This property overlooking the beautiful Connecticut river (no access to) has two cabins to choose from, one sleeps two people and the other can accommodate three.
The property is such a peaceful spot!
We have a rustic outhouse, and showers can be taken in the main farmhouse on the property if you would like, available Monday thru Saturday from 8am to 9am.
So that means Sundays are not available or evenings.
The cabin is outfitted with a comfy bed, fridge, and microwave and coffee maker.
We sell firewood to sit around a cozy campfire at night and stargaze! You can even purchase a S'mores package as well!
Enjoy a cup of coffee in the mornings and listen to the birds. Bottled water is included as well and placed in your fridge upon arrival. Potable water also easily accessible.
We will do our best to make you feel at home away from home. In a way that is never intrusive, we respect your privacy. Come and unwind with nature all around you.
We are very pet friendly! And ask that all dogs are on a leash while outside. Also, pets are not to be left in the cabins unattended at any time.
So, with all that said get yourself and your pets here and enjoy a cup of coffee in the morning on your deck looking out to the river. Don't set an alarm, the loons or geese may wake you first! Listen to the birds and relax! And if luck is with you, you might spot a bald eagle!

We are off the beaten path in the forest near the White Mountain National Forest. A 6 to 8 minute hike from your site gets you to a private lake.
We have two local waterfalls only 2 miles away. Drive back out to 5 Kezars road. Take a right on the paved road. It will turn back into dirt. Keep on this road until you see a beautiful stone house on your left. Keep going just up the hill and you will see a right turn into the woods where you can park. There are no signs for Kezar gorge. Hike towards the sound of the falls. There is a small cave under the falls you can climb up into if you are a strong swimmer. There is a second set of falls if you hike down the river. A most magical spot for sure.

Virginia lake is in the White Mountain National forest and is only 6 miles ( a ten minute drive away) Sometimes you have to hike in a bit to get to the beach. Very private. Shallow beach is great for children and dogs.
Keewayden Lake Dam is a fun place to swim in a local lake. Only an 8 minute drive
Keoka lake has a nice beach with a dock to swim too. !0 minute drive

Carter's Cross Country Ski Center and Shop has been a family-owned business since 1984. The land on which the trails have been built on has been in the Carter family since the late 1700's. The first Carter who came to Bethel was the first doctor in the area that helped Mollyocket, a Native American medicine woman.
All the different generations that came along after were either farmers or loggers or both. Carter's XC Ski Center is located on the banks of the Big Androscoggin River. Our private established skiing/walking trails meander through the Maine woods all the way up to Farwell Mountain, overlooking Sunday River Ski, the Presidential and Mahoosuc Mountain Ranges and Mt. The large cabin has a welcoming front porch to enjoy the amazing sunrises over Streaked Mtn. 100 acres of privacy to hike, watch wildlife and just relax. Cabin has outside facilities. Off the grid-no electric or running water. Cell service is adequate. 1 gallon of fresh well water provided for drinking and 10 gallons for washing/cooking.
Bring your own linens for a queen size bed, twin bunk beds and a full pull out couch. 2 pillows are supplied with a pillow protective cover and pillow case which are washed after each guest. Pots, pans and utensils, are onsite which are washed between campers; trash bags, compost bags, paper towels, dish soap, dish towels and a 2 burner propane stove(green canisters needed) and an older propane table top grill are provided. Camp fire grill on site if you prefer cooking over open flame. There are some battery operated light switches and solar lights in the camp and outhouse. My land is easily accessible by main road, has ample parking, and yet cross-country skiing, snowshoeing, wildlife, fireflies and peepers are just outside the door. In the summer season, several organic farmstands and local picturesque swimming holes range between 5-15 minutes away. Autumn's glorious show is on display everywhere you look. Winter offers easy access to groomed VAST trails in the field behind the house and studio. Hopkins Center, AVA Gallery, the Lebanon Opera House, Northern Stage, and a wide array of restaurants are within 20 minutes. The Lyme bridge is now open, so there are more restaurants, trails, activities and the Dartmouth Skiway! Despite the proximity to town and even to my home, the simple studio space is serene in its sumac baby forest. The space is one of a kind, with a giant salvaged chapel window, cathedral ceilings, a candelabra, a clawfoot tub, a quirky outhouse, on-demand hot water, electricity and wifi. The site lists that it sleeps 4? But three is more realistic, and I cannot seem to change it. Also, we have 2 barn cats and the toilet really is an outhouse with an old quarter pipe as its roof.

