Splitrock Farm and Retreat started in January 2021 after a global search of a place to set roots, live off the land, and create an amazing place for recreation, relaxation, and rejuvenation.
Splitrock was part of a 160-acre avocado farm that prospered from 1970 to 2017, generating over 1million pounds of avocados per year until the previous owners switched off the water in 2017. Ben purchased 101 acres in 2021 with plans to harvest the dead avocado trees for firewood and replant with organic, sustainable crops such as grapes, citrus trees, and flowers.
Splitrock's attraction comes from its unique groves, magnificent granite boulders, and sweeping vistas. Mixed within the avocado groves are several ancient groves and solitary trees that include 150+ foot tall pines, hundreds of old oaks, and soaring palms. Freckled throughout the hillsides are thousands of humongous granite boulders, offering a prehistoric feel to the landscape. Above all, Splitrock offers unrivaled views. Over 40 miles of coastline includes views to Point Loma, the Carlsbad power station, and the Pendleton Hospital. To the northeast are views of near 11K foot snowy peaks of San Jacinto and San Gorgonio, with rolling hills of De Luz and Fallbrook in the foreground.

This is our home but we love to share our life in the outback. We believe it will give you a better appreciation of life's simpler side. That being said, and to maintain the balance here at home, we'd appreciate if you keep your dogs in your car until you get to your site.
Our offerings include fresh air and sunshine, amazing night sky, endless views, and plenty of space and privacy to enjoy your moments in nature. You'll find our amenities and activities puposefully sparse here. Upon booking, there are about 5 miles of dirt road on the property that you are welcome to explore on foot or by bicycle.
Rustic is the theme here. There is no shower, no wifi, and no electricity available, but you will enjoy your own private spigot and the cellular service is acceptable.
For any sites located south of Ballinger Wash, your vehicle length is limited to 22' and no more than 4' overhang from the rear axle, so you don't get stuck in the crossing and block access for others. Towing services are 1-3 hours away.
Our Songdog Camps are sparsely scattered atop a 200 foot mesa that looks west over a valley offering stunning desert sunsets and amazing stargazing. These UPPER SITES are NOT OHV friendly, but any of our canyon bottom sites are a great base for your riding adventures up in Ballinger Canyon OHV. We'll be happy to recommend a site for you. **Forest Service law enforcement is actively ticketing unplated OHV on Ballinger Canyon Road. Be sure to know and abide by the laws.**
Our friendly cancellation policies vary between 24 hours for simple campsites and 72 hours for our Glamp sites and Group sites. Be sure to check the Google for distance to Cuyama Valley, and your dates for availability and site descriptions. A few important things to note:
Due to the close proximity of neighboring livestock, as well as the bountiful wildlife that call this special place home, PETS ARE NO LONGER PERMITTED on the premises.
Firewood is not provided, though there are several roadside stands nearby where it is available for purchase.
You'll be pretty independent here. We provide self-check-in for your convenience. Directions and access information (including the bathroom code!) will be messaged to you prior to your stay.
Jug Handle is the perfect place to unplug. There is NO WIFI and LIMITED/NO CELL SERVICE.
Weather and wind can kick up suddenly on the coast. It is your personal responsibility to be prepared and use caution. We reserve the right to ban campfires at any time. Welcome to Finnon Lake Recreation Area!
The night skies above Finnon Lake will reveal stars unseen in California. Enjoy searching for bullfrogs, and watch the flock of Canadian Geese fly in right at sunset as the horizon blends into the watercolor sky.
This private lake supports the Mosquito Fire Protection District's fire protection efforts and the firefighters of this community. Community volunteers manage the lake for the residents and the Fire Station.
The primary funding source for the Finnon Lake Restoration is the Sierra Nevada Conservancy, which was signed into law in 2004 with a mission to support “efforts that improve the environmental, economic and social well-being of the Sierra Nevada Region, its communities and the residents of California,” according to its Website. Finnon Lake is also home to a popular 27-hole disc golf course and Mosquito’s only restaurant, Smoke on the Water Diner, which is open on weekends only. 530-622-1060.

