Splitrock Farm and Retreat started in January 2021 after a global search of a place to set roots, live off the land, and create an amazing place for recreation, relaxation, and rejuvenation.
Splitrock was part of a 160-acre avocado farm that prospered from 1970 to 2017, generating over 1million pounds of avocados per year until the previous owners switched off the water in 2017. Ben purchased 101 acres in 2021 with plans to harvest the dead avocado trees for firewood and replant with organic, sustainable crops such as grapes, citrus trees, and flowers.
Splitrock's attraction comes from its unique groves, magnificent granite boulders, and sweeping vistas. Mixed within the avocado groves are several ancient groves and solitary trees that include 150+ foot tall pines, hundreds of old oaks, and soaring palms. Freckled throughout the hillsides are thousands of humongous granite boulders, offering a prehistoric feel to the landscape. Above all, Splitrock offers unrivaled views. Over 40 miles of coastline includes views to Point Loma, the Carlsbad power station, and the Pendleton Hospital. To the northeast are views of near 11K foot snowy peaks of San Jacinto and San Gorgonio, with rolling hills of De Luz and Fallbrook in the foreground.

Due to the close proximity of neighboring livestock, as well as the bountiful wildlife that call this special place home, PETS ARE NO LONGER PERMITTED on the premises.
Firewood is not provided, though there are several roadside stands nearby where it is available for purchase.

Turn onto Rock Creek Road and travel 8.9 miles to Finnon Lake/Diner on the Left. The campground is behind the Diner. The DINER "Smoke on the Water" is open only Saturday and Sunday.

The night skies above Finnon Lake will reveal stars unseen in California. Enjoy searching for bullfrogs, and watch the flock of Canadian Geese fly in right at sunset as the horizon blends into the watercolor sky.
This private lake supports the fire protection efforts of the Mosquito Fire Protection District and the firefighters of this community. Community volunteers manage the lake for the residents and the Fire Station.
The primary funding source for the Finnon Lake Restoration is the Sierra Nevada Conservancy, which was signed into law in 2004 with a mission to support “efforts that improve the environmental, economic and social well-being of the Sierra Nevada Region, its communities and the residents of California,” according to its Website.
Finnon Lake is also home to a popular 18-hole disc golf course and Mosquito’s only restaurant, Smoke on the Water Diner, which is open on weekends only

Beautiful natural campsites in the Valley of the Moon (Ojai Valley). Our sites are within an eighth of a mile of walking, running, biking, and riding trails from Ojai to the beaches of Ventura. On many days you can experience Ojai’s famous pink moments. You can hike the trails above Ojai, boat, eat, or picnic at Lake Casitas. Travel to nearby Ventura to shop, fish the pier, or take a deep sea fishing charter or Island charter to Whale watch or fish around the Channel Islands.
Please note the aerial view of the camping area recently placed by Hipcamp is NOT AT ALL REPRESENTATIVE of the current camping sites and shows a photo that is many years old when the site was merely land.
That photo is without any of the existing amenities or improvements. The actual sites are all Larger than Federal Park and Statepark guidelines, with averages of 20'x30' for campsites and 20'x40' for a long RVCampsite.
We have planted many young trees and continue to plant trees and native shrubs around and near the sites. We have picnic tables, table coverings, fire pits, and camping rugs/footprints. There is also an outdoor shower, a shower tent with hot water, and an upgraded porta-potty with a sink.
Note: During times when high heat is predicted, we strongly recommend that our Hipcampers bring pop-up shade tents or canopies for their sites.
The Hipcamp is adjacent to our working ranch, and any photos of old sheds, trucks, a wood lot, or other equipment are NOT on the Hipcamp, but you will drive past that property to get to the separate Hipcamp area.
Wineries, Farmer's Markets, Craft Breweries, dispensaries, and more are within 10 to 15 minutes of our site. Our location allows moments when you may see Hawks, Owls, Geese, Swallows, Robins, Bluebirds, and more.
We offer both tent and RV camping.

