No electricity but LED battery lighting. l. Note that we do not charge a cleaning fee like some sites. We appreciate our guest leaving the camp as found. So far so good! Camp has the following: LP 2 burner cook top, pots and pans, dishes, flat ware, some spices and such. Fresh clean water will be at the camp when you arrive. The furnished jugs have been cleaned. If you still wish to bring your own drinking water please do so in reusable jugs. We are trying to limit plastic use. Since that time, a good portion of the apple trees has succumbed to disease and crowding by native and invasive species, though many continue to thrive and produce fruit—supporting a healthy and diverse wildlife population. Resting benches are placed seasonally at the lakeshore and along the far meadow path. Swimming is not recommended, but access for experienced kayak and canoe users is available. Our shale beach is a picturesque, relaxing, and history-rich spot to while away the hours in your camp chair. Birders will enjoy an abundant variety of shore and inland species. Our land management objectives include conservation, forest restoration, and agriculture—fostering refuge and recovery for the land and its inhabitants: plants, pollinators, wildlife, and humans alike. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. The campsite is roughly 10m x 30m (30' x 100'), large enough for several tents or a small camper/RV. It is accessed by a sloped 50m (about 150') gravel driveway. The narrowest part of the driveway is 2.6m (about 8.5 feet). There is a 3m x 3m (10' x 10') tent platform and a large picnic table. Firewood is provided. Near our home about 120m/400 feet away through the trees but relatively private. Within a short pedal or drive to some of the best mountain biking and hiking Vermont has to offer, 15 minutes to Richmond and Hinesburg, and just a half hour to Burlington. Electricity on site, primitive fire pit, but no other facilities, so ALL waste must be packed out. We have a bucket commode to loan if you don’t have your own.

This off the grid cozy family owned cabin is located in the town of Sunderland, Vermont. Surrounded by hundreds of acres of national forest, campers can enjoy the sounds of a swift stream flowing nearby, birds chirping in trees, and the rustling of leaves and branches in the breeze. This mountainous area has a rich array of wildlife, meadows, trails, and only a few miles away from the Battenkill River, a tributary of the Hudson River of New York. Once inside you’ll find a small kitchen and dining area complete with a wood burning stove for those cool Vermont nights. The sleeping area offers four generously-sized bunks, a loft area, and a queen futon. Enjoy the peace of nature with a cup of coffee on the porch, but don’t forget to cap off the night with smores around the fire pit! Access to Vermont’s Long Trail System is nearby, with its 272 mile footpath and 166miles of side trails. This offers endless hiking opportunities for the day-hiker, weekend overnighter and extended backpacker. The Long Trail follows the main ridge of the Green Mountains from the Massachusetts-Vermont state line to the Canadian border, crossing Vermont’s highest peaks. As for the daily adventures, take a drive to surrounding ski resorts, including Bromley Mountain being just 15 miles from the property, where you can enjoy various activities year-round. Take a 10 minute drive to visit Mount Equinox Skyline drive where you’ll take in incredible views. Just past Mount Equinox is The Village of Manchester, which is home to the famed Equinox Resort and Spa. In Manchester, guests can enjoy everything from shopping & dining to outdoor classes for ATV driving and fly fishing!

Very quiet area with lots of wildlife and ponds and disc golf. Very quiet with great swimming and lots of hikes right from your sites. 2 of the Brookside Sites (Wishbone Left and Right) are close by (2.7 miles) where we have another 1/2 mile of river frontage and can handle bigger groups as Conservation land on Sunrise Farm only allows 4 campers per site. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive. Always WISE to arrive When LIGHT out as we do not live at the site and are not able to show guests to their sites as a result.

Learn more about this land: Texas Hill Brook camp site The Texas Hill Brook site is a flat, wooded campsite on Texas Hill Brook in Huntington. The campsite is roughly 10m x 30m (30' x 100'), large enough for several tents or a small camper/RV. It is accessed by a sloped 50m (about 150') gravel driveway. The narrowest part of the driveway is 2.6m (about 8.5 feet). There is a 3m x 3m (10' x 10') tent platform and a large picnic table. Firewood is provided. Near our home about 120m/400 feet away through the trees but relatively private. Within a short pedal or drive to some of the best mountain biking and hiking Vermont has to offer, 15 minutes to Richmond and Hinesburg, and just a half hour to Burlington. Electricity on site, primitive fire pit, but no other facilities, so ALL waste must be packed out. We have a bucket commode to loan if you don’t have your own.

