For the hardy winter campers and Van Folk, we have our 30 foot diameter Geodesic dome, and/or park and plug in options. In addition to being close to several major winter resorts, we have started our own private trail system for various levels of back country skiing, and snow shoeing. This off the grid cozy family owned cabin is located in the town of Sunderland, Vermont. Surrounded by hundreds of acres of national forest, campers can enjoy the sounds of a swift stream flowing nearby, birds chirping in trees, and the rustling of leaves and branches in the breeze. This mountainous area has a rich array of wildlife, meadows, trails, and only a few miles away from the Battenkill River, a tributary of the Hudson River of New York. Once inside you’ll find a small kitchen and dining area complete with a wood burning stove for those cool Vermont nights. The sleeping area offers four generously-sized bunks, a loft area, and a queen futon. Enjoy the peace of nature with a cup of coffee on the porch, but don’t forget to cap off the night with smores around the fire pit! Access to Vermont’s Long Trail System is nearby, with its 272 mile footpath and 166miles of side trails. This offers endless hiking opportunities for the day-hiker, weekend overnighter and extended backpacker. The Long Trail follows the main ridge of the Green Mountains from the Massachusetts-Vermont state line to the Canadian border, crossing Vermont’s highest peaks. As for the daily adventures, take a drive to surrounding ski resorts, including Bromley Mountain being just 15 miles from the property, where you can enjoy various activities year-round. Take a 10 minute drive to visit Mount Equinox Skyline drive where you’ll take in incredible views. Just past Mount Equinox is The Village of Manchester, which is home to the famed Equinox Resort and Spa. In Manchester, guests can enjoy everything from shopping & dining to outdoor classes for ATV driving and fly fishing!

Fox Farm is located on 8 magical acres in eclectic Brattleboro, VT. Pitch your tent in a sacred private white pine forest or closer to the trail-head with access to a charcoal grill, a huge fire circle and a picnic table. If you prefer a roof over your head, check Fox Farm Cottage @ Fox Farm. Located ideally on a trail-head that leads to the West River Trail (a 36-mile scenic trail through the West River Valley – eventually linking Brattleboro, Dummerston, Newfane, Townshend, Jamaica and South Londonderry) and the West River, offering opportunities to hike, fish, swim, ski, snow shoe and bike. The Marina Bar and Restaurant is a 2 mile hike or bike ride from the camp site (via the West River Trail) and is a fun way to see the beauty of Vermont and partake in some excellent indoor/outdoor dining with views of the water. Currently there are two areas available to campers; The Pine Forest and the Council of the Elders. The Pine Forest is a shaded circular area that is very spiritual and quiet. There are currently 3 camp sites in the Pine Forest. The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders. I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs. Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making. In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe. Some come for privacy and solitude, which has not been an issue thus far. All in all the energy is upbeat and folks make friends along the way- me too! Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do. For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail. The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience. Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

Very quiet area with lots of wildlife and ponds and disc golf. Very quiet with great swimming and lots of hikes right from your sites. 2 of the Brookside Sites (Wishbone Left and Right) are close by (2.7 miles) where we have another 1/2 mile of river frontage and can handle bigger groups as Conservation land on Sunrise Farm only allows 4 campers per site. Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. In Winter we request only AWD vehicles go down to this site or park up by farmhouse and hike in so you can easily get out. When wet park up by the road if you have 2 wheel drive. Always WISE to arrive When LIGHT out as we do not live at the site and are not able to show guests to their sites as a result.

