Sweet Song Acres is 100+ acres of secluded forest nestled along the Little Sugar River, at the base of Perry Mountain.
Located in rural Unity, NH and Charlestown, NH, just across the Vermont state line. Southernmost point, located in Charlestown is one of two campsites. The other is Shady Grove, located in Unity.
The two sites, located in bordering towns share the same entrance and are connected by a 1/4 mile trail. Both are very large sites. Campers would drive to both sites down a trail so we highly recommend a vehicle with decent clearance and 4WD or AWD. Southernmost Point is a fully drive-in site. Shady Grove campers park above the site and the campsite is down a short path, just a few hundred feet or so.
The property consists of varied terrain of rock ledges, lush moss, streams, and panoramic views at the summit. There are many options of local outdoor activities in the area or if you prefer, just sit and "listen to the river sing sweet songs to rock your soul".

Amazing location with panoramic views of the Vermont Green Mountain range, this property adjoins a public 9 hole golf course. Located on over 260 private and secluded acres, property also has a 2 acre pond for swimming, paddling or just relaxing.
There are several miles of maintained hiking trails meandering throughout the forest, ranging from an easy walk, to hilly and somewhat challenging. Many varieties of tent locations or places to park an RV, pop up, or car. This is considered a "Primitive camp site". There is no shower, toilet or electric available at this time, but well water can be had from our residence, via a hose spigot on the side of our home. This is our 3rd year of hosting, and due to the overwhelming popularity of having an abundance of privacy, we will continue to be only hosting one party at a time. Which means you'll get the privilege of not having to share your surroundings with anyone else! Your own private camp ground! We are hoping this all works out and intend to continuously improve amenities, activities and overall experience. The Texas Hill Brook site is a flat, wooded campsite on Texas Hill Brook in Huntington. The campsite is roughly 10m x 30m (30' x 100'), large enough for several tents or a small camper/RV. It is accessed by a sloped 50m (about 150') gravel driveway. The narrowest part of the driveway is 2.6m (about 8.5 feet). There is a 3m x 3m (10' x 10') tent platform and a large picnic table. Firewood is provided. Near our home about 120m/400 feet away through the trees but relatively private. Within a short pedal or drive to some of the best mountain biking and hiking Vermont has to offer, 15 minutes to Richmond and Hinesburg, and just a half hour to Burlington. Electricity on site, primitive fire pit, but no other facilities, so ALL waste must be packed out. We have a bucket commode to loan if you don’t have your own.

One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat.
This property has a lengthy history going back to colonial times.
It’s been a farm, an apple orchard, and once had a sawmill.

Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult.
A note regarding electric vehicles (EV):
If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups.

Sweet Song Acres is 100+ acres of secluded forest nestled along the Little Sugar River, at the base of Perry Mountain.
Located in rural Unity, NH and Charlestown, NH, just across the Vermont state line. Southernmost point, located in Charlestown is one of two campsites. The other is Shady Grove, located in Unity.
The two sites, located in bordering towns share the same entrance and are connected by a 1/4 mile trail. Both are very large sites. Campers would drive to both sites down a trail so we highly recommend a vehicle with decent clearance and 4WD or AWD. Southernmost Point is a fully drive-in site. Shady Grove campers park above the site and the campsite is down a short path, just a few hundred feet or so.
The property consists of varied terrain of rock ledges, lush moss, streams, and panoramic views at the summit. There are many options of local outdoor activities in the area or if you prefer, just sit and "listen to the river sing sweet songs to rock your soul".

