Cobb on the other, with sweeping views our place overlooks the confluence of the Mad and Winooski Rivers. From here, you can mountain bike or hoof it to access miles of trails and bucolic scenery. Come visit this gateway to the Scenic Mad River Valley! 🌲🏊🐟The Swimming/Fishing/Tenting site ("site 1") is perched directly aside the Mad River and the Sweet Meadow Side site ("site 2") is just a 2-minute walk across the grassy meadow and down the secluded riverside path to our beloved Mad River beach. This is a semi-secluded beach, river's edge, and swimming holes. Swim, tube, fish and relax up or down the river and in the confluence of the Winooski and Mad Rivers.. 👢👓 Get curious about the history of this place by checking out the old abandoned Massey Furgeson hay baler tucked in the woods, the Cobb family cemetery, and more gems from many years gone by. Leave from either site on foot to access a sweet trail that travels along the river, over a private bridge, down a beautiful dirt road and into the forest. 🚴 Our property is located on the CROSS VERMONT TRAIL: "a multi-use path connecting communities, and the natural areas in between - across Vermont!" The 8' x 14' Studio, complete with an accessible entry ramp, offers an elevated porch overlooking the garden, Adirondack chairs, an outdoor kitchen with table, grill and two-burner camp stove as well as a fire pit. Guests also have access to an accessible bathroom with a clawfoot tub located in the main house, about 250 feet from the Studio. An outdoor shower attached to the main house is also available. A beautiful well maintained campsite. Kathy and Tim were very friendly and helpful. The eggs they gave us on arrival were delicious and there was plenty of firewood for us to burn on the cold October nights. Everything was immaculate and clean, especially the out house with some luxury touches. All the extra details show how much they care about their guests camping experience. The property was fun to explore as well as visiting all the animals on the farm. Easy to explore the area from their place, loved the small town general stores and local creameries. Look forward to visiting in warmer weather.

We had an incredible stay at Tenting, Fishing, Swimming Utopia at Vermont Ranch & Riverside Retreat! Lucinda was a fantastic host who greeted us warmly at the entrance and took the time to show us around the property. Our campsite in the woods was spectacular, complete with a fire pit, grill, and even an outdoor shower—such a great touch! The highlight of our trip was the breathtaking views of the river at sunset; it was simply amazing. My daughter was especially thrilled to see the horses grazing in the field right where we were camping, adding to the charm of the location. On our first night, we caught some night crawlers and took them fishing. Although we didn’t get any bites, it was a wonderful experience to see my wife and daughter enjoying themselves by the water. We wished we could have stayed a few more nights to soak it all in! Overall, I highly recommend this campsite for anyone looking for a beautiful, peaceful getaway in nature. We can’t wait to return!

We loved camping at dome @ the meadows! The campsite has everything you could want and need and is unbelievably peaceful. On a clear night, the sky glows with stars, and if you stay at campsite B you’ll fall asleep to the sound of running water from the stream that’s nearby. Nelson was super attentive to our needs, we had a winter freeze on the first night we stayed there, and the next morning he came to check on us and even brought us a space heater so we would sleep comfortable the second night. Can’t recommend this place enough! Will definitely become a regular camping spot for us.

This is such a spectacular campsite. The river is gorgeous. The woods are beautiful. The backdrop of horses grazing is serene. The stars at night are expansive and there are always beautiful birds along the water. It's an incredible place to swim, tube, sun bathe and relax. Lucinda is a superb host. She's so informative and incredibly kind and helpful. Our car wouldn't start the day we were scheduled to leave, and she went above and beyond to help us get it going again. She was so understanding and kind about the whole thing, that it made what could have been a very stressful situation just a minor inconvenience. We can't wait to go back!!! Our dogs can't wait either!

We loved Lucinda’s site. Absolutely beautiful! The fields, rivers and horses are gorgeous. The sites are both very private and very well set up. Lucinda was there for everything we needed. This is the best Hipcamp or camping site we’ve ever been to. We also took advantage of her expertise in horseback riding and had a few really good, meaningful lessons.

Before diving back into the grind, we snuck away for one last summer retreat—and the Studio delivered. Secluded yet convenient: It felt like cabin camping, but with real home comforts (think hot showers and no hole-digging required). The Studio was 15 minutes from a supermarket, 5 minutes from a local market, and just 3 minutes from fresh eggs and frozen meat that made our mouths water. Natural entertainment: We nibbled wild blackberries along the property trails, stepped into the barrel sauna for a sweat session with a hit of aromatherapy bliss (ahhh), and watched flames dance in the fire pit while stars twinkled overhead. Mornings came with surround-sound birdsong and a picture window framing trees doing their best shimmy show. Hospitable hosts: Missing camping skills? No problem—the hosts had us covered. They shared spot-on local recommendations tailored to our interests and left thoughtful surprises (which we’ll let you discover for yourself). This place definitely earned a spot on our repeat list.

We had a wonderful stay at this campsite! The place is very clean, peaceful, and absolutely beautiful — the perfect spot to relax and unwind. The host was thoughtful and provided supplies like sunscreen, bug repellent, and sanitizer, which made our stay extra convenient. The toilets and showers were spotless, and we really appreciated the attention to cleanliness throughout the site. Another nice touch was the solar lighting — enough to guide you safely at night without disturbing the natural darkness and stargazing experience. Overall, a very well-maintained and welcoming campsite. We’d definitely stay here again!