drive in any direction.
A great place for children, I have swings and trees to climb, games, archaeological digs, scavenger hunts finding 10 different antique farm implements, and learning how they were used, to learning about mini microbe's and how to be friends with pollinators.

Family owned property obtained through the barter system. You shingle my barn and I'll give you that property. My Pappy's land. 11 acres. Recently cleared for its timber. With some landscaping it became clear that beautiful campsites were forming. My father is 78 years old. The last thing he ever thought he would be doing with his retirement is jumping back on his excavator. Can't keep a good man down. Now here we are. Father and daughter. One day my children. 3 large tent sites and two camper sites. Future cabin and seasonal RV sites. A brook runs through the property but dries up after June. There is a small pond with rock stairs. Deer and turkey are frequently seen. Peace and serenity. This property does not offer complete seclusion. You will see other campers if all 3 sites are occupied. There is spacious distance. What this location offers is that it is centrally located to mountains, oceans, lakes,concert venues, restaurants, nightlife, shopping and antiquing. Traveling to NH and Massachusetts is a day trip. A few hours and your in central Maine. Cross the border into Canada. So much to explore or just relax. Stay a few nights or stay the season.
2023 is off to a great camping season. Already meeting new campers. Hopefully I'll see some familiar faces from 2022. A few upgrades. There is an outside water faucet, an outlet and an outside shower...hot and a privacy fence. There is a bathroom/shed that contains a toilet.
Goats are coming. Yes goats. Not until fall though. The frog pond population continues to grow. A neighboring town is finding 3 legged frogs in their ponds. Apparently caused by a parasite. Let me know if you find any.
2024 was another great season. New faces that I hope to see again. The summer weather was great for camping. A large Bell Tent and a small portable camper was purchased for those who are seeking more of a glamping experience.

2025 had some complications unfortunately. Due to some unforeseen circumstances, I was unable to invite anyone to my property. Consider yourself invited for the 2026 season. The property is such a peaceful spot!
We have a rustic outhouse, and showers can be taken in the main farmhouse on the property if you would like, available Monday thru Saturday from 8am to 9am.
So that means Sundays are not available or evenings.
The cabin is outfitted with a comfy bed, fridge, and microwave and coffee maker.
We sell firewood to sit around a cozy campfire at night and stargaze! You can even purchase a S'mores package as well!
Enjoy a cup of coffee in the mornings and listen to the birds. Bottled water is included as well and placed in your fridge upon arrival. Potable water also easily accessible.
We will do our best to make you feel at home away from home. In a way that is never intrusive, we respect your privacy. Come and unwind with nature all around you.
We are very pet friendly! And ask that all dogs are on a leash while outside. Also, pets are not to be left in the cabins unattended at any time.
So, with all that said get yourself and your pets here and enjoy a cup of coffee in the morning on your deck looking out to the river. Don't set an alarm, the loons or geese may wake you first! Listen to the birds and relax! And if luck is with you, you might spot a bald eagle!

We are off the beaten path in the forest near the White Mountain National Forest. A 6 to 8 minute hike from your site gets you to a private lake.
We have two local waterfalls only 2 miles away. Drive back out to 5 Kezars road. Take a right on the paved road. It will turn back into dirt. Keep on this road until you see a beautiful stone house on your left. Keep going just up the hill and you will see a right turn into the woods where you can park. There are no signs for Kezar gorge. Hike towards the sound of the falls. There is a small cave under the falls you can climb up into if you are a strong swimmer. There is a second set of falls if you hike down the river. A most magical spot for sure.

