A former farm now a 150 acre forested retreat. Mt Ascutney, a 3500' monadnock is to the north and view in excess of 60 miles to the south. Phone numbers on the wall of the cabin. The road has gotten quite rough with all the wet weather. 4wd with ground clearance is recommended. Total trip from our house is 320yd if your car is not up to the trip in. Curl up in front of the fire and relax. Marsh Billings farm museum in Woodstock has lots of Vermont Country store is close and Woodstock has unique shopping. Spacious one room camp, bunk bed, dinning table, and chairs. Sweeping view to the South. Swimming pond 5 minute walk. LP burner and some cooking utensils. Wood stove for those chilly nights. No electricity but LED battery lighting. l. Note that we do not charge a cleaning fee like some sites. We appreciate our guest leaving the camp as found. So far so good! Camp has the following: LP 2 burner cook top, pots and pans, dishes, flat ware, some spices and such. Fresh clean water will be at the camp when you arrive. The furnished jugs have been cleaned. If you still wish to bring your own drinking water please do so in reusable jugs. We are trying to limit plastic use. NOTE: Using GPS, Google map, or other device our address may come up as Perkinsville, Ascutney, or even Springfield even though the town is Weathersfield. Check the map and just confirm that Center Grove Rd is shown or called out as off of Weathersfield Center Rd. Firewood for the outside fire pit is available under extras. However if it has rained or raining you may want to bring kindling wood. We now have slab wood for sale if you do not want to rummage for wood in the forest PLEASE BRING YOUR OWN KINDLING WOOD FOR THE STOVE. Chunk wood is furnished for the inside stove. There is a splitting maul, snow shovel, and hatchet Check in and out times are flexible if no one is booked on either side. We have a level 2 EV charger listed under extras. And last but not least if wedding bells are in your future your host is a Justice of the Peace and can perform wedding services!

Thank you for a great 2025 season, as our 6th season closes, we still maintain a few sites for late Fall/early Winter (tent & van/camper sites)! Enjoy the Vermont Countryside year round. Our farm is nestled along a country road between several other farms, mostly horses and a special needs/therapy farm, we are hobby farmers/homesteaders. We have three sites open anytime, during camping season (depending on weather), either all three tent camping sites or a mix of one or two for camper vans & small trailers (into late Fall/early Winter). The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. These buildings are found in what is considered the historic Center; shop for great local products at the Guilford Country Store, visit the charming Free Library, or even see some of the exhibits at the Historical Society Museum to learn more about the area and its history. Beyond the town center, venturing through the rest of Guilford will enable you to see the beautiful Vermont landscape.

We ask that food is secured in your vehicle and not brought into the bell tents, for your own safety. We do have a basket of safety equipment in each tent. The basket contains bug spray, bear horn, simple first-aid kit, fire extinguisher, and a flash light.

Very quiet area with lots of wildlife and ponds and disc golf. Very quiet with great swimming and lots of hikes right from your sites. 2 of the Brookside Sites (Wishbone Left and Right) are close by (2.7 miles) where we have another 1/2 mile of river frontage and can handle bigger groups as Conservation land on Sunrise Farm only allows 4 campers per site. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive. Always WISE to arrive When LIGHT out as we do not live at the site and are not able to show guests to their sites as a result.

Enjoy the sounds of nature when you stay in this unique place. Imagine all the amenities of a campground, but you scored the only site on a 500 acre working maple syrup farm. Its a 10 minute uphill walk from your car. We have a wagon for you to shuttle your gear if needed and for an additional fee we can shuttle your gear up to the site based on host availability. We provide the tent, cots with insulated mattress, outhouse, and water for the outdoor kitchen. For an additional fee we will also provide sleeping bag with liner, and pillows for up to 4 guests. The tent has room for 4 people, if your group number exceeds 4 you will need to bring an additional tent and sleeping gear. We have 2 single and 1 queen size cot. To fit 4, the single cots will need to transition into bunk beds. There is plenty of hiking and back country skiing right outside the door. At the base of the driveway there is a popular river suitable for swimming, paddling and floating. We are close to multiple mountain biking trails, local restaurants, breweries and are just off the long trail.

