We enjoyed to stay at this camp site. The directions were clear and the views are beautiful. This site located near wonderful pond, where you can swim, fishing, ride the catamaran or just sit on the deck and listen to the birds and frogs. The site has grill, table and fireplace. We loved it and had so much fun!

Overall spot was good. We stayed overnight. Checked in on Saturday, 5-30-26 and checked out Sunday, 5-31-26. We took two cars, and had two boys, 8 and 10 and two small dogs. We did tent camping. There was a Portopotty to use and a canoe and paddle boat to use also. We went fishing from the dock and shoreline and caught about 3 bass. Could have caught more but they kept coming off. Fish looked healthy. Mixed of bass and bluegills. Weeds growing everywhere was a small issue, especially the path to the Porto. The main concerned I had which is out of control and do not blame the owner is the neighbors across the pond. Their duck came over and we were trying to shush it away from our dogs and the neighbor, an older, bigger, bigger lady came out yelling with her family that we were abusing animal. We yelled back that we were trying to keep the duck away from the dogs and she started talking smack about how we were in her backyard and continued to yell at us for a good few minutes. Mood was ruin and I called the owner to let him know about the incident before he got a complaint on us. The owner was understanding and apologizing and I donât blame him at all. Unfortunately she did ruin the trip for my boys. She is a nutcase. 8/10, would be a 10/10 if it wasnât for the neighbors.

This camp does have a main road on two sides, so there are cars in clear view and the noise and headlights wasnât quite what we hoped. We prefer to not have our tent be visible from the road. Additionally, we were looking forward to trying out the boats but all of them were in the middle of the pond or stuck in the reeds on the other side. Additionally, there is quite a lot of goose poop all over the camp so itâs hard to find a spot where you arenât walking in it or setting your tent up on it. The neighbors on the other side of the pond have a barking dog so thatâs something to know.
On the plus side, there is a toilet on site! The stars are very pretty, we enjoyed the sunset and like the sound of frogs :)
Overall, prepare for goose poop â bring a tarp, maybe! â and your own canoe if you wanted to boat on the pond. Also, only select this camp if you are ok with being in full view of a road and donât mind cars passing while you camp. We ended up going home early bc the cars driving right by was a little too much for us and our dogs.

- Nice dock and small launch pad which was great for getting our puppy used to being in the water
- Chairs and table
- Lots of space for dogs to run around
- We didnât use it but there was a bbq as well
Cons
- Did not feel as private as expected (property is off a local road so there are cars driving by and another house along the reservoir)
- not sure if this is due to migration season but there were bird droppings everywhere
- we were really looking forward to paddling but unfortunately all the boats were partially sunk and loose around the reservoir
Overall seems like it would be a better summer destination

Having a private reservoir to unwind at was a lovely addition to our weekend away. We explored some local trails with our dog and then came to fish and relax by the resorvoir. There are some neighbors with animals that are chatty but that is to be expected out in the country. We took out the paddleboat and enjoyed hours relaxing on the land. Thanks James!

We had a nice weekend camping at Pond Bank Waterfront. The property was easy to find and access. We parked our trailer parallel to the pond so that we had a nice view of it. We were the only ones accessing the pond so that was nice. We were aware of neighbors across the pond but they are far enough away that it was no issue. We really enjoyed watching all of the birds come and go to the pond. Sunrises and sunsets were beautiful!
We liked that the location of the property is so close to things to do during our stay. We spent the afternoon on Saturday checking out the Kennedy Mine and Kennedy Tailing Wheels. Fascinating. Walking around Sutter Creek was fun too.
The only issue we had were mosquitos which come any place with water. Just be prepared for them to come out an hour or so before sunset. We didn't have any issue with them during the day.