Amazing location with panoramic views of the Vermont Green Mountain range, this property adjoins a public 9 hole golf course. Located on over 260 private and secluded acres, property also has a 2 acre pond for swimming, paddling or just relaxing.
There are several miles of maintained hiking trails meandering throughout the forest, ranging from an easy walk, to hilly and somewhat challenging. Many varieties of tent locations or places to park an RV, pop up, or car. This is considered a "Primitive camp site". There is no shower, toilet or electric available at this time, but well water can be had from our residence, via a hose spigot on the side of our home. This is our 3rd year of hosting, and due to the overwhelming popularity of having an abundance of privacy, we will continue to be only hosting one party at a time. Which means you'll get the privilege of not having to share your surroundings with anyone else! Your own private camp ground! We are hoping this all works out and intend to continuously improve amenities, activities and overall experience. The Texas Hill Brook site is a flat, wooded campsite on Texas Hill Brook in Huntington. The campsite is roughly 10m x 30m (30' x 100'), large enough for several tents or a small camper/RV. It is accessed by a sloped 50m (about 150') gravel driveway. The narrowest part of the driveway is 2.6m (about 8.5 feet). There is a 3m x 3m (10' x 10') tent platform and a large picnic table. Firewood is provided. Near our home about 120m/400 feet away through the trees but relatively private. Within a short pedal or drive to some of the best mountain biking and hiking Vermont has to offer, 15 minutes to Richmond and Hinesburg, and just a half hour to Burlington. Electricity on site, primitive fire pit, but no other facilities, so ALL waste must be packed out. We have a bucket commode to loan if you don’t have your own.

One of the tent sites has water and electricity and another has electricity with nearby water. There is bathhouse with two toilets and two vanities as well as a shower with changing room. Potable water is also available from a spigot at the bathhouse. There are over six acres of mowed fields for activities and walking. There is also a lovely brook running through the property with many areas you can cool off in from the summer heat.
This property has a lengthy history going back to colonial times.
It’s been a farm, an apple orchard, and once had a sawmill.

Check-in is no later than 9pm unless late arrival arrangements have been made prior to booking. Whenever possible, try to arrive before dark because there are no lights at most sites, which can make setup difficult.
A note regarding electric vehicles (EV):
If you have an electric vehicle and would like to tent camp, please select one of our full hookup RV sites. If you have the proper electric adapter for your vehicle, you can charge your vehicle at the 30A RV plug while tenting in the field near the RV site. We do not supply these adapters, and we cannot allow you to charge your vehicle unless you have reserved an RV site with full hookups.

We had an incredible sojourn at John’s Green Mountain Retreat. The provided accommodations were thoughtful and appropriate for our length of stay. The spot itself is private and perfectly positioned for a beautiful view of sunset. Would absolutely return.

3 nights at Riverside Retreat and Tiny Cabin
The cabin above the Poultney River was very sweet and comfy and had a great view. It's convenient to town on a quiet street. The stereo rocks and in warm weather the little yard would be pleasant to sit in.

We love love loved to spot. We spent Christmas here and got several inches of snow - with the wood-burning stove we were so cozy. And the views are to die for. 10/10 would recommend 👌🏼

6 nights at Riverside Retreat and Tiny Cabin
Had a most wonderful cozy winter stay at the tiny house. Such a beautiful location (overlooking the Putney river), with nice views and quiet surroundings. The cabin itself was well equipped with everything we needed, and a quality propane stove that kept us warm through a 0° night!
Robbin was very communicative and responsive to any questions we had leading up to and throughout the stay.
So grateful to have discovered this little gem and looking forward to visiting again in the spring or summer. Thanks!

The host accepted our last minute request on a holiday weekend! Great private spot in open field. Easy communications with host, family friendly and great for dogs. The river is a nice addition for the kids/dog. True to VT, it’s close to nothing, nearest coffee is 20 mins away. Great escape.

Wonderfully warm and curated cozy cabin! It was a wet, chilly, late fall weekend and we were so comfortable in Robbin’s tiny house. Everything was just as described and we likewise had everything + more we needed. Really enjoyed the sound system and super appreciated the ample water provided. Love the added space of the lofted bed. The pull down ladder went with the overall fun, creative vibe of the spot. Would absolutely recommend and stay again!

The cabin is gorgeous, overlooks hills and forests, the wood stove kept us warm all weekend and the overall energy of the cabin is just really welcoming and lovely. Exactly what we needed. John was super accommodating, the lighting worked well, and we bought some maple syrup. Thanks John hope to stay up there again !!

