Splitrock Farm and Retreat started in January 2021 after a global search of a place to set roots, live off the land, and create an amazing place for recreation, relaxation, and rejuvenation.
Splitrock was part of a 160-acre avocado farm that prospered from 1970 to 2017, generating over 1million pounds of avocados per year until the previous owners switched off the water in 2017. Ben purchased 101 acres in 2021 with plans to harvest the dead avocado trees for firewood and replant with organic, sustainable crops such as grapes, citrus trees, and flowers.
Splitrock's attraction comes from its unique groves, magnificent granite boulders, and sweeping vistas. Mixed within the avocado groves are several ancient groves and solitary trees that include 150+ foot tall pines, hundreds of old oaks, and soaring palms. Freckled throughout the hillsides are thousands of humongous granite boulders, offering a prehistoric feel to the landscape. Above all, Splitrock offers unrivaled views. Over 40 miles of coastline includes views to Point Loma, the Carlsbad power station, and the Pendleton Hospital. To the northeast are views of near 11K foot snowy peaks of San Jacinto and San Gorgonio, with rolling hills of De Luz and Fallbrook in the foreground.

The night skies above Finnon Lake will reveal stars unseen in California. Enjoy searching for bullfrogs, and watch the flock of Canadian Geese fly in right at sunset as the horizon blends into the watercolor sky.
This private lake supports the fire protection efforts of the Mosquito Fire Protection District and the firefighters of this community. Community volunteers manage the lake for the residents and the Fire Station.
The primary funding source for the Finnon Lake Restoration is the Sierra Nevada Conservancy, which was signed into law in 2004 with a mission to support “efforts that improve the environmental, economic and social well-being of the Sierra Nevada Region, its communities and the residents of California,” according to its Website.
Finnon Lake is also home to a popular 18-hole disc golf course and Mosquito’s only restaurant, Smoke on the Water Diner, which is open on weekends only

Nopalito Farm has been in operation since late 2014, but the property itself has been a working farm for over 50 years. Lemons and avocados were the primary crops from the 70’s through the 00’s, and are still prominent throughout our 15 acres. Our predecessors then diversified the growing operation by planting a wide range of fruit trees ranging from guavas and passion fruit to peaches and figs. For a decade, hops were grown on 2 acres and were sold to breweries throughout southern California. We’ve since replaced the hop yard with perennial flowers, but continue to cultivate a wide variety of delicious fruits.

Our conservation ethos is guided by the original caretakers of this region—the Nüümü, known today as the Mono or Potuck people. Rather than relying on massive machine-cut firebreaks, aerial pesticide spraying, or “pines in lines” replanting, we take a slower, place-based approach. We use controlled burning, hands-on fuel reduction, selective native plant culling, and encourage the land to regenerate naturally. Just as important, we believe sharing the land is essential, because stewardship only lasts when people are connected to it. This is a rugged mountain property. Terrain can be steep, rocks near the creek are often slick, and nights are very dark. Campers should be prepared for off grid camping and up for adventure!

We offer a rustic, old-fashioned camping experience. It’s a mix of open field and scattered trees, with both RVs and tent campers on site. Neighbors will be nearby, but the vibe is quiet and relaxed—especially in the off-season, when you might have the place nearly to yourself.
The Klamath River is just over the levee—a short walk from your site—with great access for fishing, swimming, or simply relaxing by the water. The river is world-famous for salmon and steelhead fishing (license required). August and September are peak fishing months, so expect a few early morning engines from folks heading out.
We’re only 4 miles off Highway 101, far enough to enjoy peace and quiet without traffic noise. Wildlife is part of the experience here, so please stash your food at night to keep critters out of camp.
Outdoor lovers will find plenty to explore nearby—hiking and biking trails, the Trees of Mystery, Jet Boat Tours, and, of course, miles of redwood forest to get lost in.

