Welcome to our land. Brooks Mullahy manages Sunswick Farm’s apiary, which includes 13 bee yards and over 200 hives. A bee yard is a collection of anywhere from 4 to 21 hives in one place, and our yards are located at the farm and on private properties throughout Cayuga, Cortland, and Onondaga Counties. We are busy with our bees and at the same time want to share the wonders of our farm with folks so we are very fortunate to have our neighbors Debbie Kahl and Tracy Yardley manage the HipCamp bookings on our behalf. Debbie and Tracy live very close and will be your contact persons. Either one will be happy to answer your questions and will meet you when you arrive and introduce you to the your camping site. Camp Whitman on Seneca Lake is a residential summer camp operated by the Presbytery of Geneva in partnership with the Presbytery of Genesee Valley. The camp has been in operation since 1954. Prior to that the land was a working farm. The property hosts a summer camp each summer, but the cottages and cabins are available for group and family rentals outside of this timeframe. The property is marked by Seneca Lake on its eastern boundary, Punnett's Pond on its western boundary and streams and ravines on its north and south boundaries. About the Property: Our unique property boasts quiet camping on a beautifully manicured MotoTrials Riding and Obstacle Play Course. 2025 marks our first year offering camping to the public, and we look forward to HipCampers joining us in our unique venue. All 4 camping sites are nestled into the Obstacle course. Trials riders and non-Trials Riders alike will find much to enjoy here. Campers unfamiliar with Trial are welcome to take advantage of a Lesson on one of our Rental Bikes, while the Obstacle Course is also super-fun on foot (for walks or runs), mountain bike, trials bicycle, or for playing with your RC toy! We have night lighting to turn on at your request, even if just to sit in the evening and enjoy the lights reflecting off the pond-We surely do! We are located on NY 38 but our traffic is not obnoxious (Log and Milk Trucks, Farm Tractors and Commuters). It is very peaceful here. Your camping can be as private, quiet and leisurely as you wish. The views and big sky are gorgeous in our corner of farm country. Our small pond (tho not suitable for fishing or swimming) provides entertainment w/ turtle sunbathing raft and lots of nature's visitors. Pets always welcome off-leash with your guidance. About the Trials Riding: Sundays are a practice day or Event day. We host 4 Mototrial Events each season (see below) and if spectating appeals, you can plan your trip to coincide. You're in for a treat if you've never seen these nimble motorcycles do their 'thing'... up, over, and around the obstacles. Events are busy and exciting, but no worries (!) trials bikes are not loud. Riders are friendly and considerate. If spectating not your thing- no worries. Non-event/non-practice days are quite laidback. If Trials riders come here for additional practice (or instruction) it's not loud or invasive, nor interferes with any camper training or play on the course. When riders are here (barring Events or Sunday Practice ), it's typically only 2-4 at once. Multiple activities co-exist nicely, as there is plenty of room for all. There are many days no one is on the course at all (!) and you may have it all to yourself or possibly with another camper. Hope to see you in our slice of heaven! The cabin is located in a remote area of Bear Swamp State Forest. It is about 5 miles from the nearest paved road but has seasonal roads that take you to the cabin. There are many close attractions like Skaneateles Lake and Carpenters Falls. The Cabin doesn’t have electricity or water but we do have a generator available. We do not have a shower or bathroom but we have an outhouse. We do ask people to bring their own gas if you want to run the generator and woods to make a fire. I highly recommend 4x4 vehicles but I been there in a civic and a mini van.

Learn more about this land: A step up from glamping, the "Shack" is a rustic, bohemian 2-story cabin/ art studio on a property that was formerly a train station. The property has 3 cottages on it and is situated across the street from Cayuga Lake in a secret wild garden, but is a 6 minute drive to downtown Ithaca Commons. This cottage is not for everyone. It is a cheap option in a cute, very bare bones cottage. It is best suited for low maintenance, easy travelers who are looking for an inexpensive place to crash after a long day of exploring. Guests who stay in the Shack share the bathroom in the main house with me - the bathroom has a separate entrance from the one I use in the main house. The cabin consists of 2 rooms - the upstairs has a double sized futon and a single futon mattress that can be used for guests, and the downstairs is a lounge/studio area. Note that the bedroom is accesses via a ladder type staircase. Definitely not everyone's cup of tea, but for the right fit it is the perfect home base to explore Ithaca's many spenders, ideally located across the street from Stewart Park and the trailhead to the Cayuga Waterfront Trail. and a short walk to the Stewart Park/downtown bus line and the East Shore swimming beach. Note, there is a cat who lives on the property and he sometimes comes to visit this studio. I see guests inviting him in occasionally to visit. If you're allergic, this isn't a good option for you.

