Sweeping pastoral hillsides mixed with densely wooded private acres make our camps unique, each one offering a different experience. A developed network of our own marked trails for exploring, our private red slate swimming quarry with docks and seating, and catch release fishing at 2 ponds are a few things to enjoy here. Slate Valley Trails and Merck Forest are close by. Places to picnic, enjoy the sunset, and idle are a plenty. Our farm stand is stocked with seasonal produce, jams, eggs, and bagged ice. Spring water is available. Excellent locally burgers, steaks, chicken and more are available as pre-order EXTRAS.

Pooh's Corner lies in a rural area just 1.5 miles from Watkins Glen. (3315 County Road 28, Watkins Glen, NY 14891). We took great care to make sure each campsite is PRIVATE (parking on-site*) and the trails are easily navigable. Our 'Welcome Shed' is equipped with a compost toilet, local information, (newly added) Hot Water Station, first-aid kit, charging station, bug spray etc. and is located in a safe, well lit, open area on the property. Each site is equipped with a fire pit and comfortable seating with tables, chairs, and/or picnic tables and tripod grills. Firewood is available on a donation basis.
There are State Parks and places to hike one of the many gorges around beautiful Seneca Lake and surrounding area. Take a tour of the many wineries and breweries which our region is famous for. Enjoy hiking, swimming, biking, kayaking, and many historical sites to see. Our reviews tell it all. We know you'll love it here :)
*PLEASE NOTE: Our sites are custom made for TENT or CAR camping. Because we have "parking on-site", Large RVs, Campers (over 16'), and any 5th-wheel campers are very difficult to place since there are no easy ways to back in or turn around. We highly recommend "Havana Glen State Park" (same general area) for those types of camping units.

