Back in 2014, this was 40 acres of forgotten, overgrown Panhandle woods. Less than a year later, in 2015, we added the neighboring 40 acres — together, the 80 acres of thriving longleaf pine, orchard, and untouched wetlands you get to camp inside of today. With guidance from the Florida Forest Service, FWC, IFAS, NRCS, and a sharp-eyed private forester, we built a management plan to bring this land back to its native state. Twenty-five thousand pines and more sweat equity than we can count later, it's finally ready to share. Wander walking trails through planted fields alive with deer, turkey, and songbirds. Watch the light shift over quiet wetlands. Fall asleep to real silence — broken only by whip-poor-wills and, occasionally, a tractor. We're tucked into a quiet corner of the Florida Panhandle, close to Torreya, Three Rivers, Seminole, and Florida Caverns State Parks, plus the Lake Talquin State Forest — a perfect basecamp for paddling, caving, and hiking. Camping options: two full-hookup sites for RVs or campers, three RV sites with power and water, and one true boondock site — no hookups, but plenty of room for an off-grid, self-sufficient rig. A few honest notes: this is a working farm, not a manicured resort. During the rainy season, the grass can get a bit long between mowings, and you'll likely see (and hear) tractors and other agricultural activity — always outside quiet hours. If you love land that's alive and working, you'll feel right at home here. I'm usually around and happy to show you the property and share the story of how it came to be — and if I'm away, my cohost will gladly do the honors. The boondock site is secluded with a rock base, pull around or through. The view is facing a 6 year old long leaf pine stand planted for conservation, the rear view is a mature loblolly pine stand. This site is as described, no power, water. But all the facilities are a just a short stroll away. There is a black water tote and a dump station available for use.

Middle Ground is between the Glamping Tent and Pine & Power. The site has industrial flooring for the camper base, with both 30 & 50 amp options, water and Wifi access. It's just a short distance from the pole barn with picnic tables, grill and bathhouse. There is a black water tote and a dump station area near the barn. Grey only water may be emptied onsite. Make a right after the driveway, It's the 2nd site on the left. The industrial gray flooring matts can be parked on.

FULL disclosure: Florida summers are HOT; the AC offers comfort in the evenings, but it is still warm inside in the middle of a 90+ degree day. Bring blankets/linens and pillows. Instead of adding a cleaning charge, there is a washer; if you use the provided sheets and pillowcases, please wash them for the next guest or bring your own. All other facilities are under the pole barn.

Quiet, secluded, and very peaceful! Beautiful piece of property with nice trails to walk on. We had no issues gaining access with a 40' motorhome and a tow behind vehicle. Site had full hookups that were easily accessible. Would definitely recommend and would definitely stay here again!

Our stay at the Outside Inn was quiet and peaceful. It was really nice to be surrounded by pine trees and the bathhouse under the pole barn was a welcome amenity to have for tent camping! We didn’t get a chance to explore much of the grounds but got to say hi to the chickens and our dog loved rolling around in the grass :)

Got there on a 94° day and our camper a/c wouldnt work so had to leave. This place is so perfectly set up for a relaxing, quiet and enjoyable time away from reality. So disappointed we couldnt stay. We tried! We'll definitely be back. Tks again for working with us.

This place was literally the cutest! They had chickens roaming the property and even gave us fresh eggs. The host was very responsive and and answered all questions I had. I would recommend this cozy place to anyone and will be back 😊 Super peaceful even with my 4 kiddos and dogs lol.

Had a great weekend camping at the Outside Inn. For someone looking for peace and quiet and tranquility this fits the bill. The host introduced himself and answered questions and shared good information with us. Camp site was clean and tidy and the bathhouse and amenities were nice and clean also. Nice trails to walk on the property and lots of parks and natural springs nearby. And only an hour to the coast and nice beaches. Would definitely recommend this campground and we will be back again!

What a lovely place to unwind! We stayed two nights and pretty much had the run of the place. We opted for full hook ups as we have been on the road for several days. We loved the proximity to the welcoming pole barn which had a gathering spot, FREE washer and dryer (tips encouraged), grill for use, and bath house with a spacious shower. Our dogs loved being off leash and we enjoyed the trails around the property. Be aware, if you have dogs with high prey drives or poor recall-be wary about being off leash as there are free roaming chickens. We appreciated Andrew's hospitality and he even offered us some free fresh eggs which we graciously accepted. The owner William was not on-site, but was very communicative over the app. Only points to mention-if using the washer, you must set it to cold as it does not have hot water. Many of the presets will automatically choose a higher heat and it will seem like its working but then it will glitch and say "balancing." Just manually change to cold and you are all set! Also, the map indicates two water features, a creek and a spring. These paths were not as clear as we thought they might have been. We only found one of the two, and had to pass under a fallen tree to reach it. Hope that helps any other explorers!

Getaway From Everything and Relax!

This is a wonderful, peaceful, hideaway, that is a bit off my normal route of travel, but totally worth the trip. This is a completely dark camping experience with plenty of room for larger rigs needing hookups, primitive camping, and boondocking. This camp is well run and clean. It will force you to slow down, take a walk, and appreciate a true escape. William is friendly and very interested in making sure things go well. I completely enjoyed hanging out with him. I particularly enjoyed the peace and quiet and utter silence at night.

William’s property is an outstanding Hipcamp experience. The land is beautiful and expansive—over 80 acres with well-maintained trails, food plots that attract wildlife, and a real sense of privacy and peace. The amenities truly set this place apart. The heated bathhouse was spotless and felt more like a lodge than a campground. We stayed in the duck tent, which came with a heater and was warm, cozy, and extremely well set up—easily a glamping-level experience. The property is very dog-friendly and thoughtfully maintained throughout. Everything reflects care, intention, and pride of ownership. We stayed for five nights and would absolutely return. Highly recommend.

What a great surprise, didn’t know what to expect going in but we had such a great time! Super clean, comfortable, it got down to about 35 our 2nd night but between the heater and our sleeping bags we were able to stay warm. The common area was well kept, bathroom/shower also clean and lots of warm water! Great location for us to visit family. We will be going back!

Lots of open space for the kids to play. Nice trails to walk and hike. There were baby chicks and the kids got to hold them and they thought that was the greatest thing. Andrew, the cohost was very friendly and helpful. The bathroom was clean. We definitely would go back. Had a great time.
