Camp anywhere on 60 acres. In one direction there are rolling meadow. Another rocky outcropping. Look to the south and you’ll see the BLM land that shares my fence line. If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc. It is first come first serve with the sites. Two that are near trees for large RVs. One up higher works for pull thru trailers. Plenty of room in the pasture. I just got my first negative review referring to it being dry prairie land. Some pictures are from late last summer.. We haven’t had enough rain yet for it to green up. Also it can be windy.

Don't forget we're at over 9,000 feet elevation and temperatures and weather conditions can vary greatly. Be prepared for all seasons!!!
Camp fire usage depends on current weather conditions at the time of visits in addition to any state/county restrictions that may be in place (host approval required)!!! Fresh eggs are available for purchase (when the girls are cooperating) by the dozen, or half dozen (see "extras"). You are welcome to go "visit" the chickens. Their coop is next to the large blue shop/barn.

Camp Penguin at Wandering Penguin Ranch (facebook.com/CampPenguin) in southern Colorado is about a 3 hour drive from the Denver metro area, two hours from Colorado Springs and just under an hour north west of Canon City. We provide a variety of site options to choose from including tent sites, car/van/truck sites, and rustic trailer site options - all with NO amenities (NO electric/septic/water, etc). Additional vehicle parking on the property can be accommodated for groups with more than one vehicle. Please provide type of camper/tent and number of vehicles at booking so hosts can help direct you to the best site option available.
Guests can relax around our small pond or roam freely around our 35-acre property. There is both hiking and fishing at Badger Creek only a short drive away. Waugh Mountain State Trust Land is another hiking option and is also just a short drive up the road (*NOTE: the State of Colorado now requires a valid hunting/fishing license to access state trust lands)! Additionally, we are about 45-90 minutes away from a variety of alternative adventures! Some of these include Salida, Cripple Creek, Eleven Mile Reservoir, Paradise Cove Swimming Hole, Florissant Fossil Beds, Colorado Wolf and Wildlife Center, Manitou Incline, Manitou Cliff Dwellings, Cave of the Winds, Seven Falls, Cheyenne Mountain Zoo, Pikes Peak, Garden of the Gods, Royal Gorge Bridge and Park, Royal Gorge Dinosaur Experience, several rafting/zipline and Jeep tour companies, Westcliffe, Bishop Castle and Canon City including Skyline Drive, Tunnel Drive, Royal Gorge Train, Museum of Colorado Prisons and The Winery at Holy Cross Abbey. - Although we are only forty miles from the Sand Dunes park, it is a four hour drive to get there, so maybe not the best area to stay if the dunes are on your list.
- Days in the summer can get pretty hot and shade is hard to come by, so plan a day trip to Florence river park, (about 30 minutes drive)and hop in the Arkansas river and cool off.

The property has flat (but not *quite* level) areas for tent setup and also gently sloping and wooded areas for exploring. All supplies (including water) must be packed in, and all waste packed out. I stashed a collapsible picnic table behind the big rock and you're welcome to use that, please just fold it and stash it again. There are no structures at all on the property. Per Hipcamp and local zoning, you may not relieve yourself outdoors; you must be in a vehicle or privacy tent.
There is a fire ring. If you intend to make a camp fire, YOU MUST LET ME KNOW so I can call the Hartsel Fire Department. They will then tell me if there's a burn ban in place and I will relay that info to you. This must be done no later than 24 hours before you plan to burn. Hipcamp will sometimes turn on my fire ban based on data from the National Weather Service. The only way to know the full situation is for me to call.
If you see some expensively outfitted motorcyclists cruise by, they're from the Rawhyde Training Camp up the road so give them a wave!

Due to our remote location, we have spotty Wifi. Typically ATT, Starlink, and TMobile work best. Verizon reception can be located at certain spots around our ranch.
There are three restaurants located in the town of Larkspur including pizza, Mexican food, and a pub. There is also a large park with lots of kids' play equipment. During the summer there are concerts at the park on the weekends.
We are approximately 2 miles from the Colorado Renaissance Festival located in Larkspur. The Renaissance Festival typically runs between June and .

I hereby release and forever discharge Clint, Amy, and Teresa Standiford (Standiford Ranch LLC) located at 1225 Fox Farm Road, Larkspur, Colorado 80118, their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors, and assigns (collectively “Releasees”), from any physical or psychological injury that I may suffer as a direct result of my participation in the aforementioned Activity.