Towner's Country Paradise started out as a wild forest and pasture for cows in the 1940's, owned by Llewellyn Towner. In the 1960s, Llewellyn's love for aviation led him to construct a small airstrip and hangar, and then his son Terry began to plant Christmas Trees (no more cows) and clear much of the land. By the early 1970's our main and largest pond was built and since that time our fully functional cabin, several more fish ponds, roads, trails, running water and generated electricity have been added. Christmas Trees are still grown and harvested by Terry's son Scott Towner. About the Property: Our unique property boasts quiet camping on a beautifully manicured MotoTrials Riding and Obstacle Play Course. 2025 marked our first year offering camping to the public, and we look forward to HipCampers joining us in our unique venue. All 4 camping sites are nestled into the Obstacle course. Trials riders and non-Trials Riders alike will find much to enjoy here. Campers unfamiliar with Trial are welcome to take advantage of a Lesson on one of our Rental Bikes, while the Obstacle Course is also super-fun on foot (for walks or runs), mountain bike, trials bicycle, or for playing with your RC toy! We have night lighting to turn on at your request, even if just to sit in the evening and enjoy the lights reflecting off the pond-We surely do! We are located on NY 38 but our traffic is not obnoxious (Log and Milk Trucks, Farm Tractors and Commuters). It is very peaceful here. Your camping can be as private, quiet and leisurely as you wish. The views and big sky are gorgeous in our corner of farm country. Our small pond (tho not suitable for fishing or swimming) provides entertainment w/ turtle sunbathing raft and lots of nature's visitors. Pets always welcome off-leash with your guidance. About the Trials Riding: Sundays are a practice day or Event day. We host 4 Mototrial Events each season (see below) and if spectating appeals, you can plan your trip to coincide. You're in for a treat if you've never seen these nimble motorcycles do their 'thing'... up, over, and around the obstacles. Events are busy and exciting, but no worries (!) trials bikes are not loud. Riders are friendly and considerate. If spectating not your thing- no worries. Non-event/non-practice days are quite laidback. If Trials riders come here for additional practice (or instruction) it's not loud or invasive, nor interferes with any camper training or play on the course. When riders are here (barring Events or Sunday Practice ), it's typically only 2-4 at once. Multiple activities co-exist nicely, as there is plenty of room for all. There are many days no one is on the course at all (!) and you may have it all to yourself or possibly with another camper. Hope to see you in our slice of heaven! Please note: We ask for photo ID. Once we receive your photo ID via text we will provide exact directions to our property. Please plan to check in no later than 4:30pm as we are not available for later check ins unless we agree to meet you. It is dark at 5pm so early check in is critical.
We host NYS Police along with local police/sheriff deputies here through our organization Hearts in Hand Horsemanship LLC. Don't be surprised if you see a NYS trooper or police unit parked up in the field near the horses.
All fires must be completely out unless you are physically with your fire. We supply 5 gallons of water and more is available to drink, wash dishes and put your fire out. Please respect our rules. Fire safety is necessary to keep everything safe here for all of us. Thank you for understanding.
Here in the mountains we can experience very cold nights. We supply a small pile of firewood for a small fire at no charge. If you like, you can gather more dead wood (not live trees) in our forests. Winter is coming soon. Please bring lots of clothes and layers. Stay warm!
Smoking: We are primarily a non-smoking/vaping farm and appreciate you smoking/vaping in your vehicle not on our premises please.
Partying: Nope not us. Our farm is peaceful and quiet and so are our neighbors. Please party elsewhere and come here to relax in the blissful quiet of nature. Quiet music, just playing some Spotify tunes and acoustic musicians are welcome here. There's a great bar restaurant 5 minutes from us, "17 Cherry Plain Sq". Live music, great food and something like 40 beers on tap. Party there then chill out here with us.
Breakfast and the best beef this side of the Mississippi can be found at Gardners Cafe and Icecream Shop only 5 miles up 22 South from our place. You can enjoy a big fat omelet with homefries and bacon then grab frozen hamburg and steaks from Gardner's own local beef grown wild and free outside.
Cherry Plain Sanctuary Farm is adjacent to miles of public forest. Peace and solace can be found in these quiet mountains. In addition to amazing hiking, backpacking mountain biking, road biking right from your Hipcamp site, with kayaking nearby.
We are 10 minutes away from Cherry Plain State Park (which has a gorgeous lake and kid-friendly sandy beach), and even closer to the Taconic Crest Trail.
Our location is nestled between the Taconics of New York, the Green Mountains of Vermont, and the Berkshires of Massachusetts.
Come share our paradise, bring your outdoor adventurer gear (you will be glad you did) and we will share our favorite local destinations with you.
We ask that all hipcampers who are primary guests be 21 years of age or over. Children are welcome but we will not knowingly rent to anyone under 21 years of age.
There is a $50 additional charge for garbage left at our farm including cigarette butts (we are a no smoking farm!), broken glass, bottles, cans, plastics, containers, bags and other trash.
This is a pack in and pack out working farm not a party spot. Renting from us constitutes your reading of our rules attached to each property, your understanding and your agreement of our policies. This land was once all pasture for grazing animals.
We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide.
Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

We have 10 forested hilly acres 12 miles from Ithaca. We’ve built a camp with a yurt with a foam floor that sleeps a family of 4. Bring sleeping bags and pads or you have an air mattress you can blow up inside the yurt that is fun. in the photo s you will also see a dry lean-to with a double bed platform inside to put your sleeping bags or air mattress or to put supplies off the ground to keep dry. Also lots of room for tents. The campfire has a grill to cook over a wood fire, 2 benches & Adirondack chairs, a hammock and a picnic table. There’s also a fun homemade swing & seesaw. There are many marked walking trails around our land to enjoy. There is access to well water. Dry cut Firewood is available for $7 a bundle at the property or you can add extras with booking for $7.70 per bundle. Portable toilet outside & outdoor hot water shower.
It is very quiet here. We are close to Treman, Buttermilk And Taughannock State Parks which all have swimming. Watkins Glen State Park and racetrack is half an hour away. 150 breathtakingly magnificent waterfalls in this area. Great hiking. We are 14 miles from Cornell University and 10 miles from Ithaca College. We are between two finger lakes, Cayuga and Seneca, there are 60 wineries and breweries around the lakes. Woman’s Rights National Museum in Seneca Falls, Corning Museum of Glass is fabulous. Ithaca has theatres, many museums & lots for kids to do. When you arrive we will provide a complimentary carton of pastured raised eggs and you are welcome to visit our web site (redhouseranch . net) or store to order meats for your stay and/or to take with you upon your departure. We have a wide variety of grass fed beef, pasture raised pork, snack sticks for long hikes, and dog bones and smoked treats for your furry friends. Many of our items are well suited for campfire cooking. Keep in mind that all our products are frozen so be sure to plan for time to thaw. If you're not sure what that involves - we're here to help.
We are a working farm but, much of our property is not grazed or farmed. You are welcome to explore the entire area while also getting a glimpse of sustainable, pasture-based, farming methods. Learn more about us and the history of the farm at our website.
As you roam the hills and forests you'll eventually bump into some of our animals. Please do not enter the animal enclosures or touch any of the electrified fence lines. If you really want to pet a piggie or hold a chicken - just reach out to Ike or Dave and we will gladly arrange this for you.
Red House Ranch is also the perfect spot for wildlife enthusiasts and bird watchers. During your stay you may encounter eagles, blue herons, coyotes, turtles, wild turkeys, foxes, the endangered bobolink bird (its unique call sounds a bit like R2D2), deer, great horned owls, and many unique plants. It's not uncommon to hear the coyotes howling at night.
In addition to hiking trails with incredible views, there are four ponds on the property easily accessible with mown paths. One is very large with a dock and suitable for swimming, paddling, fishing, or just relaxing but the water. The other three are smaller and are now primarily wildlife habitat. easily accessible with mown paths
If you're feeling adventurous, there is a more strenuous hike down into the creek bed where you can find miniature versions of the gorges and waterfalls that our region is known for. We are happy to provide maps and guidance or leave you to your own devices.
When skies are clear our area has very little light pollution and excellent star visibility. It's a great place to view the night sky during a meteor shower.

