HORSES WELCOME! Why not run your horse on the beach, then come to our campsites to relax for the rest of your day. There is a fenced pasture positioned next to the sites so you can see your faithful friend enjoying some grass or hay. We have a new Zinger 29' trailer set up with a bunk room and another bedroom, full kitchen and bathroom. It can easily sleep six people. If you have your own RV, we have a full hook up at the same area. The pasture where your horse stays will also have hay, water and shelter with a run-in. This is a sanctuary for our animals. We have nine animals here, four horses (some minnies) and five donkeys (some minnies). By staying here, you will be helping us to support our animals. We are in Frankford, De which is close to all the beaches and parks. There are many shopping adventures awaiting you, either outlets or upcycle stores. If you just want to relax, there is a small pond out back stocked with bass and turtles. We have 17+ acres but we only use the front five acres and leave the rest for the deer, foxes, eagles, hawks and whatever else shows up. We believe this is Heaven on earth and would love to share it will you. So please come, stay at our farm and relax. We are here year round.

Our property is also monitored by security cameras.Once owned by Tom Ryan and part of the 100+ acres of Ryan's Berry Farm, Kingsley Orchards now owns the middle 36 acres and market building of the historic farm. It was purchased at Sheriff Sale by Tony Morgan in June 2016 and 10+ months of extreme labor and renovation were required to bring the very neglected farm back to life. Efforts paid off and the farm and market opened in June 2017 with a beautiful crop of blueberries and many multi-generational customers coming back with their children. The best outcome has been the opportunity to share growing food with children and helping them learn a love for outdoors and farming. Many of the customers remember their own grandparents bringing them to the farm! We had customers from age 1 to 89 picking blueberries. Meghan was able to retire from her state job in August to devote her full time and attention to the farm and family. Special accommodations and transportation options are available to all customers! The Draper Property

Tent, Teardrop, and camper van styles only because of low hanging branches on the camp road. No kids of any age, including teenagers. No porta potty is on-site this year, you must have a camp toilet. The property is 130 acres, a 66-acre field. This property is a forager's dream. I've got everything here. There is an old borrow pit we always called the 'dirt pit' and about 60 acres of mature forest with creeks. The 'dirt pit' was my favorite swimming hole in the 70s but the pines have grown up around it and now it looks like a pond in the woods. There are two ponds and the land in between is the perfect place to camp. That campsite is called 'Between The Ponds.' I added a second campsite, 'Top of The Pond', which overlooks the larger pond. I only have 2 campsites with plenty of space dividing them. 'Between the Ponds' is the best campsite in Delaware. Lots of wildlife. including possible screaming foxes in the middle of the night, tons of bald eagles and hawks, turkeys, deer, box turtles, snapping turtles, and snakes. Bring tick repellent. Very primitive camping... all you get is tables, chairs, and a fire ring. The property is close to town so there is some noise, but the camps (only 2) are very private.

