Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc. It is first come first serve with the sites. Two that are near trees for large RVs. One up higher works for pull thru trailers. Plenty of room in the pasture. I just got my first negative review referring to it being dry prairie land. Some pictures are from late last summer.. We haven’t had enough rain yet for it to green up. Also it can be windy.

This is mountain living so take care when on the property. Lots of uneven ground around the property. The views are spectacular but with that comes the risk of a windy day once in a while too.
COLORADO WINTER TRAVEL:
There is a possibility of snowy roads anytime from September through March. It's such fickle weather. One day can be sunny and 50 degrees and the next day a 6-inch snowfall. Generally, the roads clear up within a day or two of a snowfall so the impact isn't too troublesome.
If you rent our place in this time frame, good all season tires are advisable. Our driveway is fairly flat and the county road to the house is plowed often.
If there is a snowfall during your stay, we will have the driveway plowed out if we get more than 4 inches of snow and after the snow has stopped falling. If a snowfall lasts more than a single day, we may have it plowed out each day of a snowfall if more than 4 inches accumulate.
Use caution during any snowfall as ground can become unexpectedly slippery.

I, for myself, my heirs, executors, administrators, assigns, or personal representatives (hereinafter collectively, “Releasor,” “I,” or “me,” which terms shall also include Releasor’s parents or guardian if Releasor is under 18 years of age), knowingly and voluntarily enter into this WAIVER AND RELEASE OF LIABILITY and hereby waive any and all rights, claims, or causes of action of any kind arising out of my participation in the Activity.
I hereby release and forever discharge Clint, Amy, and Teresa Standiford (Standiford Ranch LLC) located at 1225 Fox Farm Road, Larkspur, Colorado 80118, their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors, and assigns (collectively “Releasees”), from any physical or psychological injury that I may suffer as a direct result of my participation in the aforementioned Activity.
I am voluntarily participating in the aforementioned Activity at my own risk. I am aware of the risks associated with participating in this Activity, which may include but are not limited to physical or psychological injury, pain, suffering, illness, disfigurement, temporary or permanent disability (including paralysis), economic or emotional loss, and death. I agree to assume all costs involved in my medical treatment and to indemnify, save, and hold harmless the Releasees from any loss, liability, damage, or cost, including bodily injury or death.
I understand that my access and the access of any members of my party are limited to our designated camping area also referred to as campsite which is marked with a designated number(s). We are prohibited from entering any other areas of the property without express permission and must be accompanied by an authorized member of Standiford Ranch LLC. This restriction applies to all members of my party, including but not limited to family members, guests, and any other individuals who accompany me. I acknowledge that any violation of this rule may result in immediate removal from the property and potential legal action. I agree to inform all members of my party of this restriction and ensure their compliance and will not hold Standiford Ranch LLC liable for any unintended or unaccompanied use of the property.
I understand that myself and my party are financially liable for any damages, injuries, or loss as a result of our actions, intentional, negligent, or otherwise. This includes all property, equipment, tools, structures, trees/agricultures, residents, guests, campers, or animals, whether intentionally or as an act of negligence. This includes any unauthorized use of the property including such as hunting, hiking, climbing, illegal dumping, or pollution.
I understand that myself and my party must have insurance for any and all vehicles brought onto the Standiford Ranch property to cover any accidents and damage to vehicles caused by fallen trees.
In the instance of a dispute arising between the user(s) and Standiford Ranch LLC, both parties agree to seek arbitration as a means to resolve such disputes. The parties shall agree on a single neutral arbitrator to conduct such counsel. If the parties cannot agree on a single arbitrator, they will each select one arbitrator who will then agree on a single arbitrator to resolve the dispute. The arbitrator will under no circumstance be allowed to modify or change this limitation of liability agreement. Furthermore, the arbitrator’s decision shall be final, and the user(s) will be responsible for all fees incurred during the arbitration. Any disputes will be handled in Colorado court.
I agree that in the event of any injury or loss of life arising out of my participation in the Activity, including the event of negligence on behalf of Amy, Clint, and Teresa Standiford (Standiford Ranch LLC), the total damages to which I, my heirs, executors, administrators, assigns, or personal representatives may be entitled shall not exceed $10,000.
I HAVE READ THIS RELEASE AND WAIVER OF LIABILITY, ASSUMPTION OF RISK, AND INDEMNITY AGREEMENT. Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc. It is first come first serve with the sites. Two that are near trees for large RVs. One up higher works for pull thru trailers. Plenty of room in the pasture. I just got my first negative review referring to it being dry prairie land. Some pictures are from late last summer.. We haven’t had enough rain yet for it to green up. Also it can be windy.

This is mountain living so take care when on the property. Lots of uneven ground around the property. The views are spectacular but with that comes the risk of a windy day once in a while too.
COLORADO WINTER TRAVEL:
There is a possibility of snowy roads anytime from September through March. It's such fickle weather. One day can be sunny and 50 degrees and the next day a 6-inch snowfall. Generally, the roads clear up within a day or two of a snowfall so the impact isn't too troublesome.
If you rent our place in this time frame, good all season tires are advisable. Our driveway is fairly flat and the county road to the house is plowed often.
If there is a snowfall during your stay, we will have the driveway plowed out if we get more than 4 inches of snow and after the snow has stopped falling. If a snowfall lasts more than a single day, we may have it plowed out each day of a snowfall if more than 4 inches accumulate.
Use caution during any snowfall as ground can become unexpectedly slippery.

