My second glamping site "The Medieval Encampment", is available for booking starting April 1st of 2025. I will have more pictures soon. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you.
I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site.
Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses.
We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray.
We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails.
There are two reservoirs within a 20-minute drive for canoeing or kayaking.
There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

- Our tent sites are rustic with NO electric or running water. We allow responsible use of the stream for cleaning. Please bring along potable water. Cabins have electric, but no indoor plumbing. Porta-Johns are available throughout the grounds. Cabins have a rustic outdoor shower available MID May- MID October. Please inquire for camper vans and pop ups.
- FIREWOOD: We have firewood for sale for $7 per crate. You can pick and crate your wood at the wood pile on the grounds at your convenience. Please bring cash if possible or get in touch at the end of your stay to pay via Venmo, PayPal, or Zelle.
-We have a variety of wildlife in the area, including BLACK BEARS. Please follow 'Leave No Trace' protocols and be mindful of trash and food throughout your stay. Keep your coolers in your vehicles and take garbage to the dumpster frequently. We have a dumpster available to you on the grounds.
-Check in is contactless. Upon booking, you will receive directions to your site.
**If you would like to stay for one night during the week or one night on a weekend during November-April, please get in touch and I can adjust the booking specifications. Otherwise, weekends are typically a two night minimum mid May through October. Memorial Day Weekend and Labor Day Weekend are a three night minimum.**

All lodging sites have heating for your comfort and are available year round! The River's Edge campsites sit on the shoreline of the Delaware River at the western edge of New York State overlooking the mountains of Pennsylvania. Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night.
Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October.
In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be.
The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience.
Contact us to coordinate for larger group bookings. Please note that a significant portion of county tax/fees and cancellation or change fees may be avoided by booking the base amount of people (4) and at a much later date adding extra guests. Guests NOT occupying canvas tent (lodging) and bringing their own tents should not be paying an occupancy tax but there is no provision for this in the app. We do not want our guests paying taxes -- that benefit no one but useless bureaucracy! Extra guests may be added the week before booking. Just let us know your plans through the app!

Located 50 miles from midtown Manhattan (approx 1:08 minutes) is our brand new campsite located right off the Appalachian Trail. The camp is at the base of Wawayanda mountain right between the iconic hikes "Stairway to Heaven" and "Pochuck Boardwalk" on the Appalachian Trail. Hike right from camp up to "Pinwheel Vista" (named one of NJ's best viewpoints!)
At the entrance to the property is the Valley Farmers Cooperative that sells local grass fed meats and artisanal farm goods. You can walk two minutes to Heaven Hill Farm which has plenty of goods, produce, and fun fall activities like pumpkin picking and haunted hayrides. Drive your car from route 94 directly to your campsite nestled in the woods with a great view of the valley. A perfect getaway from the city with plenty to offer.
About 10 minutes down 94 is the beautiful town of Warwick or about 4 minutes in the opposite direction is the town of Vernon. Warwick is a quaint small town with plenty of great restaurants and bars, and famous for its apple picking. Vernon has plenty to offer as well including the popular ski resort/waterpark Mountain Creek and Minerals Spa (Located just under 10 minutes away.)
The quiet charm of Wawayanda State Park appeals to hikers, campers, swimmers and boaters. Forested hills surround Lake Wawayanda creating a restful backdrop for canoeists and fisherman, while steep mountains challenge casual as well as serious hikers. A twenty-mile stretch of Appalachian Trail runs through the park, while the top of Wawayanda Mountain offers sensational views. More than sixty miles of trails are marked in the park.

Welcome to The Record Room - Built directly from our hands and our hearts, The Record Room borders the fine line of camping and glamping, with a wood-fired cedar hot tub and outdoor shower that feeds off a small artesian creek, a sauna tucked within the trees, overlooking scenic ridge, and solar-powered vinyl that plays inside and out across a vast selection of vintage, classic, and current albums.
Back to our small creek, there are plenty of quaint spots to dip your toes. The Monguap River is close enough to see and hear, and the Delaware River is just 2 miles up the road, with rafting, kayaking, and canoeing companies all along it.
A queen Tempur-Pedic bed, as well as an overstuffed futon, will take care of you come nightfall. The outdoor kitchen is built for cooking some real food - a flat-top grill, a single burner, a stainless steel grate grill, cast-iron pans, and all utensils, all powered by propane. A wood stove inside will handle the chilly mornings and brisk nights. We have a pool table under a custom-built pavilion just for your enjoyment. And last but certainly not least, our outhouse, which is maintained by the women of our family.
We also have a nearby waterfall, which is as close as a three-minute drive down the road. The Hawks Nest lookout is under 10 minutes away. We recommend downloading a trail finder app, as once you arrive here, there will be zero service or wifi. Since we only have one bed and one futon, only four individuals can sleep comfortably, but we also have a couple of spots for your friend circle to set up some tents. Our mission is to get people back into the life we feel so disconnected from nowadays, and we provide the space to be able to do so.
We highly recommend the firewood package, as it makes life much easier, unless you plan on picking through the woods on your property (which we totally support!)

This Clearing Farm off-grid cabin is located on our 100+ acre farm. You'll be staying right next to a waterfall and able to enjoy all our land features.
Experience a private campsite equipped with a Casper Full Mattress, fire pit and charcoal grill. Please note there is 1 bed at the property but room next to the cabin to bring and put up additional tents. There is no power at the campsite.
THERE IS NO LONGER THE WOOD BURNING STOVE IN THE CABIN - THE TOWN MADE US TAKE IT OUT. There is also no shower. If you would like to bathe in the streams please use all natural soap as the animals drink from it. The Thermal Spring is no longer available.

