This was a 55-acre farm, split in half to accommodate a bypass through Charlottesville, so the previous owners had to give up half the land, and actually moved the house down to the other half of the property! They had to build a land bridge to get to the new home site, so they turned the bridge into a dam and created a beautiful large swimming pond, complete with beach and gazebo. My wife Stephanie and I bought the property in early 2017 and have turned it into a private horse farm, adding pastures, a riding ring, and 6-stall barn. Wildlife, including eagles, hawks, turkey, fox, rabbit, deer, fireflies and more are abundant on the 66-acre property. If you are interested in history, ask John. He will tell you about the Civil War battle fought here and the tobacco baron who once owned the estate. Two of our cabins are off grid — no electric and no plumbing but with alternative water and light. The third and newest enjoys electric. While there is no "running" water, we bring you fresh spring water. And while there is no electric in 2 cabins we make up for it with solar and battery lights and fans. We also offer a propane heater in all 3 to keep you toasty in cooler weather. Both off-grid cabins are equipped with a comfy, luxury queen-sized bed and box spring with fresh linens and plenty of pillows, a chair, and tables. The cabins are approximately 12x14 of interior living space plus a semi covered 16’ x 8’ deck with chairs and table. The original cabin is slightly smaller interior than the lower cabin. The newest third cabin is called the Boxwood Overlook Cabin, because it is surrounded by huge boxwoods and overlooks the entire property. It sits where the original main house was located, but burned down in the 1920's. It is more luxurious that the other 2. It's 12x20, includes an organic queen bed, refrigerator, reclining chairs, interior and exterior lights. And you can drive right to the front door. Each cabin gets a propane heater which keeps you toasty even on the coldest winter nights. In warmer months, the 2 off-grid cabins have battery-powered fans with plenty of industrial batteries. They also enjoys plenty of solar powered torch lamps which offer a terrific ambiance. We do recommend you bring flashlights and or headlamps. If you forget, no worries, we got you covered. The Boxwood Overlook cabin has electricity with interior and exterior lights, refrigerator and AC in the summer. All the cabins enjoy 5-gallon containers of fresh spring water and their own private Loo House/bathroom. The Loo Houses or bathrooms are semi open air. They have roofs, a solar bag shower, and bedside commodes with large, disposable, biodegradable bag inside with special sand that solidifies your waste. You dispose of the bag at a nearby trash box off property, just like a diaper. Extra bags are available. Each cabin has its own fire pit and grill with everything you need to make a fire, including split wood, kindling, newspaper and lighter. Firewood is $7.50 per crate. And if you need help starting your fire, no worries, John will help you. The "Jefferson Sea" is a description many attribute to the nation's 4th President, Thomas Jefferson, who enjoyed the same ocean-like view (but better) of fields and trees below his home at Monticello, that is located 15 miles down the road. Enjoy giant Ginkgo trees (especially in the Fall), boxwood gardens, colossal Tulip Poplars, and Osage Orange trees, and wild organic raspberries in July. Bob was such a wonderful and gracious host. I lost one of my beagles, and he helped me get the word out quickly, online. Thankfully we found her, none the worse for the wear! In fact I think she had a great time. The camp sites are well laid out and I think this would be a great place for a group.

We had a wonderful time during our stay at this peaceful retreat. The hot tub, sauna, trails, and fire pit with homemade pizzas were absolutely amazing, and even better with the snowfall. It was a great place to stay and we would love to come back.

Camp in comfort in an enchanted forest! Enjoy the RV, 6-burner propane grill, lighting, and all that you see in the following photos!

Have a big group? There's plenty of room around the camper for tents. We also rent out tents, sleeping pads, etc.

Weekend Trip to Phantom Hill Forest Retreats

The most amazing and most peaceful camp I’ve been to so far . Kathryn was a great hosts , their farm is amazing scenic , from the hiking trails , to the mushroom land , imagination station it was just phenomenal. I plan on coming back when it warms up and bring the kids next time. Thank you truly. 100/10 recommend 😂. 😍

4 nights at Private Paradise on Rivers Bend

Private, quiet stream-front site. Our lab loved frolicking in the stream. Site was level and well-sized for my truck and camping trailer. In the summer, it would get a lot of sun over the southern ridge opposite the river, so solar collection would work. In November, sun was in short supply, and the sun angle was pretty low, so we just barely eked by. We bring our own bathroom facilities(Cleanwaste GO), but other campers who don’t want to be digging cat holes should be aware that there are no bathroom facilities if they are staying on site for a long time. Convenient to Old Rag for day hikers, and Montpelier for history buffs. No trouble with raccoons etc, but we kept our food secured just in case. Nice steel fire pit, which made cooking over the fire a breeze.