There is a tiny house, two bell tent yurts, mini-huts, and an entire Old West-themed glampground at the ranch. YES! You can have friends and family rent other units and make this a group experience. You can also see all of our listings if you click our name (logo.) 5. What's the history of the ranch? The property was a horse rescue for two decades. Some students take horse lessons here and the public books guided educational tours and paint parties. The ranch also produces a small amount of alpaca fiber and sheep wool that's sold yearly. 6. Can friends and family visit me while I'm at the ranch? No. The only people permitted to enter the property are registered guests. The public cannot access the property and we have a coded entrance gate. As a guest, you can expect to see other guests here, not people walking in off the street. 7. Can I catch a UBER or LYFT? Yes! You can easily catch a ride to Ocean City, Maryland, or beyond. You'll need to be picked up at the entrance gate, not at the barndominium. How about food delivery? Yes! Order Doordash or pizza delivery. Just plan to meet your driver at the entrance gate, not the barndominium. 8. Is there an option for early check-ins and late check-outs? No. Because this property has multiple rentals, we do not allow early check-ins or late check-outs. All cleans are performed on time and this keeps us on schedule for the next guest. No. We do not allow any guest animals or pets to stay with us due to regulations and safety issues. We are also service animal exempt due to safety issues with nearby guardian livestock. 11. What is the smoking/ vaping policy? We operate a strict no-smoking and no-vaping policy at all times inside all of our rentals. The Swedish Cowboy space is located inside a barn and smoking of any kind is strictly prohibited while inside the barn house or directly outside. The best place to smoke is by walking down the driveway or inside your car (away from the stable.) 12. How secure is the ranch? The property has six outdoor security cameras running and in use at all times. These outdoor security cameras help protect humans and animals alike. There's a coded entrance gate upon your arrival to the ranch and there is on-site management that is available during your stay. You cannot enter the property without a code and we ask that you do not give it out while you're here. 13. This home sleeps 4 guests *including* babies & children. Have more than 4? Add 5th, and 6th guests for $25.00 for each additional person for your stay. We do not accommodate more than 6 guests max. 14. What are the checkout procedures? We have a 5-step checkout process and ask that our guests leave the barn house the way they found it, (neat and tidy.) We love to brag about super clean guests who leave our home well cared for. You will see our checkout procedures on the refrigerator. Guest access - This cozy Barndominium and fenced yard are yours to enjoy! However, going inside animal enclosures is off-limits. - Guests will have access to a small fenced yard with access to their barnyard of animals, fire pit and BBQ grill - Plan to see animal caretaking or people strolling by. This is not a secluded spot- (we have a tiny house on Airbnb that is more secluded though!) At night, the yard has more privacy. - Children of all ages MUST be accompanied by an adult at ALL TIMES on the farm. Please do not open latched/closed gates, go inside, or climb into animal enclosures. Other things to note Accurate Headcount: This home allows 4 people to stay including babies and children. It has 1 full bathroom and 2 bedrooms. You can add up to two (2) extra guests for $25.00 each person. Booking Authenticity: We only accept guests using their own Airbnb profile accounts. We do not accept parents booking for children, friends booking for other friends, or anybody booking for somebody else. We look at guest reviews and expect to know who we are booking with by reading your guest reviews from other hosts. The person booking is who we expect to see checking into the farm and opening our doors. The Space: We are a working ranch. There's a good chance you'll see farm projects being completed, farm chores being done, and animals being moved around. The Swedish Cowboy space IS NOT isolated, but is at the heart of the ranch- in the middle, with activities and barnyard animals surrounding it. No Smoking Policy: A $250.00 fee will apply if a smoke odor is found. Extra cleaning of furniture may induce a second fee. Thank you for not smoking or vaping inside or outside of the barn house. Security: Several outdoor security cameras are on 24-7 and recording. These protect our guests and animals at all times. No Parties: We live on-site and cater to families and couples. This is not a party place and we do not permit parties. Airbnb will terminate your stay immediately for a party. Dangerous Animal: Livestock can be dangerous. About

Spread across a long strip of bay and ocean shore, Delaware Seashore State Park is a popular spot to go crabbing, clamming, fishing, swimming, and camping. Its single campground has over 350 sites, spread across the north and south sections of the Indian River, connected by a bridge. Campground facilities include laundry rooms, showers, restrooms, and a camp store, plus a marina with a bait and tackle shop nearby. History buffs can learn about the U.S. Life-Saving Service, which laid the groundwork for the U.S. Coast Guard, by paying a visit to the Indian River Life-Saving Station Museum at the visitor's center.

Tips for snagging a campsite

You can reserve a site at the Delaware Seashore up to one year in advance, either through the Delaware State Parks website or over the phone.
A two-night stay is required on weekends (three nights on major public holidays).
About two-thirds of the sites have full hookups and most accommodate RVs. Of the sites, 33 are tent-only.
You are required to show up within 24 hours of your reservation start time. Late arrivals should contact the park to avoid automatic cancellation.
If the camping areas at Delaware Seashore are full, there are a few private campgrounds in the general vicinity where you may have better luck.

When to go

Delaware Seashore State Park is a year-round destination, though the busiest time is—unsurprisingly—between Memorial Day and Labor Day weekends, when lifeguards are stationed.. Expect highs in the 80s from June through August, with temperatures in the 60s and 70s through September, and early fall is a great time to visit if you want to avoid crowds.

Know before you go

You can pick up basic supplies at the park's camp store, or head up to Rehoboth Beach, a 10-minute drive up the shore, to do a more thorough shop.
The park features two restaurants: the Big Chill Beach Club at the South Inlet Day Use Area and Hammerheads Dockside at the Indian River Marina.
Accessible features include 30 feet of Mobi-Mat to allow wheelchairs to access the beach safely, plus a special-access pier at the Indian inlet.
Permits are required for fishing, clamming, crabbing, and the use of vehicles on the dune.