Virginia lake is in the White Mountain National forest and is only 6 miles ( a ten minute drive away) Sometimes you have to hike in a bit to get to the beach. Very private. Shallow beach is great for children and dogs.
Keewayden Lake Dam is a fun place to swim in a local lake. Only an 8 minute drive
Keoka lake has a nice beach with a dock to swim too. !0 minute drive

Carter's Cross Country Ski Center and Shop has been a family-owned business since 1984. The land on which the trails have been built on has been in the Carter family since the late 1700's. The first Carter who came to Bethel was the first doctor in the area that helped Mollyocket, a Native American medicine woman.

The large cabin has a welcoming front porch to enjoy the amazing sunrises over Streaked Mtn. 100 acres of privacy to hike, watch wildlife and just relax. Cabin has outside facilities. Off the grid-no electric or running water. Cell service is adequate. 1 gallon of fresh well water provided for drinking and 10 gallons for washing/cooking.
Bring your own linens for a queen size bed, twin bunk beds and a full pull out couch. 2 pillows are supplied with a pillow protective cover and pillow case which are washed after each guest. Pots, pans and utensils, are onsite which are washed between campers; trash bags, compost bags, paper towels, dish soap, dish towels and a 2 burner propane stove(green canisters needed) and an older propane table top grill are provided. My land is easily accessible by main road, has ample parking, and yet cross-country skiing, snowshoeing, wildlife, fireflies and peepers are just outside the door. In the summer season, several organic farmstands and local picturesque swimming holes range between 5-15 minutes away. Autumn's glorious show is on display everywhere you look. Winter offers easy access to groomed VAST trails in the field behind the house and studio. Hopkins Center, AVA Gallery, the Lebanon Opera House, Northern Stage, and a wide array of restaurants are within 20 minutes. The Lyme bridge is now open, so there are more restaurants, trails, activities and the Dartmouth Skiway! Despite the proximity to town and even to my home, the simple studio space is serene in its sumac baby forest. The space is one of a kind, with a giant salvaged chapel window, cathedral ceilings, a candelabra, a clawfoot tub, a quirky outhouse, on-demand hot water, electricity and wifi. The site lists that it sleeps 4? But three is more realistic, and I cannot seem to change it. Also, we have 2 barn cats and the toilet really is an outhouse with an old quarter pipe as its roof.

Organic Certified veggies, herbs, medicinal s, and edible flowers are available, throughout the season. I have approximately 70 varieties foraged and planted. I am developing a garden of dyeing flowers, as well.
Art classes and materials are available, for pottery [ beginner to advanced.] as well as sketching, fabric dyeing, plen air, or making mandalas. I do have leather tools, sewing machines, and stained glass. Bring your project or try a new one.
Lots of space in the common barn area for group lesson, or set up a spot and enjoy all by yourself!
Cabot has lots to offer for day trips, be it water sports, rail trail on bikes or walking, music, and cultural events, or purchasing fresh milk, beef, eggs, apples,
cheese, or homemade breads, all from Cabot. Contra Dance, music from Cabot Arts, or at the Den our local pub, are 2 miles away. The Bread and Puppet, Highland Center for the Arts, Barre Oprah house, art galleries, etc within an hour
drive in any direction.
A great place for children, I have swings and trees to climb, games, archaeological digs, scavenger hunts finding 10 different antique farm implements, and learning how they were used, to learning about mini microbe's and how to be friends with pollinators.