Fox Farm is located on 8 magical acres in eclectic Brattleboro, VT. Pitch your tent in a sacred private white pine forest or closer to the trail-head with access to a charcoal grill, a huge fire circle and a picnic table. If you prefer a roof over your head, check Fox Farm Cottage @ Fox Farm. Located ideally on a trail-head that leads to the West River Trail (a 36-mile scenic trail through the West River Valley – eventually linking Brattleboro, Dummerston, Newfane, Townshend, Jamaica and South Londonderry) and the West River, offering opportunities to hike, fish, swim, ski, snow shoe and bike. The Marina Bar and Restaurant is a 2 mile hike or bike ride from the camp site (via the West River Trail) and is a fun way to see the beauty of Vermont and partake in some excellent indoor/outdoor dining with views of the water. Currently there are two areas available to campers; The Pine Forest and the Council of the Elders. The Pine Forest is a shaded circular area that is very spiritual and quiet. There are currently 3 camp sites in the Pine Forest. The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders. I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs. Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making. In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe. Some come for privacy and solitude, which has not been an issue thus far. All in all the energy is upbeat and folks make friends along the way- me too! Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do. For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail. The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience. Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

Due to our location on the river, you will undoubtedly see beavers, geese, ducks, blue heron and other waterfowl. If you're lucky, you might spy the family of river otters, a deer, turtles, and wild turkeys. The Enosburg Golf Course is 5 minutes away. Jay Peak Resort and Smugglers Notch are both about a 35 minute drive. Lots of mountains to climb and trails to hike within minutes. There are several local swimming holes nearby. This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Check out the 968 acre wildlife management area that abuts the property. Plenty of trails through the woods leading to Wolcott Pond and hidden beaver huts and dams. Children 12 and under no charge. The road has gotten quite rough with all the wet weather. 4wd with ground clearance is recommended. Total trip from our house is 320yd if your car is not up to the trip in. Curl up in front of the fire and relax. Marsh Billings farm museum in Woodstock has lots of Vermont Country store is close and Woodstock has unique shopping. Spacious one room camp, bunk bed, dinning table, and chairs. Sweeping view to the South. Swimming pond 5 minute walk. LP burner and some cooking utensils. Wood stove for those chilly nights. No electricity but LED battery lighting. l. Note that we do not charge a cleaning fee like some sites. We appreciate our guest leaving the camp as found. So far so good! Camp has the following: LP 2 burner cook top, pots and pans, dishes, flat ware, some spices and such. Fresh clean water will be at the camp when you arrive. The furnished jugs have been cleaned. If you still wish to bring your own drinking water please do so in reusable jugs. We are trying to limit plastic use. NOTE: Using GPS, Google map, or other device our address may come up as Perkinsville, Ascutney, or even Springfield even though the town is Weathersfield. Check the map and just confirm that Center Grove Rd is shown or called out as off of Weathersfield Center Rd. Firewood for the outside fire pit is available under extras. Our farm is nestled along a country road between several other farms, mostly horses and a special needs/therapy farm, we are hobby farmers/homesteaders. The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. These buildings are found in what is considered the historic Center; shop for great local products at the Guilford Country Store, visit the charming Free Library, or even see some of the exhibits at the Historical Society Museum to learn more about the area and its history. Beyond the town center, venturing through the rest of Guilford will enable you to see the beautiful Vermont landscape.

Very quiet with great swimming and lots of hikes right from your sites. 2 of the Brookside Sites (Wishbone Left and Right) are close by (2.7 miles) where we have another 1/2 mile of river frontage and can handle bigger groups as Conservation land on Sunrise Farm only allows 4 campers per site. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive. Currently there are two areas available to campers; The Pine Forest and the Council of the Elders. The Pine Forest is a shaded circular area that is very spiritual and quiet. There are currently 3 camp sites in the Pine Forest. The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders. I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs. Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making. In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe. Some come for privacy and solitude, which has not been an issue thus far. All in all the energy is upbeat and folks make friends along the way- me too! Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do. For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail. The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience. Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Check out the 968 acre wildlife management area that abuts the property. Plenty of trails through the woods leading to Wolcott Pond and hidden beaver huts and dams. Children 12 and under no charge. Our property is nestled in the foothills of the Mad River Valley, close to the headwaters of the river. The property is composed of wetlands, agricultural meadows, old apple trees, and hardwood forest with 700 feet of elevation. Its a 10 minute uphill walk from your car. We have a wagon for you to shuttle your gear if needed and for an additional fee we can shuttle your gear up to the site based on host availability. Gorgeous location! What a cool spot. Directions brought us right up the road that runs between the two main houses- Your classic white antique farmhouse on the left & the newer house on the right. Just past the house & down around back, we loaded up 2 big bins of firewood & headed down the hill to the campsite entrance on the right. There are 2 ponds along the road where RV's & vans can park, no fire pits, & kind of out in the open for us. The lower pond & camp site was lovely, but little tricky to get our little schoolie parked in close to the fire pit area, plus it was a bit wet & mushy, (understandably, in late November) so we decided to walk down & see if there was a dryer option. We found a few more drive-in campsites each with picnic tables, fire pits, a little outhouse & level, nicely woodchipped, tent spots. It's all pretty obviously marked with painted signs & little solar lights. Its adorable. We parked our bus down there since it was cold as heck & we wanted to be very close to a bonfire! This area was also more private, in the edge of the woods under the trees. We had the whole place to ourselves. We had a huge bonfire, while it lightly snowed. Beautiful.

