This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

The sounds of nature and all of it's distinct calls including that of eagles, is truly an experience. And we cannot forget our other friendly neighbors, the wild turkeys and deer! We are very appreciative of this beauty and would love to share this sacred place with you. The is also a nice ridge on the NE corner of the property to aid in topographic diversity. This field has also been recently planted with Apples, Pear, American Plum, Red Osier Dogwood, Persimmon, Red Mulberry, Chinese Chestnut, and Hazelnuts. These are all young at this time but will start to provide diversity and wildlife interest in the coming years. Wildlife abounds here at the homestead. Whitetail Deer and Eastern Wild Turkey are very common to see. We also have a variety of small animals as well such as Red and Grey Squirrels, Raccoons, Porcupine, Opossum, Fisher etc. For the birders, we have Barred and Great Horned Owls and Red Tailed Hawks. As far as we know, this land has been occupied since shortly after the civil war. It is actually two farms, combined into one around 1900. The main farmhouse was built out of the logs they cleared in 1879, and there are old foundations of the other original farm houses/barns as well. All over the property (now woods) there are piles of stones that the original inhabitants pulled from the fields. The second farm house was built in 1901. Most of the total 240 acres were cleared pasture land at that time. During the twenties and thirties the property was owned by an industrious couple from the City that lovingly turned it into more of a "rustic retreat"; damming a pond, planting ornamentals and upgrading the buildings. Only 10 minutes from Cherry Plain State Park, Cherry Plain Sanctuary Farm/ Hearts in Hand Horsemanship LLC is a 150 acre hidden destination for outdoor adventurers, families and solo campers. We are a safe place for women who are traveling alone. We ensure everyone's quiet experience by not publishing our actual address. Please note: We ask for photo ID. Once we receive your photo ID via text we will provide exact directions to our property. Please plan to check in no later than 4:30pm as we are not available for later check ins unless we agree to meet you. It is dark at 5pm so early check in is critical. We host NYS Police along with local police/sheriff deputies here through our organization Hearts in Hand Horsemanship LLC. Don't be surprised if you see a NYS trooper or police unit parked up in the field near the horses. Fires: We allow small fires in specific spots, namely the fire ring at Camping on Blueberry Hill, at Ft Sky and inside the Tipi. Campsite fires are allowed weather permitting, when it's not windy and must be kept small. If it's windy then you can still have a fire in the tipi. No large fires or bonfires. All fires must be completely out unless you are physically with your fire. We supply 5 gallons of water and more is available to drink, wash dishes and put your fire out. Please respect our rules. Fire safety is necessary to keep everything safe here for all of us. Thank you for understanding. Here in the mountains we can experience very cold nights. We supply a small pile of firewood for a small fire at no charge. If you like, you can gather more dead wood (not live trees) in our forests. Winter is coming soon. Please bring lots of clothes and layers. Stay warm! Smoking: We are primarily a non-smoking/vaping farm and appreciate you smoking/vaping in your vehicle not on our premises please. Partying: Nope not us. Our farm is peaceful and quiet and so are our neighbors. Please party elsewhere and come here to relax in the blissful quiet of nature. Quiet music, just playing some Spotify tunes and acoustic musicians are welcome here. There's a great bar restaurant 5 minutes from us, "17 Cherry Plain Sq". Live music, great food and something like 40 beers on tap. Party there then chill out here with us. Breakfast and the best beef this side of the Mississippi can be found at Gardners Cafe and Icecream Shop only 5 miles up 22 South from our place. You can enjoy a big fat omelet with homefries and bacon then grab frozen hamburg and steaks from Gardner's own local beef grown wild and free outside. Cherry Plain Sanctuary Farm is adjacent to miles of public forest. Peace and solace can be found in these quiet mountains. In addition to amazing hiking, backpacking mountain biking, road biking right from your Hipcamp site, with kayaking nearby. We are 10 minutes away from Cherry Plain State Park (which has a gorgeous lake and kid-friendly sandy beach), and even closer to the Taconic Crest Trail. Our location is nestled between the Taconics of New York, the Green Mountains of Vermont, and the Berkshires of Massachusetts. Come share our paradise, bring your outdoor adventurer gear (you will be glad you did) and we will share our favorite local destinations with you. We ask that all hipcampers who are primary guests be 21 years of age or over. Children are welcome but we will not knowingly rent to anyone under 21 years of age. There is a $50 additional charge for garbage left at our farm including cigarette butts (we are a no smoking farm!), broken glass, bottles, cans, plastics, containers, bags and other trash. Camp TedRock Adirondack Forest Retreat provides private and secluded off grid campsites and structures on 5 forested acres within the Blue Line of The Adirondack State Park in Thurman New York. Just minutes from I-87 and the Lake George Region, our A Frame site offers a 120 square foot authentic A-Frame cabin with an open Adirondack Lean-to approach. This 1-4 person A frame comes with 2 to 4 sleeping cots, 2 hammocks (available) with hanging space inside or out and plenty of space to pitch a tent all around, tent included. Down by the runoff stream (sometimes there is no runoff!) you'll find a fire ring with a cooking grill and outdoor seating. Inside the A frame you're provided a lantern, gas cook stove, kitchen ware, food storage cooler and small table and chairs. 14 gallons of potable water is provided. There is a small corner loo inside the A frame with a flushing RV type toilet for the ladies and also a comfortable Adirondack outhouse with an ecological waste removing system. Although the A frame is UNHEATED, there is a small propane space heater available to take off the chill of a cool Adirondack evening. A 1 lb Propane bottle is provided. Additional Propane is available to purchase. This 5-acre quiet paradise is surrounded by on site walking trails where the only sounds are the owls and an occasional airplane. Camp TedRock is close to many popular Adirondack adventures including nearby Crane Mountain, spectacular Garnet Lake, Lake George, the Hudson River and many more. As far as we know, this land has been occupied since shortly after the civil war. It is actually two farms, combined into one around 1900. The main farmhouse was built out of the logs they cleared in 1879, and there are old foundations of the other original farm houses/barns as well. All over the property (now woods) there are piles of stones that the original inhabitants pulled from the fields. The second farm house was built in 1901. Most of the total 240 acres were cleared pasture land at that time. During the twenties and thirties the property was owned by an industrious couple from the City that lovingly turned it into more of a "rustic retreat"; damming a pond, planting ornamentals and upgrading the buildings. There have been many owners over the years, but we are proud to say it has been with us the longest. Our family bought it in 1961 and we have been trying to be good stewards ever since. Come and visit our little patch of wilderness!