Family owned property obtained through the barter system. You shingle my barn and I'll give you that property. My Pappy's land. 11 acres. Recently cleared for its timber. With some landscaping it became clear that beautiful campsites were forming. My father is 78 years old. The last thing he ever thought he would be doing with his retirement is jumping back on his excavator. Can't keep a good man down. Now here we are. Father and daughter. One day my children. 3 large tent sites and two camper sites. Future cabin and seasonal RV sites. A brook runs through the property but dries up after June. There is a small pond with rock stairs. Deer and turkey are frequently seen. Peace and serenity. This property does not offer complete seclusion. You will see other campers if all 3 sites are occupied. There is spacious distance. What this location offers is that it is centrally located to mountains, oceans, lakes,concert venues, restaurants, nightlife, shopping and antiquing. Traveling to NH and Massachusetts is a day trip. A few hours and your in central Maine. Cross the border into Canada. So much to explore or just relax. Stay a few nights or stay the season.
2023 is off to a great camping season. Already meeting new campers. Hopefully I'll see some familiar faces from 2022. A few upgrades. There is an outside water faucet, an outlet and an outside shower...hot and a privacy fence. There is a bathroom/shed that contains a toilet.
Goats are coming. Yes goats. Not until fall though. The frog pond population continues to grow. A neighboring town is finding 3 legged frogs in their ponds. Apparently caused by a parasite. Let me know if you find any.
2024 was another great season. New faces that I hope to see again. The summer weather was great for camping. A large Bell Tent and a small portable camper was purchased for those who are seeking more of a glamping experience.

Much care has been taken by the owners to create a Bio-friendly environment, with as little impact to the land as possible. The cabin has a gravity fed outgoing grey water system. All biodegradable soaps/shampoo are provided for you. The cabin is constructed with locally sourced wood, harvested and milled by the builder. The Owners have used repurposed materials when available, to complete the build. The breakfast bar is constructed with live edge hemlock from Williams hill and topped with a slab of native granite,

The wood stove was super easy to use! The fire started quickly, and warmed up the cabin very quickly! Perfect amount of space for three people to stay, although 4 folks would fit comfortably as well! We liked that the loft was carpeted. The burner and fridge were great to have. Special shout out to the bell on the outside of the cabin, it was a delightful addition to the aesthetic.

What an incredible adventure getting to stay in the Magik Cabin! Nick was kind enough to bring our stuff up via snowmobile so we could snowshoe up with our dogs. It was a beautiful, easy walk and well worth it. The cabin is such a cool place with so much to see and great views. We were nervous about being warm but it was -6 degrees at night and we were VERY toasty with the wood stove. The sauna and cold plunge is also a must!

We stayed at Pine Cone Cabin in late January when it was -16 degrees out. The cabin kept us warm with the wood stove, and we enjoyed a quiet weekend away. The driveway was plowed when we arrived making it easy for us to park close to the cabin and there was wood available for purchase even though we had come prepared. This is our second time staying at the cabin. Our last visit was in summer. I think both seasons are equally enjoyable at this space as long as you are well prepared.

2 nights at Pine Cone Cabin
My stay at Pine Cone Cabin was exactly what I'd hoped for. The perfect balance of rustic simplicity and creature comforts. The wood stove kept the cabin warm all night even when the temps dipped to 0 degrees. Though there are a few houses nearby, the cabin feels and is incredibly private. I felt safe there as a woman alone, from out of town.
I don't love portapotties so I brought my own camping toilet to offset my need for it, and appreciated there being ample space in the bathroom to set it up. That said, the portapotty was clean and had no odor.
I loved exploring the nearby forests - some are closed during winter but Kettle Pond State Park's trail is open and well worth walking through... wintertime in Vermont is truly something :)
fyi, Mint mobile cell signal in the cabin and general area is spotty and mostly nonexistent, which I anticipated and was glad to have downloaded some music and a couple movies in advance.
A perfect stay - I'd love to return.

