My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you.
I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site.
Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses.
We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray.
We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails.
There are two reservoirs within a 20-minute drive for canoeing or kayaking.
There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

It all started when grandfather Charles B Wright first establish this farm in 1904. He purchased it for its natural springs. In our barn (now home to Gardiner Brewing Company) he had gravity fed water troughs for his cattle. Since then we have slowly switched from animals to tree fruit. You will enjoy rolling hills of fruit trees and fruit gardens along with beautiful views of the Shawangunk Mountain Ridge. We have 450+ acres so it in very private.
As we are a working farm, you can see us driving pass with our tractors or maintaining the orchard around your campsite on occasion. You are welcome to ride your bikes, hike or jog where you will pass ponds and a working farm landscape. Please don’t pick our fruit. If you would like to enjoy the fruits of our labor please visit our farm store open year round on the premises where we sell cheeses, our fresh picked fruit and veggies, local meats, and our famous cider donuts along with other farm products. We also have a farm brewery open 3-7 in our old dairy barn for you to enjoy. Live music Saturdays and Sundays. Minnewaska State Park and Mohonk Reserve are only 10 minutes away. The rail trail is three minutes away. This trail gives you walking and biking access into New Paltz, where there is tons of restaurants and lots of shopping.
Please be aware that during the months of September and October there may be a Pick-Your-Own customer or two walking around picking apples around the campsite area between the hours of 10:00-6:00. You are also welcome to come down to the farm market and purchase bags to pick your own apples in season.

Our small homestead is located in the Walden, Wallkill area. While this isn't deep-woods camping, we're surrounded by trees on three sides and nestled in a rolling meadow that's often filled with wildflowers. It's a peaceful getaway for groups or families as well as individuals. We have 1) 27’ camper and will have 5 tent sites with an outdoor bathroom coming soon!
Our friendly farm animals roam the property, including sheep and chickens. We also have fish in the pond that you can feed, but please don't fish without permission. You're welcome to swim, but please avoid wearing sunscreen, perfumes, or bug sprays that could harm the fish. You might even feel a nibble or two—that's just them saying hello!
We're in the heart of the Hudson Valley, close to wineries, breweries, distilleries, restaurants, and hiking trails. The Gunks are only about 20 minutes away.
Our campsite is designed to help you relax and escape the crowds. While there are homes nearby, you likely won't see them from the site. A private road leads to your own entrance, secured with a combination lock.
We hope you'll enjoy our property as much as we do. We'll do our best to make your stay comfortable and are happy to help with anything you may need.
A fire pit is available, and you're welcome to bring your own firewood or purchase some from us. Fresh eggs and seasonal vegetables are also available for sale from time to time.
As campers ourselves, we think this place is truly special and hope you'll make wonderful memories here. A charcoal grill is provided—just bring your own charcoal.
It's a little bit of glamping while still feeling like camping. If there's anything extra you may need, just let us know before your stay, and we'll do our best to accommodate you.

All lodging sites have heating for your comfort and are available year round! The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night.
Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October.
In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be.
The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience.
Contact us to coordinate for larger group bookings. Please note that a significant portion of county tax/fees and cancellation or change fees may be avoided by booking the base amount of people (4) and at a much later date adding extra guests. Guests NOT occupying canvas tent (lodging) and bringing their own tents should not be paying an occupancy tax but there is no provision for this in the app. We do not want our guests paying taxes -- that benefit no one but useless bureaucracy! Wahl Dairy Farm has been a family run and owned small farm since 1921 when August Wahl moved their family to Callicoon. August was a butcher by trade, and the farm started as a family homestead, raising their own chickens and cows with the help of a few horses and of course August's father who was very handy and could make axe handles and wooden wheel spokes.
The Wahl homestead became Wahl Dairy Farm in the 1940s when August started selling milk, two or four cans at a time, to the creamery. August's son, Vernon, took over the business and built it up; at one point about 100 cows were being milked! Vernon's son Ross took over the farm in 1995 and diversified it. Ross regularly raises chickens and pigs and grows pumpkins, in addition to the 40 or so milking cows currently on the farm (there are also calves and heifers).
The farm is about 200 acres in total, including 15 acres of woods, 15 acres of "hunting" land (deer and rabbits roam free in the scrub), and close to 150 acres in production with pasture and hay. We never feed corn silage! We believe the corn gives the milk a more sour taste (you are what you eat!). We're proud that we've always been in grassland and committed
to raising a mostly grass fed dairy herd, a quality not found in many diary farms today. We're excited to share this place with you!
In addition there is excellent cell phone service on the farm! Great for digital nomads and everyone who needs to stay connected. The site is the second highest point in Sullivan County. Some of the most beautiful views in New York State!

