I can provide info on put in/take out spots depending on how long you'd like to float. I have 3 kayaks available for your use, or BYO if you'd like to venture further outside of the property lines. There is one big fire ring for cooking and/or bonfires, along with a large stationary stand up charcoal camp grill. There is also a small communal shed down at camp that contains extra camping supplies, etc.. feel free to use use and put back and or/ contribute to it! :) This spot is close by to Berkeley Springs, Paw Paw Tunnel, Cacapon State Park, and other nature preserves. More hiking, biking, restaurants, spas, antiquing- all within a beautiful 20 minute drive if you wish to venture out. There is a cabin on the property. Sometimes I"ll come down to the river frontage if I drop in for a float .Also, we all get around on four wheelers and UTV's. So you will hear them from time to time. Hiking and exploring the woods is welcome, but don’t stray to the neighbors We recently acquired a rare chicken breed, Scots Dumpies, and are trying to increase the flock, so there may be a chance to see baby chicks. The Stars do their thing on clear nights and are an amazing sight with the near zero light pollution. We love to view the stars and Moon in all her phases. We try to keep your need to bring much to a minimum, so we provide plenty of blankets and pillows ( or sleeping bag if desired), dishes and some cookware for over-the-fire meals, towels and wash cloths if a rain barrel “cat bath” is in order :), hand soap and toilet paper too! Life is in constant fluctuation up here at our mountain home, which is how we like it! Camp out with us and see why!

3 nights at Fat Owl Farm

We were looking for a small place for a short getaway near the Shenedoah Valley. This was perfect! The little cabin had a futon and a top bunk bed. There was a chest beside the bed that had extra blankets and also doubled as a table. A small fire burning stove sat in the corner for warmth and cooking adjacent to a rocking chair and there was a cabinet with extra bedding. The beds were already made and included pullows. There was an area rug down to keep feet warm. Outside was a fire pit for the cabin and just down the hill was a large community fire pit. The bathroom (in a seperate shed) was a small hand made toilet with a wood shaving bucket to cover waste (I actually prferred this to the typical porta potty as they smell awful). This toilet was well maintained. We brought our own drinking water, but they will provide for you upon request. There is no shower, so bring your Dude Wipes if you plan on staying a bit. This is not a place for anyone who needs alot of comforts from home or are use to staying in hotels. It is rustic! But if you can appreciate the little things, this is for you. There are also two Collies that live there who will come visit you ro make sure you are safe ❤️. We definitely would recommend this place! Booking was easy and the owner came down to check on us to make sure we had everything we needed. We WILL return!

Had a great time!! It is a very special property and Jennifer was kind to show us the animals and tell us more about the history. The little cabin was comfortable and had all the basic cooking items we needed as well as plenty of water for dishes/handwashing! We enjoyed a complimentary wine tasting at a nearby winery that Jennifer gave us, but overall just hung out at the property and enjoyed the peace and quiet. Also, the outhouse is difficult to see if you arrive at night, but it is there, just a few feet off the trail by the solar lights :)

We had an incredible stay during our family trip. We originally booked for two nights but ended up extending another day because we didn’t want to leave. We came as a family of four with two little kids, and this place exceeded all our expectations. The property is beautiful with incredible views and great amenities, you really don’t need to leave. Our kids especially loved the arcade, the pumpkin carving, and the zip line. The tiny home was spotless, well kept, and the welcome basket with snacks, wine, and s’mores kit was such a nice touch. We had the pleasure of the owners who were warm and hospitable. Their recommendation to visit the Farmers Daughter shop was spot-on, the burgers, sausages, and steak were fantastic. Quiet, relaxing, and perfect for families or couples. We’re already planning our next trip. Highly recommend, 5 stars!

Quite a beautiful drive up to the top of the hill with the changing trees. Very secluded property, cabin and outhouse located at the base of the driveway with the main house just behind. Adorable porch, so so cozy and clean inside, great little woodstove. The toilet is conveniently located in a shed and very clean. It was my friend’s first time ever camping and she happily used it! Lol. Such a great place to unwind after a day of hiking!
