Our homestead is a judicious 20-acre mixture of meadow, woodland, orchard, gardens, and wild and cultivated berry patches. Lots of opportunities to interact with wildlife (and my livestock dogs -- Koa, Irie, Makita & Bostitch), explore the woods and sit in the peace of wild things. Surplus eggs and extra seasonal produce (grown, foraged) for sale when available. A very rewarding and strenuous hike leads you down into a beautiful secluded brook, with waterfalls and swimming holes. An absolutely magical spot you will most likely get to soak in in complete solitude. Other great hiking throughout our woods and nearby in Jamaica and Townshend state parks. Voted in the Top 3 in Vermont State by Hip Camp reviews since 2022 6 Sites are on Sunrise Farms 75 acre Conservation land with 50 mile view for Sites 1 and 2. Very quiet area with lots of wildlife and ponds and disc golf. Very quiet with great swimming and lots of hikes right from your sites. 2 of the Brookside Sites (Wishbone Left and Right) are close by (2.7 miles) where we have another 1/2 mile of river frontage and can handle bigger groups as Conservation land on Sunrise Farm only allows 4 campers per site. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive. Always WISE to arrive When LIGHT out as we do not live at the site and are not able to show guests to their sites as a result.

It's car accessible but in close proximity to the Farm. Site #1 & 2 are Hike in sites(1/2 mile).  The farm is surrounded by thousands of acres of conservancy and preserve land. Enjoy nature at its finest!! Camp in a field of fire flies or a remote site surrounded by old growth trees and Mt laurel blossoms. This is a Nature Preserve!!  Please be kind to the Trees and Wildlife that inhabit the land!!

Weekend Trip to Bent Apple Farm

Perfect snow get away. Wood burning stove and heater kept us warm, even with just one. Enjoyed listening and looking through the vinyls. Loved the hot tub after a long day of hiking and the comfy bed. The cabin was cute and felt very lived in. It was a nice surprise to see a journal of how many people stayed there, especially during Covid, very lovely notes people left! Only down side - couldn’t stop sneezing at times, lots of dust in the crevices of the wood floor and fabric. Also wish there was a bit more privacy at the door and hot tub, could see the guest next door. Overall definitely would recommend and stay again!

I loved being there. Easy to find. Lovely to walk around the farm. Enjoyed the alpacas, chickens and turkeys. The staff was easy to communicate with via text. Electric, water and fire pit all easy to find and use.

1 night at Sunrise Farm

Gorgeous location! What a cool spot. Directions brought us right up the road that runs between the two main houses- Your classic white antique farmhouse on the left & the newer house on the right. Just past the house & down around back, we loaded up 2 big bins of firewood & headed down the hill to the campsite entrance on the right. There are 2 ponds along the road where RV's & vans can park, no fire pits, & kind of out in the open for us. The lower pond & camp site was lovely, but little tricky to get our little schoolie parked in close to the fire pit area, plus it was a bit wet & mushy, (understandably, in late November) so we decided to walk down & see if there was a dryer option. We found a few more drive-in campsites each with picnic tables, fire pits, a little outhouse & level, nicely woodchipped, tent spots. It's all pretty obviously marked with painted signs & little solar lights. Its adorable. We parked our bus down there since it was cold as heck & we wanted to be very close to a bonfire! This area was also more private, in the edge of the woods under the trees. We had the whole place to ourselves. We had a huge bonfire, while it lightly snowed. Beautiful.

Weekend Trip to Winimusett Farm

A friend and I stayed here over the weekend in mid-November. We enjoyed our trip, the cabin is cozy, and Misty was very communicative and helpful! The directions were thorough, and we had no problem using the cabin. Outside temperature was ~28-45°F, but the wood stove was very effective and the cabin became very toasty. One thing to note is that the solar-powered battery banks had little charge. The string lights only worked for 20 minutes on our first night, and their battery banks did not recharge the next day. The large solar-powered battery bank that powered the lamp in the corner had only about 6 hours of charge. We're guessing that the weak fall sun, combined with cloudy conditions, meant these battery banks didn't fully charge. This might be something to consider when packing for a fall/winter trip. We're glad we brought flashlights, a rechargeable lamp, and some pillar candles. We also brought our own kitchen supplies; not sure what to expect, but there were plenty of utensils, cookware, etc., even if we hadn't brought our own. The floor needed a little sweep when we arrived, but everything else was clean. Overall, we enjoyed our stay!

We had a wonderful time. The view was spectacular. The accommodation suited our needs. Having to outdoor compost potty with a scenic view was a plus for outdoors camping. We had heavy rain, but we were prepared. Mike had that wonderful pizza oven that we took full advantage of making so delicious pizza. We plan on returning to repeat our adventure.

We enjoyed the horse run in! The run in was clean and had everything we needed. Very much enjoyed the wood burning stove, hot tub, and fire pit. We found the dvd player, books, and record player charming. The farm is beautiful and we enjoyed the town of Londonderry. While the listed rules were a bit overwhelming, Ben and Loana were very kind and hospitable and easy to deal with (it was only surprising bc the rules had set a bit of a different tone). I would highly recommend.