Weekend Trip to Vermont Rustic Retreat
The Rustic Cabin Retreat delivers on it's promises - its as rustic as you could want while bringing all the conveniences of everything you could need for a comfortable, multi-day stay (with the luxurious inclusion of electricity?!) I would boldly say if you need more than RCR offers you should probably be looking on Airbnb. I pre-cooked my dinners (two) and re-heated them in the provided cast iron pans, atop the spectacular Jotul wood burning stove (alt available high quality propane camp stove.) I scratch-cooked breakfasts also on the Jotul. The "natural" routine was great; stoke the fire, warm the cabin, eat, clean-up... in the morning followed by the days activities. In the evening - followed by the R&R I went seeking. There is a town with local nightlife, but I didn't go. Instead, I opted to hike the nearby CRT trails which were outstanding; all well marked and maintained with beautiful views. I didn't see much wildlife, but I suspect most wildlife was instinctively hunkering down for some snow that came Sat pm. That said - the squirrel chatter was priceless (seems I was intruding!?) I can't say enough and plan to return. My goal was a real personal "retreat," to clarify some objectives and priorities for myself in the new year, free of all distractions. RCR delivered in every way. If all that weren't enough - I would need another 1,500 characters to adequately describe the hospitality of RCR's hosts. This was my 1st Hipcamp experience; in my view RCR sets the bar high.

We are a family of four including two teenagers. We had a great time! It was just enough space to feel like we were having an adventure while having real quality time, huddled around the wood stove playing games.
We also found a nearby walk at Kettle Pond, which was the perfect happy, medium for the cold temperatures and beautiful surrounding landscapes.
The hosts were very communicative and gave us a lot of privacy. Amazing!

Nick is so great! We stayed on 12/20 at the Magick Cabin Adventure. It was so fun and cozy and a perfect weekend getaway. When we got there he offered to dive our stuff up on his snow mobile since it had snowed. Told us the story of what inspired him to build the Magick Cabin and it was so fun! I love how interactive the experience was. And Nicks ability to use every inch of space in that cabin was incredible. You can tell he put his all into it and all the tiny details. Was incredible to see. The best part was Chaga, his dog, he stayed up at the cabin all night making it feel super safe. He is very friendly and our 3 dogs loved him.

We had a wonderful time at the Magick Cabin! We booked the cabin for a weekend get away with the dogs, but never expected to have an “escape room” experience with the puzzles and clues Nick designed into the cabin. Needless to say, we had a lot of fun staying in the cabin and trying to solve the puzzles Nick thoughtfully integrated throughout the cabin!
We stayed on a cold night, but between sleeping bags and keeping the fire going, the cabin was warm throughout the night. Overall, we found the cabin to be cozy and inviting. There were sitting areas with beautiful view not to far from the cabin and the out house is a short walk. Chago checking up on us throughout the night was extremely precious and cemented the stay as a great experience.

We had a wonderful time at Wildwood! Would love to stay here again. The vault toilets are clean and well stocked. Campground was surprisinyly quiet for it being almost full! The Ammonoosuc river is right across the street, beautiful swimming hole. The town of Woodstock has several restraunts. We were 20 minutes from Sugar Hill and drove there for the Lupine bloom!

Ok, so if you are here, you are interested in backpacking in the WMNF. Hurrah, that is one of best uses of your time imaginable. Now, go and buy the AMC WMNF Guide, and visit sectionhiker.com. Way better, more accurate info than here, plus great suggested trips and hikes. I have camped here, and for example, there is room for several tents, there is no picnic table, the roof leaks on the right side of shelter, and yeah, good luck getting your horse here.

I have camped here 4 times now and it is always a wonderful experience. Its a bit of a walk to the sites if you have alot of camping gear id recommend the closer sites 1-3. Site 2 is right across from the swimming hole/river which is alot of fun. Overall its one of my favorite spots!

This photo was not taken from Three Pond Shelter, the shelter is at a lower elevation, there is no outhouse or picnic table. A nice walk but not a great place to camp

The trail up is steady, good footing, not many rocks and several stream crossings. The view from the cabin of Mt Washington was nice but from the summit was disappointing. The spring was a little more than a trickle but the area was set back from the cabin and clean. The cabin had been cleaned by a ranger the night before we arrived. The inside was a little dark but pleasant. It's May so the flies are out and there are no outside fires allowed so be prepared with spray. We stayed one night and everyone enjoyed themselves.

