The 160 acre ranch was homesteaded by my grandfather over 100 years ago. He was an engineer. **Please note that the GPS will take you 300 feet away from my property, please follow my clear instructions that are sent in your welcome email. There is signage that you can also follow. ** The plan was to use this property as summer grazing for his cattle. The cattle were wintered at the other ranch about 10 miles away, which was homesteaded by my great grandfather. Because my grandfather could survey, he made sure the property lines zigzaged up the valley so the small creek was in the middle to provide water for the animals. He chose well. It is a beautiful, quiet place with elk, deer and wild turkeys. There are tons of wild flowers in the summer. Columbines, the Colorado state flower, wild roses, paintbrushes and lots of wild chokecherries. With nice views of nearby mountains, open pastures, evergreen forests and aspen groves, it looks like it did 100 years ago. Plus, there are a couple of ponds for your dogs to cool off in. Since the first cattle, the ranch has also been home to goats, chickens, horses, and now more goats, alpacas and llamas. And of course the Great Pyrenees ranch dogs. I had a house built a few years ago and live on the property full time. The ranch is surrounded by Pike National Forest with the Colorado Trail connecting the property in a number of places. Some of the highest ranked mountain bike trails are nearby. There are lots of places on and off the property to hike, mountain bike and ride your horse. On a clear night you can see thousands of stars and hear coyotes howl. For a drone video of the ranch check out: YouTube's Midsummer 2020 Flyover. This is the official info. Basically, the weather is usually similar to the Denver area - just 10 degrees cooler. About 8 miles away is the small town of Bailey. It has just about everything you might need: small grocery store, coffee shops, gas, laundry, a dollar store, hardware store, camping and sports equipment, brew pub, winery, a few restaurants, potable water station and more.

I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

During the summer there are concerts at the park on the weekends. We are approximately 2 miles from the Colorado Renaissance Festival located in Larkspur. With this site being around 3000 feet from the reservoir you will be able to enjoy all the amazing views and amenities the reservoir has to offer without the crowded camp grounds. You will need a park pass to access the reservoir but not to camp on the land. A 1/4 mile down the road is access to nation forest for going off road or get a parks pass and fish at one of the many amazing fisheries in the area like Eleven mile, Spinney and Eleven mile canyon. The south shore boat ramp is less than 4 miles away. This area does get windy so be careful setting up awnings and pop up tents or anything the wind likes to blow away. The site has a slight pitch but leveling out your camper should be relatively easy. No trees on the land to block your 360 degree mountain views.

Your base camp for Gold Medal fishing at Spinney Mountain Reservoir, or just some relaxation and stargazing! Once a gargantuan ranch, this section of South Park has been subdivided into residential and recreational lots so more of us can enjoy the local beauty, and remains sparsely populated. Learn more about this land Enjoy exclusive use of this six-acre spread which features trees, rock outcroppings, and absurd mountain views. Remote yet accessible by county road, the property is a few miles from Hartsel, where you'll find a general store and saloon, and the other historic railroad settlements of Park County. (Learn about the South Park National Heritage Area at southparkheritage.org.) The property has flat (but not *quite* level) areas for tent setup and also gently sloping and wooded areas for exploring. All supplies (including water) must be packed in, and all waste packed out. I stashed a collapsible picnic table behind the big rock and you're welcome to use that, please just fold it and stash it again. There are no structures at all on the property. Per Hipcamp and local zoning, you may not relieve yourself outdoors; you must be in a vehicle or privacy tent. There is a fire ring. If you intend to make a camp fire, YOU MUST LET ME KNOW so I can call the Hartsel Fire Department. They will then tell me if there's a burn ban in place and I will relay that info to you. This must be done no later than 24 hours before you plan to burn. Hipcamp will sometimes turn on my fire ban based on data from the National Weather Service. The only way to know the full situation is for me to call. If you see some expensively outfitted motorcyclists cruise by, they're from the Rawhyde Training Camp up the road so give them a wave!