I hereby release and forever discharge Clint, Amy, and Teresa Standiford (Standiford Ranch LLC) located at 1225 Fox Farm Road, Larkspur, Colorado 80118, their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors, and assigns (collectively “Releasees”), from any physical or psychological injury that I may suffer as a direct result of my participation in the aforementioned Activity.
I am voluntarily participating in the aforementioned Activity at my own risk. I understand that my access and the access of any members of my party are limited to our designated camping area also referred to as campsite which is marked with a designated number(s). We are prohibited from entering any other areas of the property without express permission and must be accompanied by an authorized member of Standiford Ranch LLC. This restriction applies to all members of my party, including but not limited to family members, guests, and any other individuals who accompany me. I acknowledge that any violation of this rule may result in immediate removal from the property and potential legal action. I agree to inform all members of my party of this restriction and ensure their compliance and will not hold Standiford Ranch LLC liable for any unintended or unaccompanied use of the property.
I understand that myself and my party are financially liable for any damages, injuries, or loss as a result of our actions, intentional, negligent, or otherwise. This includes all property, equipment, tools, structures, trees/agricultures, residents, guests, campers, or animals, whether intentionally or as an act of negligence. This includes any unauthorized use of the property including such as hunting, hiking, climbing, illegal dumping, or pollution.
I understand that myself and my party must have insurance for any and all vehicles brought onto the Standiford Ranch property to cover any accidents and damage to vehicles caused by fallen trees.
In the instance of a dispute arising between the user(s) and Standiford Ranch LLC, both parties agree to seek arbitration as a means to resolve such disputes. The parties shall agree on a single neutral arbitrator to conduct such counsel. If the parties cannot agree on a single arbitrator, they will each select one arbitrator who will then agree on a single arbitrator to resolve the dispute. The arbitrator will under no circumstance be allowed to modify or change this limitation of liability agreement. Furthermore, the arbitrator’s decision shall be final, and the user(s) will be responsible for all fees incurred during the arbitration. Any disputes will be handled in Colorado court.
I agree that in the event of any injury or loss of life arising out of my participation in the Activity, including the event of negligence on behalf of Amy, Clint, and Teresa Standiford (Standiford Ranch LLC), the total damages to which I, my heirs, executors, administrators, assigns, or personal representatives may be entitled shall not exceed $10,000.

Learn more about this land:We have almost 40 acres of beautiful land that is scattered trees in a field and more forested areas. We also have mountain views depending on where you stay! We are right next door to the Pineries Open Space which is a 9 mile trail that you can hike, bike, or horse ride on. It also connects (by crossing a road) to Section 16 which is another 4 mile trail. You can bring your own horses and for a $50 fee we will set up corral panels for your horses to stay. We have farm animals that will be wondering about the land at times. We have water up at our home that you can use to fill up your campers with water or any water containers you need to fill. A camp bucket toilet will be available for campers use. At certain times we offer farm experiences at additional charges. There is a small corner store a couple of miles away, a local feed store where you can buy hay for tour horses, a little local coffee shop and small cafe as well. Little Scraggy Camp is located on 95 acres of an historic 160-acre ranch that was homesteaded by our family in the 1890’s, and is on the National Register of Historic Places. This totally off-grid ranch is surrounded by Pike National Forest, yet has easy access from a paved road. We offer several accommodations and glamping sites, as well as sites for moderate sized RVs, travel trailers, truck campers, vans, tents, and hammocks. We absolutely loved this place, I wish we could have stayed longer. It was a very beautiful place with lots of mule deer. The deer sometimes hanging out 15-20 ft from the camper. The price was a little higher than I thought it should be since there was not much area to hike or walk trails however, we would stop there again as it was one of our favorite places on this road trip.

I have no clue how we didn’t know about this place sooner! I don’t think I have been so happy with an RV spot for a while. Not only the sites are great , but if you have a horse , you can bring it too ? Wow ! On top of that , there is shooting range on the property, tower where you can look at the stars , you can stay in a cabin , tiny home , RV or a tent . Want to try riding a horse ? They offer lessons , and if that isn’t your gem , you can rent an ATV or simply go for a round of pool in rec center. Did I mention hot tub and sauna ? Yeah , they have that too!

Teresa’s camp site was amazing for my family and I!!! Teresa was extremely helpful and responsive from the beginning of our booking and shared this responsiveness and communication throughout our stay. My daughter and her cousin were able to run around freely without fear of them getting hurt. We were right by the petting zoo so they also had a ton of fun feeding the donkeys and goats carrots. We also paid for the horse backing riding lesson which was so much fun. There is also a little town about 14 mins away from the site that has shops, and an amazing lake that we went to explore on our second to last day. We will be coming back and I recommend to anyone but especially families with children; we all had the best time. Thank you Teresa ❤️❤️❤️

What an amazing experience this was, staying at Erin's hostel! I'd never been to a hostel before but can say with confidence I'll definitely come back through the next time I'm in Colorado Springs. The atmosphere was welcoming, supportive, and I felt extremely safe. It felt a bit like a grown-up summer camp--there were activities every day, nightly dinners (for a super reasonable fee), and it was the perfect place to set up with my shuttle bus for a couple of days as I passed through. I would highly recommend it!

I had a great time at this beautiful campground/farm, and Teresa is very responsive and accommodating. The campground has lots of trees and the location makes it very peaceful. I got to enjoy my camper van and go on a hike close by. There are a few good restaurants in town.
I highly recommend this campground. I came here for the first time 3 years ago where my family and I were part of a commercial for an RV company, and it did not disappoint.

This is as advertised. It's a convenient place to park for the night. I felt safe and it was near to the Red Rocks hiking area so a nice walk in the morning is minutes away. It isn't "pretty" but it was flat and safe. The owner was responsive and helpful.