Overall we had a great experience but we were bummed to run into a couple neighbors from across the reservoir also using the reservoir for fishing, boating and swimming. The listing is a bit misleading by saying it is private. Sure itâs on private property but is also on neighbors property so they have access. The neighbors were pretty loud, there was a barking dog, a non stop rooster and a very loud goose. There is also little to no shade so make sure to have your own. The small metal umbrella that is there has a small wasp nest in it right now. The wooden structure with picnic table shown in some photos is not useable as itâs been taken over by weeds with thorns. The sandy beach also had quite a few weeds with thrones around the edges that could be cleaned up. I also wouldnât recommend this for tent or car camping. A neighbor or car from the road can see you from all angles so if you had to bring a camp toilet you would have zero privacy. Luckily there was a porta potty on the property that we used. Not sure if it is available all the time so check with the host. They are able to lock it from the outside. We did really enjoy the floating dock and were able to swim and fish. If you are bringing kids be very careful as the water gets steep FAST. You basically have a 2 foot ledge and then it drops down. There is also 2 cameras on the property.

Loved my stay here!
So peaceful and private .i didnât see a soul the entire time.
The paddle boat was great and I appreciated the runner of artificial grass that was very soft
The pond is so refreshing and the sand beach .nice to lie on.
Note there is no picnic table but a glass table and a wooden stool, so as long as you have chairs itâs not an issue.
The gas grill does not work .
There is a large fire pit on wheels that will be awesome once the fire ban is lifted.
I even made a sweet duck friend! Iâd come back just for him!

Amazing little camp spot, great for a family gathering, something to do for all. The canoe was such a plus! We enjoyed the entire weekend. Must love bird, cricket, bullfrog and neighborhood dog noises. We didnât mind, lulled us to sleep

This is a terrific spot!! Had a great time enjoying this location. Nice and private, except for one house on the other side of the pondâŚnever saw anyone, but did get to hear a nice drum session Saturday mid morningđ The pond was a great place to paddle with my kayak and it was even cooler going out at night. The only down side was the noise while trying to sleep!! The bullfrogs are super active all night, chirping and barkingđđ¸đđ¸ Seriously, everything was just as described. Didnât use the bbq, but there was a porta potty, so I didnât have to use the one I brought. Bring shade as thereâs not much around

Great spot. Perfect to fish, boat and relax with friends. Outhouse was a welcome surprise. Site is definitely exposed and hot, but its location on the water cannot be beat. One thing to note; the reservoir isnât completely private. Two or three other properties have access to the water, but no one came out during our stay. Will certainly be returning in the future!

One of our favorites. Second time staying. The best part about this is the solitude, no other people to deal with so our dog can roam free! The lake is so peaceful and the floating deck is beautiful to have a morning coffee. A great stay!

We loved having the pond to ourselves! The swings, paddle boat and canoe were added bonuses. There was a sufficient outhouse so we didnât have to use our trailer potty.
The bbq had propane, a great fire ring and a lot of turf surrounding where we parked our camper.
We caught catfish and got bites from bass. We brought our 3 dogs and didnât have to worry about anyone else or any other animals. They did each get a tick but not a big deal, we were able to get them off easily.

It was absolutely perfect for the 3 day weekend. Beautiful spot, perfect dock and beach access. We enjoyed kayaking, paddle boarding and fishing. Beautiful evenings and plenty of space!

The area was very easy to find. Parking was a breeze . My dogs got their daily work outs swimming and running. Loved listening to the bull frogs and crickets. Used the paddle boat was fun.
Full moon at night and a small campfire was relaxing. Great place and will be going again soon.

Had a great time here! Caught fish, used the canoe and paddle boat. Loved pulling the 5th wheel right up to the water. Kids had a great time and weâll definitely be back. Thanks for sharing your property! Only thing weâd love to see added for the future is a picnic table, but otherwise the extra amenities were much appreciated!

really enjoyed jamesâ spot. thankfully i was the only person on the propertyâŚiâm kind of a loner when camping & really love secluded sites. james called in advance to check in with me & give me a heads up on some things at his property he had made available. overallâŚit was exactly what you hope for from a hipcamp property. iâll come back to fish as i bet it was great fishingâŚbut my 3 french bulldogs werenât having the downtime. LOL

Itâs my 2nd time came back here. We enjoyed rowing the boat with a quiet camping. My large dog suddenly jumped into the water when the boat was close to the other end of the lake. Glad nothing happened. The weather was a lot better this time.

The stay was great! We all had a good time. Caught some nice size bass in the pond. Recommended that you go during cooler weather. James was a great host and responsive. Totally recommend this place. It was nice being close to town which was awesome and helpful. We did go and check out The Sweet Shoppe in town which is amazing.