Located within 45 minutes of the wine country and 2 miles from the coast, our property is 400 acres of rolling hills and redwood groves, with a creek running along its base. With miles of trails meandering through quiet woods and meadows, you will be able to revel in the tranquility of a private preserve, without sacrificing easy access to some of Sonoma County's most famous attractions. A hundred years ago, this land was used to graze sheep. Remnants of the old fence lines can still be seen in places, along with old cement troughs. Since then, the land has been left to its own devices, passing through many hands, most famously owned by two brothers in the 1980's who built a truly amazing tree house in the forest which has been featured in several magazine articles. It was revamped and updated in 2016 by a master craftsman, using fallen redwood logs found on the property and is now a unique structural work of art, available for overnight stays. We produce 100% grass fed, dry-aged beef on our certified organic pastures and have a store on site if you would like to purchase delicious steaks, ribs, ground beef for hamburgers or some roasts to take home. Our cattle graze on the native grasses, never grain, and drink only water produced from our own springs. We also raise Kiko meat goats and produce pastured, certified organic duck eggs on a commercial basis. Whether it's surfing at sandy beaches, award-winning clam chowder, a wine tour, horseback riding or a hot air balloon ride you're after, you won't have far to drive if you make our ranch your base camp. You may see a family of deer appear suddenly, or a few Scottish Highland cows which we allow to roam freely over the property. There are over twenty species of wild birds that grace this protected spot, so bring your binoculars! A portion of your fee goes towards protecting native flora and fauna as part of our private wildlife preservation program. A limited number of private, widely spaced camp spots are available for visitors. The Eagles' Nest Treehouse (mentioned above) is very isolated and you may or may not even be aware that there are other people within miles of you. For those who value nature, seclusion, quiet and the artistry of old growth redwood, this is the place for you.

The night skies above Finnon Lake will reveal stars unseen in California. Enjoy searching for bullfrogs, and watch the flock of Canadian Geese fly in right at sunset as the horizon blends into the watercolor sky.
This private lake supports the fire protection efforts of the Mosquito Fire Protection District and the firefighters of this community. Community volunteers manage the lake for the residents and the Fire Station.
The primary funding source for the Finnon Lake Restoration is the Sierra Nevada Conservancy, which was signed into law in 2004 with a mission to support “efforts that improve the environmental, economic and social well-being of the Sierra Nevada Region, its communities and the residents of California,” according to its Website.
Finnon Lake is also home to a popular 18-hole disc golf course and Mosquito’s only restaurant, Smoke on the Water Diner, which is open on weekends only

Nopalito Farm has been in operation since late 2014, but the property itself has been a working farm for over 50 years. Lemons and avocados were the primary crops from the 70’s through the 00’s, and are still prominent throughout our 15 acres. Our predecessors then diversified the growing operation by planting a wide range of fruit trees ranging from guavas and passion fruit to peaches and figs. For a decade, hops were grown on 2 acres and were sold to breweries throughout southern California. We’ve since replaced the hop yard with perennial flowers, but continue to cultivate a wide variety of delicious fruits.

The Klamath River is just over the levee—a short walk from your site—with great access for fishing, swimming, or simply relaxing by the water. The river is world-famous for salmon and steelhead fishing (license required). August and September are peak fishing months, so expect a few early morning engines from folks heading out.
We’re only 4 miles off Highway 101, far enough to enjoy peace and quiet without traffic noise. Wildlife is part of the experience here, so please stash your food at night to keep critters out of camp.
Outdoor lovers will find plenty to explore nearby—hiking and biking trails, the Trees of Mystery, Jet Boat Tours, and, of course, miles of redwood forest to get lost in.

