About Tyme Farm is a 26 plus acre privately owned farm used for crops such as corn, soy beans and sunflowers. The property includes a 150+ year old stone farm house, large historic barn on the barn quilt tour in Carroll County, renovated camping cabin for those not into rough camping, fields, streams , woods for hiking, plenty of wild life and lots of quiet. The farm is surrounded by other farms in the agricultural preservation program yet you are only 5 miles from stores, movies, antiques and other aspects of civilization or entertainment if needed. Enjoy watching the deer come out of the woods and meander along the stream and fields at dusk and return in the morning. Electric, water, fire pit and a Port a Pot is available even for rough campers. Pets welcome but must be on a leash or exercise pen or with their owners in some way while here for their safety. There is a large fenced yard for dogs that just have to run if needed. Glamorous camping with a furnished heated/cooled cabin is available for rent by the night for those who do not have camping equipment or do not want to rough it. For those that have been camping before and have all the equipment there is plenty of room for a tent or camper near the buildings or by the stream or woods. For RV owners there is 50amp electric service in the barn. You will need an RV extension cord to access it. I have a 100 ft RV ext. cord but it can be farther than that depending on where you park. Bring one of your own to be sure. It is a farm and not set up like an RV park with numerous outlets.

Welcome to our fifth generation, mini-valley, woodland, and rolling hills. Empty Cupboard Farm has been family owned since 1918. It is presently planted in soy and corn. There is evidence of civil war activity here and the old river ford is on our property. Creek and river access make this a beautiful, peaceful place that is full of life. The energy here is overwhelmingly positive. Our house was built in the 1850s and the neighboring farm was built shortly after—lots of history on this property. You will be able to camp right next to Glade Creek which is always cool, clean, and refreshing. It is a safety issue to block the entryway/exit lane. If your neighbor can hear your music it is too loud. If your host can hear it, you will be asked to turn it down or off all together. -This is a pack it in, pack it out site. This includes food waste, dog waste, and any garbage produced. Please respect that :) DO NOT ATTEMPT TO BURN ANY WASTE IN THE FIRE RING BEFORE CHECKING OUT. -There is NO FISHING, kayaking or boating. Note: For the winter months we are closed, we reopen in march. The furthest we are open at any given moment is about six months. We close when hunting season comes in during the fall. Description of camp: This is not a glampsite! There are limited utilities here. No Drinking water, just water for the fire. There is a self serve firewood store, you may also forage dead wood. Here only one group may camp at a time. The campsite is a big level hilltop clearing surrounded by acres of woods. There is stone driveway that leads to the site that gets you back into the woods. The driveway is wide enough for trucks, trailers, vans, etc. Since the site is up high it gets a great breeze which helps on warm days and gets good cell service. The campsite gets great sun and has shaded areas along the sides that make for good tent pitching. We have had people set up hammocks, tents, tarps, or camp in their vehicle. We provide a privy (outhouse), an outdoor showerroom/changing room, picnic tables, and a metal fire pit with grill rack that you can put in the fire pit if you wish to cook/grill over it. The woods are hilly so biking is not recomended. On the property we have 2+ miles of hiking trails. PLEASE feel free to contact us for any questions. Also please look at our pictures for a better idea of what we offer. Nearby Activities: A short drive from here will take you to Gettysburg, York, or Hanover. Codorus park offers great hiking and is next to a lake. There are many excellent restaurants and brewpubs nearby, including the award winning Warehouse Gourmet Bistro and Brewpub. For more information read our activities section to find out what other things we provide or have nearby that you can do. Pricing: We have a weeknight discount for the site which is 29 dollars (Sunday-Thurdsay nights). Friday night and Saturday night we charge 35 dollars. Any additional guests after five we charge 9.50 dollars per person. We allow up to 10 guests total. Rules: Extinguish camp fires that are unattended and to only make them in the designated fire pit, no noise past 9 o'clock, discharging of firearms and fireworks are prohibited, do not bring firewood (to prevent invasive bug spread), keep your pets attended/on a leash, clean up after your pets, no cutting down trees

