m.
IMPORTANT: Pets are allowed on a case-by-case basis, with conditions, and a $20 fee applies. Please check with Hosts before booking. Once approved, please add the Pets Extra when booking.

There is no mobile reception or internet access, therefore, providing a true off-grid retreat. Self-sufficient campers are preferred.
There are fire drums available on each site, most with grill plates - subject to RFS bush fire danger ratings on the day.
There are three communal flushing toilets and two awesome hot water showers!
ALL waste is to leave with you!
There are local bush walks through National Parks and great places for mountain bike riding although be mindful of holiday traffic in peak times on our local dirt roads.
Please note: Due to our location bookings may be canceled at short notice in times of bad weather due to flooding, limited access, fire or flood warnings. We trust you will understand we are only looking out for your safety and of course, Hipcamp credits will be arranged.

Canoelands Valley Camping is an easy-to-access camping area with magnificent views through the National Park Valley. There are two allocated camping/van 2WD access zones and three private sites with access via 4WDs/AWDs. Enjoythe privacy and access to walk around the 40 acres.
Located 1.15 hrs from Sydney CBD this is an ideal place for a quick weekend getaway for keen hikers, mountain bikers and nature enthusiasts.
Surrounded by the Marramarra National Park you have a short drive to access the Canoelands Ridge Trail (17kms), Duckponds Ridge Trail, Marrarra Ridge to Smugglers Point Ridge Trail.
We are a short drive to dine at Wiseman Ferry, and only 11 minutes from the local Woolworths. Or enjoy a beautiful walk at Fagan Park in Galston.

Dogs allowed but please let me know first. They will need to be on leash all the time and well behaved. Please pick up after them ANYWHERE they go toilet and also they must be vaccinated. No cats allowed.
A campfire during permitted times is allowed but only in the fire pits. There is loads of dried kindling and small logs around the property otherwise please bring your own. ALL Sites have fire pits.
CHILDREN are to be accompanied by an adult at all times if walking around the property.
Beautiful spot to relax, with loads of wildlife and bird watching.
Please notify the owner before using a drone, or preferably don't.
Please use bins supplied and leave no trace.
* There are 5 allocated camp sites. Two are easy(2WD & Vans/trailers) access and have the direct view through the valley. Three require high wheel clearance vehicles (just small hill to drive up with some rocks), these are more private sites(cannot see the other campers) still with lovely views. Please mention what car you have when booking.
*please note this is not a loud party site, your noise must not disturb any other campers, this includes music. Especially after 9 pm
Please also be mindful at site 1 and 2 of early morning noise.

The property is a 300 acre working farm with horses, cattle and a friendly dog named Wal. Campers are welcome to explore the many walking tracks on the property as well as the bordering national park.
Just a 800 metres from Clarrie Hall Dam, spend your days picnicking and paddling amongst the stunning scenery. The dam is stocked with Australian Bass for a fun day's fishing.
Take a 5 minute drive to Uki a township where you will find an abundance of arts and crafts, weekend markets and a host of alternative/natural therapy practitioners. You'll reach the larger town of Murwillumbah in just 15 minutes and the famous Byron Bay in under an hour.
Explore the nearby Northern Rivers Rail Trail - 24km of trail through working farms, lush rainforest, wide bridges and original train tunnels.

Absolutely loved the trip! The sites are very spacious, right next to a river where you can swim or use the free kayak that are available. (We even saw some turtles)
Getting to the location was very easy to find and the host were very nice. They even have a feed the farm animal where you can interact with a range of different animals ($1pp each day) it was pretty good, great for little kids. There is even a small playground with swings that can keep the small ones entertained.
There’s toilets (pits) but are very clean and looked after. No showers but there is a sink with water. No BBQ but there is a communal area that is undercover. Would recommend for a weekend away!

Mei and John were fantastic hosts that were full of humour and responsive with every question we had! The site was private and quiet at night which made falling asleep very easy. The campground is large and has a private fire pit at each site for campfires. They also have a thoughtful communal area with fridges/freezers and hot showers on site. I would highly recommend them to anyone looking for a campsite on the mid north coast. With their constant upgrades, we can't wait to visit them again!