Bring it! The Lamoille River is a few miles away and a favorite for water lovers. Don't have one, there is a great rental place down the road where you can take one out for the day. WILDLIFE/BERRIES/MUSHROOMS/FIDDLEHEADS Depending on the time of the year, you can find wild raspberries, blackberries, mushrooms, and fiddleheads. (Please do not pick or eat something if you don't know if it is poisonous!) And, wildlife are around. Look for tracks in the soil, signs they have been there, or if you are really quiet (usually in the early morning or at dusk) you might see deer, geese, or wild turkeys! Access to Vermont’s Long Trail System is nearby, with its 272 mile footpath and 166miles of side trails. This offers endless hiking opportunities for the day-hiker, weekend overnighter and extended backpacker. The Long Trail follows the main ridge of the Green Mountains from the Massachusetts-Vermont state line to the Canadian border, crossing Vermont’s highest peaks. As for the daily adventures, take a drive to surrounding ski resorts, including Bromley Mountain being just 15 miles from the property, where you can enjoy various activities year-round. Take a 10 minute drive to visit Mount Equinox Skyline drive where you’ll take in incredible views. Just past Mount Equinox is The Village of Manchester, which is home to the famed Equinox Resort and Spa. Located ideally on a trail-head that leads to the West River Trail (a 36-mile scenic trail through the West River Valley – eventually linking Brattleboro, Dummerston, Newfane, Townshend, Jamaica and South Londonderry) and the West River, offering opportunities to hike, fish, swim, ski, snow shoe and bike. The Marina Bar and Restaurant is a 2 mile hike or bike ride from the camp site (via the West River Trail) and is a fun way to see the beauty of Vermont and partake in some excellent indoor/outdoor dining with views of the water. Currently there are two areas available to campers; The Pine Forest and the Council of the Elders. The Pine Forest is a shaded circular area that is very spiritual and quiet. There are currently 3 camp sites in the Pine Forest. The Council of the Elders is a more open (again circular) area that abuts The Pine Forest and has a large fire pit as it's centerpiece, surrounded by the Elder Pine trees. I have had up to 2 campers and an occasional van/camper at the Council of the Elders. I have most recently had requests to book the entire Pine Forest for guests who are traveling together and want privacy- and Ido my best to work with people to accommodate any needs. Please bring your own firewood if you intend to have a fire. I offered wood to guests in the past when I was able but found that tricky to manage as there are times I myself am out of wood. There is plenty of felled wood all around as the property is surrounded by a dense forest and guests are welcome to gather that to supplement fire making. In my experience as a host, I have noted that folks come together and build mini-communities, share food, fires and is generally a positive vibe. Some come for privacy and solitude, which has not been an issue thus far. All in all the energy is upbeat and folks make friends along the way- me too! Brattleboro is a funky, hipster town with many excellent restaurants and much to see and do. For winter enthusiasts Mount Snow is a 30 minute drive and folks can cross country ski and snowshoe right from their camp sites to the 36 mile trail. The Hipcamper can expect privacy yet easy accessibility to the homeowner for tips and ideas to support a positive experience. Campers may be greeted and visited my friendly Bernese Mountain Dog's, Loki Bear and Levi!

Sunrise Farm Sites 1 and 2 have oodles of space and Spectacular 50 mile views of Mount Monadnock with no house lights out there in the evening except the party string lights we provide. Site 1 (with entrance 70 yards south of the farmhouse) is best for camping in with up to 20 foot trailers or multiple tents …on the large flat spaces in the 25 acre field to choose from. Great Well water available near farmhouse. Biodegradable soaps Only if used in the ponds. Double Olympic sized Swim Pond we stock with Rainbow Trout to keep clear. We have been advised Not to allow imported firewood (can import Wood Beetle dangerous for our forest). - PLEASE use the Firewood bundle tubs we provide ($12.50) - pick up at the farmhouse or pull wood from the woods (and make it safer for use). Beautiful and plenty of wildlife nearby... as well as Outhouses are marked on Map we provide with solar lights marking them at night. Do Not Leave food out when camping or away from site. Bears are rarely seen but it is wild country. Sites have locking garbage lids. Unique and lovely as well as being next to trails and roads to miles of remote spots with very few if any ... people. There are many hotspots for fishing—lots of brook trout! No matter the rod you use, there are many places to try your skills. A fishing/hunting license is needed. CANOE, KAYAK, TUBE Got your own? Bring it! The Lamoille River is a few miles away and a favorite for water lovers. Don't have one, there is a great rental place down the road where you can take one out for the day. Looking for another option to the river? The Belvidere Pond is down the road and offers a peaceful place to paddle around surrounded by the mountains. With the main house built in 1860 this property has seen many uses such as a farm, retail Christmas store, church, rental cabins, and a gravel quarry among other things. I now try to keep the back acreage by the brook and pond as natural as possible for habitat, as well as you the campers! Learn more about this land: I have 3 well spaced out RV sites on the property. They fit different sized rigs so please read the descriptions. Pets are welcome at the sites, but please have them remain leashed or under your effective verbal control. Most will have cell service at the sites or there is a free public Wi-Fi in Wilmington center. Private yet convenient to Downtown Wilmington, VT. Located between the Harriman reservoir and Lake Raponda, both great for boating, fishing and swimming. As well as the Deerfield River across the street, which runs through town. There is a public hiking trail that goes through the property. It goes from the Fairview ave. boat launch in Wilmington, all the way up to West Dover. You can access this at the back of the site. The sites are only a minutes drive from downtown Wilmington, or you can hike/bike there on the trail (approx 15 min). In Wilmington there is plenty of shopping, gifts, coffee, restaurants, gas, liquor store. I also have dry, split firewood available for $10 on site. Please don't bring your own unless it is prepackaged from shaws or bought from one of the local sellers right around me. Transportation of out of state firewood can bring invasive beetles to our forests...