Pooh's Corner lies in a rural area just 1.5 miles from Watkins Glen. (3315 County Road 28, Watkins Glen, NY 14891). We took great care to make sure each campsite is PRIVATE (parking on-site*) and the trails are easily navigable. Our 'Welcome Shed' is equipped with a compost toilet, local information, (newly added) Hot Water Station, first-aid kit, charging station, bug spray etc. and is located in a safe, well lit, open area on the property. Each site is equipped with a fire pit and comfortable seating with tables, chairs, and/or picnic tables and tripod grills. Firewood is available on a donation basis.
There are State Parks and places to hike one of the many gorges around beautiful Seneca Lake and surrounding area. Take a tour of the many wineries and breweries which our region is famous for. Enjoy hiking, swimming, biking, kayaking, and many historical sites to see. Our reviews tell it all. We know you'll love it here :)
*PLEASE NOTE: Our sites are custom made for TENT or CAR camping. Because we have "parking on-site", Large RVs, Campers (over 16'), and any 5th-wheel campers are very difficult to place since there are no easy ways to back in or turn around. About the Property: Our unique property boasts quiet camping on a beautifully manicured MotoTrials Riding and Obstacle Play Course. 2025 marked our first year offering camping to the public, and we look forward to HipCampers joining us in our unique venue. Campers unfamiliar with Trial are welcome to take advantage of a Lesson on one of our Rental Bikes, while the Obstacle Course is also super-fun on foot (for walks or runs), mountain bike, trials bicycle, or for playing with your RC toy! We have night lighting to turn on at your request, even if just to sit in the evening and enjoy the lights reflecting off the pond-We surely do! We are located on NY 38 but our traffic is not obnoxious (Log and Milk Trucks, Farm Tractors and Commuters). It is very peaceful here. Your camping can be as private, quiet and leisurely as you wish. The views and big sky are gorgeous in our corner of farm country. Our small pond (tho not suitable for fishing or swimming) provides entertainment w/ turtle sunbathing raft and lots of nature's visitors. Pets always welcome off-leash with your guidance. About the Trials Riding: Sundays are a practice day or Event day. We host 4 Mototrial Events each season (see below) and if spectating appeals, you can plan your trip to coincide. You're in for a treat if you've never seen these nimble motorcycles do their 'thing'... up, over, and around the obstacles. Events are busy and exciting, but no worries (!) trials bikes are not loud. Riders are friendly and considerate. If spectating not your thing- no worries. Non-event/non-practice days are quite laidback. If Trials riders come here for additional practice (or instruction) it's not loud or invasive, nor interferes with any camper training or play on the course. When riders are here (barring Events or Sunday Practice ), it's typically only 2-4 at once. Multiple activities co-exist nicely, as there is plenty of room for all. There are many days no one is on the course at all (!) and you may have it all to yourself or possibly with another camper. Hope to see you in our slice of heaven! We host NYS Police along with local police/sheriff deputies here through our organization Hearts in Hand Horsemanship LLC. Don't be surprised if you see a NYS trooper or police unit parked up in the field near the horses.
All fires must be completely out unless you are physically with your fire. We supply 5 gallons of water and more is available to drink, wash dishes and put your fire out. Please respect our rules. Fire safety is necessary to keep everything safe here for all of us. Thank you for understanding.
Here in the mountains we can experience very cold nights. We supply a small pile of firewood for a small fire at no charge. If you like, you can gather more dead wood (not live trees) in our forests. Winter is coming soon. Please bring lots of clothes and layers. Stay warm!
Smoking: We are primarily a non-smoking/vaping farm and appreciate you smoking/vaping in your vehicle not on our premises please.
Partying: Nope not us. Our farm is peaceful and quiet and so are our neighbors. Please party elsewhere and come here to relax in the blissful quiet of nature. Quiet music, just playing some Spotify tunes and acoustic musicians are welcome here. There's a great bar restaurant 5 minutes from us, "17 Cherry Plain Sq". Live music, great food and something like 40 beers on tap. Party there then chill out here with us.
Breakfast and the best beef this side of the Mississippi can be found at Gardners Cafe and Icecream Shop only 5 miles up 22 South from our place. You can enjoy a big fat omelet with homefries and bacon then grab frozen hamburg and steaks from Gardner's own local beef grown wild and free outside.
Cherry Plain Sanctuary Farm is adjacent to miles of public forest. Peace and solace can be found in these quiet mountains. In addition to amazing hiking, backpacking mountain biking, road biking right from your Hipcamp site, with kayaking nearby.
We are 10 minutes away from Cherry Plain State Park (which has a gorgeous lake and kid-friendly sandy beach), and even closer to the Taconic Crest Trail.
Our location is nestled between the Taconics of New York, the Green Mountains of Vermont, and the Berkshires of Massachusetts.
Come share our paradise, bring your outdoor adventurer gear (you will be glad you did) and we will share our favorite local destinations with you.
We ask that all hipcampers who are primary guests be 21 years of age or over. Children are welcome but we will not knowingly rent to anyone under 21 years of age.
There is a $50 additional charge for garbage left at our farm including cigarette butts (we are a no smoking farm!), broken glass, bottles, cans, plastics, containers, bags and other trash.