With just a single Hipcamp site on a large 40 acre property and no neighbors nearby, you'll enjoy a private camping experience in one of the most scenic locations in Colorado. The property is partially wooded, and there is a spectacular view from the top of a prominent hill on the property which is some of the highest ground for miles in all directions. Upon completion of the City of Aurora's Wild Horse Reservoir in the 2030's, this will be a "waterfront" property. On site picnic tables (the tan colored bench can fold into a table) and a porta-potty are provided. The campsite is equipped with a unique dual purpose wood/propane fire ring - bring your own propane to enjoy campfires while burn bans are in effect. Great hiking opportunities may be found right on the property, and numerous nearby seldom used dirt roads provide exceptional mountain biking opportunities. Close to recreational opportunities in Buena Vista and Salida, as well as Antero, Eleven Mile, and Spinney Mountain Reservoirs. A level site with great access, and can accommodate large RV's and campers. And keep your eyes out - you might just see some Pronghorn passing through the property! Directions from the town of Hartsel: Proceed 2 miles South on State Hwy 9. Turn right (South) on CR 53. Stay right at the fork at 1.3 miles. At 3.9 miles, turn left (East) onto lightly used Shawnee Trail (Note: On occasion due to County grading on CR 53, there will be a small mound to drive over as you enter this left turn). Proceed about one-quarter mile (and past the the POSTED NO TRESPASSING sign just inside the property entrance) to the campsite a bit further on the left.

The 160 acre ranch was homesteaded by my grandfather over 100 years ago. He was an engineer. **Please note that the GPS will take you 300 feet away from my property, please follow my clear instructions that are sent in your welcome email. There is signage that you can also follow. ** The plan was to use this property as summer grazing for his cattle. The cattle were wintered at the other ranch about 10 miles away, which was homesteaded by my great grandfather. Because my grandfather could survey, he made sure the property lines zigzaged up the valley so the small creek was in the middle to provide water for the animals. He chose well. It is a beautiful, quiet place with elk, deer and wild turkeys. There are tons of wild flowers in the summer. Columbines, the Colorado state flower, wild roses, paintbrushes and lots of wild chokecherries. With nice views of nearby mountains, open pastures, evergreen forests and aspen groves, it looks like it did 100 years ago. Plus, there are a couple of ponds for your dogs to cool off in. Since the first cattle, the ranch has also been home to goats, chickens, horses, and now more goats, alpacas and llamas. And of course the Great Pyrenees ranch dogs. I had a house built a few years ago and live on the property full time. The ranch is surrounded by Pike National Forest with the Colorado Trail connecting the property in a number of places. Some of the highest ranked mountain bike trails are nearby. There are lots of places on and off the property to hike, mountain bike and ride your horse. On a clear night you can see thousands of stars and hear coyotes howl. For a drone video of the ranch check out: YouTube's Midsummer 2020 Flyover. I bought this land to move from Houston Learn more about this land: In by 2PM, out be 1:30OM. I widened the gate and moved my mailbox for easier access. Butane fire rings allowed on private property during a fire ban . Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc.  It is first come first serve with the sites.  Two that are near trees for large RVs.  One up higher works for pull thru trailers.  Plenty of room in the pasture.  I just got my first negative review referring to it being dry prairie land.  Some  pictures are from late last summer..  We haven’t had enough rain yet for it to green up.  Also it can be windy.

Typically ATT, Starlink, and TMobile work best. Verizon reception can be located at certain spots around our ranch. There are three restaurants located in the town of Larkspur including pizza, Mexican food, and a pub. There is also a large park with lots of kids' play equipment. During the summer there are concerts at the park on the weekends. We are approximately 2 miles from the Colorado Renaissance Festival located in Larkspur. I agree to inform all members of my party of this restriction and ensure their compliance and will not hold Standiford Ranch LLC liable for any unintended or unaccompanied use of the property. I understand that myself and my party are financially liable for any damages, injuries, or loss as a result of our actions, intentional, negligent, or otherwise. This includes all property, equipment, tools, structures, trees/agricultures, residents, guests, campers, or animals, whether intentionally or as an act of negligence. The property is partially wooded, and there is a spectacular view from the top of a prominent hill on the property which is some of the highest ground for miles in all directions. Upon completion of the City of Aurora's Wild Horse Reservoir in the 2030's, this will be a "waterfront" property. On site picnic tables (the tan colored bench can fold into a table) and a porta-potty are provided. The campsite is equipped with a unique dual purpose wood/propane fire ring - bring your own propane to enjoy campfires while burn bans are in effect. Great hiking opportunities may be found right on the property, and numerous nearby seldom used dirt roads provide exceptional mountain biking opportunities. Close to recreational opportunities in Buena Vista and Salida, as well as Antero, Eleven Mile, and Spinney Mountain Reservoirs. A level site with great access, and can accommodate large RV's and campers. And keep your eyes out - you might just see some Pronghorn passing through the property! Directions from the town of Hartsel: Proceed 2 miles South on State Hwy 9. Turn right (South) on CR 53. Stay right at the fork at 1.3 miles. At 3.9 miles, turn left (East) onto lightly used Shawnee Trail (Note: On occasion due to County grading on CR 53, there will be a small mound to drive over as you enter this left turn). Proceed about one-quarter mile (and past the the POSTED NO TRESPASSING sign just inside the property entrance) to the campsite a bit further on the left.

