Our property is 85 very private acres with an open field surrounded by forest and open wooded area with many trails. The forest is very diverse including some old growth maples and birches, as well as hemlock and pine trees. The campsites are at the edge of the field set back into the woods. I have recently added sand and gravel to improve drainage since the heavy rain we have had last year. We have a portable composting toilet outhouse and a hot outdoor shower. Feel free to explore all of the trails on foot or mountain bike. You may see some turkeys or deer out there. There is a small pond with lots of frogs and salamanders near the camping area, and a few seasonal streams on the property. You can hike a one mile loop on our newest trail. It is medium difficulty because of the hillside it is built on so hiking boots are recommended unless you are on a mountain bike. Rock walls built in the mid 1800s circle the property almost entirely so the borders are easy to see. The Deerfield river is a few miles away where you can fish for trout or go for a swim or kayak. The Connecticut river and the green river are about 15 minutes away as well. We have tubes, a canoe, and a kayak that are available to rent for some floating! Historic Deerfield village and Yankee Candle store and factory are about 10 minutes away. We are about 20 minutes from Northampton and Amherst.

Thank you for a great 2025 season, as our 6th season closes, we still maintain a few sites for late Fall/early Winter (tent & van/camper sites)! Enjoy the Vermont Countryside year round. Our farm is nestled along a country road between several other farms, mostly horses and a special needs/therapy farm, we are hobby farmers/homesteaders. We have three sites open anytime, during camping season (depending on weather), either all three tent camping sites or a mix of one or two for camper vans & small trailers (into late Fall/early Winter). The Guilford Fairgrounds is less than 1/4 mile away and has many hiking and biking trails. The land was originally part of a colonial Glebe Trust with the Church of England and divided up, the original 100+ year farmhouse and barn can be seen from many of the campsites. Guilford, Vermont is located in the southeast of Windham County, resting along the Massachusetts border to the south and New Hampshire not far to the east. A community with a long and interesting history, Guilford was actually Vermont’s largest town as long ago as 1790. Now, with a population of about 2,100, its by no means considered a large community yet with its beautiful old covered bridges, churches, and one-room schoolhouse, Guilford maintains an unmistakable sense of history while at the same time having a reputation as one of the truly unique small communities in southern Vermont. Guilford has some of the most quintessential small town landmarks in all of Vermont. Sites like the Christ Church, Broad Brook House, and Guilford Center Meeting House were all built in the early 19th Century and are now listed on the National Register of Historic Places. These buildings are found in what is considered the historic Center; shop for great local products at the Guilford Country Store, visit the charming Free Library, or even see some of the exhibits at the Historical Society Museum to learn more about the area and its history. Beyond the town center, venturing through the rest of Guilford will enable you to see the beautiful Vermont landscape.

I'm about 20 minutes from Mount Wachusett and 5 minutes from the Quabbin. Lots of hiking all around, including from my farm (a nice 3 mile walk through a wildlife preserve). Worcester is about a 30 minute drive. Lot's of lakes all around with good fishing. The town of Barre has some excellent restaurants, a grocery store, hardware store, etc. This is an organic farm so you must use biodegradable products in you use my dump station. No bleach11 We close for the winter season from November 1 through the end of March.

Fox Farm is located on 8 magical acres in eclectic Brattleboro, VT. Pitch your tent in a sacred private white pine forest or closer to the trail-head with access to a charcoal grill, a huge fire circle and a picnic table. Currently there are two areas available to campers; The Pine Forest and the Council of the Elders. The Pine Forest is a shaded circular area that is very spiritual and quiet. There are currently 3 camp sites in the Pine Forest. The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders. I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs. Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making. In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe. Some come for privacy and solitude, which has not been an issue thus far. All in all the energy is upbeat and folks make friends along the way- me too! Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do. For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail. The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience. Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

With the main house built in the 1830s this property has seen many uses such as a farm, retail Christmas store, church, rental cabins, and a gravel quarry among other things. I now try to keep the back acreage by the brook and pond as natural as possible for habitat, as well as you the campers! Learn more about this land: I have 3 well spaced out RV sites on the property. They fit different sized rigs so please read the descriptions. The Pond site is significantly larger and can hold multiple vehicles and tents or trailers (please add this in the extras if you will be having multiple vehicles or trailers). Pets are welcome at the sites, but please have them remain leashed or under your effective verbal control. Most will have cell service at the sites or there is a free public Wi-Fi in Wilmington center. Private yet convenient to Downtown Wilmington, VT. Located between the Harriman reservoir and Lake Raponda, both great for boating, fishing and swimming. As well as the Deerfield River across the street, which runs through town. There is a public hiking trail that goes through the property. It goes from the Fairview ave. boat launch in Wilmington, all the way up to West Dover. You can access this at the back of the site. The sites are only a minutes drive from downtown Wilmington, or you can hike/bike there on the trail (approx 15 min). In Wilmington there is plenty of shopping, gifts, coffee, restaurants, gas, liquor store, electric car chargers, etc. I have dry, split firewood available for $10 on site. Please don't bring your own wood unless it is dryed and prepackaged from a retail store or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...if you need anything else feel free to reach out and I'll do my best to steer you in the right direction.