(Autumn is camping season in the poconos, bring blankets and plan hikes for excellent fall foliage)
We have 3 camping locations which you can park near with your vehicle. They are all private camps and out of sight from others.
Our camps sites are for people that like camping in the mountains and near a working farm. Our farm and the community we built is focused on sustainable living with nature, local self reliance, and kindness.
Also, feel free to join us in the fields, request a tour, pet a goat, smell a pig, and check out our DIY home renovation, (built with hempcrete).
Pets should not be off leash unless well behaved and pets should not be left unattended.
truck campers are allowed if they're under 8 feet. No trailers/campers.
Also, if you move rocks to secure tents, please move them back, our mower blades thank you.

Robin's Hood is an open spacious site. It has a table, kindling to pick up, raised copper campfire, walnut trees, and a grassy slope where deer frolic by a dry streambed. Park at the site which is down a gravel driveway.
Lola’s Loop site is private, less open, enclosed in a natural habitat accessible by short path. Metal campfire holder. No toilet or furniture.
The Rocks is shady, lots of wood to burn, firepit, next to a lawn and a natural habitat for animals. Drive to site.
Close to: Appalachian Trail, Long Path, Woodbury Common. West Point , Storm King Art Center, Hudson River, Mineral Springs.

Ugly Apple Farms was started by my Wife and to try to bring fresh organic/permaculture
food to our community. We love to play music and get together with our friends and have been hosting people for some time. We thought that hipcamp could introduce people to our mission and make some extra money to get the farm off the ground.
Ugly Apple Farms is a diverse place. We have opportunities for farm classes, pick your own veggies and more. We also have 1800 feet of access to the Neversink River.
We recommend four wheel drive for some of our sites so please ask about them.
We are an off grid farm with access to some solar for charging. We have tent sites and room for campers. Our camping is primitive but there is access to potable water and sanitation if needed. All extras are first come first serve if not reserved in advance. We love and welcome any questions!

We have also added two new speakers in the upstairs loft, improved the Hickory Ridge Suana, and many more improvements that you'll just have to see!
This is the one. This is the experience that you'll remember for years to come. Welcome to The Record Room - Built directly from our hands and our hearts, The Record Room borders the fine line of camping and glamping, with a wood-fired cedar hot tub and outdoor shower that feeds off a small artesian creek, a sauna tucked within the trees, overlooking scenic ridge, and solar-powered vinyl that plays inside and out across a vast selection of vintage, classic, and current albums.
Back to our small creek, there are plenty of quaint spots to dip your toes. The Monguap River is close enough to see and hear, and the Delaware River is just 2 miles up the road, with rafting, kayaking, and canoeing companies all along it.
A queen Tempur-Pedic bed, as well as an overstuffed futon, will take care of you come nightfall. The outdoor kitchen is built for cooking some real food - a flat-top grill, a single burner, a stainless steel grate grill, cast-iron pans, and all utensils, all powered by propane. A wood stove inside will handle the chilly mornings and brisk nights. We have a pool table under a custom-built pavilion just for your enjoyment. And last but certainly not least, our outhouse, which is maintained by the women of our family.
We also have a nearby waterfall, which is as close as a three-minute drive down the road. The Hawks Nest lookout is under 10 minutes away. We recommend downloading a trail finder app, as once you arrive here, there will be zero service or wifi. Since we only have one bed and one futon, only four individuals can sleep comfortably, but we also have a couple of spots for your friend circle to set up some tents. Our mission is to get people back into the life we feel so disconnected from nowadays, and we provide the space to be able to do so.
We highly recommend the firewood package, as it makes life much easier, unless you plan on picking through the woods on your property (which we totally support!)

