Located on 3 acres of land, this private campsite features a large 16x20 canvas walled tent with a covered deck. There is a large wood stove inside to keep you warm all night long during all four seasons. The tent can easily accommodate up to 8 people. There is 1 twin over full bunk bed, 1 full size bed, and 1 futon. There is one more additional mattress and bed-frame under the bunk bed for additional sleeping (some minor furniture rearranging is required to make space for the additional bed). PLEASE NOTE: The reservation is for the provided canvas tent only. If you want to pitch additional tents, we do allow that for an added cost of $25 per tent per night. Please contact host prior to booking to make sure your arrangement will work. We do not allow extra tents on the property without prior permission and paid fees.
In the woods right by the tent you’ll find a private playground complete with: swings and slide, trampoline, spinning rope tunnels, ninja course, climbing dome and a zip-line. In the winter there’s a great area for sledding.
We provide everything you need for the camping experience. There is a a set of dishes for 10, silverware, all cooking utensils, cast iron pots and pans, a coffee percolator, trash bags, dish soap, outdoor kitchen prep area, large 3 burner camp stove, propane, (5) camp chairs, bear box, warm down comforters, lanterns / solar lights, board games for both kids & adults.
The only thing you should plan to bring is your own firewood, water, sleeping bag or sheets, your pillow and food!

The terrain is rocky so, we highly recommend to keep your eyes on your small kids as well as when they are on the lofts, for security reasons.
Reiki healing sessions are available upon request as well as Reiki training by a Certified Reiki Master.
Smoking is permitted outside when not under a fire ban.
Hipcamper under 21 years old are welcome only under adult supervision.
We recommend to bring your own towels and a flashlight since our lodging has an out side toilet. Please don't expect a flash toilet, we want to emphasize that we offer a porta potty.

Carry in your own water and propane for camping stove. No well; no power. Total "primitive" cabin; you have a roof, windows, wood stove, cookware and tableware, simple yet clean cabin, counter tops and cook stove available. Owner will communicate with you to make sure this is a good fit before owner accepts the reservation. Allow time for that in the reservation process. On Holiday Weekends, only three day reservations will be accepted. Bring your food, water, fuel for the camper stove, paper products, and camera and leave with a full heart and great time in the mountains!

Just off of CR102, we are conveniently located to the little town of Guffey and are only 3 miles from the wildly popular Guffey Gorge. Additionally, Eleven Mile Reservoir, The Royal Gorge, gambling at Cripple Creek, the Colorado Wolf Sanctuary, the Florissant Fossil Beds and many more areas of interest and recreation are within an easy drive.
You can open camp here and be completely off-grid or you can park near our barn and have access to electricity and wifi.
We also offer Glamping Overnights in Gypsy, an adorable tiny camper with a double bed, sofa, 2 burner cooktop and everything you need to have a comfortable stay while still having a camping experience! Glamping stays are still largely off-grid with a "Luggable Loo" and an outdoor Joolca shower (upon request). Our large 5m Bell Tent offers plenty of room whether you just want to stretch out or if you're traveling with family or friends.
If you want to upgrade your experience, we offer Romance Packages with charcuterie boards, a bottle of bubbly, chocolate covered strawberries and can create unforgettable special occasions since we are in the wedding/events industry! We have Nigerian Dwarf Goats, Mini Donkeys, Chickens and 2 Livestock Guardian Dogs. *Please be aware that the dogs are working dogs and you WILL hear them bark at night as they are doing their job in deterring predators.

Cabin: Sleeps 5. Small hunting cabin that can sleep two in twin beds down stairs, 3 twin beds upstairs, couch opens to a sleeper if more beds are needed. Carry in your own water and propane for camping stove. No well; no power. Total "primitive" cabin; you have a roof, windows, wood stove, cookware and tableware, simple yet clean cabin, counter tops and cook stove available. Owner will communicate with you to make sure this is a good fit before owner accepts the reservation. Allow time for that in the reservation process. On Holiday Weekends, only three day reservations will be accepted. Bring your food, water, fuel for the camper stove, paper products, and camera and leave with a full heart and great time in the mountains!

Real quite here with lots of wildlife visitors including deer, foxes and an occasional bear. Close to world class fishing and hiking. Camp is stocked with firewood and coffee in the trailer. You just need your own bedding and towels.

Stayed here in mid-October at the Boondock Tent Site, which is a large area of heavy gravel that is quite level on top of a little bit of hill. Given the exposure, we were subjected to some hellacious winds for the first day and a half, which isn't unusual in the mountains, but the flip side of that is some great views. The ranch has a large corral area nearby with the cutest cohort of goats, mini-donkeys, a horse, and two Great Pyrenese guard dogs, one of which roamed the property and was super sweet and friendly, but well trained enough to leave you alone if you told it too. We appreciated that the animals were kept in their own space, as we've stayed at other ranches where the animals ran amok through our campsite at all hours of the day and night pooping all over the place. This is much better! While we didn't use the common area a ton, there was a propane fire there and some cornhole games. Guffey Gorge was a nice hike. The town is tiny but charming, and Canon City isn't too much of a drive either. Generally speaking, we enjoyed our stay there and would definitely do so again.

This is one of the most beautiful camp sites we have been to this year. Tim is great to work with and we appreciate him for sharing this property with us. If you get a chance to book, I would highly suggest you do. Spending time fishing with my young grandaughter was the best part of our trip. and the fishing was excellent. I also loved being able to take my dogs without any worries. Just a beautiful property.

Absolutely loved this spot! The small cabin is very comfortable & has everything you need in regard to chairs, cookware, etc. My only advice would be to be sure to know your way out because Google maps got me there easily but there’s no cell service so be sure to remember your way back. Beautiful lake & Tim was so helpful!

Great camp site!! The camp toilet was super clean and stocked with toilet paper and extra bags and there was a great fire pit and lots of dry wood around. I also loved that there was a ladder and platform/net to store your food and scented items away from the campsite so no bears came near the site.

The host are amazing and super friendly. They are on top of keeping the campground clean. The river next to the camp is just loud enough to hear and not over bearing. The spacing between each camp site is perfect. The facilities are amazing and the hot water is just perfect. Would totally return and encourage others to go.