Finley Camp is nestled along Finley Creek in West Sonoma County. Campsites are located in open flats surrounded by Coast Doug Fir, Alder, and California Bay forests. Each campsite has a picnic table and fire pit with cooking grate, and access to a porta potty and hand washing station. The campsites are located past the end of the county road allowing for a quiet peaceful experience. Enjoy a quiet stroll on site, the surrounding communities of Bodega, Bodega Bay, Valley Ford, and Tomales, or just enjoy a quiet day in camp. Our sites are located approximately 20 minutes from Bodega Bay. The campsites are 2.5 miles from the coast and the weather can be unpredictable. As a general rule, it is very similar to that of San Francisco.
All camp sites are situated in a valley that offers protection from the coastal winds. The have both morning and evening shade. Sites #2, #6, #7, and #11 have the most space, while sites #4, #7, #8, #9 and #11 offer the most privacy. Sites 1-3, any combination of 5-7, and 12-13 are well suited for groups. Other site groupings work well depending on the number of sites being reserved. Site #8 is unique in that it has a wood deck/platform for tents. There are also NO wood fires allowed at site #8 as it is under the tree canopy. A propane firepit is provided for your use. You can bring a 5 gallon propane tank from home, or a full one is available for rent on site.
Well behaved dogs are welcome at Finley Camp. All dogs must be kept on leash at all times while on the property. There are no exceptions to this. Finley Camp is located on an active cattle ranch and directly adjacent to a neighboring ranch with cattle.
WE HAVE BEEF AGAIN! Beef is free range grass fed and all naturally raised. Please contact camp host for a price sheet or review price sheet attached to the firewood stand near Site #1.
Also be sure to check out our orchard tours! The apples are ripe now and our verities will continue to ripen thru late November. We'll take you to our family orchard where you can pick apples, pears, or blueberries in season and taste yummy treats out of our family garden.

Located within 45 minutes of the wine country and 2 miles from the coast, our property is 400 acres of rolling hills and redwood groves, with a creek running along its base. With miles of trails meandering through quiet woods and meadows, you will be able to revel in the tranquility of a private preserve, without sacrificing easy access to some of Sonoma County's most famous attractions. A hundred years ago, this land was used to graze sheep. Remnants of the old fence lines can still be seen in places, along with old cement troughs. Since then, the land has been left to its own devices, passing through many hands, most famously owned by two brothers in the 1980's who built a truly amazing tree house in the forest which has been featured in several magazine articles. It was revamped and updated in 2016 by a master craftsman, using fallen redwood logs found on the property and is now a unique structural work of art, available for overnight stays. We produce 100% grass fed, dry-aged beef on our certified organic pastures and have a store on site if you would like to purchase delicious steaks, ribs, ground beef for hamburgers or some roasts to take home. Our cattle graze on the native grasses, never grain, and drink only water produced from our own springs. We also raise Kiko meat goats and produce pastured, certified organic duck eggs on a commercial basis. Whether it's surfing at sandy beaches, award-winning clam chowder, a wine tour, horseback riding or a hot air balloon ride you're after, you won't have far to drive if you make our ranch your base camp. You may see a family of deer appear suddenly, or a few Scottish Highland cows which we allow to roam freely over the property. There are over twenty species of wild birds that grace this protected spot, so bring your binoculars! A portion of your fee goes towards protecting native flora and fauna as part of our private wildlife preservation program. A limited number of private, widely spaced camp spots are available for visitors. The Eagles' Nest Treehouse (mentioned above) is very isolated and you may or may not even be aware that there are other people within miles of you. Holcomb Valley Ranch invites you to kick back and relax on our private, 400+ acre ranch in the San Bernardino Mountains. Centered around a 100+ acre meadow, filled with horses in summer months and surrounded by thousands of acres of mountainous National Forest.
Just 15 minutes from Big Bear Lake - a large recreational, fresh-water lake for summer swimming, boating, skiing, fishing and other super fun water activities.
The Ranch feels remote and private. Yet is only four miles to the town of Big Bear with shopping and restaurants. Also in close proximity to incredible rock climbing at the Pinnacles, seemingly endless hiking and biking and some pretty epic off-roading 4x4 trails.
Each campsite is approximately one acre, and generously-distanced from neighboring campers. Amenities include its own fire ring with grilling grate and picnic table(s).
The campsites are both cozy enough for 2 or spacious enough for large groups and can easily accommodate a mix of RVs, camper vans and tents.
From June to October the 100+ area open meadow is filled with horses grazing and galloping about (please don't pet or feed!) A four-seasons destination, the Ranch has year-round experiences with warm summers and snowy winters. An excellent basecamp, within close proximity to the lake, ski slopes, Pinnacles, hiking/biking and off-roading trails.
After a day filled with adventure or ultimate relaxation, be sure to enjoy the breath-taking sunsets over the meadow.
The evenings blanket guests with a sea of stars. Toast up some s’mores and warm up some hot-coco over a beautiful, crackling campfire. Remember the s’mores and always follow the “Leave No Trace” principles. There are large trash bins by the entrance.