I understand that my access and the access of any members of my party are limited to our designated camping area also referred to as campsite which is marked with a designated number(s). We are prohibited from entering any other areas of the property without express permission and must be accompanied by an authorized member of Standiford Ranch LLC. This restriction applies to all members of my party, including but not limited to family members, guests, and any other individuals who accompany me. I acknowledge that any violation of this rule may result in immediate removal from the property and potential legal action. I agree to inform all members of my party of this restriction and ensure their compliance and will not hold Standiford Ranch LLC liable for any unintended or unaccompanied use of the property.
I understand that myself and my party are financially liable for any damages, injuries, or loss as a result of our actions, intentional, negligent, or otherwise. This includes all property, equipment, tools, structures, trees/agricultures, residents, guests, campers, or animals, whether intentionally or as an act of negligence. This includes any unauthorized use of the property including such as hunting, hiking, climbing, illegal dumping, or pollution.
I understand that myself and my party must have insurance for any and all vehicles brought onto the Standiford Ranch property to cover any accidents and damage to vehicles caused by fallen trees.
In the instance of a dispute arising between the user(s) and Standiford Ranch LLC, both parties agree to seek arbitration as a means to resolve such disputes. The parties shall agree on a single neutral arbitrator to conduct such counsel. If the parties cannot agree on a single arbitrator, they will each select one arbitrator who will then agree on a single arbitrator to resolve the dispute. The arbitrator will under no circumstance be allowed to modify or change this limitation of liability agreement. Furthermore, the arbitrator’s decision shall be final, and the user(s) will be responsible for all fees incurred during the arbitration. Any disputes will be handled in Colorado court.

If you want access to town you’re there. You choose how you want to feel. In the woods, in the forest, on huge rocks, flat land or turn around and see CR 1 ( 1/4 mile driveway). Forty five minutes west of Colorado Springs, ten miles to Divide for grocers. One half mile to ice, gas, pizza etc. It is first come first serve with the sites. Two that are near trees for large RVs. One up higher works for pull thru trailers. Plenty of room in the pasture. I just got my first negative review referring to it being dry prairie land. Some pictures are from late last summer.. We haven’t had enough rain yet for it to green up. Also it can be windy.

Enjoy exclusive use of this six-acre spread which features trees, rock outcroppings, and absurd mountain views. Remote yet accessible by county road, the property is a few miles from Hartsel, where you'll find a general store and saloon, and the other historic railroad settlements of Park County. The property has flat (but not *quite* level) areas for tent setup and also gently sloping and wooded areas for exploring. All supplies (including water) must be packed in, and all waste packed out. I stashed a collapsible picnic table behind the big rock and you're welcome to use that, please just fold it and stash it again. There are no structures at all on the property. Per Hipcamp and local zoning, you may not relieve yourself outdoors; you must be in a vehicle or privacy tent.
There is a fire ring. If you intend to make a camp fire, YOU MUST LET ME KNOW so I can call the Hartsel Fire Department. They will then tell me if there's a burn ban in place and I will relay that info to you. This must be done no later than 24 hours before you plan to burn. Hipcamp will sometimes turn on my fire ban based on data from the National Weather Service. The only way to know the full situation is for me to call.
If you see some expensively outfitted motorcyclists cruise by, they're from the Rawhyde Training Camp up the road so give them a wave!

Our family-owned noncommercial ranch/campground nestled against the Raspberry ButIt is a working ranch with several horses, donkeys, goats, and dogs. Due to the fire risks in our area there are NO CAMPFIRES ALLOWED which includes propane fires
Thirty acres of our property are fenced for the horses and located directly behind the campsites. In addition, we have lots of wildlife including but not limited to: Deer, Elk, Coyotes, Bobcats, Wild Turkeys, Mountain Lions, Snakes, and Bears.
We are approximately 2 miles from the town of Larkspur between Spruce Mountain Road and Perry Park Road. (Please note Google Maps will try and send you to a location on Perry Park Road which is incorrect. Please refer to the map located on this website.)
Due to our remote location, we have spotty Wifi. Typically ATT, Starlink, and TMobile work best. Verizon reception can be located at certain spots around our ranch.
There are three restaurants located in the town of Larkspur including pizza, Mexican food, and a pub. There is also a large park with lots of kids' play equipment. During the summer there are concerts at the park on the weekends.
We are approximately 2 miles from the Colorado Renaissance Festival located in Larkspur. The Renaissance Festival typically runs between June and .
Campers will be required to sign a Waiver and Release of Liability when camping with us. The following is a copy of the Waiver:
WAIVER AND RELEASE OF LIABILITY

