Our property has a vast collection of vintage, classic, and current vinyl albums that play solely from solar power. Its audio system delivers sound on the inside and out for a campfire mood that can't be beaten. The Monguap River is close enough to be seen and heard from the cabin, but the adventure of getting there is half the fun! The Delaware River is only 2 miles from our location, and River rafting is a big business around here. A small artesian-fed creek runs right next to the cabin. It lends to the relaxing sounds of water with many quaint spots for you to dip your toes into, paired with a wood-fired tub that feeds off of the stream, which can only be explained by experience (weather-dependent). A queen temper-pedic bed and super comfy overstuffed futon will assure a good night's slumber. The Record Room's covered outdoor kitchen is designed to extend the awesome vibes into every meal.. (I.E., Flat top grill, single burner, and stainless grate grill all powered by propane, cast iron frying pans, and utensils). Our outhouse is designed and maintained by the women of the family, and great pride is taken in making it a favorable experience. A small wood stove heats the Record Room on chilly mornings and nights. If you're looking for the fine line between camping and glamping, this is your place! We recommend having some prior camping expertise, and we must mention that there is no WiFi/ service. We have a few spots available for your friend circle to pitch a tent and enjoy the experience with you! A basic convenience store can be located three miles to the right of our property with all your basic needs (including gas). For your grocery shopping, a small family-owned market can be found within 10 minutes up the road. If you're looking for activities, there are plenty of rafting/canoeing/kayaking companies for your enjoyment. Located 50 miles from midtown Manhattan (approx 1:08 minutes) is our brand new campsite located right off the Appalachian Trail. The camp is at the base of Wawayanda mountain right between the iconic hikes "Stairway to Heaven" and "Pochuck Boardwalk" on the Appalachian Trail. Hike right from camp up to "Pinwheel Vista" (named one of NJ's best viewpoints!) At the entrance to the property is the Valley Farmers Cooperative that sells local grass fed meats and artisanal farm goods. You can walk two minutes to Heaven Hill Farm which has plenty of goods, produce, and fun fall activities like pumpkin picking and haunted hayrides. Drive your car from route 94 directly to your campsite nestled in the woods with a great view of the valley. A perfect getaway from the city with plenty to offer. About 10 minutes down 94 is the beautiful town of Warwick or about 4 minutes in the opposite direction is the town of Vernon. Warwick is a quaint small town with plenty of great restaurants and bars, and famous for its apple picking. Vernon has plenty to offer as well including the popular ski resort/waterpark Mountain Creek and Minerals Spa (Located just under 10 minutes away.) The quiet charm of Wawayanda State Park appeals to hikers, campers, swimmers and boaters. Forested hills surround Lake Wawayanda creating a restful backdrop for canoeists and fisherman, while steep mountains challenge casual as well as serious hikers. A twenty-mile stretch of Appalachian Trail runs through the park, while the top of Wawayanda Mountain offers sensational views. More than sixty miles of trails are marked in the park.

The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. This campsite is nestled in the deep woods of a 120 acre farm that offers beautiful views coming and going. After being allowed to use the restroom at the stone farmhouse, you will then go rustic and start your 3/4 - 1 mile hike in (approximately 20 minutes to the campsite) past the fields and pond down the path into the woods. The trail is remote and you will instantly be able to leave the sights and sounds of civilization behind you and breath the clean forest air. Wear good hiking shoes because portions of the hike are uneven and rocky. This site is best for experienced campers who know how to pack light with just the essentials as there is no tractor service to this campsite. When you arrive at the campsite, you will be within 20 feet of a year round stream with brook trout and in a hundred foot tall hemlock canopy nestled between two brook meadows. A 9,000 acre forested preserve abuts our property so you will be able to completely relax, bird watch, enjoy the wildlife, or fish for a brook trout breakfast without hearing the sounds of anyone but yourselves. The campsite has a stone fire pit, split log benches for seating, a canvas privacy blind around a stand of trees where the composting toilet resides, and a food bag lift to attach your food and trash bags to about 100 yards from the campsite. Unlimited Split firewood is free next to where you will park that you can take down to the site. All trash needs to be carted out with you. We can't accept mixed trash as it will attract animals that will knock over the trashcans and make a mess. No food goes in our personal trashcans as we have learned this the hard way. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

