Having dug right in with the help of the Florida Forestry Service, FWC, IFAS, NRCS and a very knowledgeable private forester; we developed a conservation management plan to restore it to its native state. The neighboring land became available and happily added another 40, I've learned so much on this amazing journey. 25K pines and a great deal of sweat equity later, it is time to share and encourage others to join in on the conservation efforts and make sure it's around for future generations.

We do not have WiFi, but we do have 5g service throughout the 11 acre property. Our camping sites DO NOT have electricity These are hike-in only campsites ☺️ Primitive camping is permitted at designated wooded high grounds in the middle of the property. It is a 5 and 10-minute rugged hike in to the middle ground respectively. The trail remains under development, so please bring close-toed shoes or boots for hiking throughout the property (depending on rainfall, there may be mud and water). We have two primitive campsites these campsites are first come first serve, they are not assigned when booking. Plesea see pictures. Our Glamper tent is a 10x12 canvas furnished full size bed with bedding, pillows and enough floor space for two sleeping bags. The tens are located off a short trial, but rugged 2-minute hike from the parking area. We provide the opportunity to go camping without having to pack the tent. Closed toed shoes are highly suggested as well as plenty of lighting with batteries or solar charging capability. This is a rugged, fun and serene camping experience. If you get bored, there is plenty to do nearby: Goldhead Park, a paved Bike Trail, Jacksonville, St Augustine, High Springs, Ocala and Gainesville are all within an hour's drive. This was the best campsite that I've ever been to. The campground is beautiful and secluded. The interior of the tent is super cozy, I slept better there than in my own bed at home! This was an amazing little gem! The owners were amazing! They greeted us as soon as we arrived and showed us around the property! They checked in on us throughout our stay and provided some extra firewood as we needed it! There were chickens running around and we were able to have fresh eggs in the mornings! We were able to set up a tent to accommodate some extra guests and we brought our pup who loved the property! We made some incredible meals and the camper has all the cookware, dinnerware, and seasonings you need! They also left us stuff to make s’mores! We really enjoyed the outdoor shower and the bathroom was surprisingly clean! We will definitely be back and we would definitely recommend!

The Property is an old Spanish land grant, originally owned by the Sanchez Family, which used to be a large cattle family in the State of Florida. Today, under our ownership since the late 40s, the Ranch has never been developed or timbered in any large measure. Original heart pine forests, oak groves, and wetlands pepper the entire tract. The land has remained largely untouched and natural, which is rare, in a state that is rapidly loosing its natural land to development. Our Ranch is more of a natural preserve than a farm, and it is our aim to share it in limited measure with the public.

Or pay small tent fee to bring your own and place near your site. KITCHEN- *We have a small outdoor kitchen area with grill, griddle, stove, utensils, and picnic table. Basic cooking supplies are provided in your unit (oil, salt, pepper, etc) basic cookware, utensils, disposable and washable cups and plates. You are welcome to pick from the garden when its complete. There is also a common area, to eat and hang out. We will soon have a community fire pit for all to enjoy. BATHHOUSE- In the Homestead area we have a small rustic community bath house with a hot shower and a running toilet. Soap, shampoo, conditioner, and fresh towels provided. The Primitive Orchard area has cold water faucets and compost toilet. Both bath houses are close to all overnight areas. CHECK IN/Check-out time may be flexible depending upon concurrent bookings! We ask that you clear your campsite by 11am, but you are welcome to spend the remainder of the day hanging out with the goats, riding or just relaxing. Check in time is 2pm or later. Unless you are a returning guest please arrive before 7pm. (ALL late arrivals must be approved ahead of time, unless emergency.) Late arrivals interfere with our chore routine and it’s hard to stop and show you around. Thank you. Feel free to message if you have questions! The herd looks forward to meeting you!! PARKING- Temporary UNLOADING/LOADING- Parking for one vehicle near site. Must park in nearby guest parking afterwards. It is for the safety of our animals. We have too many free roaming animals. I want to make sure everyone knows it happens! We love our domes and tents, but you should know this isn't an apartment in the city :)

We offer kayaks and life jackets that can used at your risk. Scheduling is required . We have 3 singles, one being a fishing and one two persons. Furnished cottage with large river view windows and a walk around deck. The cottage is an open floor plan with king size bed and a full-size sleeper sofa. A comfy twin mattress bed can also be provided. Enjoy relaxing and watch the river flow by from the swivel rocker recliner. Climate controlled AC/Heating unit. Wall mounted swivel TV for easy viewing 200 channel Dish TV. Wi-fi available The cottage has a mini refrigerator, microwave, coffee pot and dishware. BBQ grille located on outside deck and propane is provided. There is a gas fire pit on the north river deck and a wood burning fire pit along the riverbank, wood provided. The space River Rise Cottage is set up to offer a relaxing and enjoyable experience to make lasting memories. The cottage has large windows with outstanding river views and a walk around deck that you can fish from. Should it rain, you can enjoy the sound of the rain on the metal roof. Several feet from the cottage is a screened porch overlooking the scenic river, with plenty of comfortable seating and a daybed... should you want to nap. From this location It's not uncommon to see wildlife. A wonderful place to enjoy your morning coffee or unwind in the evening bug free. Take a swing on the open porch, sit riverside at either our propane fire pit or have a campfire (firewood provided) which is also along the river nestled in the woods. We encourage guests to use the outdoor seating areas for the ultimate relaxation experience and to find your favorite spot! Bar-B-Q with our easy-to-use propane grill (utensils and grill pans provided). Our fish station makes cleaning your catch a breeze! Also available a full-size fridge located on the screened porch in addition to the mini fridge in the cottage. Guest access Large open deck with ladder access to the floating dock which is perfect for mooring your boat or launching kayaks. Kayaks are available for guest use. Provided are (2) single person (1) fishing single person and (1) two-person tandem kayaks with life vest. We offer a complimentary shuttle service for the 5-mile downstream Aucilla River to the Gulf of Mexico trip. This can be scheduled after your check-in. Use of the kayaks are at your "own risk" with no host liability. We encourage guest to enjoy the common areas porches at back of main house. Camp chairs are provided and can be used at the fire pit and along the riverbank. A public boat ramp is located within 300 yards north of the property and we have ample storage for you boat trailer during your stay. Other things to note: House rules for children staying at the cottage. We gladly accept children with the understanding that all children thirteen and under must be accompanied by an adult at all times outside the cottage due to its proximity over the river and being in a very natural wildlife environment. This is a strict requirement that will be compulsory. This is for the safety of your children while staying at the River Rise Cottage. We are pet friendly but do require that your pets are not left alone in the cottage. We have different size crates available, and these are provided at no extra charge in the event that you should leave the cottage and choose not to take your fur baby with you. There is a $50 non-refundable pet deposit fee for 1 -2 pets. A guest’s animal must not be: Out of control Unhouse broken. Left alone at the listing without prior approval. Allowed into areas that are considered unauthorized to the guest. Allowed in a public space without being harnessed, leashed, or tethered and not under the guest’s control. Please clean up after your pet My wife and I live full time in the main house; however, we respect our guest’s privacy and our interaction is catered to each guests preference.
