Camp Ebb and Flow is located on the western edge of the White Mountains, near the crossing of the Appalachian Trail and a short drive to VT. Three lakes nearby for swimming, kayaking, and fishing. Hiking trails nearby. The camp offers RV sites with water, electricity, and sewer, an RV site with no hookups, and several tent sites. One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat. This property has a lengthy history going back to colonial times. It’s been a farm, an apple orchard, and once had a sawmill. Please check the calendar for available dates. Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult. A note regarding electric vehicles (EV): If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups. If you do not see an open site for the days you'd like to get away, please contact us. Sometimes we can make other arrangements, allowing you to stay.

My land is easily accessible by main road, has ample parking, and yet cross-country skiing, snowshoeing, wildlife, fireflies and peepers are just outside the door. In the summer season, several organic farmstands and local picturesque swimming holes range between 5-15 minutes away. Autumn's glorious show is on display everywhere you look. Winter offers easy access to groomed VAST trails in the field behind the house and studio. Hopkins Center, AVA Gallery, the Lebanon Opera House, Northern Stage, and a wide array of restaurants are within 20 minutes. The Lyme bridge is now open, so there are more restaurants, trails, activities and the Dartmouth Skiway! Despite the proximity to town and even to my home, the simple studio space is serene in its sumac baby forest. The space is one of a kind, with a giant salvaged chapel window, cathedral ceilings, a candelabra, a clawfoot tub, a quirky outhouse, on-demand hot water, electricity and wifi. The site lists that it sleeps 4? But three is more realistic, and I cannot seem to change it. Great place with great people. They have the cutest cats as well. Make sure you read the directions/details of the site before you go so you know what you’re signing up for. The furnace had some mild venting issues but we were able to get it going pretty warm and toasty. The farm itself is beautiful—it was nice to get away from the city and enjoy slow life and nature. 10/10 trip

We had an absolutely amazing time! The home was so comfortable and beautiful, and we loved all the doors on the ceiling! We got to make dinner with the little kitchen, which was perfectly stocked for our needs, and the bath was such a cute addition! staying here for our second Valentine’s Day was absolutely perfect and I would recommend it to anyone looking for a cozy night in any season💕

Well, lemme tell ya, this here’s the view from my little ol' parking spot. We got ourselves some good ol’ electricity 'n' them fancy low voltage lights all 'round the place. Makes it real nice when the sun goes down, ya know? Perfect for a campin’ trip, if ya ask me!

Weekend Trip to Pine Cone Cabin

We stayed at Pine Cone Cabin in late January when it was -16 degrees out. The cabin kept us warm with the wood stove, and we enjoyed a quiet weekend away. The driveway was plowed when we arrived making it easy for us to park close to the cabin and there was wood available for purchase even though we had come prepared. This is our second time staying at the cabin. Our last visit was in summer. I think both seasons are equally enjoyable at this space as long as you are well prepared.

2 nights at Pine Cone Cabin

My stay at Pine Cone Cabin was exactly what I'd hoped for. The perfect balance of rustic simplicity and creature comforts. The wood stove kept the cabin warm all night even when the temps dipped to 0 degrees. Though there are a few houses nearby, the cabin feels and is incredibly private. I felt safe there as a woman alone, from out of town. I don't love portapotties so I brought my own camping toilet to offset my need for it, and appreciated there being ample space in the bathroom to set it up. That said, the portapotty was clean and had no odor. I loved exploring the nearby forests - some are closed during winter but Kettle Pond State Park's trail is open and well worth walking through... wintertime in Vermont is truly something :) fyi, Mint mobile cell signal in the cabin and general area is spotty and mostly nonexistent, which I anticipated and was glad to have downloaded some music and a couple movies in advance. A perfect stay - I'd love to return.

We are a family of four including two teenagers. We had a great time! It was just enough space to feel like we were having an adventure while having real quality time, huddled around the wood stove playing games. We also found a nearby walk at Kettle Pond, which was the perfect happy, medium for the cold temperatures and beautiful surrounding landscapes. The hosts were very communicative and gave us a lot of privacy. Amazing!

Which I felt was a nice touch. The sounds of the brook bubbling close by, even with a layer of snow, gave it a deep woods feel. There was plenty of dry firewood available to use as well. Looking forward to returning to this hidden gem in warmer temperatures!

Dugout Hideaway was an awesome spot to camp! It’s well maintained, private, quaint, and the electric hookup is a nice touch! The firewood is also a very nice touch. The lookout platform is super cozy. I sat there while drinking my morning coffee, I’m a big fan of it. I would certainly stay here again. Anytime there’s a babbling brook, sign me up!

The cabin was a perfect retreat for my husbands birthday. Our dogs enjoyed all of the outdoor adventures and cozying up with the wood stove. There’s enough creature comforts to feel at ease while also enjoying the simplicity of being in the woods.

Really nice spot. Would be great for a group of friends to book all 3 spots. Everyone would have there own site but you could all hang out together or have dinner at one site and breakfast in another. Great group overland site, Adv moto site, or group of friends in a car because it’s not far or technical from the main rd.