The Tiny House is located in a very private and remote location that sits next to thousands of acres of state land with beautiful hiking trails and access to the Neversink River. Driving to the site can only be done during the spring and summer months and requires a high clearance Truck, Jeep or SUV with all wheel drive or 4-Wheel Drive ONLY. Keypad on the front door for easy entry. Other details to note Unless you have an all wheel drive or four wheel drive vehicle, Please DO NOT drive or attempt to drive to the tiny house site. IF you decide to drive an all wheel drive or four wheel drive vehicle, it is at your own risk and the owners are not responsible for any damages. (NOTE: During the winter months all guests must park in the designated parking spot and hike to the site. You cannot drive as a result of the unpredictable weather) Please keep in mind the WIFI and lights are solar powered, therefore we cannot always guarantee its consistency. Please also note this site is off grid with a rain-catch water system, therefore we cannot guarantee there will always be running water. NOTE: PLEASE DO NOT DRINK THIS WATER. The outdoor shower has been updated with a hot water rain catch system. Please be conscious of your water usage, as the water for the shower is collected via a gutter system. If you run out of water in the shower you will need to wait for the next rainfall for it to collect and build back up. During the late fall and winter months, this site will be open to winter campers who come prepared with the necessities and truly know how to winter camp. There will be no running water during this time and the solar will not work as well as it does during the summer months. We recommend not using the electric during the daytime hours, as this helps conserve power for when you will need to use it at night. Always working on improvements! My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

Private and off-grid tiny home near the Neversink Unique Area hiking trails. This tiny house is approximately a tenth of a mile from guest parking. A marked trail to the site with trail markers for easy direction. This tiny house has solar powered WIFI and lights. This is not an insulated structure and during the winter months there is no running water. The outhouse is located about 50 feet from the tiny house. The Tiny House is located in a very private and remote location that sits next to thousands of acres of state land with beautiful hiking trails and access to the Neversink River. Guest access Private and easy parking with short hike down hill to the site if you are unable to drive directly to the site (NOTE: During the winter months all guests must park in the designated parking spot and hike to the site. You cannot drive as a result of the unpredictable weather) While the hike is short, some parts are steep, so please walk slowly and take your time. Driving to the site can only be done during the spring and summer months and requires a high clearance Truck, Jeep or SUV with all wheel drive or 4-Wheel Drive ONLY. Keypad on the front door for easy entry. Other details to note Unless you have an all wheel drive or four wheel drive vehicle, Please DO NOT drive or attempt to drive to the tiny house site. IF you decide to drive an all wheel drive or four wheel drive vehicle, it is at your own risk and the owners are not responsible for any damages. (NOTE: During the winter months all guests must park in the designated parking spot and hike to the site. You cannot drive as a result of the unpredictable weather) Please keep in mind the WIFI and lights are solar powered, therefore we cannot always guarantee its consistency. Please also note this site is off grid with a rain-catch water system, therefore we cannot guarantee there will always be running water. NOTE: PLEASE DO NOT DRINK THIS WATER. The outdoor shower has been updated with a hot water rain catch system. Please be conscious of your water usage, as the water for the shower is collected via a gutter system. If you run out of water in the shower you will need to wait for the next rainfall for it to collect and build back up. During the late fall and winter months, this site will be open to winter campers who come prepared with the necessities and truly know how to winter camp. There will be no running water during this time and the solar will not work as well as it does during the summer months. We recommend not using the electric during the daytime hours, as this helps conserve power for when you will need to use it at night. We provide the following linens: fitted sheet for the full size bed in the loft, 4 sleeping bags, and 4 pillows. Anything additional must be brought by the guest.

This place was so great that when I sent photos to my wife she told me to get three more nights, called out sick from work on Friday and hopped on a bus to meet me. Hiking path. Clean. Nicely mowed. You can barely see your neighbor over the meadow. In my wife's book it gets extra credit for being down the street from a historic church - we walked there on Sunday for services.

Only 1.5 hours from NYC but you truly feel like you’re away from the city and in the quiet serene woods. Kathy was an amazing host and checked in on us to make sure we were comfortable. We were on site 9 which was very isolated and spacious enough to fit all of our needs. Everything was also clean and the trails were marked and easy to follow. There’s also firewood for purchase if needed. I would highly recommend and will be coming back!

We had a wonderful 2 night stay in early November. And really affordable too! Kathleen met us at the entrance and led us to site 10. She was welcoming, entertaining, and helpful, and also answered my call and gave directions when I was lost the first evening. As mentioned in the description, we certainly needed a SUV (Mazda with 7.5 inches of ground clearance) to get to the site and made sure to take it slow and drive our wheel over rather than straddling big rocks. Site 10 is extremely secluded past all the other ones, with a beautiful view of the ridge since the leaves have fallen off the trees near the site. It was large with a nice flat part up at the top where one of us camped, and a stone campfire pit and space for several more tents and tables. It was very peaceful and beautiful and we could hear the waterfall. The outhouse was a couple of mins walk away and was very nice. Having wood to purchase at the entrance was nice too. One of my favorite parts was exploring the beautiful trails around the property. Make sure to check out the waterfall and also take a right at that sign and check out the pond and more! We hope to be back again soon! What a wonderful place and time we had!