1 night at Hippie Havens: A Groovy Retreat
From the very beginning to end of our stay at Shaggy and Kendra’s we were so well taken care of. The accommodations were clean, labeled, and perfectly prepared. Right when we walked in, we could tell they put a lot of care into making sure we had everything we could want and need for our stay. The hot tub and tv set up right next to the sauna is so well thought out with tables and water proof bags. We did the pizza extra and it was so delicious! There were plenty of kitchen utensils, and they wrote out instructions so we could make our pizza’s perfectly! There were also plenty of games, books and records for us to be away from our devices but not bored. We look forward to making this a regular getaway for us when we need to reconnect and unwind from the hustle and bustle. We can’t thank y'all enough!

2 nights at The River's Edge
This place is a slice of heaven! I stayed here two nights with my girlfriend and we had an amazing, relaxing time, dipping in the river and watching the wildlife. Thomas set us up with everything we needed, the tent and bed were comfy, the commode was clean, and it was simply perfect. Will definitely take another trip there in the future!

Really an awesome campsite. Incredibly scenic and well equipped. You can show up with very little gear and enjoy camping. Great covered area for cooking and eating, big glamping tent, and a nice bathroom/outhouse. The host is great and really takes care of the site. Best hipcamp I’ve been to, this is my second time.

This place was FABULOUS! A darling, cozy one-room cabin with all the comforts one could ask for. Shaggy went above and beyond from start to finish of our trip. Great communication, and they really thought of all the little things that make you go "oh wow!" and "so cool!". Shaggy even thought ahead of some rain that came in and brought us waterproof blankets for the outdoor couches (they dried super fast). Our dogs had a blast, great area to explore.

As a 1st time Hipcamp user, I relied heavily on reviews, so I wanted to answer the questions I had.
My twin girls age 11 & I enjoyed a 2-night girls’ trip after I’d spent over a year on disability following an accident. Richard & Mary were amazing & accommodated our trip. The $25 firewood wheel barrel was convenient, the $5 fresh eggs were worth it. I felt $125 a night & fees was a lot considering some updates needed.
This is a beautiful, secluded riverside campsite perfect for swimming, tubing, kayaking, fishing, or relaxing. There is no electricity or running water so bring solar power or battery packs, lights or fans, bug spray, bug control for openings in corners of tent, dish soap, water shoes, rope, sunscreen, and a wagon—carrying things from parking to the campsite is steep.
This is rustic camping, not glamping. The tent had cobwebs, bugs, & a few things left from previous guests, & we had a bit of water come in during the rain. A good cleaning between guests & a few inexpensive updates (replacing the hammock & weathered ropes, stability poles to get to river safely, & routine tent cleaning & new ties as they were breaking, would make a huge difference.
We made wonderful memories & would 💯 return. Richard & Mary are wonderful hosts, & this property has incredible potential. I look forward to hopefully seeing a few updates & improvements to bring this spot back up to date & be as amazing as I know it can!. Also help make it easier on people with physical limits.

Beautiful, secluded property in Jim Thorpe, PA. Scott got our crew all settled in and gave us a thorough overview of the site, the land and what not to miss—the amazing waterfalls on the property. Multiple marked hiking trails on the property offered various levels for your hike.
We set up camp and started to explore. There’s a rushing stream running at the bottom of the site that was almost a trail of its own for the teenagers with us as they bounded rock to rock downstream. The site itself is not a true drive in as we had to leave our cars at the to pad and walk gear down. Like most campers, we have our own gear, but Scott and Tina had most of what we needed right there on site.
We trekked to the waterfalls the next day which were less than a 1/4 mile away. The falls were beautiful, the water was cold , and there were plenty of photo ops and decks to relax and watch/listen to the Bear Creek Falls. The rope bridge and trails near the falls were challenging enough to make a morning of it.
Or next hike later that day was on Scotts Scoot which took us on a memorable encounter with a large black bear. My Doberman didn’t know if she was looking at another dog or not. At about 300 lbs +, the black bear ambled away as my dog looked at me wondering what she just saw. My daughter and her friends were excited at the encounter.
Jim Thorpe for ice cream (and a beer at Molly Maguire’s) rounded out our day.
Scott was attentive and kind as a good host should be.

stayed at The Gypsy Rose site with my partner for 2 nights. adorable spot on beautiful land! firewood avail for purchase on site, portos are scattered between sites for easy use & are super clean! we took a short hike on the land to the smaller waterfall & enjoyed the creek! rainy the first 2 days we stayed but still enjoyed our time in the little gypsy caravan. sunny & gorgeous the last day. we want to visit again, sites 9 & 10 & also the medieval site were calling out to us!

The camping site was great! The owner supplied us with extra stuff like a 5 gallon jug of water and fire starter, utensils and dishes which were all super helpful. They were very kind and the site was clean! We would definitely come back again, it was incredibly peaceful!

We (2 adults, 2 kids and 2 dogs) had an amazing time camping at The Dam House At Beaver Pond! The location is beautiful and the camp has nearly everything you might need! The kids caught (and released) all types of fish, including some nice sized bass and a very first muskie! Pro tip- pack fish soap, a sponge, some towels and linens/pillows for the cots. The main bed was super comfy, with nice linens.
Brendan was really accommodating and even offered to let us check in a day early due to the pending rain storm. He answered all of our questions ahead of time and greeted us upon arrival. Even though we live super close, we certainly will be back.

Beautiful land in a relatively secluded part of the woods. We were near the highway but didn't hear a peep. The directions were clear and it felt like a cool communal campground at times. But we loved our little tent set up (we were in the Ocama site - a roomy tent set up and a sleep pad as well as a fire pit with a grill and cover). Chantel was very accommodating and welcoming.
