The Road To Serenity: Our road is a quaint old country farm road made of grass and a few gravel patches here and there. It is a bit of a bumpy ride, so take it slow and easy as you make your way to our hidden getaway. There is one sharp left turn over a culvert and some dips and mild inclines, so low-sitting vehicles should definitely take it slow. The road narrows as you get closer to the site, but there are reflectors along the way to keep you on the right path. We highly recommend arriving before dark. Parking: Parking is on the grass meadow between the entrance to the meadow and the walking path to the campsite. Reflectors are in place to outline the parking area. Avoid driving beyond the parking area and down steep inclines in the meadow, as softer ground presents a risk for getting stuck. A gorilla wagon is available in the parking area to help transport your belongings to the campsite. Toilet and Shower Set-up: There is a privacy tent that contains a toilet seat over a bucket. Place a bag with absorbent materials in the bucket for your biological needs. A portable automatic shower providing hot water is also available. Pets: For the safety of your pets, ensure that they are treated for ticks prior to camping. Be sure to check for ticks before bringing pets into the tent. Noises and Sounds: This property is located in a rural community, and campers may occasionally experience common city noises such as airplanes flying overhead, distant traffic, or distant firearm shots. Fern Yabin (a hard sided yurt) is nestled in a forest on a ridge (Elk Ridge) directly across from the Maryland Appalachian Trail. We are tucked down in a holler surrounded by streams, towering Poplars, wildlife and dappled sunshine. The land hosts some animals - a goat, dogs, cats, chickens, and ducks while growing medicinal plants, seasonal edible berries/fruits (wineberries, raspberries, blackberries, blueberries, mulberries, elderberries, vine kiwi, pawpaw, etc.) and rocks (plenty of them). There is a couple of acres enclosed with an electric fence where the livestock guardian dog (Luna) roams with the animals. We also sell farm fresh eggs. Fern Yabin is a rustic hard sided yurt style cabin that has hot and cold water, composting toilet, outdoor shower (cold water only), a indoor soaking tub, hot water kettle, an outdoor propane grill, ceiling fan, outdoor patio and fire pit, skylight, WiFi, and lots of character. The Yabin was a true labor of love built as a collective effort in community. There is a designated parking spot and a gravel path (moderate decline) that leads down to the Yabin. If you are a thru hiker, drop off and pick up is available for a fee. Please inquire upon booking. We are 10 minutes to the Appalachian Trail (Weverton Cliffs/Gathland SP and Crampton Gap) and the Potomac/Shenandoah Rivers (great for tubing/kayaking/wading/swimming). The Indian Rail Trail, Charles County's most exciting recreational trail, is just a 7-minute drive from your tent. This paved, 13-mile-long, ten-foot-wide path is an excellent excursion for bikers of all ages, connecting the small town of Indian Head on the Potomac River to White Plains. The fairly level trail takes riders through mature forests, natural wetlands, and some farmland. The Road To Serenity: Our road is a quaint old country farm road made of grass and a few gravel patches here and there. It is a bit of a bumpy ride, so take it slow and easy as you make your way to our hidden getaway. There is one sharp left turn over a culvert and some dips and mild inclines, so low-sitting vehicles should definitely take it slow. The road narrows as you get closer to the site, but there are reflectors along the way to keep you on the right path. We highly recommend arriving before dark. Parking: Parking is on the grass meadow between the entrance to the meadow and the walking path to the campsite. Reflectors are in place to outline the parking area. Avoid driving beyond the parking area and down steep inclines in the meadow, as softer ground presents a risk for getting stuck. A gorilla wagon is available in the parking area to help transport your belongings to the campsite. Toilet and Shower Set-up: There is a privacy tent that contains a toilet seat over a bucket. Place a bag with absorbent materials in the bucket for your biological needs. A portable automatic shower providing hot water is also available. Pets: For the safety of your pets, ensure that they are treated for ticks prior to camping. Be sure to check for ticks before bringing pets into the tent. Noises and Sounds: This property is located in a rural community, and campers may occasionally experience common city noises such as airplanes flying overhead, distant traffic, or distant firearm shots. Had a great time!! It is a very special property and Jennifer was kind to show us the animals and tell us more about the history. The little cabin was comfortable and had all the basic cooking items we needed as well as plenty of water for dishes/handwashing! We enjoyed a complimentary wine tasting at a nearby winery that Jennifer gave us, but overall just hung out at the property and enjoyed the peace and quiet. Also, the outhouse is difficult to see if you arrive at night, but it is there, just a few feet off the trail by the solar lights :)