Easy access to beautiful Chapman Pond (100 yards away), which is stocked with Trout and also home to Bass, Crappie and Perch. Great place to fish or just relax! The use of two kayaks and firewood available at no extra charge. (IF using the kayaks, they are to be brought back to the campsite and NOT left at the pond. If they are left at the pond and stolen, campers will be responsible for the replacement cost, which is about $600.) Lots of wildlife (loons, turtles, geese, deer, bear etc). You're free to explore the land and trails that go part way around the pond to the "Big Rock" and beyond. Info at the campsite for other nearby hikes and activities. We allow public access to the "Grassy Area", however larger camper groups that book this site have full access and are welcome to setup tents there, but no fires are allowed on the grass.. only in designated fire pit. (FOR THOSE WITH A TOW BEHIND CAMPER, you will want to drive to the pond boat landing at the end of Chapman Pond Rd, turn around, head back towards the campsite and BACK IN.) FOR THOSE WITH DOGS, we love dogs, we have our own. For everyone's safety and well-being we ask that you please keep them with you and under your control at all times. We have a farm nearby and want no casualties because of a loose dog. Also, our 90 lb APBT is very friendly but not to every dog he meets. $20 PET FEE - 2 DOGS MAX. SMOKERS, we allow smoking at the site but please dispose of your butts properly and help keep our property beautiful. Situated about 300 feet away from our farm, you will hear our roosters crow every morning. Properties are separated by a field and tree line. So yes, technically it is our "backyard." The public access road does go by the campsite and access to our bell tent site does go directly thru this site. If you're looking for complete privacy, this probably is not the spot for you. Voted in the Top 3 in Vermont State by Hip Camp reviews since 2022 6 Sites are on Sunrise Farms 75 acre Conservation land with 50 mile view for Sites 1 and 2. Very quiet area with lots of wildlife and ponds and disc golf. Very quiet with great swimming and lots of hikes right from your sites. 2 of the Brookside Sites (Wishbone Left and Right) are close by (2.7 miles) where we have another 1/2 mile of river frontage and can handle bigger groups as Conservation land on Sunrise Farm only allows 4 campers per site. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive. Always WISE to arrive When LIGHT out as we do not live at the site and are not able to show guests to their sites as a result.

Great set up with the most pleasant outhouse I have ever used. The animals roamed around nearby but the site was set apart and just as described. Trisha welcomed us and told us all we needed to know. Our kids had a great time exploring the stream.

We had a great time camping here. The site is private and there was plenty of space for our two four-person tents. The bathroom was close by, clean and lighted at night. Our visit was the first week of April, first guests of the season, so a couple of quirks can be chalked up to that – water had to be turned on, a bit of mud on the walk to the water spigot, and firewood was damp. Willis provided all the wood no extra charge, he mentioned the standing water is a feature of spring and he responded quickly to our text about turning on the water.

This piece of property has become one of if not the best spot to rustic camp. I’ve camped here many times and will continue to as long as it’s offered. Don’t come here unless you want a natural setting, beautiful landscapes and a peaceful atmosphere. Hosts are lightning fast with any questions you may have. Simple is best and that’s what this spot is all about. I fully recommend this location.

Great spot, fast communication. I plan to go again. I'm using it as a "campfire for the evening" spot rather than overnight camping. A big open field lets you see the stars on a clear night. And I'm grateful that they put wood out so I don't need to bring it in. It's up a very short Hill which is perfect for me since I can't do too much hiking. I love the spot. And even though the road isn't too far from the spot, I don't think I saw more than a couple cars in the 3 hours I was up there. It's definitely plenty secluded.

Gorgeous location! What a cool spot. Directions brought us right up the road that runs between the two main houses- Your classic white antique farmhouse on the left & the newer house on the right. Just past the house & down around back, we loaded up 2 big bins of firewood & headed down the hill to the campsite entrance on the right. There are 2 ponds along the road where RV's & vans can park, no fire pits, & kind of out in the open for us. The lower pond & camp site was lovely, but little tricky to get our little schoolie parked in close to the fire pit area, plus it was a bit wet & mushy, (understandably, in late November) so we decided to walk down & see if there was a dryer option. We found a few more drive-in campsites each with picnic tables, fire pits, a little outhouse & level, nicely woodchipped, tent spots. It's all pretty obviously marked with painted signs & little solar lights. Its adorable. We parked our bus down there since it was cold as heck & we wanted to be very close to a bonfire! This area was also more private, in the edge of the woods under the trees. We had the whole place to ourselves. We had a huge bonfire, while it lightly snowed. Beautiful.

What stands out to me is the amazing scenery and simplicity, this truly is rustic camping at its finest wether you’re in a tent, RV or car camping. This is my second time here and Im already planning another trip. The owners are fantastic with communication and I feel 100% safe here. Lots of log firewood is provided along with a pit and a newer picnic table. A kettle & some utensils are on site as well, if needed. Highly recommended. The owls hooting at night is peaceful and if it’s a clear sky, look up. The stars are so bright & clear due to no light pollution.

This a is an amazing place. So private with amazing open field and astonishing sky and star view. We went there once and then reserved it for three other weekends again. In my next review I’ll share some amazing images as well. It provide free fire wood 🪵 which is another great option at this location. This was the best camp site ever for us.