IN CONSIDERATION OF the risk of injury that exists while participating in CAMPING (hereinafter the “Activity”) at Standiford Ranch LLC with restricted access to horses, donkeys, goats, dogs, and other various farm animals, and
IN CONSIDERATION OF my desire to participate in said Activity and being given the right to participate in the same:
I, for myself, my heirs, executors, administrators, assigns, or personal representatives (hereinafter collectively, “Releasor,” “I,” or “me,” which terms shall also include Releasor’s parents or guardian if Releasor is under 18 years of age), knowingly and voluntarily enter into this WAIVER AND RELEASE OF LIABILITY and hereby waive any and all rights, claims, or causes of action of any kind arising out of my participation in the Activity.
I hereby release and forever discharge Clint, Amy, and Teresa Standiford (Standiford Ranch LLC) located at 1225 Fox Farm Road, Larkspur, Colorado 80118, their affiliates, managers, members, agents, attorneys, staff, volunteers, heirs, representatives, predecessors, successors, and assigns (collectively “Releasees”), from any physical or psychological injury that I may suffer as a direct result of my participation in the aforementioned Activity.
I am voluntarily participating in the aforementioned Activity at my own risk. I am aware of the risks associated with participating in this Activity, which may include but are not limited to physical or psychological injury, pain, suffering, illness, disfigurement, temporary or permanent disability (including paralysis), economic or emotional loss, and death. I understand that these injuries or outcomes may arise from my own or others' negligence, conditions related to travel to and from the Activity, or from conditions at the Activity location(s). Nonetheless, I assume all related risks, both known and unknown to me, of my participation in this Activity.
I agree to indemnify, defend, and hold harmless the Releasees against any and all claims, suits, or actions of any kind whatsoever for liability, damages, compensation, or otherwise brought by me or anyone on my behalf, including attorney’s fees and any related costs.
I acknowledge that Releasees are not responsible for errors, omissions, acts, or failures to act of any party or entity conducting a specific event or activity on behalf of Releasees. If I require medical care or treatment, I authorize Clint, Amy, and Teresa Standiford (Standiford Ranch LLC) to provide all emergency medical care deemed necessary, including but not limited to, first aid, CPR, the use of AEDs, emergency medical transport, and sharing of medical information with medical personnel. I agree to assume all costs involved in my medical treatment and to indemnify, save, and hold harmless the Releasees from any loss, liability, damage, or cost, including bodily injury or death.
I understand that my access and the access of any members of my party are limited to our designated camping area also referred to as campsite which is marked with a designated number(s). We are prohibited from entering any other areas of the property without express permission and must be accompanied by an authorized member of Standiford Ranch LLC. This restriction applies to all members of my party, including but not limited to family members, guests, and any other individuals who accompany me. I acknowledge that any violation of this rule may result in immediate removal from the property and potential legal action. I agree to inform all members of my party of this restriction and ensure their compliance and will not hold Standiford Ranch LLC liable for any unintended or unaccompanied use of the property.
I understand that myself and my party are financially liable for any damages, injuries, or loss as a result of our actions, intentional, negligent, or otherwise. This includes all property, equipment, tools, structures, trees/agricultures, residents, guests, campers, or animals, whether intentionally or as an act of negligence. This includes any unauthorized use of the property including such as hunting, hiking, climbing, illegal dumping, or pollution.
I understand that myself and my party must have insurance for any and all vehicles brought onto the Standiford Ranch property to cover any accidents and damage to vehicles caused by fallen trees.
In the instance of a dispute arising between the user(s) and Standiford Ranch LLC, both parties agree to seek arbitration as a means to resolve such disputes. The parties shall agree on a single neutral arbitrator to conduct such counsel. If the parties cannot agree on a single arbitrator, they will each select one arbitrator who will then agree on a single arbitrator to resolve the dispute. The arbitrator will under no circumstance be allowed to modify or change this limitation of liability agreement. Furthermore, the arbitrator’s decision shall be final, and the user(s) will be responsible for all fees incurred during the arbitration. Any disputes will be handled in Colorado court.
I agree that in the event of any injury or loss of life arising out of my participation in the Activity, including the event of negligence on behalf of Amy, Clint, and Teresa Standiford (Standiford Ranch LLC), the total damages to which I, my heirs, executors, administrators, assigns, or personal representatives may be entitled shall not exceed $10,000.
I HAVE READ THIS RELEASE AND WAIVER OF LIABILITY, ASSUMPTION OF RISK, AND INDEMNITY AGREEMENT. I FULLY UNDERSTAND ITS TERMS, UNDERSTAND THAT I HAVE GIVEN UP SUBSTANTIAL RIGHTS BY SIGNING IT, AND HAVE SIGNED IT FREELY AND VOLUNTARILY WITHOUT ANY INDUCEMENT, ASSURANCE, OR GUARANTEE BEING MADE TO ME. I INTEND MY SIGNATURE TO BE A COMPLETE AND UNCONDITIONAL RELEASE OF ALL LIABILITY TO THE GREATEST EXTENT ALLOWED BY LAW. I FURTHER ACKNOWLEDGE THAT I AM SIGNING THIS AGREEMENT ON BEHALF OF MYSELF AND ALL MEMBERS OF MY PARTY, AM AUTHORIZED TO DO SO, AND I CERTIFY THAT I AM AT LEAST 18 YEARS OF AGE. A newer Hipcamp site in only its 3rd season, on one of the most unique properties in Park County. With just a single Hipcamp site on a large 40 acre property and no neighbors nearby, you'll enjoy a private camping experience in one of the most scenic locations in Colorado. The property is partially wooded, and there is a spectacular view from the top of a prominent hill on the property which is some of the highest ground for miles in all directions. On site picnic tables (the tan colored bench can fold into a table) and a porta-potty are provided. The campsite is equipped with a unique dual purpose wood/propane fire ring - bring your own propane to enjoy campfires while burn bans are in effect. Great hiking opportunities may be found right on the property, and numerous nearby seldom used dirt roads provide exceptional mountain biking opportunities. Close to recreational opportunities in Buena Vista and Salida, as well as Antero, Eleven Mile, and Spinney Mountain Reservoirs. A level site with great access, and can accommodate large RV's and campers. And keep your eyes out - you might just see some Pronghorn passing through the property!
Directions from the town of Hartsel: Proceed 2 miles South on State Hwy 9. Turn right (South) on CR 53. Stay right at the fork at 1.3 miles. At 3.9 miles, turn left (East) onto lightly used Shawnee Trail (Note: On occasion due to County grading on CR 53, there will be a small mound to drive over as you enter this left turn). Proceed about one-quarter mile (and past the the POSTED NO TRESPASSING sign just inside the property entrance) to the campsite a bit further on the left.

