Although your path to the waterfall is private and the waterfall is on private property, there may be other guests or locals that access the waterfall further down the road. This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

Also at your campsite there is a firepit, garden hose,(not available during the winter)and a 8x8 hammock perfect to stargaze in! We are now offering kindling firewood with fire starter and matches. Feel free to reserve your own firewood. $10 *PLEASE READ THIS BEFORE BOOKING* I want to be transparent with you guys on the property and size of the camper! -The camper is very small only 21ft. The average height clearance is 6'2" so if you are tall this may not be for you. (I'm 5'9" and its comfortable for me) -If you are a bigger person this may feel too tight for you especially in the bathroom area -The bed is a full size some couples may feel that this is to small for them. -A hot shower will last about 15 minutes once it is heated up. -In the summertime there is bugs some may get into the camper. We do treat the area with safe bug spray but it may not fully prevent them. -There are two other tiny houses and a main house on the property. They are far apart but the main house is close. We have a privacy fence that fully blocks the house. So you are still very private but you are not fully secluded. -In case of fire There is a fire blanket, fire extinguisher, and a smoke/carbon monoxide detector inside the camper. The bedroom door is only to be used as an emergency fire exit. (Door is locked from the outside but unlocked from the inside) There is also a water cannon outside for outdoor fires. Please be responsible with all fires! -If you want to cancel you must cancel within 24 hours of booking then I will issue a full refund. Any time after that its a strict policy and no refund will be issued. Thank you for reading this I want to make sure everyone is aware and knows what to expect. Our property is 8 acres, exactly the same as seven football fields. From your private deck and the big window, you will not see any other houses as far as eyes can see. We added fence panels to make it even more private. We have attached a satellite picture of the property to give you a better idea. As required by zoning law, there is a larger cabin on the property. But it is far enough and visually isolated enough that you won't feel it's presence (at least from the feedback we got from other guests.) We are located in a rural hamlet and a mile down the road there is a tiny town with two cafes , two bars and two restaurants. But your place is one New York block distance away from the street towards tree filled uninhabited area, adding to the sense of seclusion. I have never been in a tiny house, what can I expect? The "tiny house nation" style tiny houses are around 144 to 250 sqft, ours is 144 sqft. So,we are on the "smaller" side. Our guests have commented that its actually does not feel cramped. You will have heating, AC, hot shower, flushing toilet, kitchenette for basic cooking, small fridge, queen bed etc. You also have a private deck and a private outdoor fireplace to make S'mores and to grill. Are pets allowed? We just require that they should never be left alone and peace pick up after them. Our cleaning company charges a pet fee. If you forgot to pay it or decided to bring a pet last minute, please leave the amount as a tip to the cleaners. That way the cleaners get to keep the money and then they won't report the pet to the cleaning company. This also saves us the hassle of going back and forth with the cleaning company, reviewing the camera footage and ultimately paying it out of our own pockets. Also, please keep in mind that the house is really small at 144 sqft which may be too cramped for some large dogs. I work from home, how is the WiFi? We have had multiple guests who worked from home during the pandemic. Our provider is spectrum (the monopoly in the area). Luckily, outages are very rare and get fixed promptly (you may have to restart the router). Speed is always good for multiple simultaneous video calls and movie streaming. Do you provide firewood? Not yet! You do not need firewood to heat the house. If you want to use the outdoor fireplace, look for 'Campwood' signs and buy from our neighbors.(Also @ Walmart, Stewart gas stations etc.) What about Towels-Soap-Linens-Hot water? Is there heating/cooling? Can we cook? Yes! Yes! Yes! and Yes!. Think of all the amenities a hotel provides plus a tiny kitchen. Hot plate, refrigerator, electric kettle, drip coffee, plates, cutlery - we have all that we could cram into the tiny space. Our guests use the outdoor fireplace for BBQ and smores! Can I check in early? or Check out late? No and Yes. Due to the super strict covid19 cleaning process, we can no longer offer early check in. However, we can offer late checkout up to an hour. Please inform us in advance so that the cleaning crew can adjust accordingly.