The SiloSide barn and homestead is better known around town as the "Old Somers Farm" in reference to the day when the barn housed 60 head of cows. The farm was a part of the Cabot Creamery Cooperative, and closed this era in the late 1980s. Prior to being a dairy farm consisting of over 500 acres, the property served as a tavern, inn, tannery, and has always been a traditional, well-loved farmhouse. Our farmhouse was built in 1785, and the barn built around the 1830s and expanded in 1941. The soil here is rich, and the forest full of wildlife. We've named our home "SiloSide" as tribute to the magic we feel on the non-road facing, silo-side of the barn, where you'll be camping.

Perfect snow get away. Wood burning stove and heater kept us warm, even with just one. Enjoyed listening and looking through the vinyls. Loved the hot tub after a long day of hiking and the comfy bed. The cabin was cute and felt very lived in. It was a nice surprise to see a journal of how many people stayed there, especially during Covid, very lovely notes people left! Only down side - couldn’t stop sneezing at times, lots of dust in the crevices of the wood floor and fabric. Also wish there was a bit more privacy at the door and hot tub, could see the guest next door. Overall definitely would recommend and stay again!

Had a most wonderful cozy winter stay at the tiny house. Such a beautiful location (overlooking the Putney river), with nice views and quiet surroundings. The cabin itself was well equipped with everything we needed, and a quality propane stove that kept us warm through a 0° night! Robbin was very communicative and responsive to any questions we had leading up to and throughout the stay. Gorgeous location! What a cool spot. Directions brought us right up the road that runs between the two main houses- Your classic white antique farmhouse on the left & the newer house on the right. Just past the house & down around back, we loaded up 2 big bins of firewood & headed down the hill to the campsite entrance on the right. There are 2 ponds along the road where RV's & vans can park, no fire pits, & kind of out in the open for us. The lower pond & camp site was lovely, but little tricky to get our little schoolie parked in close to the fire pit area, plus it was a bit wet & mushy, (understandably, in late November) so we decided to walk down & see if there was a dryer option. We found a few more drive-in campsites each with picnic tables, fire pits, a little outhouse & level, nicely woodchipped, tent spots. It's all pretty obviously marked with painted signs & little solar lights. Its adorable. We parked our bus down there since it was cold as heck & we wanted to be very close to a bonfire! This area was also more private, in the edge of the woods under the trees. We had the whole place to ourselves. We had a huge bonfire, while it lightly snowed. Beautiful.

Wonderfully warm and curated cozy cabin! It was a wet, chilly, late fall weekend and we were so comfortable in Robbin’s tiny house. Everything was just as described and we likewise had everything + more we needed. Really enjoyed the sound system and super appreciated the ample water provided. Love the added space of the lofted bed. The pull down ladder went with the overall fun, creative vibe of the spot. Would absolutely recommend and stay again!