A great place to stay just outside of the park. Be near the park, but feel that complete privacy. These sites are very spaced out from each other and are large. No need to cram together! Explore the mines and hang out on our Groveland, California ranch!
We have 824 acres on a beautiful cattle ranch with two small ponds. On our property, you'll find frogs, turtles, oak trees, pine trees and stunning views of Yosemite.
We have several campsites to choose from including RV camping, tent camping, and a glamping tent. Pets are welcome. Campfires are permitted as long as there is no fire ban. Potable water and toilet are available onsite.
There's a golf course less than a mile away. We are also very close to town. In just a few minutes, you can drive to our local grocery store and pizza parlour.
We are a 10-minute drive to Pine Mountain Lake. Beautiful Pine Mountain Lake offers golfing, dining, horseback riding, water sports and an airport.
When you come to the ranch it feels like you are hundreds of miles away from civilization, but still close to everything you need. It is incredibly peaceful!
This is a great place for someone who wants to escape city life and enjoy the tranquillity of nature.
Much of the ranch is open wilderness for you to explore, and it's not uncommon to see deer, frogs, turtles, quail, turkeys, or other countless species of birds.
Diamond Gulch Camp is the perfect place to relax if you’re a photographer, artist, family or a group of friends looking for a place to camp near Yosemite.
A small portion of the property was used as a gold mine years ago, and you may find remnants of old home sites if you go exploring. We're not far from Wards Ferry Road, Groveland, Lake Don Pedro and other interesting places.

1948- On January 1, 1948 a wildcatter named George Hadley, who had been oil prospecting in the valley for 10 years, made the first oil strike in the Cuyama Valley. Richfield Oil Company soon moved in and extracted nearly 300 million barrels of oil in just a few short years. To accommodate an exploding workforce in the early 1950s, the company built the town of New Cuyama, its infrastructure, public buildings, the Cuyama airstrip (L88) and all the industrial structures that are now home to Blue Sky. Richfield Oil Company, later merging with Atlantic Oil Company forming the Atlantic Richfield Oil Company (ARCO), created high-paying jobs, a safe and prosperous community, and developed schools, churches, and recreational areas for the employee-residents.1973- With dwindling production in the area and new discoveries in Alaska, Atlantic-Richfield Oil Company put the town of New Cuyama and its associated infrastructure up for sale. Word of an entire town for sale made its way to entrepreneur, Russell O’Quinn of the Foundation for Airborne Relief (FAR) and Mildred Dotson, a wealthy widow from Tulsa, Oklahoma. The two worked together to acquire the townsite and adjacent land. O’Quinn, an aviator, inventor, and test pilot, aspired to use the New Cuyama airstrip and facilities as a base for humanitarian relief and a non-profit trade school. Though not fully realized, FAR’s primary vision included utilizing converted military aircraft to airlift food and medical supplies to developing countries and global disaster areas. Dotson had loftier goals. Her plans included an 18-hole fly-in golf course, expansion of the Buckhorn Restaurant and Motel, and a 40- to 50-acre lake for amphibious landing and water sports. 1986- Another visionary, Harry Kislevitz, inventor of the popular design tool Colorforms® and founder of Future City/Villages International, sought to develop the site as a “City of Friendship,” an all-electric village of 5,000 earthen homes. The dwellings were to be designed by Nader Khalili, an Iranian-born architect who specialized in earthen structures, worked with NASA on prototypes for lunar homes and received an award from the United Nations for his work towards the development of low cost, sustainable structures for human shelter in impoverished and disaster prone environments. One 628-sq-ft Khalili prototype remains on the property today ("the Cantina"). Khalili went on to form the California Institute for Earth Art and Architecture, Cal-Earth, in Hesperia, CA.1993- Recognizing the transformative potential of clean, solar power and the attractiveness of a rural destination, entrepreneur Mike Nolan worked to develop the Solar Skypark and Big Sky Guest Ranch with Santa Barbara Architect, Barry Berkus. The Sky Park included plans for sixty-five fly-in residences on one-acre lots powered completely from clean, solar energy. The Big Sky Guest Ranch was intended to function as a clubhouse for Skypark residents complete with an equestrian center, a small subsistence farm, pool and plenty of enriching recreational activities. 2012- At the end of 2011, the Zannon Family Foundation made a long-term investment in acquiring the New Cuyama Airport property with the vision of rehabilitating the site to be a low-cost resource for programs and organizations working to advance sustainable living practices and technologies. Plans began soon after towards developing a framework and organization to develop the space and coordinate with prospective programs and institutions. In 2014 Blue Sky Sustainable Living Center ("Blue Sky Center") received 501(c)(3) not-for-profit status, endeavoring to reclaim this property for the public good. Today, Blue Sky Center provides unduplicated services and technical assistance to support small businesses and entrepreneurs as well as the local food system, with core work focused on community research and advocacy led by Cuyamans. The night skies above Finnon Lake will reveal stars unseen in California. Enjoy searching for bullfrogs, and watch the flock of Canadian Geese fly in right at sunset as the horizon blends into the watercolor sky.
This private lake supports the fire protection efforts of the Mosquito Fire Protection District and the firefighters of this community. Community volunteers manage the lake for the residents and the Fire Station.
The primary funding source for the Finnon Lake Restoration is the Sierra Nevada Conservancy, which was signed into law in 2004 with a mission to support “efforts that improve the environmental, economic and social well-being of the Sierra Nevada Region, its communities and the residents of California,” according to its Website.
Finnon Lake is also home to a popular 18-hole disc golf course and Mosquito’s only restaurant, Smoke on the Water Diner, which is open on weekends only

