In April of 2024, my long awaited 1st Glamping site was available for booking. It's been very popular! Please read the description carefully of the "Gypsy Rose Vardo", to see if it's the right fit for you. I also have 10 large camping sites available on our 33 acre property located in Northwest NJ. Sites 1 through 4 are on mowed, fairly level fields and are large enough for campers or RV's up to 30ft, or a couple of tents, and sites 5 and 6 are further back in the woods, available only for a few small tents, sites 7 through 10 are much further into the property and are only accessible with a high clearance AWD or 4WD SUV or you can park and hike your gear in. There are 3 compost toilet outhouses spread out through the property, so it's an easy walking distance from any site. Although we are only 2 1/2 miles from a main highway, the last 2 miles are on a dirt road with no houses. We are surrounded by protected land, so no neighbors and lots of wildlife, including the occasional bear, coyote or raccoon. Keep all food items secured. Because we are surrounded by protected land we are not sprayed for insects, so be safe and do tick checks often and bring the bug spray. We are 45 minutes from NYC or the Delaware Water Gap and an hour away from the NJ shore. There are horse farms nearby that offer trail rides. We are also close to the Highland and Appalachian Hiking trails. There are two reservoirs within a 20-minute drive for canoeing or kayaking. There are walking trails through our property, including a ten-minute hike on a marked trail to a small waterfall in a ravine.

Our canvas tents and open air platforms perch between the river and the former Delaware & Hudson Canal which was once was used to transport raw goods by barge to New York City via the 'port' of Port Jervis. The remnants of the canal walls are throughout the property including a 300 person theater which we created to both preserve and feature this industrial history. It also makes a great place for an event or a movie night. Today, the original canal towpath, along which barges would be pulled and floated downstream, is a trail that links all of the campsites over 5 acres and at the furthest end an eel fishing camp that is in operation from June to October (say 'hi' to Jim). In the early 1900s, the train replaced the canal as the primary method of moving goods into New York and if you are lucky — you will hear the train rumble by along the river on the Pennsylvania side. There is something spectacular in the absolute still and grandness of the river, the mountains and the ongoing industrial history of the valley. It is a reminder of the way things used to be. The farmhouse and cabins are located opposite the campsites on other side of route 97. Next to them are 50 acres of wild forest to hike and explore. These accommodations are great for guests who want more amenities but still with easy access to river. Pair campsites and cabins so that all your guests have their best experience. Wahl Dairy Farm has been a family run and owned small farm since 1921 when August Wahl moved their family to Callicoon. August was a butcher by trade, and the farm started as a family homestead, raising their own chickens and cows with the help of a few horses and of course August's father who was very handy and could make axe handles and wooden wheel spokes. The Wahl homestead became Wahl Dairy Farm in the 1940s when August started selling milk, two or four cans at a time, to the creamery. August's son, Vernon, took over the business and built it up; at one point about 100 cows were being milked! Vernon's son Ross took over the farm in 1995 and diversified it. Ross regularly raises chickens and pigs and grows pumpkins, in addition to the 40 or so milking cows currently on the farm (there are also calves and heifers). The farm is about 200 acres in total, including 15 acres of woods, 15 acres of "hunting" land (deer and rabbits roam free in the scrub), and close to 150 acres in production with pasture and hay. We never feed corn silage! We believe the corn gives the milk a more sour taste (you are what you eat!). We're proud that we've always been in grassland and committed to raising a mostly grass fed dairy herd, a quality not found in many diary farms today. We're excited to share this place with you! Named during the pandemic, "Camp COVID Site 19" was born out of our desire to camp, as we weren't able to go camping anywhere! This camp is the back half of our property, located in the village of Tannersville. Camp is divided from our personal yard by a fence. The camp is also completely fenced in once the driveway gates are closed, allowing your pets to safely be off leash if you wish! A long stone driveway leads to camp, with a flat spot to park your skoolie, motorhome, or vehicle. There is a creek running along the entire back side of our property, outside of the fenced in area, which you can access by walking a few feet though the gates under the Camp COVID sign. We have a new bon fire pit in the center of camp, and fires are allowed as long as there is no burn ban in effect. Firewood is on site, and can be added on for $10 per night. There is a dump station at North South Lake State Park and Campground only minutes away in Haines Falls. Instructions and rules are posted in the bath house which has an on demand hot water shower and a composting toilet. There is a garbage can for your convienece which is located in the shed which must be kept closed to avoid black bears visiting! There is a covered dried in area to the left of the shed. We have a half barrel charcoal grill with a flat top griddle as well as several grill grates. One of the grill grates also fits over the fire pit if you prefer fire cooking! There is an RV on site that will not be occupied during your stay, please do not enter, thank you! Come and stay and say hi!

Named during the pandemic, "Camp COVID Site 19" was born out of our desire to camp, as we weren't able to go camping anywhere! This camp is the back half of our property, located in the village of Tannersville. Camp is divided from our personal yard by a fence. The camp is also completely fenced in once the driveway gates are closed, allowing your pets to safely be off leash if you wish! A long stone driveway leads to camp, with a flat spot to park your skoolie, motorhome, or vehicle. There is a creek running along the entire back side of our property, outside of the fenced in area, which you can access by walking a few feet though the gates under the Camp COVID sign. We have a new bon fire pit in the center of camp, and fires are allowed as long as there is no burn ban in effect. Firewood is on site, and can be added on for $10 per night. We have 2 water hook ups and one 15 amp electric hook up on site, we just ask that you do not run an A/C unit as it will trip our main breaker. There is a dump station at North South Lake State Park and Campground only minutes away in Haines Falls. Instructions and rules are posted in the bath house which has an on demand hot water shower and a composting toilet. There is a garbage can for your convienece which is located in the shed which must be kept closed to avoid black bears visiting! There is a covered dried in area to the left of the shed. We have a half barrel charcoal grill with a flat top griddle as well as several grill grates. One of the grill grates also fits over the fire pit if you prefer fire cooking! There is an RV on site that will not be occupied during your stay, please do not enter, thank you! Come and stay and say hi!

We loved camping on Ralph's horse farm with our small teardrop camper. We used a site that had electric hookup and Ralph filled our fresh water tank from his well. He and his dog Minnie gave us a great tour of the property. The horses are beautiful. Ralph was super friendly and accommodating. We highly recommend it!