You have two options--bring your own tent and camping gear and rough it, or stay in our hand-built cabin with all you need for a couple of nights of pure R&R! Experience zero light pollution at this off the grid cabin or in one of our camping spots. Although the cabin is not hooked up to electric or water, it is equipped with kitchen cabinets, pots and pans and dishes and silverware, drinking and cleaning/cooking water, a pullout bed with sheets and blankets (2 people), a couch that becomes a futon, one more couch and a blowup air mattrees, a dining room table and four chairs, a porch glider, an outhouse, a camp stove, books, a few rechargeable lights (but good to bring your own), kindling and firewood, and is insulated with a stove for winter stays. Wonderfully warm and curated cozy cabin! It was a wet, chilly, late fall weekend and we were so comfortable in Robbin’s tiny house. Everything was just as described and we likewise had everything + more we needed. Really enjoyed the sound system and super appreciated the ample water provided. Love the added space of the lofted bed. The pull down ladder went with the overall fun, creative vibe of the spot. Would absolutely recommend and stay again!

We absolutely loved the Beechwood site!! It was private and well-maintained, complete with firewood, a clean outhouse with composting toilet, a really nice fire pit, and a container of non potable water. A few steps away from the hiking trail that led us to an amazing view at the lookout point, and there is a fresh spring at the base of the trail. Adele is a wonderful host, and her farm is truly beautiful. The 3 camp sites are spaced far apart in the woods behind the farm, and the Beechwood site in particular comfortably accommodates one large tent (there were two of us staying), and also has a picnic table with benches, and a wooden rocking chair by the fire. We had an awesome time, and we’ll will definitely be back!

Beechwood site is remote, well maintained and a level area for your tent. The site is difficult to find in the dark so make sure to get assistance on your first visit.

Such a beautiful place for glamping! Took my boyfriend here since he’s never gone camping and this was a perfect “camping lite” experience. The bed was so comfy and had plenty of blankets for late October - and we also utilized the Mr Heater that was provided and we were plenty warm. Definitely want to come back for more than one night!

Weekend Trip to Runamuk Farm

Cabin D was so sweet and charming. We watched the sunset over the field and in the morning watched the field brighten as the sun rose through the woods behind us. There was a small heater available, but we didn't use it. The cups, silverware, cloth napkins and coffee and coffee put were a perfect touch. I did bring my favorite sleeping bags (zipped together) so we were warm when we woke up to 36°F in the morning, but I am sure the blankets provided would have been just as cozy. It was so wonderful to be able to watch the world through so many windows. I will definitely be back in the future!

Todd went above and beyond at every instance that we needed him. Lovely spot, great trails in hardwood forests for dog walks. Quiet country living, beautiful pond. Couldn't ask for a better host. He even lent us his waste tote to dump black and grey tanks and even took it away with my husband to dump.