On many days you can experience Ojai’s famous pink moments. You can hike the trails above Ojai, boat, eat, or picnic at Lake Casitas. Travel to nearby Ventura to shop, fish the pier, or take a deep sea fishing charter or Island charter to Whale watch or fish around the Channel Islands.
Please note the aerial view of the camping area recently placed by Hipcamp is NOT AT ALL REPRESENTATIVE of the current camping sites and shows a photo that is many years old when the site was merely land.
That photo is without any of the existing amenities or improvements. The actual sites are all Larger than Federal Park and Statepark guidelines, with averages of 20'x30' for campsites and 20'x40' for a long RVCampsite.
We have planted many young trees and continue to plant trees and native shrubs around and near the sites. We have picnic tables, table coverings, fire pits, and camping rugs/footprints. There is also an outdoor shower, a shower tent with hot water, and an upgraded porta-potty with a sink.
Note: During times when high heat is predicted, we strongly recommend that our Hipcampers bring pop-up shade tents or canopies for their sites.
The Hipcamp is adjacent to our working ranch, and any photos of old sheds, trucks, a wood lot, or other equipment are NOT on the Hipcamp, but you will drive past that property to get to the separate Hipcamp area.
Wineries, Farmer's Markets, Craft Breweries, dispensaries, and more are within 10 to 15 minutes of our site. Our location allows moments when you may see Hawks, Owls, Geese, Swallows, Robins, Bluebirds, and more.
We offer both tent and RV camping.

We have 824 acres on a beautiful cattle ranch with two small ponds. On our property, you'll find frogs, turtles, oak trees, pine trees and stunning views of Yosemite.
We have several campsites to choose from including RV camping, tent camping, and a glamping tent. Pets are welcome. Campfires are permitted as long as there is no fire ban. Potable water and toilet are available onsite.
There's a golf course less than a mile away. We are also very close to town. In just a few minutes, you can drive to our local grocery store and pizza parlour.
We are a 10-minute drive to Pine Mountain Lake. Beautiful Pine Mountain Lake offers golfing, dining, horseback riding, water sports and an airport.
When you come to the ranch it feels like you are hundreds of miles away from civilization, but still close to everything you need. It is incredibly peaceful!
This is a great place for someone who wants to escape city life and enjoy the tranquillity of nature.
Much of the ranch is open wilderness for you to explore, and it's not uncommon to see deer, frogs, turtles, quail, turkeys, or other countless species of birds.
Diamond Gulch Camp is the perfect place to relax if you’re a photographer, artist, family or a group of friends looking for a place to camp near Yosemite.

