This beautiful, historic property was one of the first to be settled in the early 1800s. The credited first settler in Charleston, Vermont; Abner Allyn and his family owned this farm for 100 years!
Our family began restoring the farmhouse as well as beginning a small regenerative farming operation in 2022.
Currently we have a laying flock of about 250 chickens. We pasture raise meat birds and pigs. Our animals are fed an organic feed local to Vermont and are pasture raised.
Freya and Luna are the Great Pyrenees' about the farm. They protect the flocks and pigs from predators. They are working dogs and have access to the entire property. For this-and other reasons, we discourage bringing pets to the farm.
A sweet brook meanders through the property which all sites have access to as well as stunning views of bald mountain.
Lovely farm views throughout the seasons. Multiple trails for exploring can be found on and off farm. Trail heads to multiple mountains are within a few minutes of campsites.
If safe to have campfires, we sell firewood to campers. There is also an array of delicious products offered in the farm stand! Come check out our bacon, eggs and biscuits. With enough heads up, we can have fresh baked goods and sourdough available for your stay. Let us know, we love to host!

UPDATE APRIL 2026 : I started building on the property . The house being built is not where campers camp but 100 feet or so behind . There will be builders there Monday -Friday 8am -3/4pm . I am keeping the property open for camping because the times when builders are there working is typically the times when the campers are off property exploring the area , mountain biking etc.
This property will be turned into a homestead for my now 17 year old daughter who is on her phone all day 😉.
She is going to learn how to grow her own food and become fully self sustainable . In the meantime I would like Hipcampers to enjoy the property and the views .

I Recommend parking in lower lot and hiking to the top to camp. The road is a off road/logging road to the top. Hipcamp and myself does not cover any damage to your vehicle . Read reviews before booking.

As private as private gets but only 6 miles to Newport Vt. There is a creek and a one acre pond (20 feet deep). It is all mixed hard and softwoods. It has some magnificent old growth trees 100 foot tall. There is a good rd that my friend has used with his Lincoln. Most any vehicle (car or Pickup)can get to the site. It gets a little tricky if you are pulling a trailer. A small one is OK but a large one - not so much....... The rd goes 1/2 mile to the rear of the land. Moose, deer and other critters visit too. We live 1/2 mile away from where you enter the woodlot. Our house is on Brownington Pond (200+ acres) & campers can use this site for swimming, boating & fishing. We operate a small working farm on our 50 acre property. Approximately 7 acres is cleared fields where we grow hemp, pigs and chickens. We are at the end of a dirt road with private access and stunning views of the surrounding mountains. We have two private tent platforms located in a mature mixed hardwood forest on our 50 acre property, as well as one van/small camper/car camping site located on the edge of our field.
Each tent platform site includes an elevated and level 10'x12' cedar tent platform, a picnic table, and more privacy than the car camping site. Parking is less than a 1 minute walk from the platforms down a well maintained woods road and gorilla carts are available to help haul your gear.
Many guests who wish to stay right next to their cars choose to car camp on the edge of the field in the car camping site, either pitching a tent or spending the night in their small camper. The views from this site are breathtaking, but it has less privacy as it is located next to the communal firepit, and amidst our working farm so we will occasionally be around doing chores, (the chickens and pigs are early risers).
The communal fire pit has a great view and a few chairs are provided. Seasoned firewood is available for purchase, and we ask that you please do not harvest or burn your own wood off the property. Potable drinking water and a portable toilet are also available onsite for our guests. Well behaved pets are welcome, but must remain on a leash to ensure they do not disturb our plants or farm animals. We are at the dead end of a gravel road and can guarantee complete privacy and seclusion if you are looking to get away from it all, yet still be located conveniently within 10 minutes of Lyndonville, 15 minutes to Kingdom Trails and East Burke, 20 minutes to Lake Willoughby, and at the doorstep to the beautiful wilderness of Vermont's Northeast Kingdom!

Lots of wildlife inhabit our area of Vermont. During your stay you're likely to see whitetail deer, squirrels and chippies, rabbits, and hawks. There's a chance you may see a fox, black bear, moose or even a bobcat! We ask that food is secured in your vehicle and not brought into the bell tents, for your own safety. We do have a basket of safety equipment in each tent. The basket contains bug spray, bear horn, simple first-aid kit, fire extinguisher, and a flash light.

We live on 6 acres of woods and hay fields. Larry used to hay the fields, now the local dairy farmer is haying the fields. This property was a fallow dairy farm called the Common View Farm when we bought it in 2007. We hear the name came from the fact that we can see the Craftsbury Common from the height of the property. Legend holds that people have seen strange lights and orbs in the area. It may just be a yarn told by the locals to the new flatlanders. I have never noticed anything of the sort and I have been looking. Who doesn't like a good New England ghost story?
There are 20 acres of hay fields, 6 acres are woods. We have one old goat, Brownie, and our dog, Tinker, who runs the land and loves dog friends as well as humans.
Our views are of the Lowell Mountains closest and the Green Mountains in the distance. You can see the Lowell wind farm on the horizon. We have a large garden and raspberry patch.
The house closest to the forest path to the camp no longer belongs to us rather neighbors who value their privacy. To be good neighbors we ask our guests to stay within the bounds of the property. It is from the beginning of the path and the 6 acres of woods where the camp is located. You know when you've reachd the edge of our property where the path ends and where you see a sign notifying property boundary edge.

