Welcome to our 90-acre former farmstead in Brookfield, Vermont. This off-grid, carry-in/carry-out property offers open fields, wooded areas, and 2,700 feet of brook frontage—ideal for boondocking, group camping, and nature exploration. Enjoy hours of walking, hiking, and exploring across diverse terrain. Bring canoes, kayaks, or small inflatables to paddle the on-site brook, or venture 7 miles to the White River for tubing and day-long float trips. Campfires are permitted unless restricted by the Vermont Department of Forests, Parks & Recreation. Fires must be safe, attended, and fully extinguished—no trash burning or fire pit use during active fire bans. Please respect the land: pack out all trash, gear, and personal items. No littering, dumping, or abandoned property. Porta-potties for group events are available upon request for an additional fee—please coordinate in advance.

This is a carry-in carry-out, open field, boondocking friendly, group friendly old farm with 90 acres of fields, hillside, and 2700 feet of small river/brook frontage, hours of free walking and hiking. Bring your canoes, small rubber inflatables, kayaks, to use on the property or in the White River 7 miles away, for a great day of paddling and tubing. So much fun, but be respectful of the land so others can enjoy it. Please take out what you brought in, and clean up your mess, no burning trash or leaving stuff behind. If you would like a porta-potty/s for a group event let us know and we will provide a contact, but all bookings over 4 people require 14 day advanced notice, subject to approval, clean up refundable deposit up to $500 per 10 guests, and confirmation of an approved porta-potty retail.

Perfect spot to unplug and explore the area. Our dogs loved the large field to roam and explore. Couldn't ask for a nicer place to be off-grid. Be sure to follow Mark's directions, especially if pulling a trailer. There really isn't a driveway to turn into, just a grassy slope down to the site. We missed the turn and had to drive several miles up the road to turn around....our bad!!! ATT-2 bars if needed.

Camping with dogs under the stars

We had a wonderful time camping on Mark’s place due to his communication & recommendations for us. We also luckily had the field all to ourselves & our two dogs which was extremely good because one of our dogs is really crazy, haha. It is a very large field where you can set up your tent freely. Clean porta potty as well. Make sure to bring good bug spray because of the little biting flies, and possibly some kind of shade - not much shade and very sunny when we were there, but highly recommend you go to the nearby White River and floating bridge area to swim. So beautiful and fun.

Perfect Spot for a Family Camping Trip! Mark’s land was an amazing place to camp! The site was spacious, clean, and very private, with more than enough room for our family to spread out and relax. It felt peaceful and secluded, but still easy to get to. One of the best parts of the trip was spending time at the nearby White River. We floated, swam, and jumped off rocks—it was such a fun and refreshing way to spend the day. The kids absolutely loved it! Mark was a great host and clearly takes pride in keeping the property in great shape. Whether you're looking for a base camp for local adventures or just a quiet spot to unwind in nature, this is a fantastic choice. We’ll definitely be back !!

We had such a great time! Mark met us to ensure we knew where to go and even dropped off a firepit. The field is huge! So many places to camp and stargaze, the stars were incredible. Thanks again, Mark!

Mark’s spot was perfectly private and quiet for a good night’s rest. He was so helpful as we located the spot, even met us there and gave us great recommendations for coffee and dessert nearby. He provided us with a fire pit to use for the night. Overall this was a great spot and we would definitely recommend!