We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

We have 10 forested hilly acres 12 miles from Ithaca. We’ve built a camp with a yurt with a foam floor that sleeps a family of 4. Bring sleeping bags and pads or you have an air mattress you can blow up inside the yurt that is fun. in the photo s you will also see a dry lean-to with a double bed platform inside to put your sleeping bags or air mattress or to put supplies off the ground to keep dry. Also lots of room for tents. The campfire has a grill to cook over a wood fire, 2 benches & Adirondack chairs, a hammock and a picnic table. There’s also a fun homemade swing & seesaw. There are many marked walking trails around our land to enjoy. There is access to well water. Dry cut Firewood is available for $7 a bundle at the property or you can add extras with booking for $7.70 per bundle. Portable toilet outside & outdoor hot water shower.
It is very quiet here. We are close to Treman, Buttermilk And Taughannock State Parks which all have swimming. Watkins Glen State Park and racetrack is half an hour away. 150 breathtakingly magnificent waterfalls in this area. Great hiking. We are 14 miles from Cornell University and 10 miles from Ithaca College. We are between two finger lakes, Cayuga and Seneca, there are 60 wineries and breweries around the lakes. Woman’s Rights National Museum in Seneca Falls, Corning Museum of Glass is fabulous. Ithaca has theatres, many museums & lots for kids to do. We have three camp sites on a 200-acre parcel of secluded, rural farm land. We are a working pasture based farm where you can see how grass fed beef, pork, chicken, and eggs are produced. There's nothing quite like fresh eggs and bacon after waking up to the sunrise over a fog-filled valley!
When you arrive we will provide a complimentary carton of pastured raised eggs and you are welcome to visit our web site (redhouseranch . net) or store to order meats for your stay and/or to take with you upon your departure. We have a wide variety of grass fed beef, pasture raised pork, snack sticks for long hikes, and dog bones and smoked treats for your furry friends. Many of our items are well suited for campfire cooking. Keep in mind that all our products are frozen so be sure to plan for time to thaw. If you're not sure what that involves - we're here to help.
We are a working farm but, much of our property is not grazed or farmed. You are welcome to explore the entire area while also getting a glimpse of sustainable, pasture-based, farming methods. Learn more about us and the history of the farm at our website.
As you roam the hills and forests you'll eventually bump into some of our animals. Please do not enter the animal enclosures or touch any of the electrified fence lines. If you really want to pet a piggie or hold a chicken - just reach out to Ike or Dave and we will gladly arrange this for you.
Red House Ranch is also the perfect spot for wildlife enthusiasts and bird watchers. During your stay you may encounter eagles, blue herons, coyotes, turtles, wild turkeys, foxes, the endangered bobolink bird (its unique call sounds a bit like R2D2), deer, great horned owls, and many unique plants. It's not uncommon to hear the coyotes howling at night.
In addition to hiking trails with incredible views, there are four ponds on the property easily accessible with mown paths. One is very large with a dock and suitable for swimming, paddling, fishing, or just relaxing but the water. The other three are smaller and are now primarily wildlife habitat. easily accessible with mown paths
If you're feeling adventurous, there is a more strenuous hike down into the creek bed where you can find miniature versions of the gorges and waterfalls that our region is known for. We are happy to provide maps and guidance or leave you to your own devices.
When skies are clear our area has very little light pollution and excellent star visibility. It's a great place to view the night sky during a meteor shower.