Please note:
OHV’s are allowed. They count as one of the allowed vehicles per campsite and must adhere to the speed limit (10mph) and remain on established camp roads while on the property. They may not be driven from 8pm to 8am. It is strictly forbidden to ride your vehicles through the forest, meadow or off any established roads on or off property. Please research which of the surrounding forestry roads allow for your vehicle type to be driven on. Campsites on the west side of the meadow (F, G & H sites) are partially accessed by a forestry road that does not allow dirt bikes.
Horses: The horses which may be roaming the meadow during your stay are not property of Holcomb Valley Ranch. When horses are present, guests and their pets are prohibited from entering the meadow. Please do not approach, interact, feed or touch the horses. This is for your safety and the safety of the horses. Do, however, take lots of photos! They make a perfect backdrop:)

There is NOTHING like being in the wilderness of this area for a good re-centering of the soul! We have found it to be a true blessing for our family, and we hope you can experience this blessing as we share this space with you.
We feel certain you will not be disappointed with our beautiful river canyon. Our property is situated right on the middle fork Cosumnes river. The swimming is awesome and the stars at night will put you into a state of awe!
In the area there are many family owned wineries in the area, most of them offering free tasting! It’s a short drive to Tahoe and the Marshall gold discovery site as well as the historic hangtown Placerville. We are happy to make suggestions for local hiking areas, like the Devil's Slide "Gorge" only a 15 minute drive but like a trip to mini Yosemite. The Caldor Fire was VERY close to our property and a back burn was initiated nearby the our house (literally 200' away!). Our property became a pivotal point of fighting the fire in our community known as the “Ant Hill Army”. Ask us about the story!

The Meadow Grove is a wild and natural pasture with campsites located near the historic Narrow Gauge Railroad bed on a family owned working ranch in coastal Northern California. The camp sites are nestled in a pasture and grove of mixed Eucalyptus, willow and cypress trees. The sites are perfect for tents or camper vans, or small trailers. [When we open in the spring, the grass can be 'slippery' and it is recommended you have 4WD. Around mid-June it is dried out enough for 2WD access to all sites]. Not suitable for RVs
It is also, managed and operated by a single mother. Please keep this in mind.
Notes about the campsites are: They each come with a picnic table. The grounds are a working ranch, so there is variations of the soil- some lumps and bumps and general natural state of a pasture v. a groomed lawn. Site #1, #2, #3, and #4 have the most level areas for parking and tent-ing.
Up until mid-June, we recommend #1 for 2WD access. Campervans that do not have 4WD may have trouble accessing other sites. Please remember this when you book!
*Campers who "change sites" without written approval by the host will be charged double!*
There is a composting camp toilet, we do not have running water at the campground.
The ranch itself is 300 acres of rolling hills pasture, with hilltop views of the Estero Americano valley. The Meadow Grove is home to many varieties of raptors and other birds-providing excellent bird watching. Seasonally there are blackberries to fill your containers, and some hiking. We are mere minutes from the quaint towns of Valley Ford, Tomales, and Dillon Beach, and a short drive from Bodega, Bodega Bay or Marshall, Pt. Reyes Station and Inverness. Nearby attractions include: Sonoma Coast beaches, Pt. Reyes National Seashore, coastal hiking trails, local farm-to-table eateries.
Inland attractions include: redwoods, wine tasting, Russian River activities and so much more.
The ranch borders Hwy 1, so there is some degree of road noise. Traffic usually dies down mid afternoon, and isn't too much of a disturbance. Virtually all traffic on our stretch of road is daytime traffic. There can be however, some heavy weekend traffic during the day with car clubs and motorcycle riders enjoying the coastal highway.

