This riverfront, fully equipped, beautifully crafted treehouse is not your average child's treehouse, but kids are certainly welcome. Walk up the easy 14 steps into this A Frame tiny house and you'll be surprised at the roominess. Inside you'll discover a full kitchen, full bathroom with shower, living area with sofa bed sectional, dining area, and loft with a queen bed. Step out on the deck, just a stone's throw from the river and listen to the sounds below of the gurgling moving water over the rocks. Move down below the treehouse to find another huge deck with a hot tub, relaxing seating, and a table for dining outside. But that's not all; step off that deck to a fire pit and steps leading to the river. The river is great for swimming, fishing, and boating and we even supply a canoe and kayaks.
Much of the treehouse was built with wood from the property, including the poplar floor joists, rafters, and siding. Inside you'll find several different species of beautiful wood, most from the property, including black walnut, oak, ash, cherry, and more. The two giant Tulip Poplar trees that supports the treehouse continue to grow and in the early summer produce the tulip like flowers.
If you're up for exercise or adventure, just across the river is the H&BT Bike Trail, which is now 14 miles long. A short drive takes you to a trailhead or if you're just looking for a hike on the trail, canoe across and climb up the short hill to the trail. Also across the river is a 2600 acre Pennsylvania State Game Land and 2000 foot high Kimber Mountain; if you're looking for a challenging and primitive hike, climb the mountain or work your way up Kimber Run, a small brook with many small waterfalls. Adventure abounds near Treehouse Waters.
There are also many other things to do in Bedford and Huntington Counties. The Raystown Lake is less than 20 miles away and the county seat, the small, charming town of Bedfrod is also only 20 miles away. Take a look at the Bedfrod County Tourist site for more activities.

The Byrd's Nest is a river front, primitive campsite on the scenic Cacapon River in Great Cacapon, WV. The property is very secluded, but only 2 hrs from D. C. and Baltimore. The space can accommodate 5 tents comfortably or a few small campers (w/o hookups). Please note- I only book one group at a time. You'll have plenty of privacy! Spend your day bird watching on the river deck, put up your hammock and chill, go hiking or mountain biking at Cacapon State Park, take the kayaks out and paddle around, go fishing, or take a float trip. I can provide info on put in/take out spots depending on how long you'd like to float. I have 3 kayaks available for your use, or BYO if you'd like to venture further outside of the property lines. There is one big fire ring for cooking and/or bonfires, along with a large stationary stand up charcoal camp grill. There is also a small communal shed down at camp that contains extra camping supplies, etc.. feel free to use use and put back and or contribute to it! :)
This spot is close by to Berkeley Springs, Paw Paw Tunnel, Cacapon State Park, and other nature preserves. More hiking, biking, restaurants, spas, antiquing- all within a beautiful 20 minute drive if you wish to venture out.
There is a cabin on the property. I will more often be home than not, I will communicate with you about that around your stay. Sometimes I"ll come down to the river frontage if I drop in for a float .Also, we all get around on four wheelers and UTV's. So you will hear them from time to time. If I am home, please feel free to come up if you have any concerns/questions or to say hi! :)
*Please note, you can normally get to this site without a 4 wheel drive vehicle. However, when the river is high it will sometimes flood the low water bridge where it crosses the Cacapon. If this is the case during your stay, I will provide all necessary information regarding projected river levels and directions. I will also offer a full refund if the bridge is impassable.

- What do we mean by "RUSTIC" ?
The camping experience we offer is about unplugging from the modern world , getting back to basics, slowing down and re-connecting with the land. Simply put, this is CAMPING .... not glamping. (Our Cosmic Cottage is also rustic, despite the amenities that come with it).
- CAMPSITES and TREEHOUSE - No electricity or wifi on the land. Campsites and TREEHOUSE are nestled in the woods. So although your vehicle will be parked within 50 ft or so from site, you cannot pull directly up to the site and get any closer because of the trees.
- SHOWER and PORTA POTTY - roughly a 5 minute or less walk from sites to shower and / or porta potty. Shower hours are 8 am- to 8 pm. The shower has hot and cold running water . You can drive to the shower if you need to.
- RESPONSE TIME - This is a working herb farm/ sanctuary and we so do not always have our phones on us. We will make every effort to respond to you within a few hours. Please be patient and you will receive a response.

