Typically ATT, Starlink, and TMobile work best. Verizon reception can be located at certain spots around our ranch. There are three restaurants located in the town of Larkspur including pizza, Mexican food, and a pub. There is also a large park with lots of kids' play equipment. During the summer there are concerts at the park on the weekends. We are approximately 2 miles from the Colorado Renaissance Festival located in Larkspur. The Renaissance Festival typically runs between June and . Campers will be required to sign a Waiver and Release of Liability when camping with us. We are prohibited from entering any other areas of the property without express permission and must be accompanied by an authorized member of Standiford Ranch LLC. This restriction applies to all members of my party, including but not limited to family members, guests, and any other individuals who accompany me. I acknowledge that any violation of this rule may result in immediate removal from the property and potential legal action. I agree to inform all members of my party of this restriction and ensure their compliance and will not hold Standiford Ranch LLC liable for any unintended or unaccompanied use of the property. I understand that myself and my party are financially liable for any damages, injuries, or loss as a result of our actions, intentional, negligent, or otherwise. This includes all property, equipment, tools, structures, trees/agricultures, residents, guests, campers, or animals, whether intentionally or as an act of negligence. This includes any unauthorized use of the property including such as hunting, hiking, climbing, illegal dumping, or pollution. I understand that myself and my party must have insurance for any and all vehicles brought onto the Standiford Ranch property to cover any accidents and damage to vehicles caused by fallen trees. In the instance of a dispute arising between the user(s) and Standiford Ranch LLC, both parties agree to seek arbitration as a means to resolve such disputes. The parties shall agree on a single neutral arbitrator to conduct such counsel. If the parties cannot agree on a single arbitrator, they will each select one arbitrator who will then agree on a single arbitrator to resolve the dispute. The arbitrator will under no circumstance be allowed to modify or change this limitation of liability agreement. We began this venture in 2012 by purchasing 35 acres overlooking a 7000 acre homestead. We are located on the beautiful eastern plains of Colorado southeast of Denver. Rolling hills dotted with Ponderosa pines that encourage wildlife to settle in. Pikes Peak, Longs Peak and Mount Evans all visible on clear days. We have 35 acres and raise alpaca’s, chickens, cats and dogs as well as a large garden. We are totally off grid and enjoy life in the home my husband built using trees he cut down and milled on his sawmill. We lived on the property in a 400sq ft cottage while building the house and this cottage is now available to rent. Water is available outside and the outhouse is just a few steps away. It comes equipped with a woodturning stove you can use to cook on. We added the Bijou Tree House to our options a couple years ago! It is a one room cabin (sleeps 2) with an incredible picture window that frames Pikes Peak beautifully. It is nestle among some old Ponderosa Pines; sports a cute but tiny wood burning stove; bar table in front of the window; deck with seating and a propane camp chef 2 burner stove. A hammock is available for use and private outhouse just a few feet away. Across the gulley is the new Sawmill Cabin built under the canopy of Jim's sawmill. It is small, and can sleep 3 with a unique bunk over a queen sized platform bed. A small deck, fire pit all under a covered open space. More kids? Bring a tent! there’s room! Numerous tent sites are available all within easy walking to your car. An outhouse is close by. We love sharing our story and our home and the beautiful place God has gifted us with people from all over the world and hope to host you as well. Come Camp; and relax. Watch and listen to the birds, deer and antelope really do play here two little fawns were chasing each other through the gully just this morning. We are blessed beautiful sunrises and sunsets; stars at night and an added bonus is our Farm Store where we showcase products made from our alpaca's, and trees my husband has cut down... !

It is a one room cabin (sleeps 2) with an incredible picture window that frames Pikes Peak beautifully. It is nestle among some old Ponderosa Pines; sports a cute but tiny wood burning stove; bar table in front of the window; deck with seating and a propane camp chef 2 burner stove. A hammock is available for use and private outhouse just a few feet away. Across the gulley is the new Sawmill Cabin built under the canopy of Jim's sawmill. It is small, and can sleep 3 with a unique bunk over a queen sized platform bed. A small deck, fire pit all under a covered open space. More kids? Bring a tent! there’s room! Numerous tent sites are available all within easy walking to your car. An outhouse is close by. We love sharing our story and our home and the beautiful place God has gifted us with people from all over the world and hope to host you as well. Come Camp; and relax. My husband and I traveled from Maryland to Colorado in our RV. He is an Army veteran from New York and I am originally from Colorado. I haven’t been home for Thanksgiving in years and this trip was especially meaningful because I was able to spend both my birthday and Thanksgiving with my family. It was truly such a blessing. This May we officially become empty nesters with our youngest of four heading off to college so being able to come home this year felt even more special. We had a wonderful stay. It felt so nice to be home again. The view of the mountains filled my heart with so much love and joy. The blue sky was absolutely stunning and the night sky lit up with incredible stars. I even saw a shooting star. It was breathtaking. JC and his wife were incredibly accommodating and generous to allow us to occupy their space during a holiday and I am forever grateful for their kindness. The location is perfect and makes it easy to get to everything. From one Coloradan to another, thank you so much. ❤️

We took advantage of late season warm weather and spent 2 nights at Rockridge. It did turn windy and cool but we enjoyed the solitude. Gorgeous view of Pikes Peak. I was able to walk my dog all over Carol’s horse pasture. Note that the 3 campsites are fairly close together. Google maps took us right to Carols land - campsites are marked by short pink flags on the left side of her driveway once you have entered the property.