Pitch your tent or park your camper amid the ancient blue oaks of California. In the oak-studded Diablo Range, gentle breezes wind through the trees, giving you days of dappled sunshine and nights crisp and cool. Warm yourself by the campfire and drink in some of the darkest skies in the state, where the Milky Way, shooting stars, galaxies and even Saturn’s rings are yours for the watching.
Forest bathing (shinrin-yoku) is at the heart of our camping program.
Shinrin-yoku is the Japanese practice of slow, mindful immersion in nature, and a blue oak woodland is a wonderful place to try it. There’s no destination and nothing to accomplish. Wander wherever you want or simply sit under the oaks: the dappled light, the scent of the oaks, birdsong, the breeze moving through the branches. Research links time spent this way to lower stress and better mental and physical health. Also look for signs or ask your host about our self-guided tour.
Bring your binoculars. We’re in an Important Bird Area, and birding here is a quiet joy. Blue oak woodland is some of the richest bird habitat in California: watch for acorn woodpeckers, western bluebirds, oak titmice, California quail, and hawks and golden eagles circling overhead. Whether you’re a dedicated birder keeping a life list or just love waking to the dawn chorus, birdwatching under the oaks fits right in with a slow morning and a cup of coffee.
Shake the dust off your work-worn spirit. Let the celebration begin. Dance to the music in your heart and sing along with the songs of the ancients. Regenerate. Breathe and hear yourself breathe. It’s time to take time, to play and enjoy with friends and family, and to talk late into the night as the campfire slowly dies.
Our four spacious sites each have a fire pit with grill and a picnic table with benches, and plenty of room to find your privacy. We also have a flush toilet, outdoor hot shower, and clean clear water from the faucet. Perfect for group gatherings of up to 20, and just as welcome for families, singles, couples, and well-behaved, on-leash dog friends. Watch for wild rabbits, squirrels, the occasional fox, and listen for coyotes singing in the night.
Our firewood ($15 a bundle) is sustainably harvested from downed trees and branches. No healthy live trees are harmed, and no native trees are felled.
Before you come: we’re remote, and GPS, Apple Maps, and Google Maps are spotty. We’ll send directions right to your campsite after you submit your SmartWaivers, so please submit them before you leave and bring everything you need, since there are no stores nearby. If you forget something, ask Veronica, your on-site host. We can almost always find something for you. Pricing is per person, not per site. Wi-Fi is available if you want it. Dress in layers, and bring warm clothes and blankets for the evenings.
Use us as a home base for Pinnacles (watch for California condors), birding in the Panoche Valley, Monterey, Carmel, San Juan Bautista, and the ocean, or rest and relax the world away, forest bathing under the oaks by day, birdwatching at dawn, and stargazing by night. Come with your cares and leave clear and regenerated.