A little slice of paradise and EXACTLY what I was looking for. Key element such as cosiness, impressive surround sound system, a great Vermont view, and everything in good working order and easy to access. I loved it so much I extended my stay :-). Robbin is an exceptional host, she even messaged me with a map of a hike around town which I definitely made good use of. I'll be back!

The open secluded space provided was amazing and having firewood on site was top notch. Very beautiful view to wake up too and the trails were great and the trees was so beautiful. Would definitely come back again!!
The host was great and showed us where our campsite was when we got there late, 😅 she was nice to wait up. They have hot showers which was great and a cute little farmers market where she had the veggies and eggs there to purchase. Plus there were cows there to see, so cute! Thanks again and would definitely come back again!!

My family (7 year old daughter, husband and dog) had the most wonderful time tent camping at the Hops site on Heather and Paul's beautiful farm. It's such a special, expansive place with so many cool spots to hike to within the farm that we didn't feel like we needed to leave the property. We loved the peace and privacy of the Hops site but next time we'd like to try to Oak tree site which has stunning views. My daughter loved drinking directly from the spring behind Heather's house, and visiting the pergola near dusk. The highland cows against the backdrop of rolling hills and the beautiful slate structures look like paintings. I'd definitely recommend taking the tour of the property to orient yourself. Heather is a lovely person and a knowledgeable and engaging host.

Weekend Trip to Vermont Homestead
Frank and Julie were the picture of hospitality! They were engaging to talk to, so curious about our lives, kind, and great at checking in about miscellaneous needs we might have (like do we have enough camp supplies, etc).
The Studio is so precious as is the beautiful gravel road their property is on, their sweet lab, Skye, and the stars at night! I loved this getaway -- thanks Frank and Julie

Tip-top spot with breathtaking views in a great location, 45 minutes from Burlington and 45m-1.5h from the interior (Waterbury, Killington, Woodstock, Montpelier, Stowe), right in the heart of the Green Mountains. Melinda and Dave were very responsive to our messages and just great hosts. They maintain a beautiful, flat site with a lot of privacy, a stocked and cleaned outhouse, and complementary firewood. What’s not to love? This was our first trip with our rig up to Vermont and it’s definitely gonna be part of a regular rotation. Many thanks to these great people for letting us stay at their property! This is what HipCamp is all about.

We had a fantastic time here. The property is sprawling and beautiful, and the Hops site had great amenities—ample firewood on request, a great firepit and chairs, and a clean outhouse. Heather was an excellent host, ensuring we had everything we might need for our stay. Highly recommended!

Where to go
Moosalamoo National Recreation Area
Nestled into the western slope of the Green Mountains just twenty minutes from Rochester, the Moosalamoo National Recreation Area offers hiking and mountain biking trails, several camping areas, and plenty of scenic views. The area’s highlight is the Robert Frost Trail, an interpretive trail that commemorates Robert Frost’s poetry and introduces hikers to the area's landscape.
Chittenden Reservoir
The Chittenden Reservoir is tucked into the Green Mountain National Forest about 45 minutes from Rochester. This pristine lake is a popular spot for motor boating, fishing, canoeing, kayaking and swimming. There’s also several miles of trails around the lake for hiking, cross-country skiing, and snow-shoeing adventures.
Branbury State Park
Located at the base of Mt. Moosalamoo, on the eastern shore of Lake Dunmore about 30 minutes west of Rochester, Branbury State Park is a great spot for boating, kayaking, fishing, and swimming. The park offers 36 campsites suitable for tents and trailers as well as seven lean-to sites for tent campers.
When to go
The Green Mountain National Forest surrounding Rochester, Vermont is open year-round. Summer is the best time for camping, hiking, and water sports as long as you come prepared for mosquitoes and other biting bugs. The Green Mountain National Forest is also one of the best places to see fall foliage in Vermont. The Lake Dunmore area is particularly pretty in fall and colors are best between late September and middle of October.
Know before you go
- Rochester has a small grocery store, a few restaurants, and a bike shop.
- Many national forest and state park campgrounds near Rochester offer advanced reservations online. Parks typically have a handful of sites on a first-come, first-served basis too.
- Bears are common in the Green Mountains, so secure food in bear-proof containers.