We love Tiny House as it’s nestled in the woods and feels very private. The hosts are kind, give clear instructions, and they’re super responsive to any questions that may come up. We love to tent camp and this tiny house is a great option for the colder months. We were not able to use the woodstove during our stay, but there is also a diesel heater which warms the place quickly, and for a quieter option, a small portable propane heater (purchase cans of propane at the conveniently located trading post which also has literally anything else you may forget at home). As others have mentioned, the path down to Tiny House is steep… like for REAL. An ACTUAL 4-wheel drive can make it, but ONLY if the ground is dry. That said, be prepared to hike in/out your gear if need be. And if that’s not your cup of tea, we did discover that the hosts have a couple reasonably priced Airbnbs in the area - check out Cabin in Rock Hill “Trails Head Cabin” (on the same street as Tiny House) or nearby Home in Rock Hill “Beaver Lake Escape”. Our reason for visiting was to tackle the challenging hikes of the Neversink waterfalls. Trails Head Tiny House provided amazing access, as well as, respite from our hectic city life. We look forward to a future visit!

Nice little spot in a grass field. There's a row of reeds between the two tent spots and the distillery so no issues with noise/bar patrons. Site had a picnic table and fire ring and porta potty in the main parking lot. Staff was very nice! Nice simple spot, nice views down in the valley.

We stayed at the Record Room Cabin this past weekend and absolutely loved it! The hot tub with warm water and hot tub made for such a unique experience — truly unforgettable. The sense of privacy and peace was perfect, and the vinyl record collection was just incredible. There's even a magnificent pool table under a canopy with a view of the forest – a truly stunning sight. I agree with all the comments above. This is truly an amazing place! I really hope to come back again!

My sweetheart and I had such an amazing time at The Record Room. We stayed for 3 nights and we wish we had one more! It was a cozy getaway that felt timeless. We loved setting the vibe with the records, dancing in the living room, and just enjoying some slow, peaceful days. It was cold when we went and one day was particularly rainy, but there is a lot to enjoy indoors and the fireplace kept us warm and cozy. One thing to note is that the wood provided is rather thin and burns fast. For this reason, heating the hot tub and keeping the indoor fireplace lit is a JOB! We had to add every 15 minutes or so. Our recommendation is to start early on the hot tub and bring some of your own logs as well - even better if they’re the big fire-starter ones. Overall it’s a special place. Masen and his family are great hosts and we hope to make it back again someday.

Ugly Apple Farms was started by my Wife and to try to bring fresh organic/permaculture food to our community. We love to play music and get together with our friends and have been hosting people for some time. We thought that hipcamp could introduce people to our mission and make some extra money to get the farm off the ground. Ugly Apple Farms is a diverse place. We have opportunities for farm classes, pick your own veggies and more. We also have 1800 feet of access to the Neversink River. We recommend four wheel drive for some of our sites so please ask about them. We are an off grid farm with access to some solar for charging. We have tent sites and room for campers. Our camping is primitive but there is access to potable water and sanitation if needed. All extras are first come first serve if not reserved in advance. We love and welcome any questions! Our property has a vast collection of vintage, classic, and current vinyl albums that play solely from solar power. Its audio system delivers sound on the inside and out for a campfire mood that can't be beaten. The Monguap River is close enough to be seen and heard from the cabin, but the adventure of getting there is half the fun! The Delaware River is only 2 miles from our location, and River rafting is a big business around here. A small artesian-fed creek runs right next to the cabin. It lends to the relaxing sounds of water with many quaint spots for you to dip your toes into, paired with a wood-fired tub that feeds off of the stream, which can only be explained by experience (weather-dependent). Our hot tub also pairs beautifully with our newest addition to the cabin, our sauna! Perfect for a cold plunge afterwards (more information in the add-on description)! A queen temper-pedic bed and super comfy overstuffed futon will assure a good night's slumber. The Record Room's covered outdoor kitchen is designed to extend the awesome vibes into every meal.. (I.E., Flat top grill, single burner, and stainless grate grill all powered by propane, cast iron frying pans, and utensils). Our outhouse is designed and maintained by the women of the family, and great pride is taken in making it a favorable experience. A small wood stove heats the Record Room on chilly mornings and nights. If you're looking for the fine line between camping and glamping, this is your place! We recommend having some prior camping expertise, and we must mention that there is no WiFi/ service. We have a few spots available for your friend circle to pitch a tent and enjoy the experience with you! A basic convenience store can be located three miles to the right of our property with all your basic needs (including gas). For your grocery shopping, a small family-owned market can be found within 10 minutes up the road. If you're looking for activities, there are plenty of rafting/canoeing/kayaking companies for your enjoyment. Located 50 miles from midtown Manhattan (approx 1:08 minutes) is our brand new campsite located right off the Appalachian Trail. The camp is at the base of Wawayanda mountain right between the iconic hikes "Stairway to Heaven" and "Pochuck Boardwalk" on the Appalachian Trail. Hike right from camp up to "Pinwheel Vista" (named one of NJ's best viewpoints!) At the entrance to the property is the Valley Farmers Cooperative that sells local grass fed meats and artisanal farm goods. You can walk two minutes to Heaven Hill Farm which has plenty of goods, produce, and fun fall activities like pumpkin picking and haunted hayrides. Drive your car from route 94 directly to your campsite nestled in the woods with a great view of the valley. A perfect getaway from the city with plenty to offer. About 10 minutes down 94 is the beautiful town of Warwick or about 4 minutes in the opposite direction is the town of Vernon. Warwick is a quaint small town with plenty of great restaurants and bars, and famous for its apple picking. Vernon has plenty to offer as well including the popular ski resort/waterpark Mountain Creek and Minerals Spa (Located just under 10 minutes away.) The quiet charm of Wawayanda State Park appeals to hikers, campers, swimmers and boaters. Forested hills surround Lake Wawayanda creating a restful backdrop for canoeists and fisherman, while steep mountains challenge casual as well as serious hikers. A twenty-mile stretch of Appalachian Trail runs through the park, while the top of Wawayanda Mountain offers sensational views. More than sixty miles of trails are marked in the park.