Beautiful location and views! The cabin is so lovely- straight forward but also well equipped with lots of thoughtful touches and art! Loved hanging on the screen-in porch and being able to take a hot shower outside. Sauna was incredible, just takes time and patience :) Air mattress was comfier than I expected too. I hope to return for another staycation in the woods soon!

Cozy and warm A frame! Nice wood stove that is easy to use. The loft bed was comfortable, remember to bring your bedding! We brought a couple strands of twinkle lights and made this magical little getaway perfect. Solar lights illuminate the pathway to the outhouse. We left a candle for the next guests. Enjoy! Very responsive host. I definitely recommend and will likely be back!

This was my second time staying at the little barn on the hill and my first solo trip there. It was a rainy autumn afternoon when I showed up but perfectly cozy inside the hayloft, where I set up my hammock. Laurel got me acquainted with the many new amenities, as they seem to always be making wonderful upgrades to the property. Mike and Laurel's land is the perfect place for me to go when I don't want the hassle of setting up my tent and want a wall and roof and a little electricity. To a tenter, this is a luxurious paradise and I can't wait to return.

Weekend Trip to The Spotted Sandpiper

Spent 3 nights in Glamp 1 in October of 2025. It was 40s at night and rained 2 of the nights, but we stayed warm with the heater (and an electric blanket we brought)! It was dry inside the tent despite the rain. Area is beautiful. Due to weather, didn't spend any time on the lake, but did make use of the shower areas, which worked well - hot water and shower/bathroom walkable from Glamp 1. Kate answered all questions before and during the stay. Shampoo/conditioner and towels provided. Great affordable glamping experience!!

3 nights at Tequila Sunrise: Lakeside Casitas

Great location right on Cayuga Lake for a long weekend getaway! Beautiful and private setting, friendly and thoughtful host! We would absolutely visit again! Las Casitas are comfortable, clean, and cozy - and literally steps to the water! Though we stayed for a few days in October when it was too chilly to go into the lake, this is an ideal spot to swim or drop in a kayak. Susan was a great host and checked in to make sure we had all that we needed! We brought our camping cooking gear to supplement what the cabin offers. Sitting by the Solo stove campfire at night was relaxing, and the porch is a perfect spot for morning coffee! The bed was so comfortable, and a small electric heater that was provided worked well to keep us warm when the temperature dipped lower overnight. Also, we had never used an incinerating toilet before - no issues, easy to use! This spot is private (close to Susan’s cabin but separated by trees) and quiet, while also close to everything the area has to offer - specifically state parks with amazing waterfall hiking (Taughannock is a quick 5 minute drive south, while Buttermilk Falls and Treman are 15-20 minutes south), and cideries and wineries (don’t miss the incredible Finger Lakes Cider House, just 10 minutes north). Likewise, it’s just up the road from Trumansburg and about 15 minutes into Ithaca for more amenities. Thanks again, Susan!

Weekend Trip to Orchard and Gorge At South Hill

Great stay no one bothered us the site was clean and prepped for us when we arrived and there was extra toilet supplies in the pop up potty tent. There is another tent site maybe 50 ft away. It poured the second night and everything stayed dry within the tent. We didn’t get any super amazing views from the lick brook falls trail and the lake Treman loop but it’s been very dry so the falls/lake were very low

Weekend Trip to Schlepp On-Inn

We had a great stay at the RV! Great location and a great deal! The RV is spacious and cozy and the surrounding land is beautiful. We will come back when visiting Ithaca again. Judi gave us a great introduction to camping in an RV since we had never stayed in one before.

The cabin was beautiful. It was neat, clean, and welcoming. The host was friendly and helpful providing us with information about the surrounding area and materials for a fire. The showers and bathrooms were immaculate. We will definitely return.

Weekend Trip to Orchard and Gorge At South Hill

Camping at the cider orchard was a relaxing experience. The bed and raised platform canvas tent offered some comforts of home, but otherwise the site was a typical campsite with a fire pit, picnic table, and chemical toilet. You can see the other site from here if you’re curious. The price was a bit more than other hip camp sites we’ve stayed at for the amenities offered, but the location is convenient near Ithaca which made it worth the price for the weekend. The light that shines through the canvas tent was quite nice, diffused by the white cloth, pretty views of the field from the front door, and it felt safe at night. The nature preserve is literally steps from the site with beautiful trails, which adds to the value of the site, and there were a few finger lakes trail hikers passing by.