Nice, peaceful parking area on the edge of our 6-acre property. This is a great overnight RV parking spot or tent camping site, set in an open area among the trees. The ground is mostly level. Please note: there is no bathroom on site. We may be able to provide a 110-volt power supply from a long extension cord from our house (suitable for TV, small appliances, microwave, and lights—but not enough for A/C). We’re conveniently close to Colorado Springs, Garden of the Gods, the Air Force Academy, Pikes Peak, Castle Rock, Palmer Lake, and many other recreation areas. Entry Directions: The entrance is off the road—look for two trees marked with orange spray paint on your left as you head north on Shahara Rd. Welcome to Black Forest, Colorado, located on the northern end of Colorado Springs. This property sits on 5 1/2 acres of beautiful woods. Despite the privacy and peacefulness, you are only minutes away from a gas station/convenience, store, barbecue restaurant, breakfast/lunch café, and a pizza/grinders restaurant. We have two covered RV spots and two open RV spots. The two covered spots have electrical hook ups, the smaller spot offers only 110v plug-in, and the large spot offers 30/50amp. Although we don’t have water at each spot we do have long water hoses to get your tanks full. Please note we do not have septic! There is a KOAA 15 minutes away, which allows dumping for a $10 cash fee. The smaller RV spot is suitable for up to a 30 foot RV, the larger spot can fit up to a 40 foot RV. There is one tight turn to get onto the property, but once you’re on the property it is easy to navigate. We highly recommend you arrive during daylight hours, so you can maneuver properly. Wi-if available. Fire pits allowed on the open center area only. Quiet hours from 9 PM to 8 AM. Owners live on site, in the log cabin. Two dogs live on property.

We offer a parking spot at night to have a quick safe place to stay. We do not allow the camper to stay multiple continuous days without leaving as you must leave during the day time, but are welcome to return at night. ---shower is only available if our office is open when you arrive----- ---We sometimes have Buses leaving or returning to our facility late at night, so just know you might hear a large bus pulling in late at night. ---PLEASE DO NOT block our Iron Gate with the H on it, or stick out into the entrance of the facility. If you stick out too far, you need to park North to South , which is parallel to the wood fence with the customer parking signs on it. You can block the handicap signs also if needed. You are also welcome to park in between the building and the front garden bed area as well if you prefer. The ground is not too level there, so you will need to level your rv. Here is a little bit about us! We rent motorhomes, camper vans, travel trailers, Paddleboards, and party buses! We are a perfect fit for hip camping because we are right across the street from Red Rocks Open Space, 5 min away from Garden of the Gods, and right off of HWY24 to head deeper into the Rockies! We are a full service RV facility, so we have mechanics on site if you need your rig looked at also! We are all camper van folks and know the struggle of not being able to find a safe spot.

Due to the fire risks in our area there are NO CAMPFIRES ALLOWED which includes propane fires Thirty acres of our property are fenced for the horses and located directly behind the campsites. In addition, we have lots of wildlife including but not limited to: Deer, Elk, Coyotes, Bobcats, Wild Turkeys, Mountain Lions, Snakes, and Bears. We are approximately 2 miles from the town of Larkspur between Spruce Mountain Road and Perry Park Road. (Please note Google Maps will try and send you to a location on Perry Park Road which is incorrect. Please refer to the map located on this website.) Due to our remote location, we have spotty Wifi. Typically ATT, Starlink, and TMobile work best. Verizon reception can be located at certain spots around our ranch. There are three restaurants located in the town of Larkspur including pizza, Mexican food, and a pub. There is also a large park with lots of kids' play equipment. During the summer there are concerts at the park on the weekends. We are approximately 2 miles from the Colorado Renaissance Festival located in Larkspur. The Renaissance Festival typically runs between June and . Campers will be required to sign a Waiver and Release of Liability when camping with us. I acknowledge that any violation of this rule may result in immediate removal from the property and potential legal action. I agree to inform all members of my party of this restriction and ensure their compliance and will not hold Standiford Ranch LLC liable for any unintended or unaccompanied use of the property. I understand that myself and my party are financially liable for any damages, injuries, or loss as a result of our actions, intentional, negligent, or otherwise. This includes all property, equipment, tools, structures, trees/agricultures, residents, guests, campers, or animals, whether intentionally or as an act of negligence. This includes any unauthorized use of the property including such as hunting, hiking, climbing, illegal dumping, or pollution. I understand that myself and my party must have insurance for any and all vehicles brought onto the Standiford Ranch property to cover any accidents and damage to vehicles caused by fallen trees. The parties shall agree on a single neutral arbitrator to conduct such counsel. If the parties cannot agree on a single arbitrator, they will each select one arbitrator who will then agree on a single arbitrator to resolve the dispute.