We are located in Comus, MD, at the base of Sugarloaf Mountain in the heart of the Agricultural Reserve. Beneath the pavilion: There is one large wood burning grill suitable for cooking food, one belly stove for ambience/heat and 3 fire rings to build your own fire. Firewood is provided upon request. There are no designated parking spots for now. Feel free to park wherever suits. Potable water is in the barn along with a flush toilet. One 30A outlet is located on the side of the barn inside the paddock next to the horse washing station. Welcome to creek-side camping on our picturesque 16 acre farm! Here are a few ground rules to help with your stay -PLEASE READ SO NONE OF THIS IS A SURPRISE-: -Dogs are permitted if they are friendly and are trained well enough to listen and stay at your site. Again, they must stay at your site unless walking with you on a leash. If your dog inflicts damage to the sites (digging holes, chewing up piles of sticks, chewing up toys to bits etc. please clean up after your dogs. We will provide shovels, rakes if you need!) - OVERLANDERS: You can bring your overland camper if you want, but you must park your vehicle in the parking spot across from your site at sites 1-3. It is a safety issue to block the entryway/exit lane. Site 4 is large enough to accommodate your vehicle and these rules do not apply there. -This is a place for relaxation and reflection by the creek. No loud groups, or partying allowed. If your neighbor can hear your music it is too loud. If your host can hear it, you will be asked to turn it down or off all together. -This is a pack it in, pack it out site. This includes food waste, dog waste, and any garbage produced. Please respect that :) DO NOT ATTEMPT TO BURN ANY WASTE IN THE FIRE RING BEFORE CHECKING OUT. -There is NO FISHING, kayaking or boating. Go for a swim and float, no prob! But please float in the vicinity of your camp, so as not to disturb other campers. - Please do not invite visitors to your campsite. This is an insurance issue, no exceptions. If you want friends and family to experience our beautiful spot, please have them sign up and book a site, wouldn't that be more fun anyway!? People coming to our land who are not booked at a site will immediately be shown off the property. -Due to virtually every booking asking for earlier arrival and later departure times, we are strictly adhering to the posted check in and check out times. Note: For the winter months we are closed, we reopen in march. The furthest we are open at any given moment is about six months. We close when hunting season comes in during the fall. Description of camp: This is not a glampsite! There are limited utilities here. No Drinking water, just water for the fire. There is a self serve firewood store, you may also forage dead wood. Here only one group may camp at a time. The campsite is a big level hilltop clearing surrounded by acres of woods. There is stone driveway that leads to the site that gets you back into the woods. The driveway is wide enough for trucks, trailers, vans, etc. Since the site is up high it gets a great breeze which helps on warm days and gets good cell service. The campsite gets great sun and has shaded areas along the sides that make for good tent pitching. We have had people set up hammocks, tents, tarps, or camp in their vehicle. We provide a privy (outhouse), an outdoor showerroom/changing room, picnic tables, and a metal fire pit with grill rack that you can put in the fire pit if you wish to cook/grill over it. The woods are hilly so biking is not recomended. On the property we have 2+ miles of hiking trails. PLEASE feel free to contact us for any questions. Also please look at our pictures for a better idea of what we offer. Nearby Activities: A short drive from here will take you to Gettysburg, York, or Hanover. Codorus park offers great hiking and is next to a lake. There are many excellent restaurants and brewpubs nearby, including the award winning Warehouse Gourmet Bistro and Brewpub. For more information read our activities section to find out what other things we provide or have nearby that you can do. Pricing: We have a weeknight discount for the site which is 29 dollars (Sunday-Thurdsay nights). Friday night and Saturday night we charge 35 dollars. Any additional guests after five we charge 9.50 dollars per person. We allow up to 10 guests total. Rules: Extinguish camp fires that are unattended and to only make them in the designated fire pit, no noise past 9 o'clock, discharging of firearms and fireworks are prohibited, do not bring firewood (to prevent invasive bug spread), keep your pets attended/on a leash, clean up after your pets, no cutting down trees

Hawkwood Farm is a historic property in the Catoctin Mountains. The house dates back to 1803. At that time, it is documented that there was a blacksmith shop on the property. There is a functioning blacksmith shop today, as well as an expansive wood working shop. A ;band of rhyolite runs through the property that was used by Native Americans for spear points dating back to the paleolithic period. Presently, we strive to live as sustainably and as closely to nature as possible, being good stewards of the land that we are blessed to call home. Great Location with multiple camping locations. The deck with the bamboo at site 3 was great, ample wood was included with the stay and we had everything we needed for an outstanding stay. Scott checked in and we chatted for a bit, really nice and welcoming. We're already planning our next trip with more people in warmer weather to enjoy the creek. 10/10

Firewood was readily available, the outhouse was a plus and the drive from Montgomery county was a breeze. I 100% recommend this site to anyone who loves the outdoors and is looking for a beautiful campsite in the woods. We will be coming back real soon.

It had all of the amenities we needed (campfire grate for cooking, unlimited wood, picnic table and benches), and the campsites had enough distance apart from each other. I didn’t get to meet Scott in-person but he was very communicative and accommodating for me and my dogs. I will definitely be coming back!

Easy to find site but definitely have an off road capable vehicle to cross the stream. Low slung sedans won't make it Camp site was clean, flat, and private. Only major criticism is easier access to the Porta John. You need to drive back across the stream to get to it as the sewer pipe cannot be used to walk across. Driving out isn't always a option with tents in the way. My other personal opinion is the fire ring could be bigger. Seemed too small for such a large site

My husband, myself, our kids and grandkids all met up at this amazing farm just overnight for a wonderful and rare campfire get together, but wished we had stayed longer. The grandkids loved all the animals but especially Zeus, the big, super sweet dog of the property! The expansive property accommodates RVs well with plenty of space to be private yet camp amongst the animals. Our camp host greeted us, got us set up with power, and told us all about the workings of the farm and all that was available to us on the property. These extras that you don’t normally get at most Hipcamp properties was really cool! A barn with a restroom and gathering area where chili was available the night we were there along with many homemade and local goodies like shortbread cookies, honey, dried lavender sachets and produce for purchase. We happily donated a small amount toward taking care of the rescued animals on the farm. A couple of our kids and their families live in the area so we will definitely be back! Thanks Juanita it was a pleasure!!