Beautiful spot right on the water! Definitely rustic but a great value for the price and had everything we needed. The owners were very nice! Great privacy for Pioneer Cabin 2. Kids enjoyed walking across the swinging bridge. Beautiful moonlit sky to enjoy the evenings. If you're fussy about linens or cush pillows, bring your own. We were there during a heat wave in late March and it was quite warm in the cabin. The oscillating fan was a lifesaver but it doesn't hit one corner of the beds. If it's peak summer, you may wanna throw in a second one. The coffee pot is a nice touch and fridge and microwave too! Made for a low maintenance quick getaway from the city and a short, scenic drive to Salida. Crucial that it was pet friendly as we love being able to bring our doggos. Would definitely come back. Thanks for having us!

Teresa’s camp site was amazing for my family and I!!! Teresa was extremely helpful and responsive from the beginning of our booking and shared this responsiveness and communication throughout our stay. My daughter and her cousin were able to run around freely without fear of them getting hurt. We were right by the petting zoo so they also had a ton of fun feeding the donkeys and goats carrots. We also paid for the horse backing riding lesson which was so much fun. There is also a little town about 14 mins away from the site that has shops, and an amazing lake that we went to explore on our second to last day. We will be coming back and I recommend to anyone but especially families with children; we all had the best time. Thank you Teresa ❤️❤️❤️

Peaceful slice of heaven with accommodating and welcoming hosts. Amazing communication, flexible check in/out and escorted me right to the camp location. Mary Anne's muffins are out of this world delicious and the size of my head! If I'm in the area again, I will definitely stay with these hosts again and would highly recommend anyone to pay them a visit. It was exactly what I needed to start my 2026 camping season off. The views at this site were absolutely incredible. We arrived fairly late on a bad weather day, but it didn't take away any of the enjoyment we had. The hosts also made sure to stay until we arrived to make sure we got settled in correctly. Would love to return on a sunnier day.

I had a great time at this beautiful campground/farm, and Teresa is very responsive and accommodating. The campground has lots of trees and the location makes it very peaceful. I got to enjoy my camper van and go on a hike close by. There are a few good restaurants in town.
I highly recommend this campground. I came here for the first time 3 years ago where my family and I were part of a commercial for an RV company, and it did not disappoint.

It’s a beautiful place. Clean and well maintained by the wonderful people who own it. Listening to the river and geese was relaxing. Yes, the road is near and you hear the cars and trucks but it’s in a river canyon so we just ignored that and enjoyed ourselves. Good places to eat nearby (check out the MUG) and a good base camp location for anything in or around Colorado Springs.
10/10 will return.

Weekend Trip to Starlite Vintage Resort
Very clean property. Great clean showers as well. Only downside is that the heated pool isn’t operable during their winter period and neither are the showers inside the campers. However, they were responsive via text when I had questions. I’ll come back when it’s not off season and additional amenities are available.