These primitive campsites are in a mountain field overlooking New Hampshire's White Mountains. Trail connections link the network with Kingdom Trails in East Burke and gravel routes to New Hampshire and the rest of Vermont.
Camp and ride: An ideal location for evening ride after you set up camp. Eat, sleep, ride !
Porta-potties are located 100 yards below the campsites.
Moose, bear, deer, coyote, snowshoe hares, grouse, woodcock, wild turkey and bobcat, can be seen occasionally as you explore this upland forest and the bottom lands heading down to the Victory Bog, a pristine wetland areas, known for canoeing, bird watching. Kayakers and campers can experience white white water during high water seasons on the Moose River which flows by the bog.
The access road to the campsites through the field is rough. Vehicles with extra clearance are recommended.
Campers should come prepared with fly, mosquito, tick repellents without which you will be literally eaten alive in June and July. After mid-August the insects are less vexing.
Obtain drinking water from our office manager at 2428 Victory Hill Rd. and bathe somewhere in Weir Mill Brook, 1/2 mile from the campsite - if you need to get clean. Loud partying is discouraged after 11:30pm.

Such a wonderful camping spot near Lake Willoughby and Bread and Puppet. It’s private, clean, and has tons of firewood to keep the fire going. Fun activities around camp like axe throwing and horse shoes and mountain biking trails all around! Second time staying there and love it.

The cabins at Burke Line Farm are adorable and were very homey, they served as the perfect home-base for my wife and I to take a quick fishing getaway. The location is easy to find and within range of some great fishing spots. The cabins feature camping cots, candlelight, and readily available firewood with great little fire pits right outside. There is also a pavilion conveniently located, prepared with gas powered stoves and grills that make cooking a breeze. WiFi availability was HUGE in such a remote location. The cots sag a little bit and anybody not familiar with camping cots may find themselves a little uncomfortable, but they do the trick

The Little Sister’s campsite was exactly what my boyfriend and I had been looking for when we were looking for a dog friendly, private and beautiful campsite in Newport Vermont. We booked with Tony and Gigi for a Thursday to Sunday trip, and Tony was sweet enough to stay up later to show us to our campsite. It had started to rain as we were arriving, but luckily the hand built structure at the campsite kept everything perfectly dry. The complimentary firewood provided by Tony was a very thoughtful touch, and we were super appreciative it was already provided for us at the site. The next few days we were there were gorgeous and the walking trails were a perfect way to start off our mornings, and the loo was conveniently tucked just up the walking path from the campsite. Tony invited us to come by and use the kayaks and swim by the house and we were so happy we did! It was both our first times kayaking and after a little bit of a learning curve we were off zooming around the beautiful Brownington Pond. Tony and Gigi were both wonderful and incredibly friendly and helpful, the kind of people that recharge your battery after spending any sort of time with them and we were so thankful for them for every step of our adventure. We most definitely will be returning for another camping adventure at the Little Sister’s campsite! Thank you so much again Tony and Gigi!

Weekend Trip to Rooted Acres Farm
We really enjoyed our stay at Jerry’s Baby Bear Cabin! It was well equipped with everything we needed for a nice weekend. I thought it was the perfect blend of comfortable and rustic - being able to cook, shower, and sit by the fire outside and then retreat inside to the cozy cabin to sleep. We were grateful to come back to the cabin and take a warm shower and relax by the fire after a long day of biking!

3 nights at Green Mountain Glamping
We loved our stay in one of betseys glamping sites. They provided absolutely everything we needed for a stress-free and magical four day stay. The trails were just around the corner and we couldn't have asked for a better location and were surprised and pleased at how well she provisioned us for our stay. We can't recommend her slice of heaven enough. Betsey, thank you again for providing us with such a wonderful experience, it really means a lot.

We stayed with family for a few nights at a glamping site and decided to extend our stay at one of Betsey’s RV/tent sites to have a few more days on the Kingdom Trails. This is a great base camp to ride the trails around East Burke—convenient access, plenty of space between sites, and just the right amenities to make camping a bit easier and more comfortable. We would definitely stay again.

This was an excellent campsite for travelers like ourselves who needed a private spot to camp for a night. What we realized was that it is the ultimate base camp for a mountain biking trip. Burke is an amazing area and this campground supports it wonderfully.

Betsey was a great host and the glamping accommodations were perfect for my father-in-law. It was nice to have some protected space to spread out on a drizzly day, too. The outdoor shower was great after bike rides, particularly if you time it right after Betsey brings out hot water to refill the shower in the late afternoon.

Don was the most hospitable I have had on airbnb and hipcamp (and we’ve been around). Great communication, very flexible. Don upgraded us to the cabin on arrival and was extremely accommodating. Off grid campsite and he has anything anyone needs.
The road is pretty bad coming in, but if you’re comfortable and the conditions are decent its really not terrible. My friend traversed it out and back in his sedan. This host is awesome and we will be back!