With miles of trails meandering through quiet woods and meadows, you will be able to revel in the tranquility of a private preserve, without sacrificing easy access to some of Sonoma County's most famous attractions. A hundred years ago, this land was used to graze sheep. Remnants of the old fence lines can still be seen in places, along with old cement troughs. Since then, the land has been left to its own devices, passing through many hands, most famously owned by two brothers in the 1980's who built a truly amazing tree house in the forest which has been featured in several magazine articles. It was revamped and updated in 2016 by a master craftsman, using fallen redwood logs found on the property and is now a unique structural work of art, available for overnight stays. We produce 100% grass fed, dry-aged beef on our certified organic pastures and have a store on site if you would like to purchase delicious steaks, ribs, ground beef for hamburgers or some roasts to take home. Our cattle graze on the native grasses, never grain, and drink only water produced from our own springs. We also raise Kiko meat goats and produce pastured, certified organic duck eggs on a commercial basis. Whether it's surfing at sandy beaches, award-winning clam chowder, a wine tour, horseback riding or a hot air balloon ride you're after, you won't have far to drive if you make our ranch your base camp. You may see a family of deer appear suddenly, or a few Scottish Highland cows which we allow to roam freely over the property. There are over twenty species of wild birds that grace this protected spot, so bring your binoculars! A portion of your fee goes towards protecting native flora and fauna as part of our private wildlife preservation program. A limited number of private, widely spaced camp spots are available for visitors. The Eagles' Nest Treehouse (mentioned above) is very isolated and you may or may not even be aware that there are other people within miles of you. We loved the experience on Alan’s huge farm, and my kids had a great time with the dogs. At night, the sounds of all kinds of animals create a natural symphony. My girls were a little scared of the dogs at first, but they ended up having great fun with them.
You may need to lower your expectations regarding the facilities, bathrooms, and dining area, but it’s well worth it to enjoy the nature and animals.
Alan is a great host. He is in his 80s, in very good shape, and reminds us of our grandpa.

This is the perfect place for a San Diego getaway! It’s such a gorgeous property and A Frame to stay in. We had an awesome weekend hanging out and reading with the side open and making pizzas in the wood fired oven in the evening. Jacob and his girlfriend were super friendly and helpful, and the fruit we bought with passion fruits and kumquats is the best we’ve had anywhere. Camp dog Gertie is also sweet as can be and followed us around as we walked through the flowers. Would reccomend 11/10 and will definitely be back!

Lovely grounds and host! I went for tent camping and Jonesy really makes this space cozy and special. The camping spot is spacious and open, with firepit and table provided, and it was great to have such well-thought out amenities just a walk away. The provided bathroom was convenient, but when a big party arrived it became very busy so having a backup bathroom plan when tent camping is recommended. Overall would definitely return, especially when the sites at Joshua Tree are all booked up!

Some of the nicer sites were gorgeous. The drive up was a bit intense on a winding cliff road.
Make sure you know what site you’re going to. I tired to ask but when I got there the signage was unclear. They made me take down my set up after dark and move to a different site, even though I followed the Oak Grove sign. The host said “sorry you have to move your shit” and left after giving me incorrect directions to the other site.
I am a female solo traveling and could not see to set up my tent and everything again in the dark so had to get a motel.
When I requested a refund since I didn’t even stay the night the host accused me of messing up another campers trip and purposefully choosing the expensive site. When it was just an accident because their signage was unclear. Hipcamp refunded me but the hosts refused and sent a very rude text in response to my request.
I wish I had a better experience, it was beautiful there but unfortunately I wasn’t able to stay and woudnt return without booking the more expensive sites or being able to check the whole camp ground to make sure I’m in the right area.

The space was wide open and flat with perfect ground for tent camping. It was a bit hard to find a spot in the dark so highly suggest planning to set up before dusk, but there were a few light posts present. Check in and check out was simple, fast, and requires no human interaction. Area seems very safe - even more so with the fancy high tech gate system into the ranch - and the nearby downtown area is fancy. The restroom/shower room was clean but can be a bit of a walk from the camp sites, so plan accordingly. Morning dew made it so that your socks are likely to get wet making it to the restroom!