everything you’ll ever need for a cozy stay outdoors. we chose this spot because of the tiny shelter it afforded during what was going to be below freezing temps. The kitchen space and bed set up was much appreciated and allowed us to focus enjoying the stay itself. The owners were super helpful getting us setup and providing a welcoming space. This is your on stop spot for motorcycle Trials. Mike and Laurel have made a welcoming spot on the hillside for RV's. Easy access to parking from the road. They provided us with a nice welcome packet. That had plenty of information about the area. Places to eat or see. Most people who camp here will be coming for riding. Mike offers lessons as well. But it would a nice spot for anyone looking for a getaway. Don't be put off by the riding. This is not a motocross track. You might be amazed at seeing riders tackling the obstacles and trials bikes are quiet. You might even want to try it yourself? Looking forward to a summer stay. Thanks.

We had such an amazing time here! My boyfriend, my roommate and her partner, and our dog all came up for the weekend — it was absolutely gorgeous. The site was spacious and private; we couldn’t see anyone else around, which made it feel so peaceful and perfect for a quiet getaway. It did get a bit chilly at night, but that just added to the cozy campfire vibes.
Dave and Ike were incredibly hospitable and welcoming — and the fresh eggs were delicious! Would 100% recommend this spot to anyone looking to disconnect and enjoy some beautiful open space.

Such a beautiful place for glamping! Took my boyfriend here since he’s never gone camping and this was a perfect “camping lite” experience. The bed was so comfy and had plenty of blankets for late October - and we also utilized the Mr Heater that was provided and we were plenty warm. Definitely want to come back for more than one night!

Cabin D was so sweet and charming. We watched the sunset over the field and in the morning watched the field brighten as the sun rose through the woods behind us.
There was a small heater available, but we didn't use it. The cups, silverware, cloth napkins and coffee and coffee put were a perfect touch. I did bring my favorite sleeping bags (zipped together) so we were warm when we woke up to 36°F in the morning, but I am sure the blankets provided would have been just as cozy.
It was so wonderful to be able to watch the world through so many windows. I will definitely be back in the future!

Firewood was included, there was composting and even a water dispenser already set up at the site. Everything was clean and easy to put right back how it was when it was found. My family (7 year old daughter, husband and dog) had the most wonderful time tent camping at the Hops site on Heather and Paul's beautiful farm. It's such a special, expansive place with so many cool spots to hike to within the farm that we didn't feel like we needed to leave the property. We loved the peace and privacy of the Hops site but next time we'd like to try to Oak tree site which has stunning views. My daughter loved drinking directly from the spring behind Heather's house, and visiting the pergola near dusk. The highland cows against the backdrop of rolling hills and the beautiful slate structures look like paintings. I'd definitely recommend taking the tour of the property to orient yourself. Heather is a lovely person and a knowledgeable and engaging host.