Majestic Farm is an Animal Welfare Approved, Biodynamic Organic Farm. We have 6 acres of Organic Apples in addition to pigs, chickens, peacocks and geese roaming the grounds. Ask about our Organic apples in the fall and pasture raised heritage meats available all year round.  Majestic Farm is a safe place. We welcome all members of the community, and emphasize that we are safe space for BIPOC and for members of the LGBTQI community. All people are beautiful. Be sure to message us if you would like to purchase firewood, meats or apples. Each tiny house as a full sized mattress, you can also rent a full sized cot for $20. You can message, we will leave your items for contact free pick-up and you can pay cash or venmo us later. Please carry out what you carry in and leave it clean for the next group. We clean between all visitors - and are currently keeping quite a distance to protect you, the site and everybody involved. The property is a 5 minute drive to the hamlet of Mountaindalewhich has a lovely Rail Trail for hikes and bikes, and some excellent dining options including @ highvoltagecatskills, in addition to creek bar a magical cafe & bar with outdoor seating and fire pits that serves delicious modern Polish American comfort food, great cocktails, and has live music and events on weekends. There is also an artisan pizza spot with indoor/outdoor seating, hipster vibes and fun cocktails and live music @ thedaleNY For shopping you can also stop by @ forageandgather - they have foods, meats, gourmet deli and coffee and carry all the little things you may have forgotten to bring along in addition to a locally and craft focused wine and spirits shop. Also stop by @badgrandmashop for the most vibrant and stylish clothes for all sizes and styles. Not to be missed. There is also a lovely yoga studio and bollywood dance spot in addition to some other delightful gems in town. There is superb hiking nearby at Neversink Unique Area in Rock Hill. Also Bashakill trails (and conveniently a vineyard with tastings and events right nearby). Your'e also about 30 minutes away from super cute fun larger towns and attractions like New Paltz, Livingston Manor, and tons of incredible Catskill hiking and nature opportunities. NOTE! This land was once all pasture for grazing animals. We moved to Delaware County in November 2018 to start our family and pursue dreams of working on the land. The initial idea was to find a place we could live, garden, and raise a few animals while hosting guests and sharing the land with visitors. When we found this place on Williams Road, we loved the mix of rural and proximity to a thriving country town. We now have two kids and enjoy living in Delhi so much we hardly leave the town limits! There are wonderful restaurants, a great year-round farmers market, grocery stores, and many other services and amenities you can find listed towards the end of this guide. Our Catskill Mountain home is situated on a historic early 19th century farm site. Parts of the house might be more than 190 years old! With several additions and upgrades we think the house has lots of charm and enjoy the many modern touches. The property is overgrown pastures and a few steeper slopes with medium growth trees. After the industrial period saw this region nearly deforested, the land was granted to settlers who cleared fields and planted grass. Our immediate vicinity was knows for it’s cattle (Bovina), mostly for diary, and sheep. The agriculture in Delaware County has been on a decline since the advent of rail shipping opened New York City markets to farms in less challenging geographies. Construction of the NYC fresh water system (DEP Watershed) may have contributed to this decline, but about 60-70 years ago the majority of pastures, especially less productive parcels were abandoned to the “weed trees”. These first succession trees grew quickly in the sunny meadows and covered the hills; trees such as Ash, Hawthorn, and Norway Spruce. Fences and barns were left to return to the earth. On our property the stone walls that boarder the fields are the most stark reminder of the intensive agriculture practiced here.