Evensong Farm is a preserved historic farm adjacent to the Antietam National Battlefield. We have set up two, almost identical, sites on a 60 acre parcel of our farm which is very private for our campers, but allows access to the lovely Antietam Creek. The sites themselves are about 500 feet apart so, while they maintain privacy when booked by different parties, can also be booked together for group stays.
We have been hosting campers at our "glampsites" since 2021. Each off-grid site has a 12x16 platform with a 10x12 canvas side wall tent, a firepit and chairs, a cooking area with a grill and sink for washing up, a picnic table and benches, and a private bathroom with a composting toilet and solar shower bag. The main tent is set up for 2 people, although 4 is possible. The sites can handle a max of 12 people, with the use of additional tents (BYO or you can set up some of ours). We provide an electronic camp guide to all of our campers that include our recommendations for things to do in the area, as well as camping tips and other handy info.
Inside the tent you will find a queen size bed, side tables, and a cafe table and chair set. We have put down foam flooring and a carpet for your comfort and provide numerous battery powered lights, lanterns and fans. In cold months we can add a propane heater to keep the chill away. We also have some games, maps of the area, decks of cards, and a fire extinguisher.
Stepping outside the tent you'll find our long rainfly creates a covered porch where you can relax on our provided chairs. There are additional chairs around the firepit and each firepit has a cooking grate so you can cook over your campfire. We provide one bundle of firewood (including kindling) per night with your reservation. We do sell additional firewood, if needed.
In our kitchen area you will find a picnic table and chairs, 5 gallons of drinking water, a clean up table that includes a foot operated pump sink with an additional 5 gallons of washing water, a grill (one site has propane and the other has charcoal), trash and recycling bins, grill tools, lighters, plus dish and hand soaps.
Our farm is a mile and a half from the town of Sharpsburg, MD, home of the Antietam National Battlefield (and Nutter's Ice Cream Shop). You will find the Appalachian Trail to our east and the C&O Canal to our west (10 minute drive to either).

Surrounded by the 3000 acres of Rocky Gap State Park, you have the best of all worlds -- camping with creature comforts on a 4-acre private homestead with woodlands, meadows and an orchard, with walkable access to over 20 miles of hiking and mountain biking trails and swimming, kayak/canoe/paddleboard rental on Lake Habeeb and great nature programs by park staff, plus golf course and casino at the Rocky Gap Resort.
Historic downtown Cumberland, MD is just a 12-min drive away, with supermarkets, shops, restaurants, train rides and beautiful mountain views. Check out the C&O Canal Towpath and Great Allegheny Passage for hiking and biking.
Please note, this is family homestead, and there are two houses on the property.
FYI:
- Hot-water showers, flush toilets and an equipped kitchenette with small fridge, coffeemaker and microware are available for your use.
- Two campsites are available. Each includes a picnic table, fire pit, and two Adirondack chairs for your use.
- A treehouse-like tiny house in the woods is available. Fully equipped with heat/AC and tiny kitchen, it is steep 1/4 mile hike perfect for those who like a little adventure. (I will bring up your luggage and supplies in the 4-wheeler).
- Wifi available at all sites.
- Plentiful firewood, available on a pay-what-you-will basis.
Please note: From December to March, the access road to get to our property occasionally gets icy (we plow it but do not salt). 4WD/AWD and/or snow tires is recommended during those months.

Welcome to our rural West Virginia property! We are a short drive to many fun activities and destinations including Harper’s Ferry, Shepherdstown, the C and O Canal, the Appalachian Trail, Charles Town Races and Slots, and Antietam Battlefield. Our 25 foot camper is parked on our tennis court and can accommodate up to six guests. Enjoy our in ground swimming pool from late May to mid September!

