The pond is Spring-fed at the headwaters of Marsh Branch Creek which begins at our property and flows West about five miles in to Tampa Bay. Approximately 33 private acres allows for plenty of space between our campsites. Property is home to a farm with hundreds of fruit trees- Lychee, Mango, Starfruit, Papaya, Guava). Red Mombin, and thousands of banana plants. Fishing can be great, wildlife and bird watching too. Fenced and gated for safety, this old historic nursery property has good vibes and plenty to offer. Until you see it - you really may not understand. Parts of property are wide open, other areas are rugged and difficult to walk through including some wetland areas. The nursery has plenty of trees, and some fields -the large pond is surrounded by cattails and marsh/wetlands and has fish (Bass, Tilapia, Sunfish, Catfish). Several species of wildlife have been seen on the property. We think the property is lovely, and definitely want you to enjoy your camping experience!

The neighboring land became available and happily added another 40, I've learned so much on this amazing journey. 25K pines and a great deal of sweat equity later, it is time to share and encourage others to join in on the conservation efforts and make sure it's around for future generations.

Maybe you'll spot a bald eagle getting a meal from our ponds! There's so much to see and enjoy right here at the sanctuary, we have over 100 rescued animals who can't wait to meet you and maybe bum a snack from you too. If you get bored, there is plenty to do nearby: Goldhead Park, a paved Bike Trail, Jacksonville, St Augustine, High Springs, Ocala and Gainesville are all within an hour's drive. Melrose is quaint and rural. We don't rush here. Except at feeding time! You'll get to experience that too if you get out early enough. (9AM) We can't wait to meet you! You'll come as a guest and leave as a friend! No smoking in our units, no pets due to our animals and our Anatolian guard dog who will love you but not a pooch they don't know. Until you see it - you really may not understand. Parts of property are wide open, other areas are rugged and difficult to walk through including some wetland areas. The nursery has plenty of trees, and some fields -the large pond is surrounded by cattails and marsh/wetlands and has fish (Bass, Tilapia, Sunfish, Catfish). Weekend Trip to Kokomo Farms
We had an amazing time camping in the tree house! We are “young” empty nesters and this was a great adventure in figuring out what future adventures will look like! Trudy and Greg were so kind and super hospitable! The weather was perfect! We bought the farm fresh eggs and they had an electric griddle to cook em. We sat on the porch while it rained, reading a book with each other, sipping coffee and enjoying the beautiful of the land on the farm. My wife painted a painting in the garden to add to hundreds of others… it was cool to be a part of so many others that have been through. We pet the horses, fed the roosters, played fetch with the dogs. We drove about 15 minutes to Suwannee state park and hiked Balanced Rock Trail. Our time at Kokomo was sacred, and for us a pivotal point into the second half of life! I know it’s a source of income for them, but it felt like they were truly sharing their land and home with us. Such a great time!

This was an amazing little gem! The owners were amazing! They greeted us as soon as we arrived and showed us around the property! They checked in on us throughout our stay and provided some extra firewood as we needed it! There were chickens running around and we were able to have fresh eggs in the mornings! We were able to set up a tent to accommodate some extra guests and we brought our pup who loved the property! We made some incredible meals and the camper has all the cookware, dinnerware, and seasonings you need! They also left us stuff to make s’mores! We really enjoyed the outdoor shower and the bathroom was surprisingly clean! We will definitely be back and we would definitely recommend!

This was our first experience booking a stay with hipcamp, and it's really going to be a tough one to beat! The stay at Rob and Mike's was incredible, and I'm sure we'll be comparing all of our future adventures to this one--it will be difficult to live up to! The RV was great, the grounds were spectacular, and the ranch experience Rob and Mike led us through was something the kids and I won't forget anytime soon. They're already asking when we can go back! I honestly can't think of anything they could have done to make the stay better...they nailed everything from the big-picture stuff to the nitty-gritty details. Truly a wonderful experience. I would (and have!) recommend this to everyone I know--especially those with kids!

I took my boyfriend here for his birthday and unfortunately we had to cut our trip short due to an emergency back home, but boy were we sad to go. The treehouse is such a fun camping experience and our host, Greg, was so kind. He had farm fresh eggs for us every morning and even let us use some of the garlic from his garden. We woke up to his chickens greeting us every day and got to feed his horses. We were so bummed to have to leave whether it was a day short or not but we will definitely be returning to try one of the other camp houses they have available.

We had such a great stay in this camper! Everything was thoughtfully prepared and made the experience really special. The host had it well-stocked with everything we needed, plus some extra touches like firewood and s’mores supplies that made evenings by the fire perfect. One of the highlights was the chicken coop on site — we loved being able to collect fresh eggs in the morning. The camper itself was cozy, clean, and comfortable, with all the essentials ready to go. The setting was peaceful and quiet, and at night the stars were absolutely incredible. It felt like the perfect balance of comfort and connection to nature. We're just 25 mins from Gainesville, 45 mins from Ocala, & 2 hrs from Orlando. Our Ranch was purchased by the Host's grandmother after her first husband was killed in World War 2. She took part of the money given to her by the government and bought the initial tract. The host's father increased the size of the Property tremendously in the 90s and early-2000s, and today it encompasses 1, 337 acres. The Property is an old Spanish land grant, originally owned by the Sanchez Family, which used to be a large cattle family in the State of Florida. Today, under our ownership since the late 40s, the Ranch has never been developed or timbered in any large measure. Original heart pine forests, oak groves, and wetlands pepper the entire tract. The land has remained largely untouched and natural, which is rare, in a state that is rapidly loosing its natural land to development. Our Ranch is more of a natural preserve than a farm, and it is our aim to share it in limited measure with the public.

Property is undergoing restoration to native conditions for the past quarter century from former orange groves. You may encounter species including marsh rabbit, armadillo, opossum, red fox, gopher tortoise, bald eagle and many other birds at the expansive lake front.