Weekend Trip to Wineberry Grove

This is the perfect combo of spacious camping spots, easy access from the highway, and just enough amenities to make this a truly enjoyable experience. Combo lock access behind a gate means late arrivals can just cruise right in and feel nice and private once you’re set up. The bathroom facilities are a great touch to level up what would otherwise be primitive camping. Jen was responsive and accommodating.

The place is amazing! Me my wife and our fur baby loved everything about the place. It has a rustic vibe surrounded by farm animals and wild life! The only thing I would have changed was we didn’t stay long enough! The fresh eggs were amazing to have for breakfast, wish I would have got more than just a dozen. And Rodney, the host was such great guy. You have your own little private spot to just sit back and enjoy. We will definitely be coming back in the short future to see the horses, goats, and other animals again.

Weekend Trip to The Bluffs at Cedar Creek

A group of four of us stayed at this campsite over the past weekend and had such a wonderful experience! The entire area was clean, spacious, and beautifully maintained, with plenty of room to relax and enjoy the outdoors. The porta-potties were pretty clean, and there were a good number of them stationed out by the front. Firewood was delivered to us by Levi's daughter which was a nice touch. When she wasn't around, we could easily grab a crate of firewood ourselves near the front and pay by Venmo or cash. The firepit that we had at our campsite was great, tall and had great air flow holes at the bottom and a metal grate we could use for cooking. The provided picnic table was nice and very wide. The campsite felt peaceful when we were sitting by the fire at night. The river near our campsite had a good amount of activity with people coming to fish for trout (which the owner stocks with plenty) which means we didn't have complete privacy during the day. However, our campsite's overall atmosphere made it easy to unwind and enjoy nature. I would absolutely recommend this campsite to anyone looking for a relaxing, enjoyable outdoor escape. The location is perfect, only about an hour drive from Centreville, VA which makes the camping experience so much better we didn't have to drive far to experience some wonderful outdoors. Lots of sites to see in the area with hiking so we'll definitely be back to do more activities.

Weekend Trip to South River Farm

This camp sote was perfect for the colder fall weather. Not too much other campers, so we nearly had the place to ourselves. Yurt was the best feature, in my opinion. We got some rain both mornings and did not have to worry a bit. Got there late and were relieved we didn't have to set up tent and such. Campsite was nice with some easy water access you could rinse kitchenware off and even bath I can imagine during hot, humid summer months. Took a pair of waders just to fool around and discovered the creek bed to be relatively shallow. Take that as you wish with whatever activity you wish to pursue. Firepit was also decent, you could have a nice manageable fire. The only thing I would say that I would change different but cannot for obvious reasons is the train by the river. Pretty loud. Owner can't help it either, so he's at no fault. Other than that this is a great site.

Our 1850 log cabin will eventually be restored for guest accommodations.

Perfect location for a family camping trip. Jen is a fantastic hostess with great communication ahead of time. In addition to camping, we got to help feed the animals both mornings and our kids were thrilled. Theres lots of room for them to run wild without worrying of bothering camping neighbors and the site had everything we needed.

Had a great time!! It is a very special property and Jennifer was kind to show us the animals and tell us more about the history. The little cabin was comfortable and had all the basic cooking items we needed as well as plenty of water for dishes/handwashing! We enjoyed a complimentary wine tasting at a nearby winery that Jennifer gave us, but overall just hung out at the property and enjoyed the peace and quiet. Also, the outhouse is difficult to see if you arrive at night, but it is there, just a few feet off the trail by the solar lights :)

The campsite was great for what we needed. Our dog enjoyed walking around the site and meeting the friendly horses. We're very low maintenance so it was a good match for our stay. The stars are super pretty at nighttime and the area is quiet enough to enjoy the camp. The locals were friendly and we felt very safe being here.

Gorgeous location with a private sand beach and awesome fire pit! We absolutely loved this spot! Access was easy and the picnic table was so nice to have. Super private with sounds of the river... what else could you need? Can't wait to come back in warm weather!

Graham's land was beautiful! The site was well maintained, flat and an even space for our truck camping. There was a nice picnic table at each site with a fire box and grate to cook on, all stocked with firewood and even kindling to get started. The river wraps around the sites with giant rocks and a steap forest incline opposite of the site. The hosts were incredibly kind and went far out of their way to help us out. The river was very refreshing (it froze last night) but we still enjoyed the semi polar plunge. It'll be a perfect summer spot with a sandy beach and great rocks to jump off into the water.
