We have traditional dirt camping, canvas tents on platforms, teepees and glamping tents for those that want the comforts of home. We do enforce camp rules especially our quiet time between 10 PM and 7 AM (please review). We’ve been told that we have a “family camp” vibe. We have hiking trails throughout the property. Our highlight is a camp fire bowl with bench seating with a stage to display camper talent which is perfect for the evening fire and roasting s’mores (bring the fixings). The creek starts out in spring looking like a rushing river featuring many fishing and swimming holes. As the summer progresses the water level falls but is still great for water play and fishing. We have propane BBQs (we provide the propane for BBQs) located throughout the property. We also have a propane grill and charcoal BBQ located in the common area for all to use. There is a dutch oven pit also in the fire bowl area. We do not allow wood fires at the individual sites but each site has a propane firepit for ambiance (not cooking) that requires you to purchase a 20 lb. propane cannister on site (add in extras) or pay cash on site. The ranch is comprised of the camping lawns, camping facilities, several homes on the property (two Air BnB and the owner's home) and the motorcycle workshop. Car and RV campers are welcomed and there is plenty of car/RV parking on the asphalt lot outside the fence at the East Side of the property near the mailboxes at the intersection of Rte 4 and Brice Station Road.

My partner and I loved staying at Cole’s Ranch! Barry is extremely hospitable and organized. All of the amenities he provides were also super clean; we really appreciated the clean bathroom and kitchen area. Highly recommend the tour he provides as well! We ended up booking the hay ride and cow/calf experience and all of their cows were friendly and loved being pet. We’re definitely going to come back again next time!

Kat and Steve were wonderful hosts, warm and welcoming and super friendly. I highly recommend getting the apple turnovers! They were amazing and reason enough to stay here again.

The RV sites are well laid out, spacious, and flat, next to a lovely pomegranate orchard and near a pleasant river. Barry was extremely friendly and helpful, greeting us when we got there and showing us around the amenities. The boats available for use were great, and the kitchen area provided a place with hot water on demand to do dishes so we didn’t have to heat it up on our stove. My only regret was not bringing fishing gear along; maybe next time, since we will definitely keep this on our list of places to come back to.

What a beautiful property! We had an absolutely lovely time. We were the only ones in the tent camping area so we had the entire place to ourselves and we were able to unplug and truly relax. The kitchen area was perfect for us to wash our dishes, the bathrooms were clean and well lit and my husband especially enjoyed his hot shower under the stars. Groveland is a very cute little town and we enjoyed an afternoon walking around there with our dogs. Robb is wonderful with communication too. We’d definitely stay here again!

What I loved about the Farm View site was an electric hook up and the use of a clean bathroom and shower. Please note this is a farming community with chickens (roosters) and dogs in the neighborhood. That is the noise that is around. There are other people on the property at other sites. Kat is super accommodating and nice. I have stayed here twice and hope to be back.
