Set up a tent, car camp, or bring your small trailer to one of two sites on a unique property backed up to 20+ acres of woods. If you are coming into Richmond for a Brown's Island event we are a five minute Uber to an access point using the Potterfield walking bridge (it's a beautiful walk across the James River to the island). Each campsite includes 3 level spots to pitch tents (see dimensions below), and a connected space to park one car, van or small trailer. The large parking space can be used as a fourth tent footprint if needed. There are additional parking spaces. Each site has a fire pit (with firewood on site), a grate to grill over the fire, a picnic table, and a hammock. There is a shared outbuilding with a composting toilet, hand washing sink, outdoor shower (solar warmed), and space to change privately.  Campsite W ~  Tent footprints: 1) 10' x 12' 2) 10' x 13' 3) 9' x 10' Campsite E ~ Tent footprints: 1) 15'x16' 2) 10' x 15' 3) 9' x 10' **Pricing is based on groups of up to four adults or two adults with children. While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. We also offer a propane heater in all 3 to keep you toasty in cooler weather. Both off-grid cabins are equipped with a comfy, luxury queen-sized bed and box spring with fresh linens and plenty of pillows, a chair, and tables. The cabins are approximately 12x14 of interior living space plus a semi covered 16’ x 8’ deck with chairs and table. The original cabin is slightly smaller interior than the lower cabin. The newest third cabin is called the Boxwood Overlook Cabin, because it is surrounded by huge boxwoods and overlooks the entire property. It sits where the original main house was located, but burned down in the 1920's. It is more luxurious that the other 2. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door. Each cabin gets a propane heater which keeps you toasty even on the coldest winter nights. In warmer months, the 2 off-grid cabins have battery-powered fans with plenty of industrial batteries. They also enjoys plenty of solar powered torch lamps which offer a terrific ambiance. We do recommend you bring flashlights and or headlamps. If you forget, no worries, we got you covered. The Boxwood Overlook cabin has electricity with interior and exterior lights, refrigerator and AC in the summer. All the cabins enjoy 5-gallon containers of fresh spring water and their own private Loo House/bathroom. The Loo Houses or bathrooms are semi open air. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available. Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. And if you need help starting your fire, no worries, John will help you. The "Jefferson Sea" is a description many attribute to the nation's 4th President, Thomas Jefferson, who enjoyed the same ocean-like view (but better) of fields and trees below his home at Monticello, that is located 15 miles down the road. Enjoy giant Ginkgo trees (especially in the Fall), boxwood gardens, colossal Tulip Poplars, and Osage Orange trees, and wild organic raspberries in July. Two of our cabins are off grid — no electric and no plumbing but with alternative water and light. The third and newest enjoys electric. While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. We also offer a propane heater in all 3 to keep you toasty in cooler weather. Both off-grid cabins are equipped with a comfy, luxury queen-sized bed and box spring with fresh linens and plenty of pillows, a chair, and tables. The cabins are approximately 12x14 of interior living space plus a semi covered 16’ x 8’ deck with chairs and table. The original cabin is slightly smaller interior than the lower cabin. The newest third cabin is called the Boxwood Overlook Cabin, because it is surrounded by huge boxwoods and overlooks the entire property. It sits where the original main house was located, but burned down in the 1920's. It is more luxurious that the other 2. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door. Each cabin gets a propane heater which keeps you toasty even on the coldest winter nights. In warmer months, the 2 off-grid cabins have battery-powered fans with plenty of industrial batteries. They also enjoys plenty of solar powered torch lamps which offer a terrific ambiance. We do recommend you bring flashlights and or headlamps. If you forget, no worries, we got you covered. The Boxwood Overlook cabin has electricity with interior and exterior lights, refrigerator and AC in the summer. All the cabins enjoy 5-gallon containers of fresh spring water and their own private Loo House/bathroom. The Loo Houses or bathrooms are semi open air. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available. Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. And if you need help starting your fire, no worries, John will help you. The "Jefferson Sea" is a description many attribute to the nation's 4th President, Thomas Jefferson, who enjoyed the same ocean-like view (but better) of fields and trees below his home at Monticello, that is located 15 miles down the road. Enjoy giant Ginkgo trees (especially in the Fall), boxwood gardens, colossal Tulip Poplars, and Osage Orange trees, and wild organic raspberries in July. We support BIPOC and all are welcome to enjoy our property :) There is a 2-night minimum on weekends. Just down the hill is the historic town of Gordonsville with perhaps the best BBQ on the east coast, wine tasting room, two breweries, several cafes and restaurants, grocery store and liquor store. Within minutes are Thomas Jefferson's Monticello, James Madison’s Montpelier and some of the nation’s finest vineyards, including Barboursville Vineyard and many others. The Blue Ridge Mountains, Skyline Drive, Shenandoah National Park, the University of Virginia and downtown Charlottesville are within 30 minutes. It’s just an hour to Richmond or Harrisonburg and less than two to Washington, DC, or 3 to We are very COVID-conscious! This was such a cool skoolie! I surprised my son with an "adventure" on our way home from FL. This was a hit! Cozy. Nice land. I saw a family of 11 deer! And my little dog loved the nature walk. Nice warm bathroom at the house. Private, clean and warm. I think we loved the little wood-burning stove the best! My son (22) slept in the bedroom which was like a quiet cocoon. I slept on the pullout couch which was way bigger than I expected and mostly comfortable. Everything was easy to use, especially with the handy "welcome" booklet. I would definitely stay again.

Have a big group? There's plenty of room around the camper for tents. We also rent out tents, sleeping pads, etc.

Private, quiet stream-front site. Our lab loved frolicking in the stream. Site was level and well-sized for my truck and camping trailer. In the summer, it would get a lot of sun over the southern ridge opposite the river, so solar collection would work. In November, sun was in short supply, and the sun angle was pretty low, so we just barely eked by. We bring our own bathroom facilities(Cleanwaste GO), but other campers who don’t want to be digging cat holes should be aware that there are no bathroom facilities if they are staying on site for a long time. Convenient to Old Rag for day hikers, and Montpelier for history buffs. No trouble with raccoons etc, but we kept our food secured just in case. Nice steel fire pit, which made cooking over the fire a breeze.

Graham's land was beautiful! The site was well maintained, flat and an even space for our truck camping. There was a nice picnic table at each site with a fire box and grate to cook on, all stocked with firewood and even kindling to get started. The river wraps around the sites with giant rocks and a steap forest incline opposite of the site. The hosts were incredibly kind and went far out of their way to help us out. The river was very refreshing (it froze last night) but we still enjoyed the semi polar plunge. It'll be a perfect summer spot with a sandy beach and great rocks to jump off into the water.