The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. This campsite is nestled in the deep woods of a 120 acre farm that offers beautiful views coming and going. After being allowed to use the restroom at the stone farmhouse, you will then go rustic and start your 3/4 - 1 mile hike in (approximately 20 minutes to the campsite) past the fields and pond down the path into the woods. The trail is remote and you will instantly be able to leave the sights and sounds of civilization behind you and breath the clean forest air. Wear good hiking shoes because portions of the hike are uneven and rocky. This site is best for experienced campers who know how to pack light with just the essentials as there is no tractor service to this campsite. When you arrive at the campsite, you will be within 20 feet of a year round stream with brook trout and in a hundred foot tall hemlock canopy nestled between two brook meadows. A 9,000 acre forested preserve abuts our property so you will be able to completely relax, bird watch, enjoy the wildlife, or fish for a brook trout breakfast without hearing the sounds of anyone but yourselves. The campsite has a stone fire pit, split log benches for seating, a canvas privacy blind around a stand of trees where the composting toilet resides, and a food bag lift to attach your food and trash bags to about 100 yards from the campsite. Unlimited Split firewood is free next to where you will park that you can take down to the site. All trash needs to be carted out with you. We can't accept mixed trash as it will attract animals that will knock over the trashcans and make a mess. No food goes in our personal trashcans as we have learned this the hard way. There are two stocked ponds connected by a cascading stream, multiple fire pits with seating, furnished gazebo with wood stove, picnic tables, and multiple park benches located throughout the property. Reach the highest point in the state of New Jersey while getting a view of the surrounding countryside. You can't miss High Point Monument as you approach. Summertime creates a vast field of greenery, while fall time has spectacular colors in early to mid-October.

The gray obelisk looks as if the Washington Monument sits on a hilltop. Climb the 220 steps to the top of the monument to see everything below. Take a view minutes to admire the site from the monument. A ridgeline extends to the north, while small lakes and the Delaware River are to the west.

Trek through 50 miles of trails to see the wilderness surrounding the hill. Cedar Swamp Trail takes you on a 1.5-mile loop to unique bog, the highest-elevation Atlantic white cedar swamp in America. Part of the Appalachian Trail winds through here.

Reserve some of the 50 tent sites for your stay. Two group sites work well for youth or scouting groups. Glamp in one of two cabins.

Sawmill Campground
The campground at High Point State Park has 50 spacious tent sites, many with direct lake access, located in a wooded area surrounding Saw Mill Lake. Store food properly as there are bears in the area. Swimming in the park, with a seasonal lifeguard, is a few miles away on Lake Marcia. A bathhouse with shower is also here (no shower or running water in the campground bathrooms). Show your campground receipt to avoid the entrance fee. We also hiked Monument Trail (3.5 mile loop trail) from near Lake Marcia to High Point Monument and onward. The monument was erected in honor of war veterans and on weekends it is possible to ascend the staircase inside the 220-foot monument to ~1800 feet above sea level for mountain and valley views.
