Our property is 85 very private acres with an open field surrounded by forest and open wooded area with many trails. The forest is very diverse including some old growth maples and birches, as well as hemlock and pine trees. The campsites are at the edge of the field set back into the woods. I have recently added sand and gravel to improve drainage since the heavy rain we have had last year. We have a portable composting toilet outhouse and a hot outdoor shower. Feel free to explore all of the trails on foot or mountain bike. You may see some turkeys or deer out there. There is a small pond with lots of frogs and salamanders near the camping area, and a few seasonal streams on the property. You can hike a one mile loop on our newest trail. It is medium difficulty because of the hillside it is built on so hiking boots are recommended unless you are on a mountain bike. Rock walls built in the mid 1800s circle the property almost entirely so the borders are easy to see. The Deerfield river is a few miles away where you can fish for trout or go for a swim or kayak. The Connecticut river and the green river are about 15 minutes away as well. We have tubes, a canoe, and a kayak that are available to rent for some floating! Historic Deerfield village and Yankee Candle store and factory are about 10 minutes away. We are about 20 minutes from Northampton and Amherst.

The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. These buildings are found in what is considered the historic Center; shop for great local products at the Guilford Country Store, visit the charming Free Library, or even see some of the exhibits at the Historical Society Museum to learn more about the area and its history. I'm about 20 minutes from Mount Wachusett and 5 minutes from the Quabbin. Lots of hiking all around, including from my farm (a nice 3 mile walk through a wildlife preserve). Worcester is about a 30 minute drive. Lot's of lakes all around with good fishing. Fox Farm is located on 8 magical acres in eclectic Brattleboro, VT. Currently there are two areas available to campers; The Pine Forest and the Council of the Elders. The Pine Forest is a shaded circular area that is very spiritual and quiet. There are currently 3 camp sites in the Pine Forest. The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders. I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs. Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making. In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe. Some come for privacy and solitude, which has not been an issue thus far. All in all the energy is upbeat and folks make friends along the way- me too! Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do. For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail. The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience. Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

Also check out these on line: Ragged Hill orchard and Rock House Reservation in West Brookfield, and Carter and Stevens farm in Barre. The Leicester, and Mendon movie drive-in’s. Old Sturbridge village is 30 minutes away. Lake Lashaway has a swimming area in East Brookfield, right off of Rte 9. It’s about 20 minutes from here. With the main house built in the 1830s this property has seen many uses such as a farm, retail Christmas store, church, rental cabins, and a gravel quarry among other things. I now try to keep the back acreage by the brook and pond as natural as possible for habitat, as well as you the campers! Learn more about this land: I have 3 well spaced out RV sites on the property. They fit different sized rigs so please read the descriptions. The Pond site is significantly larger and can hold multiple vehicles and tents or trailers (please add this in the extras if you will be having multiple vehicles or trailers). Pets are welcome at the sites, but please have them remain leashed or under your effective verbal control. Most will have cell service at the sites or there is a free public Wi-Fi in Wilmington center. Private yet convenient to Downtown Wilmington, VT. Located between the Harriman reservoir and Lake Raponda, both great for boating, fishing and swimming. As well as the Deerfield River across the street, which runs through town. There is a public hiking trail that goes through the property. It goes from the Fairview ave. boat launch in Wilmington, all the way up to West Dover. You can access this at the back of the site. The sites are only a minutes drive from downtown Wilmington, or you can hike/bike there on the trail (approx 15 min). In Wilmington there is plenty of shopping, gifts, coffee, restaurants, gas, liquor store, electric car chargers, etc. I have dry, split firewood available for $10 on site. Please don't bring your own wood unless it is dryed and prepackaged from a retail store or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...if you need anything else feel free to reach out and I'll do my best to steer you in the right direction.

Winter camping heaven. Private, simple, safe and scenic. I’ve been here several times and it has become my favorite getaway for rustic camping at its finest. Great communication with the hosts and if you want a private spot to car camp, rv or tent then look no further.

Great spot, fast communication. I plan to go again. I'm using it as a "campfire for the evening" spot rather than overnight camping. A big open field lets you see the stars on a clear night. And I'm grateful that they put wood out so I don't need to bring it in. It's up a very short Hill which is perfect for me since I can't do too much hiking. I love the spot. And even though the road isn't too far from the spot, I don't think I saw more than a couple cars in the 3 hours I was up there. It's definitely plenty secluded.

What stands out to me is the amazing scenery and simplicity, this truly is rustic camping at its finest wether you’re in a tent, RV or car camping. This is my second time here and Im already planning another trip. The owners are fantastic with communication and I feel 100% safe here. Lots of log firewood is provided along with a pit and a newer picnic table. A kettle & some utensils are on site as well, if needed. Highly recommended. The owls hooting at night is peaceful and if it’s a clear sky, look up. The stars are so bright & clear due to no light pollution.

This a is an amazing place. So private with amazing open field and astonishing sky and star view. We went there once and then reserved it for three other weekends again. In my next review I’ll share some amazing images as well. It provide free fire wood 🪵 which is another great option at this location. This was the best camp site ever for us.

This place was amazing, very private site super quiet at night and the animals were a bonus. Really wish we had more time but were only in town for a wedding, can’t say anything bad about this place. The surrounding area has lots of trails and looked very nice. Definitely would stay again if we are in the area.

The campground is well maintained. The environment is very nice.. grass lawn clean. The trail nice is nice for Hiking. It is located around my route 9. It is convenient for in and out. The owner, Gus , is very nice. When I checking, he came out welcome to us and showed us where the campsite is and how to get there. My campsite has a tub of 5G T-Mobile. Will come next time definitely.

Perfect private getaway for me any pup! Awesome view and plenty of space to setup camp however best suits you! I'd recommend bringing a hatchet or small axe to split the firewood provided as they were presented as just large logs.

We stayed at the hilltop site with our campervan and family joined us with their RV as well. The four of us and our two dogs had a very pleasant time. It was nice to have a fire pit and picnic bench available to use, and our neighbors were a fair distance away for a bit of privacy. Very quiet and peaceful there, and conveniently located if you’re planning to go to apple fest at wachusett mountain.

Directions to the property were clear. The site was clean, flat, private, and peaceful. Although we didn’t use the firepit, everything was there. The outdoor shower had perfect temperature and pressure. Willis was friendly, met us upon arrival, and made sure we had everything we needed.

We really enjoyed camping on Robert’s land. The spot is stunning! We’d highly recommend this site. Please be aware that the site is hilly (which is a part of its appeal) so you may need to spend a little time leveling your camper. Well worth the time.