Our property is nestled in the foothills of the Mad River Valley, close to the headwaters of the river. The property is composed of wetlands, agricultural meadows, old apple trees, and hardwood forest with 700 feet of elevation. All structures on the property are solar-powered and a rainwater system feeds the sink in the outdoor kitchen. There are a handful of individual camp sites available in the spring, summer and fall, as well as a communal outdoor kitchen with lighting, a fire pit, a stone pizza oven and a sitting/yoga deck. We also offer more of a "glamping" experience in our 14 ft yurt, which comfortably sleeps 2-3 people with wood stove heat and a solar battery for lighting. We love sharing this space with others and offering a rustic forest getaway.

But no worries the cabin is comfortably private. There is no electricity at cabin. You should have phone reception but no wifi available. This area of Vermont has snow all winter, and mud in the spring. I do my best to keep the driveway clean and most of the time there are no issues but ideally you would want 4WD and snow tires. Weekend Trip to Riverside Retreat and Tiny Cabin

Wonderfully warm and curated cozy cabin! It was a wet, chilly, late fall weekend and we were so comfortable in Robbin’s tiny house. Everything was just as described and we likewise had everything + more we needed. Really enjoyed the sound system and super appreciated the ample water provided. Love the added space of the lofted bed. The pull down ladder went with the overall fun, creative vibe of the spot. Would absolutely recommend and stay again!

2 nights at Vermont Rustic Retreat

The view is beautiful! We were lucky to have arrived after a few inches of snow had fallen and it stayed on the trees the whole time we were there-it was absolutely gorgeous! We saw deer cross the road, heard owls and coyotes. Trails at the end of the road. As it states the cabin is small but Kathleen made excellent use of the space and 2 adults in there was just fine. Very cozy, more than enough wood to keep the woodstove going and have campfires. Everything you need is already provided. Was cloudy when we were there but on a clear night it would be a fantastic place to stargaze. Kathleen was a wonderful hostess. Very accommodating, very responsive and just a sweetheart all around.

Weekend Trip to Bent Apple Farm

We enjoyed the horse run in! The run in was clean and had everything we needed. Very much enjoyed the wood burning stove, hot tub, and fire pit. We found the dvd player, books, and record player charming. The farm is beautiful and we enjoyed the town of Londonderry. While the listed rules were a bit overwhelming, Ben and Loana were very kind and hospitable and easy to deal with (it was only surprising bc the rules had set a bit of a different tone). I would highly recommend.

The area is right in the middle of the forest which made for a fun drive and just a beautiful landscape. We got unlucky that the first night was uniquely cold and windy but the host was so great at trying to accommodate and keep us warm. She was very available and considerate. I would highly recommend this place for the scenery and the host!

Weekend Trip to Rooted Acres Farm

We had such a lovely stay here! The host was incredibly responsive to all our questions, and the cabin was exactly what we were looking for. It came with a portable heater inside that kept us warm at night (just remember to turn on the gas outside first!). Without proper winter clothing, it might be a bit chilly to stay here during the colder months, but we went toward the end of October and it was still perfect! And the hot tub!! Such a clever and wonderful addition! Just a heads up: you’ll need to build a strong fire to get it hot within about 3 hours, and you’ll likely want to make two fires - one for the tub and another to sit back and enjoy. Be sure to bring lanterns, as it gets dark pretty quickly once the sun sets. Even though we had cloudy skies, we could tell that on a clear night the stargazing would be incredible. The cabin is well-equipped with dishes and running water for light cooking, brushing teeth, etc. There’s also a small convenience store about 8 minutes away on the main road. Overall, we would highly recommend this place. We had a fantastic time and will definitely be returning!

Weekend Trip to Vermont Rustic Retreat

We loved staying at Kathleen’s place! The cabin is very private, feels completely safe, and the view is fantastic. Everything was very clean and nicely organized, and the minute you arrive you have everything you need. Even though the weather was cold, we stayed cozy and warm thanks to the wood stove, which was surprisingly efficient. The kindling and firewood were fully stocked as well, making the stay easy and comfortable. A wonderful experience overall! Thank you:)