When we arrived at the campsite, they had set up everything beautifully. We started putting up our tent, while some of our friends started grilling and others made rice over the fire pit. There were 11 of us in total. While we were having a snack, it started to thunder and lighten. And then, the rain and heavy winds started. The storm hit so hard that all our tents were blown away, and huge trees were falling down on both sides. All of us sheltered in a pop-up canopy, but that one blew away too. We were all screaming, scared, and didn't know what to do. A half-broken tree was hanging right above our car. Luckily, we were able to move our cars. However, the roads were blocked by big trees, so we couldn’t leave. The host came to see us, and we told him everything that had happened. He cleared the road right away. The host gave us some options: if we leave they would refund us, but if we stayed, they would clear everything up. We decided to stay because most of the guys had been drinking, so even if we left, it wouldn't be safe to drive. We asked if there was another spot with an open space because we didn't want to stay in the same place. The host and a lady came over—we unfortunately forgot to ask her name. She showed us a big, open area where her kids usually play. They set up five new tents with air mattresses for us. They really did everything they could to help. They had even made a new fire pit, put chairs all around it, and got us a propane grill with an extra tank

Sam & Melissa’s property is beautiful, serene and very nicely maintained. The sites are nicely secluded from one another & ours was perfectly situated under an enormous oak right at the river’s edge. They also were super thoughtful and responsive to our requests for extras (firewood). We have an awesome start of summer camping get away here & will definitely be back and highly recommend!

It is such a joy visiting Kathy’s property. You will love how private your camping experience is, and how detailed and thoughtful everything is, from the outhouses to the trails, pond, waterfall with wading pool, and more. Each of her sites is secluded enough to feel comfortable yet close to the outhouses/trails/water. Lastly, Kathy is a wonderful host!!!

I had an amazing stay at Riverside Farm, Site 3. The property is beautiful and very well kept, and the campsites were incredibly clean. I spent my days just sitting right by the river, which was peaceful and perfect for watching so many different kinds of birds. The grounds also feature great mowed paths that made exploring the area easy and enjoyable. It was wonderfully quiet at night, allowing for a great night's sleep. To top it off, the hosts were fantastic; I ordered firewood, and they delivered it right to my site the moment I arrived. I highly recommend this spot for a scenic and relaxing getaway.

Beautiful, secluded property in Jim Thorpe, PA. Scott got our crew all settled in and gave us a thorough overview of the site, the land and what not to miss—the amazing waterfalls on the property. Multiple marked hiking trails on the property offered various levels for your hike.
We set up camp and started to explore. There’s a rushing stream running at the bottom of the site that was almost a trail of its own for the teenagers with us as they bounded rock to rock downstream. The site itself is not a true drive in as we had to leave our cars at the to pad and walk gear down. Like most campers, we have our own gear, but Scott and Tina had most of what we needed right there on site.
We trekked to the waterfalls the next day which were less than a 1/4 mile away. The falls were beautiful, the water was cold , and there were plenty of photo ops and decks to relax and watch/listen to the Bear Creek Falls. The rope bridge and trails near the falls were challenging enough to make a morning of it.
Or next hike later that day was on Scotts Scoot which took us on a memorable encounter with a large black bear. My Doberman didn’t know if she was looking at another dog or not. At about 300 lbs +, the black bear ambled away as my dog looked at me wondering what she just saw. My daughter and her friends were excited at the encounter.
Jim Thorpe for ice cream (and a beer at Molly Maguire’s) rounded out our day.
Scott was attentive and kind as a good host should be.

Could’nt have had a better experience here! So easy to get to even though it’s pretty far off roads. We enjoyed the waterfall and plunge pool 10 minutes from our campsite. Great view of the stars, so quiet and relaxing, will be returning in the future! Kathleen is so kind, I had a great time with my friends❤️

stayed at The Gypsy Rose site with my partner for 2 nights. adorable spot on beautiful land! firewood avail for purchase on site, portos are scattered between sites for easy use & are super clean! we took a short hike on the land to the smaller waterfall & enjoyed the creek! rainy the first 2 days we stayed but still enjoyed our time in the little gypsy caravan. sunny & gorgeous the last day. we want to visit again, sites 9 & 10 & also the medieval site were calling out to us!

Great experience! Lots of shade, a composting toilet close to the site for easy access, private and spacious site. Cute waterfall on the property about a 10 minute walk through the woods. Only downside is mosquitoes- bring bug spray! The access road is gravel and a bit rough in places, but if you go slow and carefully, it’s fine!