Located In upstate New York is this hidden gem. This camper was old school, now turned new. With a full renovation to give it a Scandinavian look in the front, and a cozy cabin feel in the bedroom. This will give you a unique experience different from the normal camper your used to! Also at your campsite there is a firepit, garden hose,(not available during the winter)and a 8x8 hammock perfect to stargaze in! We are now offering kindling firewood with fire starter and matches. Feel free to reserve your own firewood. $10 *PLEASE READ THIS BEFORE BOOKING* I want to be transparent with you guys on the property and size of the camper! -The camper is very small only 21ft. The average height clearance is 6'2" so if you are tall this may not be for you. (I'm 5'9" and its comfortable for me) -If you are a bigger person this may feel too tight for you especially in the bathroom area -The bed is a full size some couples may feel that this is to small for them. -A hot shower will last about 15 minutes once it is heated up. -In the summertime there is bugs some may get into the camper. We do treat the area with safe bug spray but it may not fully prevent them. -There are two other tiny houses and a main house on the property. They are far apart but the main house is close. We have a privacy fence that fully blocks the house. So you are still very private but you are not fully secluded. -In case of fire There is a fire blanket, fire extinguisher, and a smoke/carbon monoxide detector inside the camper. The bedroom door is only to be used as an emergency fire exit. (Door is locked from the outside but unlocked from the inside) There is also a water cannon outside for outdoor fires. Please be responsible with all fires! -If you want to cancel you must cancel within 24 hours of booking then I will issue a full refund. Any time after that its a strict policy and no refund will be issued. Thank you for reading this I want to make sure everyone is aware and knows what to expect. Two hours from NYC, close to skiing (hunter mountain/ Windham , Kaaterskill falls, Woodstock, Hudson, Saugerties. FAQ Is my rental secluded? Our property is 8 acres, exactly the same as seven football fields. From your private deck and the big window, you will not see any other houses as far as eyes can see. We added fence panels to make it even more private. We have attached a satellite picture of the property to give you a better idea. As required by zoning law, there is a larger cabin on the property. But it is far enough and visually isolated enough that you won't feel it's presence (at least from the feedback we got from other guests.) We are located in a rural hamlet and a mile down the road there is a tiny town with two cafes , two bars and two restaurants. But your place is one New York block distance away from the street towards tree filled uninhabited area, adding to the sense of seclusion. I have never been in a tiny house, what can I expect? The "tiny house nation" style tiny houses are around 144 to 250 sqft, ours is 144 sqft. So,we are on the "smaller" side. Our guests have commented that its actually does not feel cramped. You will have heating, AC, hot shower, flushing toilet, kitchenette for basic cooking, small fridge, queen bed etc. You also have a private deck and a private outdoor fireplace to make S'mores and to grill. Are pets allowed? We just require that they should never be left alone and peace pick up after them. Our cleaning company charges a pet fee. If you forgot to pay it or decided to bring a pet last minute, please leave the amount as a tip to the cleaners. That way the cleaners get to keep the money and then they won't report the pet to the cleaning company. This also saves us the hassle of going back and forth with the cleaning company, reviewing the camera footage and ultimately paying it out of our own pockets. Also, please keep in mind that the house is really small at 144 sqft which may be too cramped for some large dogs. I work from home, how is the WiFi? We have had multiple guests who worked from home during the pandemic. Our provider is spectrum (the monopoly in the area). Luckily, outages are very rare and get fixed promptly (you may have to restart the router). Speed is always good for multiple simultaneous video calls and movie streaming. Do you provide firewood? Not yet! You do not need firewood to heat the house. If you want to use the outdoor fireplace, look for 'Campwood' signs and buy from our neighbors.(Also @ Walmart, Stewart gas stations etc.) What about Towels-Soap-Linens-Hot water? Is there heating/cooling? Can we cook? Yes! Yes! Yes! and Yes!. Think of all the amenities a hotel provides plus a tiny kitchen. Hot plate, refrigerator, electric kettle, drip coffee, plates, cutlery - we have all that we could cram into the tiny space. Our guests use the outdoor fireplace for BBQ and smores! Can I check in early? or Check out late? No and Yes. Due to the super strict covid19 cleaning process, we can no longer offer early check in. However, we can offer late checkout up to an hour. Please inform us in advance so that the cleaning crew can adjust accordingly.