1948- On January 1, 1948 a wildcatter named George Hadley, who had been oil prospecting in the valley for 10 years, made the first oil strike in the Cuyama Valley. Richfield Oil Company soon moved in and extracted nearly 300 million barrels of oil in just a few short years. To accommodate an exploding workforce in the early 1950s, the company built the town of New Cuyama, its infrastructure, public buildings, the Cuyama airstrip (L88) and all the industrial structures that are now home to Blue Sky. Richfield Oil Company, later merging with Atlantic Oil Company forming the Atlantic Richfield Oil Company (ARCO), created high-paying jobs, a safe and prosperous community, and developed schools, churches, and recreational areas for the employee-residents.1973- With dwindling production in the area and new discoveries in Alaska, Atlantic-Richfield Oil Company put the town of New Cuyama and its associated infrastructure up for sale. Word of an entire town for sale made its way to entrepreneur, Russell O’Quinn of the Foundation for Airborne Relief (FAR) and Mildred Dotson, a wealthy widow from Tulsa, Oklahoma. The two worked together to acquire the townsite and adjacent land. O’Quinn, an aviator, inventor, and test pilot, aspired to use the New Cuyama airstrip and facilities as a base for humanitarian relief and a non-profit trade school. Though not fully realized, FAR’s primary vision included utilizing converted military aircraft to airlift food and medical supplies to developing countries and global disaster areas. Dotson had loftier goals. Her plans included an 18-hole fly-in golf course, expansion of the Buckhorn Restaurant and Motel, and a 40- to 50-acre lake for amphibious landing and water sports. 1986- Another visionary, Harry Kislevitz, inventor of the popular design tool Colorforms® and founder of Future City/Villages International, sought to develop the site as a “City of Friendship,” an all-electric village of 5,000 earthen homes. The dwellings were to be designed by Nader Khalili, an Iranian-born architect who specialized in earthen structures, worked with NASA on prototypes for lunar homes and received an award from the United Nations for his work towards the development of low cost, sustainable structures for human shelter in impoverished and disaster prone environments. One 628-sq-ft Khalili prototype remains on the property today ("the Cantina"). Khalili went on to form the California Institute for Earth Art and Architecture, Cal-Earth, in Hesperia, CA.1993- Recognizing the transformative potential of clean, solar power and the attractiveness of a rural destination, entrepreneur Mike Nolan worked to develop the Solar Skypark and Big Sky Guest Ranch with Santa Barbara Architect, Barry Berkus. The Sky Park included plans for sixty-five fly-in residences on one-acre lots powered completely from clean, solar energy. The Big Sky Guest Ranch was intended to function as a clubhouse for Skypark residents complete with an equestrian center, a small subsistence farm, pool and plenty of enriching recreational activities. 2012- At the end of 2011, the Zannon Family Foundation made a long-term investment in acquiring the New Cuyama Airport property with the vision of rehabilitating the site to be a low-cost resource for programs and organizations working to advance sustainable living practices and technologies. Plans began soon after towards developing a framework and organization to develop the space and coordinate with prospective programs and institutions. In 2014 Blue Sky Sustainable Living Center ("Blue Sky Center") received 501(c)(3) not-for-profit status, endeavoring to reclaim this property for the public good. Today, Blue Sky Center provides unduplicated services and technical assistance to support small businesses and entrepreneurs as well as the local food system, with core work focused on community research and advocacy led by Cuyamans. Dragonflyhill’s property offers lots of amenities and places to camp in a tent or RV. We found the flat parking spots convenient and there is easy access to water. We did not partake of any of the facilities (e.g., grill, outdoor kitchen, outdoor pool, showers, porta potty, WiFi, grounds to sit, etc..) and except for using our own gas grill one night, used it as a convenient place to stay in our Class B camper van. It is a safe place to stay and relatively remote. Fantastic views of the surrounding mountains. Convenient to all the towns/cities in the Coachella Valley. And unlike the other RV locations in the area, no one is really right next to you and looking into your rig. You don’t have to cover your windows. The spots are shaded. Be prepared to drive for a mile and a half along unpaved roads to get to their driveway. The roads are in good shape, graded, and hard packed but unpaved. More bumps on the way in than on the way out due to how the road is graded and the direction of the grooves. The cheapest gas station in the area (Maverick) is nearby. It seriously was $1/gallon less.
The hosts have very specific guidelines so there are no misunderstandings and everyone feels safe and secure. Do not come here expecting a party. They border on over communicating, but are quick to respond, patient, and understanding. They really want you to enjoy yourselves and continually offer to be of assistance. Highly recommend staying at Dragonflyhill.

We had a great stay at this Hipcamp. It was super convenient to Palm Springs, but once we arrived it truly felt peaceful and remote—exactly what we were hoping for. The property is very well thought out, with little details that made the stay easy and comfortable. The hosts were excellent communicators: responsive, clear, and helpful. Overall, it was a perfect balance of accessibility and seclusion, and we’d absolutely stay here again.

The house is clean, in a safe neighborhood, and a quick drive to grocery stores, restaurants, and the national park. The beds were incredibly comfortable, and the kitchen was well stocked with cookware and even some herbs to use while cooking. The hot tub under the stars was fantastic. I would definitely stay again if I'm back in the area.

Second visit to this year at this campground and I have to say it’s absolutely one of the best private campgrounds in the San Diego area. Stunning views from nearly every location. With hot showers and clean restrooms (flushable toilets !!), a on site store with most camping needs, what more could a camper need. It honestly feels like stepping into a movie, from the fee range goats (and llama) that share the space, to the sunrises above the clouds that appear endless I cannot recommend this place enough. And not to mention the extremely accesible prices for tent/rv camping. Overall 11/10 so awesome will be returning frequently!!!

Great spot to take in a beautiful view. I was fortunate to get there in a slow period with no other campers so it felt like I had the whole place to myself! I also love that the place is essentially a love letter from the owner to his family. All of the buildings were designed and built with individual family members in mind.
As for the location itself, it is completely off grid which is my favorite part. With that said, the roads are a bit rough for the inexperienced road tripper/ camper, and the neighbors who live there create some noise pollution in the distance. I say this to advise the glamper looking for an instagram experience/moment to set proper expectations. (Worth it though for some incredible shots for the gram).
Tammy is a kind host that loves the land and all the animals that come through it. That's the energy people can expect with this place. It's a great spot I look forward to returning to!