Located right off coastal US highway 1, Timber Cove campground sits right at the edge of breathtaking, oceanside cliffs. We are situated on roughly two acres of land, with multiple campsites for tent/car camping or RV’s. Each bluff campsite has a picnic table, fire pit and water. Electricity is available to use for an extra fee. The beach and waterfall campsites do not have picnic tables so you might want to bring one if you’ve booked there. There is no garbage service so please pack your own garbage home with you. We have separate men’s and women’s flush bathrooms, with coin-operated hot showers. We have firewood with kindling for sale on site, payable with cash or Venmo.. Please take note of local fire bans, when in effect. Dog friendly, though be advised a leash is recommended as we are close to the road, but they can run leash-free down at the beach. We are located 30 minutes north of the town of Jenner, with Gualala 30 minutes to the north. Gualala has grocery stores, a post office, and some shops. Fort Ross Store is located one mile down the road, just before Timber Cove, and sells basic food necessities, drinks, sandwiches, ice and gas. Internet cell service can be spotty in our area, depending on your provider, so bring your own Starlink services if you have them. We also have access to the beach below, and offer beach camping as well. Take note that the road down to the beach is steep with uneven terrain. The weather can vary quickly here, so be sure to bring multiple layers of clothing and camp gear for various types of weather, and headlamps are useful for getting around the property at night!
We hope you’ll come visit our little slice of heaven on the ocean cliffs, gaze at the stars, marvel at the sunsets, watch the harbor seals dozing on their rocks and the many bird species that inhabit our property. If you’re looking for a quiet getaway with a few close friends or your family, this option is for you. Tucked in along the South Fork of the American River, this beautiful campsite features picnic benches, a propane fire pit with propane included (fire pits help prevent wildfires), and a prep table for fixing up those tasty fireside meals in group sites.
Guests also have access to shared bathroom facilities (and yes, there are showers!), volleyball, ping pong, communal benches, a sink and dishwashing station, and a common swimming area along the river.
Most sites are within a very short walking distance to the banks of the South Fork of the American River, this place is ideal for anyone interested in experiencing the beauty of the foothills and the rush of the river. We offer both tent and RV sites.
Each RV site includes its own picnic table, water and 30Amp power hookups. Guests will also have access to our volleyball court, ping pong, communal benches, and a common area with a sink and dishwashing station. Additionally, you can access the swim area and go for a dip to cool off on a hot day.
We offer toilets, showers, trash disposal, potable water and more depending on the site you chose. Leashed pets 40 pounds or less are allowed as well.
Enjoy biking, fishing, hiking, horseback riding, paddling, climbing, swimming, whitewater rafting, and wildlife watching all nearby, or on site.

3. Noise Restrictions: Due to policies that govern campgrounds guests are asked to refrain from playing amplified music or running generators. 10PM-8AM quiet hours.
4. Please refrain from cursing or using obscene language, particularly while in the presence of minors.
5. Water Safety: There is no lifeguard on duty. Minors must be supervised by an adult AT ALL TIMES when near the water.

The spot we were in, The Point, was a little bumpy, but the view was unbelievable. It also had power ($15/day) and water. We could've boondocked, but it was nice to have shore power. We walked over to the Lodge for an amazing dinner and watched the sunset on the ocean.

The location was gorgeous. Even though there were multiple sites all within relatively close proximity to one another it still felt secluded and private. And there were giant redwoods around most campsites. We stayed in the tent sites so I can’t say anything about the camper ones as I am unsure. The individuals who ran the place were so kind and helpful. And the coffee we had in the morning was perfect.

We had a great 2-night stay in site #4! It was exactly as described and perfect for my mobility-challenged husband, our dog, and our 15ft travel trailer. The river sounds were soothing, the expansive meadow and tall trees provided picturesque surroundings for our stay. We had the place almost completely to ourselves for the weekend. Hosts were very responsive to my questions ahead of time and even on our drive up as we needed clarification regarding the directions. Note to others coming up from the Stockton area—you can disregard the instructions about plugging in an alternate location for directions to avoid the impassable road, that’s for travelers coming from Placerville.

Amazing, magical natural hot springs. Campsites themselves are a first come first serve deal and they're pretty good, with most of them having at least one especially nice thing going for them (privacy in the trees, less privacy in the open field area but the sound of the river flowing by and goodnight sky viewing). I'll definitely be coming back.

The spot is beautiful. A little oasis with magical river and hot pools. I would visit again. It was late September and there were maybe 10 spots taken on a weekend, which gave everyone privacy. Instructions clear. The only downside: the teenage steers on the other side of the river were being weaned from their moms that weekend, and the 100 or so cows were very loud much of the day and night. Maybe just a once/year thing? I spoke with the rancher and he said that his cows are very talkative. They do look very well taken care of and mostly they look totally happy in the pasture. However, the bellows were quite loud and a bit distressing. Some people said they liked hearing them. Others didn't.

Beautiful coastline, unique opportunity to stay literally on a California Pacific shore. We saw whales, dolphins and sea lions - right from our campsite. Beautiful sunsets and peaceful nights.
Our only complaint - at $160/night we’d not expect to pay extra for showers… and certainly not in quarters which we haven’t used or carried in ages…