We had an amazing stay at this Hipcamp! There are three Hipcamp sites at this property. The parking is shared parking with the two other sites. You will need to walk past the other sites to get to the invisible love house, so you may come into contact with other campers. To get to the invisible love house site, you have to walk up a hill, but a small wagon is provided. It is a little bit of a hike when you are carrying your luggage so if you have trouble walking it might be a problem. While the other two sites share an outdoor common area and are right next to the owners house, the invisible love house is completely private with its own outdoor area, shower, and outhouse bathroom. If you are looking for privacy, I would definitely book this site above the other two. This site has almost everything you need. There is electric with room to plug in multiple items and WiFi. Also, there is a solar light in the cabin, small solar lights outside, and the owner provides some battery laterns. Some items that are included were toilet paper, paper towels, eating utensils, hand sanitizer, coffee, homemade tea, coffee maker, tea pot, aluminum foil, plates, cooking pots, grate for cooking over the fire, sheets, pillows, games, books, salt and pepper, sugar. You really just need to bring your clothes, food, towels, and a pair of potholders. It was very cold during our stay, but the owner provided a nice queen sized electric blanket that kept us very warm. The river access is a little ways down the road. Even though it was cold, we drove down to check it out. It was beautiful and would be lovely to kayak in warmer weather. We would love to visit again!

My 4 and 8-yr old daughters and I had a wonderful time at Sistermoon farm! It was a cold night, but Maria added extra layers and we were warm and cozy in the bed & tent. Maria was really responsive and so thoughtful - we had everything we needed. It was a short drive to Shepherdstown and about 20 mins from Harper's Ferry, so lots to explore in the surroundings. We had such a fun and memorable stay. We'll be back!!

Weekend Trip to Sistermoon Farm
We originally booked our stay for a long weekend but were rained out the second day of our trip. We were well protected the first night, but the interior of the tent did get quite damp as the intensity of the rain increased. We decided not to extend our stay. Maria’s accommodations were thoughtful and well curated. She provided over and above what I normally expect from similar camp set ups. Location is perfect from both harpers ferry and Shepardstown, we were able to explore both despite the poor weather.

The A-frames were clean, no visible sign of bugs or spiders. But that view! Oh my that view was beautiful. Michael wasn't there but made sure to send a text to check in on us. We were only there a night but it was definitely one of our favorite hip camps! If we ever find ourselves near the area we will definitely stay here again!

I loved staying at the summer kitchen because of the beautiful country views, countless amenities, wonderful host, and the peacefulness of the land in general. Bathroom and shower are very nice and the seperate kitchen area allowed me and my partner to cook several elaborate meals. Tam helped us with whatever we needed and she made this trip perfect. Also, all of the cats, chickens, and dogs are so adorable and well behaved! Thank you so much for a wonderful getaway and I will definitely be returning :)

We booked both of Kara's sites with friends and had a great time. The cabin is so cozy and comfortable with everything you need. The outdoor shower was awesome! There was easy lake access and plenty of kayaks to take out on the water. The view was beautiful. Kara was a great host, with clear directions on how to get there and gave detailed information on what is available at the site. We would definitely camp there again!

The cutest place. Will come visit again. It’s also great for kids. We brought our 2 and 3 year old and they loved it. The RV is well equipped and they even have books and games for the kids. Steve has lots of firewood on the site and an outdoor table set which was great for dinner with two littles.

We stayed just overnight (a middle point between home and our final destination) but my husband and I both agreed that we would have loved to’ve stayed longer in this peaceful spot!
We were mildly worried that it might be hot inside when we arrived (early evening) but it was perfect — and, as other reviewers have said, it made for really comfortable sleeping with the powerful fan and the breeze.
We wish we’d had time to see the river. Maybe someday!

We live in the Baltimore area and this is my favorite "local" (<2 hr) park. We have camped here 6-8 times. The lake is beautiful, the sites in the main A loop are decent (note that pets are accepted only in a certain section) and the nonelectric B loop and tent-only sites are good too. Hiking nearby is as easy or as challenging as you want it to be. If you can bring your own kayak or canoe or SUP board, even better. Great spot.