We had an absolutely wonderful stay at this cabin! I communicated with Peggy through the HipCamp app, and she was very responsive and helpful. When we arrived, Tony met us at the parking area, showed us to the cabin, and took the time to explain how everything worked. He was incredibly kind, accommodating, and genuinely wanted to make sure we had a great experience. The cabin itself was spotless, rustic, and very cozy — exactly what we were hoping for. It has just the right amount of amenities: a small fridge, microwave, toaster oven, running water, and just enough hot water for a quick shower. The outdoor shower was one of our favorite parts — it felt peaceful and refreshing every time we used it. Before our trip, we asked if there was a way to cook outside, and Tony went above and beyond. He actually built a wonderful fire pit setup designed for cooking, which we used every day. It was such a fun and memorable part of our stay, and Tony even provided all the firewood we could possibly need. The property is beautiful, well maintained, and surrounded by about one to two miles of lovely hiking trails. It was quiet, private, and felt like our own little hideaway in nature. Tony gave us plenty of space while still being available if we needed anything. We couldn’t have asked for a better experience — highly recommend this spot for anyone looking for a cozy, peaceful escape!

My fiancee and I had a lovely and relaxing stay at this glamping site. It was beautiful and scenic, and the stars really came out and popped at night when the skies were clear. There is a toilet right behind the tent and a shower on site, as well as wifi provided, which is very convenient. Jud was incredible and very accommodating for all of our needs. We had a great time time chatting with him about how he arrived to the area and he gave great recommendations on things to do / check out nearby. We are already planning our next trip back, next time with more of our friends! Lovely stay - couldn't recommend enough.

We absolutely loved staying here. It was "roughing it" without really "roughing it". I.e., we had access to a toilet and an actual bed. The night we arrived was unseasonably cold, but a propane heater was provided and the bed was warm, cozy and really felt luxurious. So comfy! Jud taught us about the berries on the bushes that kids loved to eat and also feed the goats with. The location was perfect too. Allowed us to be flexible with our plans since hikes and other attractions were abundant, some as close as minutes away. Has easily become one of our favorite places to camp.

We really loved our stay here, such a beautiful location! There’s already a fire pit, grill, hammock and table which is great. Camp cats are a plus for us!!! Usually we tent camp but we have a baby and with the cold nights/mornings this time of year, this was perfect. Loved being close to showers and restrooms - only downfall was people from another location drove multiple cars down and used our already shared bathhouse. The first night was fine as this didn’t happen but the second night and morning there was at least 10 additional people which really made it difficult. We left an hour later than planned because they filled the bathhouse our morning of departure and we had to wait for them to leave. Not sure if this is typical but that was a negative for us as it’s already shared with other cabins.

We had a great experience glamping. Everything you foul ever need had been thought of and provided. The host gave us a warm welcome and provided detailed instructions. We are used to camping so having a bed and toilet was quite the treat. First night got down to 45 and there was a small propane heater we used to heat the tent before bed and when we woke up so we were quite warm. The land and area are beautiful and we enjoyed the plentiful stars. Blue quartz winery/brewery was truly at the end of the road and we had a fabulous evening with more views there after hiking in Shenandoah National Park. Definitely would recommend the stay to others and hope to come back soon!

Loved this place! We got in late, but Maria was very responsive, and the directions were super easy. Wish we could’ve stayed longer because the site and accommodations were amazing! She had plenty of supplies (lights, chargers, firewood, water, etc) and the romance package was so cute ❤️ The tent is not bug proof, so some bugs (spiders and moths mainly) got in, but once the lights were out, they didn’t both us at all! Hope to return for a longer stay!

In a nutshell, we loved the Yabin! The property is very laid-back and accessible. The cozy outside area with a fire pit and seating area is right outside the door of the Yabin. It is much bigger and more sturdy than we imagined. So much space with many nice touches. The woodstove kept everything nice and cozy overnight. The beds were so comfortable! Andrea could not be more accommodating and she is very communicative. If you decide to book, before you pack for your trip, make sure you check with Andrea. She really has thought of just about everything you will need. I can’t wait to go back!