Just got back from an incredible stay at this A-Frame, and I can’t say enough good things about it. From the moment we arrived, everything felt peaceful, clean, and thoughtfully put together. The cabin itself is cozy, beautifully designed, and perfectly set up for a relaxing getaway, which is exactly what you want when you escape into the outdoors. But what truly made the trip stand out was the host, Stephanie. She was absolutely amazing. Her communication was quick and friendly, she gave clear directions, and she went above and beyond to make sure we had everything we needed. You can tell she genuinely cares about her guests’ experience. The location was perfect for a quiet weekend of camping vibes mixed with cabin comfort. Whether we were relaxing on the deck, enjoying the view, or winding down inside after a day of exploring, it all felt like the ideal getaway. Highly recommend staying here! We’ll definitely be back!

What a beautiful spot along the Arkansas River! I stayed over a winter holiday week, so it was pretty quiet but the views were amazing. The hosts were very hospitable and the bathrooms were clean. Getting to walk along the railroad onto BLM land was an added bonus. I would definitely stay again.

Loved it! As advertised, great little cabin in awesome location. Me and my 6 year old son went for the weekend. Hiked the local mountains in the day, camp fires at night. Went November 7, but still wasn’t too cold in the cabin at all. Highly recommend .

We took advantage of late season warm weather and spent 2 nights at Rockridge. It did turn windy and cool but we enjoyed the solitude. Gorgeous view of Pikes Peak. I was able to walk my dog all over Carol’s horse pasture. Note that the 3 campsites are fairly close together. Google maps took us right to Carols land - campsites are marked by short pink flags on the left side of her driveway once you have entered the property.

We provide a variety of site options to choose from including tent sites, car/van/truck sites, and rustic trailer site options - all with NO amenities (NO electric/septic/water, etc). Additional vehicle parking on the property can be accommodated for groups with more than one vehicle. Please provide type of camper/tent and number of vehicles at booking so hosts can help direct you to the best site option available. Guests can relax around our small pond or roam freely around our 35-acre property. There is both hiking and fishing at Badger Creek only a short drive away. Waugh Mountain State Trust Land is another hiking option and is also just a short drive up the road (*NOTE: the State of Colorado now requires a valid hunting/fishing license to access state trust lands)! Additionally, we are about 45-90 minutes away from a variety of alternative adventures! Some of these include Salida, Cripple Creek, Eleven Mile Reservoir, Paradise Cove Swimming Hole, Florissant Fossil Beds, Colorado Wolf and Wildlife Center, Manitou Incline, Manitou Cliff Dwellings, Cave of the Winds, Seven Falls, Cheyenne Mountain Zoo, Pikes Peak, Garden of the Gods, Royal Gorge Bridge and Park, Royal Gorge Dinosaur Experience, several rafting/zipline and Jeep tour companies, Westcliffe, Bishop Castle and Canon City including Skyline Drive, Tunnel Drive, Royal Gorge Train, Museum of Colorado Prisons and The Winery at Holy Cross Abbey. Any of these can be done as a day trip or visited while on your way here, or home. (*NOTE: some of these attractions are free, some require a fee and some are seasonal. Fire danger is extremely high in this area. - Although we are only forty miles from the Sand Dunes park, it is a four hour drive to get there, so maybe not the best area to stay if the dunes are on your list. - Days in the summer can get pretty hot and shade is hard to come by, so plan a day trip to Florence river park, (about 30 minutes drive)and hop in the Arkansas river and cool off. - this is a wilderness area and all Colorado wildlife is present.