We enjoyed the horse run in! The run in was clean and had everything we needed. Very much enjoyed the wood burning stove, hot tub, and fire pit. We found the dvd player, books, and record player charming. The farm is beautiful and we enjoyed the town of Londonderry. While the listed rules were a bit overwhelming, Ben and Loana were very kind and hospitable and easy to deal with (it was only surprising bc the rules had set a bit of a different tone). I would highly recommend.

The campsite is roughly 10m x 30m (30' x 100'), large enough for several tents or a small camper/RV. It is accessed by a sloped 50m (about 150') gravel driveway. The narrowest part of the driveway is 2.6m (about 8.5 feet). There is a 3m x 3m (10' x 10') tent platform and a large picnic table. Firewood is provided. Near our home about 120m/400 feet away through the trees but relatively private. Within a short pedal or drive to some of the best mountain biking and hiking Vermont has to offer, 15 minutes to Richmond and Hinesburg, and just a half hour to Burlington. Electricity on site, primitive fire pit, but no other facilities, so ALL waste must be packed out. We have a bucket commode to loan if you don’t have your own.

It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing. Learn more about this land: We look forward to hosting you! This property overlooking the beautiful Connecticut river (no access to) has two cabins to choose from, one sleeps two people and the other can accommodate three. The property is such a peaceful spot! We have a rustic outhouse, and showers can be taken in the main farmhouse on the property if you would like, available Monday thru Saturday from 8am to 9am. So that means Sundays are not available or evenings. The cabin is outfitted with a comfy bed, fridge, and microwave and coffee maker. We sell firewood to sit around a cozy campfire at night and stargaze! You can even purchase a S'mores package as well! Enjoy a cup of coffee in the mornings and listen to the birds. Bottled water is included as well and placed in your fridge upon arrival. Potable water also easily accessible. We will do our best to make you feel at home away from home. In a way that is never intrusive, we respect your privacy. Come and unwind with nature all around you. We are very pet friendly! And ask that all dogs are on a leash while outside. Also, pets are not to be left in the cabins unattended at any time. So, with all that said get yourself and your pets here and enjoy a cup of coffee in the morning on your deck looking out to the river. Don't set an alarm, the loons or geese may wake you first!  Listen to the birds and relax!  And if luck is with you, you might spot a bald eagle!   Want to play with goats? We have them! Come say hi to Sam and Frodo! Fresh eggs are available for sale and you can even say hi to the chickens on site! $5.00 a dozen!! Hiking trails are nearby including Groton State Forest, hiking near Willoughby Lake is only about 45 minutes away and is worth the trip! Come experience the green mountains and we are not far from the White mountains of NH.

This 150-acre property has been in our family for 32 years and now houses three generations. Built in 1900 it was a traditional dairy farm until the 50's and 60's when potatoes were planted on the fields for the Boston and New York markets. By the 70's and 80's it became a gentleman's farm for a retired couple from New York City and the dairy farmers nearby hayed the fields. When we purchased the property in 1993 we continued offering the hay, built greenhouses, planted vegetable and flower gardens, ran a traditional Bed and Breakfast, now airbnb. We leased some of the fields to a local organic seed company for 13 years until they purchased their own property. The farm remains certified organic and is still being hayed by a local dairy farm, the gardens are community managed using regenerative and sustainable practices when ever possible. In the commercial garden, seed crops are being planted once again. Much of the cultivated agricultural land is protected under the Vermont Land Trust, to ensure that it remains used for agricultural purposes. We love to share our farm and forest with others. In addition to our very intentional farming operations, you can find wild edibles tucked away on forest trails. Wildlife and wildflowers abound. Views and sunsets. Check out the 968 acre wildlife management area that abuts the property. Plenty of trails through the woods leading to Wolcott Pond and hidden beaver huts and dams. Children 12 and under no charge. Our little pond behind the big greenhouse has filled up a bit more this spring which you are welcome to use for dipping or frog watching. Carry in and carry out property, Drive on field's edge only. Adhere to quiet hours 10pm-8am We can host large parties with advance notice.
