I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

We offer a parking spot at night to have a quick safe place to stay. We do not allow the camper to stay multiple continuous days without leaving as you must leave during the day time, but are welcome to return at night. ---shower is only available if our office is open when you arrive----- ---We sometimes have Buses leaving or returning to our facility late at night, so just know you might hear a large bus pulling in late at night. ---PLEASE DO NOT block our Iron Gate with the H on it, or stick out into the entrance of the facility. If you stick out too far, you need to park North to South , which is parallel to the wood fence with the customer parking signs on it. You can block the handicap signs also if needed. You are also welcome to park in between the building and the front garden bed area as well if you prefer. The ground is not too level there, so you will need to level your rv. This is mountain living so take care when on the property. Lots of uneven ground around the property. The views are spectacular but with that comes the risk of a windy day once in a while too. COLORADO WINTER TRAVEL: There is a possibility of snowy roads anytime from September through March. It's such fickle weather. One day can be sunny and 50 degrees and the next day a 6-inch snowfall. Generally, the roads clear up within a day or two of a snowfall so the impact isn't too troublesome. If you rent our place in this time frame, good all season tires are advisable. Our driveway is fairly flat and the county road to the house is plowed often. If there is a snowfall during your stay, we will have the driveway plowed out if we get more than 4 inches of snow and after the snow has stopped falling. If a snowfall lasts more than a single day, we may have it plowed out each day of a snowfall if more than 4 inches accumulate. Use caution during any snowfall as ground can become unexpectedly slippery. Message us if you have any issues.

40 acre property overlooking 11-mile reservoir. This property currently has a well drilled and a fire pit installed. More being added regularly. Wildlife in the area are Antelope, Cattle, Elk, Deer, and a large herd of Big Horn Sheep live in the hills to the north of the property. Surrounded by Stoll Mountain, Pulver Mountain, and Puma ridge this is a great open location for RV, Bus, Sprinter, Van, or Tent camping. This area is a 10 minute drive to multiple reservoirs and the Dream Stream which is some of the best fishing in Colorado. Boats, rafts, etc are allowed on different reservoirs. Perfect spot for the night. You’re literally in front of Red Rock Canyon, nice surprise to wake up to! Felt safe. There was a street light on all night, but didn’t bother us too much with blackout curtains. Would recommend.

Our second annual father/son camping trip was a huge success. We had the whole property to ourselves. Each year our favorite part is exploring the boulders at the top of the property. The dozen or so turkeys that wandered through the property was the icing on the cake!

It was a great place to sleep for the night. Definitely felt safe. I travel with my dog who is alert at every noise. I was aware of the tour busses on the weekends…apparently my dog was not. They were great! If you are a person who travels alone this is an awesome place to stay for a wonderful price. If we are coming through again I will absolutely pick this spot.

My family and I loved camping at Stephanie's Sunrise Campsite. We chose Site 1 from the reviews and it didn't disappoint. It was private and had spectacular views. The bathroom facility was clean and was thoughtfully stocked. We even had a surprise visitor in the morning, a majestic buck exploring. We would love to come back again in the spring.

This is a warm and welcoming hostel in a motel setting. Great communal spaces. Happy, friendly staff and guests. What's not to love? For Van Campers, there are a few small spaces that can be a tight fit to squeeze into if you're over 20' long.

Weekend Trip to K-Bar Ranch

Stayed here in mid-October at the Boondock Tent Site, which is a large area of heavy gravel that is quite level on top of a little bit of hill. Given the exposure, we were subjected to some hellacious winds for the first day and a half, which isn't unusual in the mountains, but the flip side of that is some great views. The ranch has a large corral area nearby with the cutest cohort of goats, mini-donkeys, a horse, and two Great Pyrenese guard dogs, one of which roamed the property and was super sweet and friendly, but well trained enough to leave you alone if you told it too. We appreciated that the animals were kept in their own space, as we've stayed at other ranches where the animals ran amok through our campsite at all hours of the day and night pooping all over the place. This is much better! While we didn't use the common area a ton, there was a propane fire there and some cornhole games. Guffey Gorge was a nice hike. The town is tiny but charming, and Canon City isn't too much of a drive either. Generally speaking, we enjoyed our stay there and would definitely do so again.
