Located 50 miles from midtown Manhattan (approx 1:08 minutes) is our brand new campsite located right off the Appalachian Trail. The camp is at the base of Wawayanda mountain right between the iconic hikes "Stairway to Heaven" and "Pochuck Boardwalk" on the Appalachian Trail. Hike right from camp up to "Pinwheel Vista" (named one of NJ's best viewpoints!)
At the entrance to the property is the Valley Farmers Cooperative that sells local grass fed meats and artisanal farm goods. You can walk two minutes to Heaven Hill Farm which has plenty of goods, produce, and fun fall activities like pumpkin picking and haunted hayrides. Drive your car from route 94 directly to your campsite nestled in the woods with a great view of the valley. A perfect getaway from the city with plenty to offer.
About 10 minutes down 94 is the beautiful town of Warwick or about 4 minutes in the opposite direction is the town of Vernon. Warwick is a quaint small town with plenty of great restaurants and bars, and famous for its apple picking. Vernon has plenty to offer as well including the popular ski resort/waterpark Mountain Creek and Minerals Spa (Located just under 10 minutes away.)
The quiet charm of Wawayanda State Park appeals to hikers, campers, swimmers and boaters. In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you.
I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site.
Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses.
We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray.
We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails.
There are two reservoirs within a 20-minute drive for canoeing or kayaking.
There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

Ugly Apple Farms is a diverse place. We have opportunities for farm classes, pick your own veggies and more. We also have 1800 feet of access to the Neversink River.
We recommend four wheel drive for some of our sites so please ask about them.
We are an off grid farm with access to some solar for charging. We have tent sites and room for campers. Our camping is primitive but there is access to potable water and sanitation if needed. All extras are first come first serve if not reserved in advance. We love and welcome any questions!

This beautiful and private 97 acre horse farm is made up of beautiful rolling fields filled with horses. The property is nicely surrounded in beautiful woods with plenty of nature to watch. The property was originally used for farming then converted to dairy. And now a horse farm. This farm was established around 1815. . We enjoy meeting new people and being able to share this wonderful property!

If you don't have a car, the easiest way to reach Blossom Dell Sanctuary is to take the short line bus.Please note that owners of the land will be on site.We are not a Commercial Campground.We have multiple camping spots right now with more in the making. Each camping area contains various campsites with and without firepits. Some sit beside the Shawangunk kill, while others are nestled alongside a beautiful and tranquil brook. We also offer camping areas that are not bordered by water. Each campsite within the camping areas are 100 feet or more apart from the other sites in the area.There is a short line bus that goes to Bloomingburg NY from NYC port authority. Ask the driver to stop at 809 Bloomingburg Road, which is in front of the Horse and Sulky Grill. We are only 1/4 mile down York Road, which is across the street from the grill. Our driveway is across the street from a green mailbox.All water sites are NOT exclusive to just the campers at the campsites beside the water. We are a 30-acre working active Hay farm. We purchased the farm when my grandfather passed away in 2014. It was once used to feed his cows. We had a working dairy farm. Now the property is used for your enjoyment and ours. As well as making hay.
We have an 8-acre garden planted with rhubarb, raspberries, and berries on the farm too. We are located next to the Wallkill River which the campsite overlooks.
We have 3 campsites available to choose from.
Toilet available, campfires permitted, picnic table provided, pets welcome.
Be advised we are a working farm so you will see woodpiles, machinery, such as Tractors and other items sometimes hanging around.

Jeremy is an amazing guy. We booked it one the worst coldest snowstorm of the year but when we got there we realized the its more of a longer walk. Jeremy ended up letting us stay for free at his tree house. Would definitely come back and and highly reccomend this for anyone else. Beautiful land, great amenities and great host.

Beautiful cabin, everything is very well built and thoughtful. There was a diesel heater that heated the space up great and a portable propane heater as well. The site is secluded and hosts were very nice. Highly recommend!

I loved hot tent camping on Kathleen’s land! It was so much fun, peaceful and beautiful scenery. Kathleen was very kind, informative and welcoming. I stayed busy enjoying the hikes and exploring on the property. If you like off roading, it’s so much fun on the trails to get to the property and to get to the site. Also if you’re worried about space and clearance to get to the site I stayed at, my truck is a 8ft bed and i did just fine getting up and making turns, if this helps anyone. Thanks you so much Kathleen for the amazing getaway, i will definitely be back!!

Stayed at Site 3 – Paradise Valley Homestead on December 15th during about 5 inches of snow, and the experience exceeded expectations. The site was peaceful, scenic, and felt private even with winter conditions, Despite the snow, everything was manageable and clearly well thought out. If you’re looking for a quiet, well-run campsite with a host who actually cares about their guests, this place delivers. Would absolutely stay here again—snow or no snow.

My son and I really enjoyed camping on Mike's property. It was tucked away and quiet. Mike was very supportive and kept the firewood coming for the cold temperatures. The entrance comes up quickly, but Mike's directions were spot on.
The hiking near the property was fantastic. Try Anthony's Nose; the hike was challenging, but the views were worth it.