Wonderfully warm and curated cozy cabin! It was a wet, chilly, late fall weekend and we were so comfortable in Robbin’s tiny house. Everything was just as described and we likewise had everything + more we needed. Really enjoyed the sound system and super appreciated the ample water provided. Love the added space of the lofted bed. The pull down ladder went with the overall fun, creative vibe of the spot. Would absolutely recommend and stay again!

A beautiful well maintained campsite. Kathy and Tim were very friendly and helpful. The eggs they gave us on arrival were delicious and there was plenty of firewood for us to burn on the cold October nights. Everything was immaculate and clean, especially the out house with some luxury touches. All the extra details show how much they care about their guests camping experience. The property was fun to explore as well as visiting all the animals on the farm. Easy to explore the area from their place, loved the small town general stores and local creameries. Look forward to visiting in warmer weather.

We had a great time at the pond view campsite! Anthony was so kind and helped us bring all of our gear up and brought firewood up to us several times. The pond view was a little less dramatic than we were expecting but it was still a beautiful area and very private. Another note is that it was just us two single girls this weekend and we felt very safe. It was nice to know there was a family nearby if we needed them. All in all, we definitely recommend this site and would come back!

I enjoyed my stay at the Burke Backyard Bell Tent! I met Deste briefly and she was friendly. The town of East Burke is only a few minutes away and there was super easy access to lots of incredible mountain biking. While you have to walk from the driveway past the house to get to the tent, once you are there it feels pretty private and spacious. It was clean and there were some cute solar lights. The only thing I would improve is the bathroom situation, which is a pretty simple Boxio set up which I didn't find the most comfortable.

It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing. Most will have cell service at the sites or there is a free public Wi-Fi in Wilmington center. Private yet convenient to Downtown Wilmington, VT. Located between the Harriman reservoir and Lake Raponda, both great for boating, fishing and swimming. As well as the Deerfield River across the street, which runs through town. There is a public hiking trail that goes through the property. It goes from the Fairview ave. boat launch in Wilmington, all the way up to West Dover. You can access this at the back of the site. The sites are only a minutes drive from downtown Wilmington, or you can hike/bike there on the trail (approx 15 min). In Wilmington there is plenty of shopping, gifts, coffee, restaurants, gas, liquor store. I also have dry, split firewood available for $10 on site. Please don't bring your own unless it is prepackaged from shaws or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...

Lake Champlain

Most Vermont state parks are open from Memorial Day weekend through Labor Day weekend, although some parks are open through the second Monday in October and others open earlier and stay open later. Fall is especially lovely, when the leaves turn vibrant shades of red, orange, and yellow—catch the show in late September in the northern part of the state or mid-October in the south. Ski season typically runs from December through March.

Know before you go

  1. Vermont State Park reservations can be made up to 11 months in advance. Reservations can be made online, by calling the state park's reservations center, or by calling the park directly (during open season).
  2. Many Vermont State Parks have "lean-to" campsites featuring a 3-sided structure that can shelter campers from wind and help keep gear dry. Some campers set up tents inside the lean-to, and others just use it for cooking and staying dry. 
  3. Some Green Mountain National Forest and Groton State Forest campgrounds can be reserved ahead of time online. Plenty of first-come, first-served campsites are also available.