Nice campground! Very close to many scenic waterfalls and gorge's and hiking(download the alltrails app for places to go)! It is equipped with a campfire and grill (over the fire) and a large picknick table! Sites are very good size, plenty of space for about 8 people or so. I was on site #12. It was quite buggy when we got there but it toned down with the fire and citronella burning. No cell service at all so my sister and I just went down the road to the Dunkin donuts each morning to check on things. There are bathrooms and a water pump but no showers (you can drive down the Kancamungus 6 miles or so to the jigger Johnson campground for a shower, coin operated, $2.50 for a 7 min hot shower) or bathe in the clear stream right behindthesite

Passaconaway is a great place to camp along the Kancamagus Highway. We opted to stay here over Jigger Johnson as it was less populated and quieter. There were lots of available sites in mid-September. There are no showers but we showered at the nearby Jigger Johnson campground. Great access to a few hiking trails by foot. If you are traveling through Conway, stop at the Sweet Maple Cafe for breakfast or lunch.

Sugarloaf II was a great find. Located just off highway 302. It is a quiet campground with some sites overlooking the Zealand River. We camped here in mid-September and nearly had the entire campground to ourselves. Sugarloaf II offers a true escape into nature. It is also located near the Zealand Trailhead (by car). The beginning of the Zealand Trail is a bit technical with lots of boulders making it not the best trail for dogs. For people, the trail is easy-moderate.

Love this place so much, continues to be my favorite campground. More private than some of the state campgrounds and is away from roads and traffic. Beautiful pond for swimming, fishing, boating, or just lounging in. Feels secluded and quiet and the hosts are always great.

Small and secluded, crocker pond is the perfect spot to escape the crowds and enjoy yourself. This campground is located down a series of forestry roads and is a bit difficult to find, but is well worth it. Sites are large and beautiful and even with all sites full it felt remote. The weekend we stayed there was beautiful. Watching the sunset over Crocker Pond and then making coffee and huddling close around the fire in the chilly nights. Couldn't ask for a more perfect spot. I'll definitely be back!

Hancock Campground is my go-to camp spot in the white mountains in the spring and fall. This is one of the few White Mountain campgrounds that is open year round so It is perfect for early spring or late fall when most of the other sites are closed. There are two wings to the campground: one side for tents (common car parking lot) and one for car/van camping. This gives the campground more privacy and with the Pemigewasset river running right along the back, its easy to forget that there is anyone else around.

Gorgeous tent site - has platforms, fire rings, and vault toilets. No running water or bear boxes/cable - be sure to bring your rope to hang food. We saw no bears but there were some very bold chipmunks. The pond has a stream flowing out of it so plenty of water to treat or filter. Great if you are just starting out like we are! Hike in is a little rocky in places, we did it in the late summer, I imagine it would get pretty muddy in the spring!

Tried to camp here the last weekend in August but all sites were full (went to Sawyer Pond instead which is a longer walk) Had nice sites, platforms, and was about a 5 minute walk from the lot near the bridge - plenty of parking and not too far to make multiple trips to the car for firewood, etc. Good for kids or the first night of a longer trip.

I was the Caretaker for Garfield Ridge Campsite in 2015 and I will be there this summer (2016), too. There are some things wrong on this site about the campsite that are important for the protection of the Garfield Area. The activities at the site include Camping, Hiking, Wildlife Watching, and swimming 3 miles away.
Fires are NOT allowed and there is no grill- its bring your own cooking system. and there is NO picnic table.
I does cost $8 to stay here. The money is used to buy the bark I use to compost the toilet, and to pay the caretakers for our hard work.
Hope to see you up there a this beautiful spot!
