The home has had major remodels done on it.
The lake is an old gravel pit to make road base for local road construction.
The buoys in the lake are scuba projects from the local college CMU, and hold lots of fish. Other nesting platforms are for our local Geese and they hatch out in April-June.
We airbnb 2 rooms in our home as a shared facility and have airbnbs in Northern Ca and Baja.
Our home is off limits for campers as we need to respect the space for our other airbnb guests.
But in an emergence please call, cell service works fine.

Rafting, golf, swimming, fishing, hiking, off-roading, dirt bike/ATV trails, Colorado National Monument, and the list goes on and on within a short distance. The campsites are just 2 minutes from downtown Fruita, offering easy access to good restaurants, great coffee shops a drink. You will find a grocery store, pharmacy, and gas station in the same area.

Our place is great but not for everyone. We have three convenient sites, all with electricity and water and one with sewage.
They all have great views and are very close to the town of Fruita. Every hipcampers can enjoy the beach and the pond between mid-May and October when its full. Swimming not recommended!
The property is used by THE GONDOLA SHOP, which restores ski gondolas. Monday to Friday, you might hear some light noise and see employees walking around. For that reason and the potential hazard WE DO NOT ALLOW CHILDREN on our property. We ask that all vehicles drive no faster than 10 miles per hour for the same reason.
We will consider a group of campers or mix camper/tents roof tents as long as you have your own bathroom to share. Please email us with any requests you might have. We are open to discussing any inquiries. Between May and October, when our lake is full and usable, our place is great for gatherings and a big BBQ.

You can mountain bike around the property. It's quiet with birds flying and chirping. This is a very private and secluded location with lots of space! Bring your own camping toilet or use our outhouse with a camping toilet inside. Because it's a working ranch, we prefer to familiarize you and your guests to the ranch and show you the route to the site as we have exposed irrigation, irrigation ditches, and a pond. We prefer not to fish you out of the pond. LOL
LIMIITED SEWER (If you need to dump grey or black from your RV tank, please help us keep our leach field from being saturated, If you need to dump grey or black water from your RV, we recommend the really nice rest area in Fruita. The Colorado Welcome Center Rest Area is off of I-70 at EXIT 19, which has a FREE dump station. We are on a leach field, no paper products including toilet paper into the sewer, please and thank you. We must check you in, to familiarize you and your guests to the Ranch. Ater check-in you are our guests; you may come and go as you need. We respect your privacy, but if you need anything please contact us or go to the main house. Because it's a working ranch, we prefer to familiarize you and your guests to the ranch and show you the route to the site as we have exposed irrigation, irrigation ditches, and a pond. LIMIITED SEWER (If you need to dump grey or black from your RV tank, please help us keep our leach field from being saturated, If you need to dump grey or black water from your RV, we recommend the really nice rest area in Fruita. The Colorado Welcome Center Rest Area is off of I-70 at EXIT 19, which has a FREE dump station. We are on a leach field, no paper products including toilet paper into the sewer, please and thank you. We must check you in, to familiarize you and your guests to the Ranch. Ater check-in you are our guests; you may come and go as you need. We respect your privacy, but if you need anything please contact us or go to the main house. After traveling the US in our motorhome for almost 5 years my husband Scott and I know the value of a smiling face and a helping hand after a day (or week) of travel. Exploring and experiencing this amazing country, its diversity and incredible people enhanced our lives in so many ways.

Stayed here in early December and it is such a great spot! Nice sunset viewing, easy access to the sites, quiet, and it's a rare Colorado location near water. Mike stopped by to chat and is a very accommodating host. I would highly recommend visiting this campsite, especially in the warmer months.

Absolutely fantastic stay! I was greeted by the host upon arrival, and they couldn’t have been more friendly or helpful. They gave me a full lay of the land—showing me where I’d be staying, where I could walk on their property, local trails to check out, and great places to visit nearby. Grand junction is only 20 mins away so this was PERFECT!
Once I got settled in and explored, holy cow—this property is stunning. The trails are not only beautiful but also really well maintained, raked, and clearly marked, which was such a treat for me and my dog to enjoy. They’ve also created the cutest tent camping sites, and you can tell so much care goes into keeping the whole property welcoming and enjoyable.
The amenities were just as described, and I was able to easily plug in and charge up all my appliances without any issues. Between the scenery, the setup, and the kindness of the hosts, I honestly couldn’t have asked for more.
I’d definitely come back here, especially with a group for tent camping. Excellent property, wonderful people—highly recommend and can’t wait to return!

Everything was great, nothing was missing, very private, beautiful location and AMAZING hosts. I took my two dogs with me and they could not have been welcomed more - often off leash when walking the ranch. If you have an occasion to stay near Grand Junction, I would absolutely recommend staying at the Bear Family Ranch!

Easy to find and easy to camp, the Double M Ranch is the perfect location for adventures across the Grand Junction area and up to the Mesa. We really enjoyed the solitude (even with active farming operations and the airport nearby). It is exactly what we look for in a HipCamp, with the added bonus of water and power! The long view is what attracted us to the site, and it will be what brings us back next time we come to Grand Junction.

Lovely spot overlooking the hills & farmland surrounding Grand Junction. Very close to town and perfect for our needs - we were renting an Airstream Bambi to test it out for a possible future purchase. Needed to be in an easy location & flat spot for Bambi host to deliver, and for us to get used to the van. View from site was expansive and we enjoyed watching the planes come and go from the airport. The Highline canal at the end of the road is great for a walk or bike, we enjoyed our 90 minute 'workout'. Kelly & Chris have their site set up very nicely with picnic table, water and electricity, & with the Bambi's awning, we had enough shade, even in the middle of the day. They've also planted trees which will be good for shade & privacy in the future. Highly recommended if you are passing through and looking for somewhere quiet & easy.
